Tracy with Kona beach properties was just fabulous to deal with. Very professional and quick responses. We rented three units in this complex, one was from casa go. Never again from them.

Everything was great. Our favorite place on the island. Perfect location for us and anyone that comes with us. It is good to see that the maintenance issues have been totally corrected. The air conditioner was set to cold and it was too cold so I set it warmer. Never thought I would say that.

Portable air conditioning in living and bedrooms worked well even on very warm days. The front yard has waves crashing on the lava rocks below, tang feeding, surfers lining up for a wave, cruise ships, interesting life in the tide pools and local fishermen who are very nice and knowledgeable about the fish and tides. So many things to love about this condo. The parking spot is very close. We rarely used the elevator. There are laundry facilities on each floor. Perfect location for walking into town without being in the heart of it.
Appreciated that the bedroom door was closed with the air conditioning on when we arrived. It kept the bedroom at an ideal temperature for sleeping. The lanai was perfect for watching the sun set.

We absolutely loved this place, the view is amazing. We even saw some sea turtles from the balcony, it’s very spacious and clean. Super closer to many different restaurants, and the parking space is so convenient. We would definitely stay here again.

Plenty of pool furniture for everyone. 180 degree view of ocean. Can see outriggers, cruise ships, catamarans, swimmers, and spear fisherman right from lanai. Nice to have a one bedroom versus a studio. A couple of things we did notice is that the tile floors didn’t appear to be fully cleaned (perhaps were dusted rather than mopped) and there was a bit of soap build up on the bathroom counter. We would be highly recommend the property and this unit in particular.

True oceanfront condo! Beautiful wrap around lanai with views of turtles, spinners, yellow tang and surfers. The condo has beautiful aloha deco with everything you need for a fabulous vacation. It is a great location and a very short walk to town. We will be returning to Hale Kona Kai 212! Kona Beach Properties is exceptional.

Absolutely, beautiful spot. The wrap around lanai gives a 270 degree view of the ocean. Its completely equipped with every necessary utensil and all the appliances are new along with tile floors and a new bathroom and shower. I would recommend this unit without qualification whatsoever!

We really enjoyed our stay and highly recommend! Location is perfect, can walk to everything. The pictures of the lanai do not do it justice - it's truly amazing as you are right over the water with waves crashing on the rocks under you and views of the ocean in every direction! The rest of the place is as pictured, a little dated but clean. The bed is really comfy! The central air is working fine and was really nice to be able to run at night to good sleep since I was there to compete in the Ironman.

The place definitely is showing it's age. However, that said, it was comfortable, convenient, and well located. We were there during the Iron Man competition and couldn't have asked for a better location. Walking distance to pretty much everything and an awesome view from the lanai. We enjoyed our stay!

Other than some communication challenges with Vrbo (not property manager) our stay was excellent. The condo has one of the best locations/views on the entire island. Great view of Honl's, one of the best surf spots in Kailua, just a few steps away. And no trees in front blocking our view! It's located a short walking distance to restaurants and shopping in Kailua. The condo comes equipped with all the necessary essentials and then some: kitchen accessories, abundance of towels (Bath and beach), beach accessories (boogie board, chairs, etc). Air-conditioning in bedroom kept the room comfortable, but the central air-conditioning for the rest of the condo was inoperable. However, two fans and breeze from the lanai kept a nice air-flow through the living area. The lanai was spacious including a table and four chairs, plus a taller bar table for two to enjoy beautiful sunsets. There is also one lounge chair for relaxing with a good book. My wife and I would definitely recommend this rental and we hope to return to it again some day soon.

This has been our favorite condo on the Big Island ! You can watch all of the ocean activities! It is close to town and the pool is amazing.
I can’t give a 5 star rating simply becomes the air conditioner did not work, which was communicated to us so we didn’t know ahead of time.

The good - the deck and view was gorgeous and one of the best we’ve had on any of our Hawaii trips. We preferred getting our food or making our own and eating out there to going to any restaurant because we just couldn’t tear ourselves away. You could literally see the fish in the water from there. Beautiful sunsets every night. Couldn’t be beat anywhere. The general layout of the rest of the condo worked ok. Small kitchen but ok. Well stocked with supplies. Closet with beach chairs, cooler etc was very appreciated.
The bad: Air Conditioning (or rather lack there of). There’s really no excuse for why this isn’t fixed. I see in several reviews people talking about this issue and you would think it would have been resolved by now but nope. Despite signs in the unit talking about A/C - it’s non-functional. There is a portable unit jerry-rigged in the bedroom - but it sort of works (as long as you don’t mind the neighbors having a view into your bedroom from the upstairs unit) 8-O because you can’t close the shutter on one window with the A/C in the window. And yes there is a breeze from the ocean but if you run a little on the hot side (especially at night) - it might not be enough. Even with the Jerry-rigged A/C. :( While the view was great here - I would have to pass on this one and wouldn’t stay here again unless they get that fixed!! We ended up with so little sleep.

I've been staying at Hale Kona Kai for 35 years. It's not luxurious or fancy, but it's clean and comfortable. The location smack on the ocean, at the edge of town, is a huge benefit.
Unit 212 is modern, clean, and well stocked and appointed in every respect.
Check in and communication with the host was clear, easy, and informative.

