The location of this unit is great; however, the unit is not very clean, the kitchen equipment is random and not in good shape. The coffee maker is a 5 cup! You couldn’t open a bag with the scissors if your life depended on it. The ants all over the kitchen were not a pleasant experience. The property owner and manager were responsive (after I sent a video) and brought in an exterminator, but it didn’t work. Did not like finding out that we were the third set of guests that were dealing with the ants. Made cooking in the unit difficult. The pool is very pretty but too cold to enjoy, especially with an 11 month old. We are Canadian and don’t mind some cold, but the ocean is markedly warmer than this complex’s pool. The hot tub was nice.

This was our first time to the Big Island, and we were fortunate enough to stay at this condo. Beach access is truly just across the street, and the condo complex also has a pool and hot tub. The nearby shopping center was so convenient, and we found the location great in terms of visiting spots north up the coast as well as driving around south to Volcano National Park and Hilo.
The property itself naturally split into two sets of bedrooms and bathrooms, which was great for our kids. All the appliances worked well, and it was nice to hear from the property manager that they could make use of the (inevitable) extra food stuffs we had to leave behind.

The condo was in a nice building and in a nice area. It is located across the street from a beach park that is great for snorkeling but not a sandy beach/for kids swimming. The pool and hot tub were very nice and clean.
unfortunately there was an ant/bug issue while we were there. They did spray some raid and a company was coming in to spray, it just made it difficult for us to use the kitchen and cook.
there were pool noodles, life jackets, a cooler and snorkel stuff which was helpful. there were also pool and beach towels.

Communication with the owner was perfect, and the condo setup was ideal for our needs. My aunt has mobility issues but still was able to walk to and from the beach by herself. We all enjoyed plentiful hours relaxing on the peaceful lanai. All beds were super comfy. The kitchen was exceptionally stocked - and it seemed like the owners knew the perfect amount of items such as paper towels, toilet paper, soap and towels to supply us with for the four of us for a week. This location is on the busy Ali’i road, which made getting to many sites and stores super easy with our rental car. My mom even walked to a KTA grocery one day! My husband rented a surfboard just steps away and enjoyed a good surf spot right across the street. The beach also has guards and free reef-safe sunscreen during the day. Snorkeling at this beach was fun too. This location was also great for many excursions that we took advantage of. The owner is there for questions but lets you enjoy your vacation without getting involved unless you need him. Extremely convenient keyless entry system. Mahalo, Lawrence!

The property was clean & perfect size for my husband & I along with our two teenage children. Communication with the owner was easy as well. The AC was worth paying extra for. We didn't realize it was on a timer that you had to reset every 4 hours but once we figured that out, it was perfect! Parking and easy access were amazing, along with the pool! We loved that this was ground level access. Having the washer & drier was a big plus! I do wish there was at least one more good size frying pan it was a little difficult to cook a few meals. We purchased a crockpot and left it along with three extra boogie boards for future guests. If we visit Kona again, we would love to stay here again.

This condo probably in the best location on the Big Island. It is 50 feet from the easiest snorkeling beach on the island and 10 min from downtown Kona.
We are a family of 5 and there are two bedrooms and 3 beds, so the youngest slept on an air mattress in the kids bedroom.
The owner charges for AC and we thought we needed it in June, but we are from AZ and slept with the windows open and fans on and didn’t use it. Electricity is extremely expensive on the island hence why the extra cost. That being said it is weird to pay extra vs included in the price.
The house came with minimal cleaning supplies (3 tabs for laundry, 3 for dishwasher for 9 days), so we bought our own laundry and dish soap.
We didn’t use the pool, or the basic beach toys. But they have toys to use (boogie board, masks, snorkels, etc).
If we come back to the big island, we would stay at this place again for the location and proximity to town.

I saw the location on the map and realized that I was already coming down to the Kahului bay!!! So that was the best part about the location. The unit was vey nice, clean and well equipped. The pool was vey nice also. The two drawbacks were the street noise. All night cars coming up and down the street. The ac does not come with the unit. So we had the doors open along with the windows. So if sleep is important pay the $15 more a day! Thoughts… ac should come with the renting of the unit. Over all 4/5.

We thoroughly enjoyed our stay in Hawaii and this condo. It was well equipped with necessary utensils and appliances in the kitchen as well as some beach going toys. The condo was clean and beautiful and communication with the host was very easy. The reason I didn't give 5 stars on cleanliness was because the carpets in the bedrooms are pretty old and dingy looking.

The condo is exactly as represented. We found the master bed to be heavenly and the rest of the furniture very comfortable. The view is very nice. If you are tall you maybe able to see the water crashing on the shore while seated but most people will only see palm trees and the water away from shore over the shrubs. But the lanai is a great place to eat all your meals and relax as in January it is fully shaded. Being on the first floor we weren’t comfortable leaving the doors open at night so we found sleeping a bit warm. If you tend to be warm to start with you should plan on paying for air conditioning. The location is great and easy to get around. The only minus is the pool. The only time it is shaded is in the morning. There are no trees around it. So once the sun comes up over the building there isn’t any shade.

