Apartment was in the perfect position to enjoy the only proper beach in the general area. Apartment had all the amenities required for a good stay and the complex had a great pool / sauna / games area. Would stay here again.

We typically rent older condos like this and this has been by far the best we have ever stayed in. It was very clean and had everything we needed for our trip. The pool is kept warm and the location was fantastic with a very nice beach across the road. Paul was very helpful. Would stay here again!

We had a wonderful time on the Big Island.
Our condo was great with all the comforts of home and a beautiful beach view. The lanai is very comfortable and we ate almost every meal outside enjoying the views and sounds of the ocean.
The condo is located right across from Magic Sands Beach. We enjoyed beautiful sunsets and even saw whales swimming in the area.
The condo has AC , which we never had to use, as there was a very nice breeze when we had all the doors open and ceiling fans going.
The BBQ area and pool are very nice as well.
The unit also has a washer and dryer, which is great for doing laundry right on-site.
Our host Paul is very easy to reach and very helpful with any questions you might have.

We had a wonderful time on the Big Island.

The rental unit was perfect for us, convenient location loved being across the street from the beach. They have a great view of the beach from the lanai. The owners Paul and Sharon were very helpful, they worked with us when we had a delay getting there. The unit was fully stocked with everything you could possibly need. Comfy beds too! Overall everyone thoroughly enjoyed our stay and we hope to return someday soon.

The rental unit was perfect for us, convenient location loved being across the street from the beach. They have a great view of the beach from the lanai. Overall the condo is nice. Beds are wonderful. Sheets are polyester which are hot, and my wife can’t stand polyester, so cotton would have been nice. Kitchen and master bathroom are nicely remodeled. Rest of the space could use some updating. The MAIN issue we had with the place was that there is no central AC in this unit which made the unit very warm. The thermostat and the wall registers seen in the pictures are from an old system that no longer works. We were here in mid Sept and the bedrooms were very warm and stuffy even with windows open and ceiling and floor fans on. The master bedroom ceiling fan only runs on low speed which did nothing to cool us off while in that room. There are 3 portable floor fans that help but honestly most (if not all) the other units in the complex have an AC unit so not sure why they don’t fix this one. The last thing you want on a nice vacation is to have trouble sleeping or relaxing in a place that is too warm. We stayed in a different unit in this same complex last year and the AC was wonderful. Other travelers we met in the pool all reported their units have AC. In the cooler months it’s likely not an issue but definitely needed in the summer months. I contacted the owner our first few days and he just told me to use the portable fans. I told him the ceiling fan does not work and he did not offer any remedy. Rather disappointing and misleading that the description does not state that there is no AC. Other than that the unit is nice and in a good location across from Magic Sands Beach. The tennis courts are torn out right now, being replaced I was told.

Well furnished condo with everything you need to have a great stay (boogie boards, beach umbrella, beach towels, small ice chest).
Beautiful pool and hot tub and hot sauna if you wanted that.
Fully furnished kitchen with everything to cook in if you like.
There were a couple issues on arrival, property manager responded and addressed everything quickly.
We would stay again.

Paul's place was very well appointed and we were able to enjoy and find everything we needed! We didn't spend much time inside but when we did, we enjoyed beautiful sunsets in the evening. The direct view of Magic Sands and location on Alii drive was perfect! It was a bit warm without air conditioning and the bit of rain we had while there, making it pretty humid but the extra fans provided definitely helped! Would absolutely go back to Paul's place as it was a great stay for my kids to experience the Big Island for the first time!

Nice location. Beach across street always has people so was little noisy. But place was great. Didn't realize they had no air conditioning but that was my fault I didn't realize it said naturally cooled. We just left screen door open at night. On second y so didn't have to worry about anyone coming in while sleeping. Very clean.

For the price you cannot beat the location and convenience. Host was very easy to communicate with and provided excellent information ahead of time. Condo has an amazing view of sunsets every night, nice pool. Right across from magic sands beach and only a short drive from downtown. There is no AC but it was not a big deal as there was a nice cross breeze and fans available. We really enjoyed our stay and would definitely come back again.

Paul was an excellent host. He was super responsive when we needed to adjust our dates, and very easy to communicate with. He checked in with us during our stay via text.
The complex is probably from the late '70s, but very well maintained and a great location. The common areas were pristine -- we have not seen cleaner grills at any other place we've stayed! The pool and hot tub were wonderful. We did not use the sauna, nor the pool table.
Parking is convenient since it's adjacent to the stairs, however, using the elevator for luggage is a little challenging since there is a short flight of stairs on a landing between the elevator and the condo (but at least there is an elevator).
The condo is lovingly maintained and has most amenities you'd want or need. The nonstick pans were in great shape. There were good cutting boards, measuring cups and spoons, plastic tumblers for the pool area, trays for carrying stuff to the grill area, basic spices, oil, and condiments. We really appreciated the water filter pitcher, coffee grinder, and french press. The one thing we could have used would have been more medium-sized food storage containers. Bonuses were a clothes drying rack, a bathroom scale (great for weighing luggage), and there was even a blood pressure monitor. All the appliances worked well. Saw a couple of cockroaches in the condo, but that's island living.
The main bed was comfortable. There were plenty of hangers. A luggage rack would have been nice. Sleeping with the sliders open was fantastic, except for the two nights when a group in a condo across the way were partying laaaate and were super loud. We sleep with earplugs as it is, but had to close the slider bc of the noise. It would've been nice for Quiet Hours to have been enforced (10pm, per the rules on the fridge). Road noise can be loud at times, but the proximity to the water is the trade-off!
The lanai is the star of the condo. The view of the beach is so lovely, as are the ever-changing sunsets. We got accustomed to the lifeguard's loudspeaker warnings about ocean safety to the clueless tourists (heard daily from 930a-430p). Dining and hanging out on the lanai was fantastic.
We typically visit Kauai, but would not hesitate to return to Paul's condo for another Big Island trip!

Had a blast! Amazing location/ sunset views/ great proximity for heading north to other beaches or south to Volcano National Park. Condo was perfect for our family- 2 bedrooms and 2 full bathrooms. Second bedroom could be 2 twin beds- which we loved because our adult kids don’t want to share a bed or you can consolidate into 1 bed if you wish. We found the beds to be comfortable. Also super cool that the the owner offered beach chairs/ cooler/ beach towels/ umbrella to borrow. Would definitely come back again. Beach across the street is super cute- that beach gets some rough waves so it seems to be a young man’s game, but entertaining nonetheless from our balcony view!

Loved this property. The location is perfect, right across the street from a sandy beach. The lanai is huge, and it's a great place to watch the sun set. Comfortable furniture, and a well-stocked kitchen. We will definitely stay again.