We have been staying at this condo several times and loved it. It is the perfect location for us and up until last year and this year was probably the best place we have stayed on the big island. We have come to the big island for the last 25 years. Once again this year the central air conditioner was not working and each bedroom had a portable unit that was loud and did not cool the entire unit. The maintenance of the entire building seems to have gone downhill. The common areas are dirty in a lot of places and there is a lot of repair that needs to be done. The overall appearance just seems rundown. Room prices are what we would expect for a nicer facility. We sadly (because we really like our rooms 212, 213) will be looking for another option next year. :(

This condo has a double lanai that is almost directly over the shoreline. We could see the turtles and the fish in the water. The ocean is so close, and the sounds of the waves made the perfect backdrop. It was well stocked with everything we could possible need including cooler, umbrella and beach chairs.

My wife and I have spent many vacations in Hawaii, but this was our first stay on the Big Island. Condo #212 was the perfect location and an absolute delight with the wrap-around Lanai. It is a short walk to the restaurants along Ali'i Dr. on the Oneo Bay. We had our evening dinner on the Lanai since it was the best place to be for a great sunset evening. The Honl's beach is only a 1/4-mile to the south, and we watched the surfers from the Lanai. Snorkeling at this location was not for me since the seas were too intense, but I found plenty of other beaches to the north of Kona that had perfect conditions. With Polarized sunglasses, we watched turtles, fish, and a Manta Ray from our Lanai. Dolphins were flipping but too far out to enjoy. The property is not the most up-to-date, but it was relaxing and enjoyable. The kitchen was well equipped and far better than most VRBO kitchens. Snorkeling gear, beach chairs, umbrellas, and a small cooler were in the closet, which was a bonus. This vacation spot is on my return list with a passion.

We loved the condo. Right on the water. We enjoyed our morning and evening meals every day on the lanai watching the surfers, canoes, boats, wildlife and swimmers come and go.
The unit had everything we needed and more. Plenty of cooking and eating utensils and some nice beach accessories as well. Beach chairs, umbrellas, snorkel gear, etc.
It was an easy 10-15 walk to downtown Kona to get to the restaurants, museums, farmer’s market , and sightseeing facilities.
The central a/c was out for the whole condo facility but our host was kind enough to install a stand alone unit in the bedroom which kept it cool and the trade winds kept the rest of the unit comfortable.
We had a marvelous stay and would back here again. Mahalo!

Great place to experience the beauty of Kona. We loved this 2nd story unit located right above the tide pools, and sipped sunset drinks while watching the waves and a visiting honu. We thoroughly enjoyed our stay at Hale Kona Kai 212. This corner unit is very nice with a wrap-around balcony. We found Ocean Fresh Fish for our fresh fish needs. We loved Isaacs Art Center in Waimea. And, a highlight was the sea turtles at Kaloko-Honokohau. We have stayed at Hale Kona Kai three or four times, each time in a different unit and have never been disappointed.

The views of this corner unit are unmatched. The sunsets from the lanai are breathtaking. The unit is well equipped and maintained. The parking space for the unit is a bit tricky but okay to deal with for the benefits of a corner unit. Walkable to the Ali’i Drive dining.

Clean, comfy and right over the water. You can see boats, outriggers, paddle boarders, surfers, tangs and sea turtles all from the balcony. The unit is perfectly sized for two and has a reserved parking space. The owners have lovingly upgraded an old Dower Dutchess and it is very comfortable. We arrived as Hawaii was opening up again, but found restaurants difficult to get in to without reservations. The balcony was so picturesque we preferred cooking or ordering takeout and sitting ocean-side 2 out of 3 meals.
No one has mentioned the proverbial elephant in the room. The units are old, especially when compared to the surrounding establishments. When we pulled up, we inhaled sharply and looked wide-eyed at each other. My daughter asked, "did you make a mistake?" The building is missing roof tiles, and the sea has done its work on the paint. The main office was closed for the evening. The glass was fogged to waist-height with condensed air. The elevator sounded like we were in the washing machine spin cycle. When we get off on the floor the indoor-outdoor carpeting was worn and shabby. So were the unit doors. Upon opening the door, the place is exactly as pictured. The views can't be beat! The pool area is clean, tidy and up-to-date. The hvac is old, as evidenced by the vents, but it blows cool air all day and night. For the location and price you can't beat this place. Just know what you see on the outside isn't reflected on the inside of this particular unit.

This condo had the most amazing views from the wrap around lanai. Sea turtles, spinner dolphins and yellow Tang in the surf while we drank our tea/coffee each morning. Condo was well equipped with everything we needed and we walked to the restaurants easily. We also made several meals there and had everything we needed. ABC store, Safeway, and Costco were convenient for anything we needed. Mahalo for giving us a home away from home. We would be blessed to come back again.

Out of all the places I've ever stayed this was the perfect place. Walking distance to Kona, right next to the Royal Kona Hotel. 180 degree view of the water, literally on the water. Also handy was laundry service on every floor, and a reserved parking spot so you weren't fighting for parking ever. The management team was Flawless and quick to respond with what few questions I had, I would absolutely recommend them. The unit was a perfect size for a couple and I was so happy, you almost didn't want to leave with a view like that. It made our trip perfect. Mahalo
