Great, large one bedroom unit. Fully stocked and ready for a week or a month! Everything you need is in the unit. Overall it was a great place to stay. Unit is showing some wear and tear, but it appears some upgrades are in the works - new sofa in living room, newer drapes, etc. Island motif furniture has seen better days. No real complaints! Plenty of hot water and great water pressure!
Our refrigerator stopped working on Wednesday which was a bummer. Property and Arrived did everything in their power to minimize the inconvenience.
This unit affords great views!!

The property is nice and in a great location within Princeville. The view from the lanai is spectacular. The place has a little musty smell from it, but I know Kauai has been experiencing really heavy rains and it's on the ground floor, so that makes sense. Some cobwebs on some light fixtures, just little cleaning things here and there. The mattress on the bed is... pretty rough. Sort of reminds me of a wrestling ring; like a sheet of plywood on springs. Overall the place could use a little updating, the entertainment system is a little dated (dvd's), even something like a roku or chromecast would be very welcome, but that's just me being nitpicky.
Overall, Arrived was great about accomodating us, getting us there, and making sure we were taken care of. The hot tub was broken upon arrival, which was a bummer because we were really looking forward to it, but even though it's not their fault, Arrived made sure we were compensated for the loss of the amenity, so major kudos to them. Overall I really enjoyed my time here! Happy Talk, the bar/restaurant within the compound, is great, and i enjoyed the fitness center. I'd reccomend!

AVOID this property and ANY property managed by ARRIVED. REPORT ARRIVED TO VRBO!!!
The property is NOT accurately described in the listing.
It has AC only in the living room and NOT the bedroom where you need it on hot nights (even in January).
It has a janky air mattress.
Bedroom windows have holes in the screen so at night you will be eaten by mosquitoes.
There are holes in the walls, fixtures falling off, a broken lamp, missing cups, a king bed whose frame is falling collapsing, no garbage bags, no dishwasher detergent, no laundry detergent.
The worst part was that the sofa bed was made up as it to be used -- and when we pulled it out the first night it colapsed on my baby girl and husband.
Last BIG RED FLAG - the washing machine broke on our last morning as we were doing our laundry. The door locked shut and could not be opened. ARRIVED said there was no one on Island who could fix & retrieve our laundry for 1 month! ** I found out it is illegal to rent properties with broken appliances!**
I ended up fixing the machine (I have no technical experience but when my baby has no clothing I get desperate!) and I removed giant clog of dirt deep inside the machine. Dirty water spilled all over the kitchen and living room floor that we had to clean quickly before it caused damage.
We have considered filing a lawsuit against VRBO and Arrived.
Both of them refused to refund more than $200 of our almost $2000 stay.
Avoid any property managed by"ARRIVED"!

We had an excellent stay at this unit. The view from the Lanai looked out over the sunset. We were close to shops in Princeville and a short drive to Hanalei. The unit was comfortable and had everything we needed. It was great to have a full kitchen. The bed was comfortable. The only issue we had a check-in seem to be some miscommunication between the booking agent and the resort, but it was sorted out quickly. The grounds of this Resort are absolutely gorgeous.

The only reason this unit does not get one more star from us, is because the pull out couch is broken, and having two teenagers sleep on the couch was not ideal for a weeks stay. There is a blowup mattress but it took up the entire living room area and was hard to walk around in.
The views from this unit are absolutely breathtaking! We spent every morning and evening capturing the beautiful Hanalei bay views!

We spent most of our time on the patio overlooking the mountains and the bay...and the roosters. Very nice place with a great view. Management team was responsive and the resort is beautiful.

Much larger than expected. Great to have washer and dryer. Sofa bed broken and uncomfortable but we were brought a brand new in box queen size blowup bed which was perfectly acceptable to us and we had had plenty of floor space for it.
Drains all need to be cleaned out - sinks and tub always full of water but other than annoying did not ruin our experience. The resort lovely and all employees VERY FRIENDLY

We enjoyed our stay at HBR . The condo was as described . They allowed us to check in at 4:00 but our room was still being cleaned till 4:30 . The staff is so friendly. We had adorable geese and chickens outside our door which we enjoyed . For this unit there is no parking by the unit so you have to walk about 3 blocks or take a gold cart (which can be ordered by calling the front desk). There is a trail down to the beach it it’s very long so they also have cart service to the beach . The place needs a plumbing touch up as a few drains drained slow and a small leak at kitchen faucet but it wasn’t worth calling maintenance for . We enjoyed our stay and the view was amazing ! I loved that it was a one story with no stairs . We never heard our neighbors much.
