A great spot just outside of the hustle and bustle of downtown Kona, and right on the water! Can't beat the view, and it's an easy stroll into town. Also a cute little beach about 3 mins down the road. The apartment is simple, but has everything you need for a comfy stay, and the view from the lanai doesn't get a lot better!

If you love sunsets out on the lanai and falling asleep to the sound of crashing surf then this is a great place to stay! Clean, comfortable and with a well supplied kitchen in case like us, you would rather cook than eat out. The highlight of the apartment is the lanai which is where we spent most of our time enjoying the ocean views and the amazing Kailua-Kona sunsets. We had a great vacation here and will be back.

-Location. The condo is very close (walking distance) to all of the restaurants along the main drag, but slightly removed. We enjoyed being able to walk to dinner and drink every night while other scrambled for the limited parking spaces. Honestly it was perfect for us because the hotel next door blocks all the noise. We could only hear the ocean.
-Building. The building is clearly dated. We rode the elevator the first day and were a little uneasy inside. We took the stairs the remainder of our trip. Laundry is $2 to wash and $2 to dry. I was able to get a roll of quarters from a nearby hotel. The parking stalls are oddly arranged. The parking spot assigned the the room is on the opposite side of the building. It seems like it would make more sense to switch with someone who has a unit on that side of the building, but it wasn’t a deal breaker.
Room. The condo was perfect for two people. Honestly the view was my favorite part. Anytime we had downtime in the room, I found myself sitting on the balcony. The window in the bedroom looks like it has rust or something spilled on it from the outside. Initially it made me feel a little dirty until I realized it wasn’t on the inside. Hopefully that gets fixed. Then the bed felt soft to me trouble sleeping.
Overall, if your looking for somewhere safe, close, and has a good view I would recommend staying here. We enjoyed our stay. Thank you.

The central air conditioning has been out for the last few years. The pool is not heated. The outside needs updating , painting and repair, termites in the wood work. Needs someone who cares a outthe property to take care of it!

We've stayed in this unit several times and have never been disappointed. It is one of the few corner units, which give you better views and a bigger lanai. Walking distance to shops and restaurants in the Kailua Village. We will be back.

Great location, clean and great views.
Needs serious upgrades, way outdated. Tile work on floors and shower are terrible. Would I stay here again? Only when it gets upgraded. It's nice but could be much better.
Pool is not heated, very cold.

Only 2 things wrong here, the carpet on the walkways was so bad, we were blocked in one day by the workman, luckily my partner shoulder barged the door to get out. The 2nd was the Airton, yes you have a unit in the bedroom but it was extremely noisy.
And if it was possible I'd put an electric kettle in the condo as coming from UK we drink tea not coffee. Otherwise it was a wonderful condo.

The unit itself was good, no issues really. What made it fantastic was the view was absolutely unbeatable - corner view of the ocean on the 3rd floor. It was also basically in the middle of downtown so we just walked to everything. Also very appreciative of the amenities included - the umbrellas and chairs made our beach trips way better!

We really enjoyed and highly recommend staying at Hale Kai 301. The unit is stocked with everything we needed for our trip.The lanai was perfect for eating, watching water activities and watching the sunsets. Downtown Kona, shops and restaurants are a short walk away. KonaBeachPropertiies was great to book with. They provided excellent service. Can't wait to return!

On-site parking providedin an area of Kona where parking is a premium. Short walks to shops, restaurants, and bars. King size bed was very comfortable and lanai furnishings made our time out there pleasant. Boogie boards, snorkeling equipment, beach chairs, and small cooler were much appreciated. Kitchen was decently stocked but we really only ate breakfast and lunches there. Could use some USB jacks for charging - glad we brought our own cords and bricks.

We had a lovely week in Unit 301. The view is a show stopper. Amazing. Yellow Tang, Sea Turtles. Even saw several Humpbacks and twice saw pods of dolphin in the distance. The kitchen is nice. Small but well appointed with all the utensils one might need to cook dinners in. That fridge makes ice ! Extras are boogie board, cooler, beach towels and beach chairs ( the best kind... lay out flat and snooze on the beach ). The sound of the surf is wonderful... but if too loud shut the bedroom windows and sleep like a baby. Comfy King size bed, soft, fresh linens... No in suite laundry but we had no problems or waits using the machines available on each floor. We loved the lanai... morning, afternoon and evening. Gorgeous. We would absolutely love to stay here again...

We've stayed at Hale Kona Kai many times before but 301 is by far the best. The bed and linens were excellent and the unit has been remodeled with a modern design. We also liked and used the beach chairs and umbrellas. We will be back.

We had a wonderful 2-week stay recently in unit 301 at Hale Kona Kai. What a VIEW! Talk about ocean front...and man does it get loud when those waves roll in! This condo really has everything you need for a great getaway. The complex is in the perfect location, and you can't beat the pool on the ocean. We especially loved the window in the kitchen with the view to the South coastline.
The only bummer was that the central AC we've come to expect at this complex is no more so they have installed window units that just don't work as well. With the constant breeze and fans though, we were quite comfortable! Just something to keep in mind if you have a hard time cooling down.
We can't wait to return to Kona, and hope to stay here again! Mahalo!

The only reason I did not rate this as Excellent was the fact that the Air Conditioning was not working for the entire time we were there. It made the condo quite hot, at times, especially for sleeping. Otherwise, we love this condo, the location, the views, etc. We will be back>

You cannot argue the view from the lanai....simply amazing. The outdoor furniture was comfy too and we spent most of our time out here. That being said, the interior needs some maintenance and updating(paint peeling from ceiling from previous water damage). There was always moisture and condensation on everything (walls, flooring, the bed and couch....). We have stayed in other units in this complex and not had this issue. Lastly, being on the 3rd floor you will have people above and below you. Normally that isn't an issue, but this time the people staying above us liked to stomp-walk around the condo and move furniture qround....constantly.....and at all hours of the day AND night. After 24 solid hours of this, we notified management to see if there was anything to be done, but it took a day to hear back. I understand it is kind of out of their hands, but it did turn us off of this particular condo, along with the major moisture issues. Not a totally bad experience, but for the price you can get better elsewhere.

This condo is located right on the water, with a peaceful breeze even on hot days. It’s walking distance from the downtown shops and restaurants and has a beautiful beach right next to it.
