AIR CONDITIONING - The Central AC at Hale Kona Kai has been repaired and is fully functional as of 8/4/23.

Hale Kona Kai 412 completed its beautiful transformation in 2023! Full interior painting.Completely remodeled bathroom with walk-in shower. New living room, dining and bedroom furniture. All new wall hangings. New flooring throughout unit. UV film at the living room windows and sliding glass door keep the overall temperature comfortable in the unit, even when that afternoon sun comes in! The wraparound lanai for this corner unit provides twice as much lanai area as other units and offers unobstructed views of the Kona coastline. This is a perfect place for your morning coffee or your evening pauhana alone or with friends. Wifi equipment has just been updated and provides a super fast and effective internet connection, perfect for video chats and zoom meeting (if you must work).

The ocean is teeming with life! Sit on your lanai and watch spinning dolphins year around and humpback breaching just offshore during the winter and spring months. Turtles and eels find plenty of sustenance in the tide pools just below the lanai. During the summer months, you may see 50 or more boats setting off at the same time from the Kailua Pier in a billfish tournament start. Wake up and fall asleep to the calming sound of the ocean.

Hale Kona Kai is a special complex right on the ocean in the heart of Kona. The complex offers a laundry room on each floor, which is located by the elevator. This is really beneficial because it keeps the heat of a dryer out of the unit! It is a short distance to anything you need; restaurants, entertainment, shopping and beaches. Enjoy swimming in the salt water pool sandwiched in between the building and the ocean. The BBQ area is located on the south side of the complex. This is a no-smoking, no pet facility.

The island has many resort-quality golf courses, the closest one within 5 miles. There are plenty of places to snorkel from shore. Take a snorkeling or diving excursion, or a sunset cruise. Kona offers world-class fishing opportunities. Catch an ono for dinner or a world record Pacific Blue Marlin out of the Honokohau Harbor, located 1/2 way between the airport and Hale Kona Kai. Take a drive to check out the volcano or the Botanical Gardens on the Hilo side.

The remod on this unit was great, but the low level toilet and scuzzy tub are a real drawback. We all know the a/c situation is ridiculous, and we feel lucky we caught a cooler week. Hope that can resolve soon. Tracy's team and maintenance do a great job and as always just sitting and watching the waves heals my soul. Thanks.

We love our stay in room 412, but this time we were a little disappointed. We were surprised to see that the main door hadn't been replaced yet. There is a big crack in it that was there the last time we were there a year ago. But we understand a new door cost money, it's just that it would be very easy to break into it because of its damage. But our main concern, was that we found the floors really dirty. We always take our shoes off when we enter, and after just walking around the place unpacking, our feet were black with dirt. At first, we thought maybe our feet got dirty from our shoes, we weren't sure how that could happen. We washed them before we got into bed then after walking around the next morning, we had to wash them again before we put our shoes on. WE took paper towels and washed the floor. Which is something we shouldn't have to do, especially when we pay a cleaning deposit. We have stayed in room 412 many times, and have never complained, but this time I thought you should know about the floors. We still love the room and hope this won't happen the next time we are there. Becky and Dave Schmit

The unit was delightful! I found it very clean, neat, and ready for a relaxing stay. I certainly enjoyed my time, and to paraphrase Arnold, "I'll be back!" Now, your seaward side stairs need immediate attention! NOW! I've talked with Craig, your building super, about the lack of non-skid tape on the very slick stairs in that section. Get some tape and install it NOW! I slipped and fell down the section between 2 1/2 and 2, as witnessed by the nice lady in 213. I was not seriously hurt, but someone not as adroit as me will break some bones and sue you. The stairs in front are taped for exactly this reason. Tape the stairs on the sea side NOW!

Unit 412 is a top floor corner condo with a wrap around spacious lanai offering spectacular views. It has been extensively updated with new state of the art appliances and new furnishings along with fresh paint throughout. The kitchen is well stocked with every conceivable utensil a chef would need to turn out gourmet cuisine. All of the units in the complex, including 412, have relatively small rooms. They are comfortable for a couple but with three or more guests, it could get cramped. The rental agency, Kona Beach Properties, was very responsive to a few questions /requests I had for them.

I left comments in the room and with Tracy. Overall I am always so pleased and blessed to be able to stay at Hale Kona Kai although It was disappointing that the price doubled over my stay last year.

Great view, good location close to restaurants and shops. We enjoyed sunsets on the lanai, along with watching the fish in the surf directly below the balcony. Condo is mostly renovated, but has dated cabinets in kitchen and older bathroom. There was a distinct odor when we arrived, so we bought some air fresheners to spray. Exterior hallway carpet had been removed before we checked in. Very nice workers, but made for a bit of a mess. The odor and the bathroom were the biggest detractants for this unit.

We really enjoyed the stay (~10 days) and of course loved the beautiful view. Will be returning for sure. Only suggestion would be to install a dollar bill coin change machine on the 1st floor to accommodate the washer/drying machines.

Amazing location above the water, super close to downtown, had all the amenities we needed. A/C wasn't working but it wasn't an issue with the cross wind. The condo does has a musky smell, kept all the windows/doors open the entire time, all belongings needed a thorough cleanse when returning home.

The ocean front wrap around balcony is hands down the best part of this unit. It is where we spent much our stay and ate many of our meals. The unit itself is clean but is pretty dated. There is too much furniture for the size of unit and too many dishes and pots and pans in the kitchen for a vacation rental. Unfortunate that the central air has been out for a few months, but the bedroom unit and a few fans work to cool the unit for sleeping. All in all, a solid value right on the water, an easy walk to the Kailua village.

We loved the view from this room. I was disappointed that the air conditioner was out, but was promised a portable AC unit which never was installed while we were there. There were extra box fans, but they didn't help too much. Because we were out of the condo most of the day, it wasn't too bad when we returned. The bedroom trash can was never checked and emptied before we got there. The room needs a deep cleaning. We will book again with this condo complex but will definitely request a renovated condo next time.

The initial condo, 412, had no functioning AC, and was in pretty rough shape. Kitchen window was completely broken and the property was run down. Thus the 3 stars on condition. After the first night we counldn't handle the AC situation but the property manager moved us to a condo unit at Kona Reef (A24) that was next door.. It was way better, with functioning AC. The pool was under construction which we knew, we originally booked that condo until the pool construction. Tracy the property manager worked well with us, and it all worked out in the end.