A++ experience! The condo was well equipped, clean, great location, nice clean pool, bbq and hot tub. A/C recommended and worth paying for. Communication with the owner excellent and quick. We walked right across the street for snorkeling (bring or rent your own gear) and saw a couple of turtles. We used the cooler, chairs, noodles and beach towels, it was nice to not have to pack those. 5 minute drive to shopping and restaurants, 15-20 minutes to Walmart for groceries etc. the highlight of our stay was the manta ray night swim! Thanks Lawrence we would stay again if we come this way!

This was a great property near one of the average snorkeling spots on the island. Better snorkeling spots with in 30 min drive available. Property itself was good, kitchen was missing a cutting board and that was our biggest complain. Cleaning supplies a bit limited and for bath towels only one per guest was offered. Master bathroom didn’t have any hand soap, luckily we brought our own. Master bed was comfortable. Cable tv had to be reset almost daily before it would work. Pool and hot tub house a bit limiting but we made it work. We loved the convince of having a place to ourselves and ability to prepare our own meal. We would definitely do something like this again next time we are on the island.

Awesome condo across from one of the best snorkeling beaches. This is a quiet complex that us 3 older ladies enjoyed. The unit has easy access from the parking lot. We never had any issues finding a close spot to park. Nice ocean views and sunsets from the lanai. The beds and pillows were so comfortable. Really nice that the host provides beach items for use. Host was very responsive to questions and helpful for recommending restaurants and grocery store nearby.

This unit is indeed as advertised. The unit was clean and beautiful. The check in process was simple and convenient. The unit was well stocked with all the essentials needed plus. The pool is excellent and the views from the pool are amazing of the best snorkel beach around. The beds... the beds were by far the most comfortable we’ve ever had at a VRBO. We very much enjoyed our 12 days and made the most of the unit. The only slight issue we had was that the dishwasher was broken but certainly it will be fixed for the next guests. Thanks much.

I stayed 3 nights at this condo, which is very close to the best snorkeling on the Big Island of Hawaii. It was a lovely 2 bedroom, 2 bath unit with everything that I needed to cook and prepare food. The furniture and lodgings were in immaculate condition and very comfortable.
Lawrence, the owner, was extremely easy to get ahold of and excellent to deal with. Racheal, the property manager was helpful also.
I would gladly love to stay here again and look forward to booking it with my family in the near future!

The condo itself was good size and had all of the water stuff needed. Great location-close to the stores and restaurants. My only critique is that the sinks in both bathrooms were a ridiculous height but everything else was perfect.

This place was in the most perfect spot on the island. It had a great view. We spent every morning watching the ocean and having coffee. It was across from the best snorkeling beach on the island. We swam with hundreds of fish and turtles in about 4 feet of water. It is a tricky beach to get in the water, but calm compared to other beaches on this island. It was very comfortable place and plenty of room. It was a little short on storage but, it had comfortable furniture and great air conditioning.

This is a very nice condo just across the street from an excellent snorkeling beach! Unit was very clean and well supplied with kitchen necessities, beach towels and laundry soap. Beach Villas also has a very beautiful pool and hot tub that was not very busy. We took advantage of the beach chairs, boogie boards and cooler on our travels to other beaches. As a first floor unit, there are not stairs to climb, but the ocean view from the lanai was definitely limited when seated. King bed was very comfortable and fans kept the unit cool enough without air conditioning.

Just finished a great week on the big island. The condo is directly across the street from outstanding snorkeling. Alii drive is a great place for a morning run. The unit was very clean and well stocked. We enjoyed hanging with the geckos on the lanai. The property manager, Britt, was very responsive, taking care of a minor issue we noted upon arrival. The owner, Lawrence, was very kind. He gave some great suggestions for snorkeling locations and dining.

My wife and daughter stayed here for six nights in November. We had a great time! The condo was perfect, just as described. Everything clean and in working order, nice view of the beach from the lanai. It was fully equipped, even has a coffee grinder and the cooler came in very hndy for trips to the beach, etc. The location was perfect, at the far end of Ali’I drive, away from the town but right across the street from the Kahaluu beach park where there is great snorkeling. The trolley stop is right in front which will take you into town for $2 per person. We used the trolley when we went to a luau and the King Kamehameha hotel so we didn’t have to worry about parking or drinking! There is also a very good farmers market in town which sells produce much cheaper than the local grocery stores. Speaking of which there is a very nice mall just down the road which was very convenient, and Sam Choys restaurant at the top of the mall has a killer view at sunset.
The local manager, Britt was great. Very helpful and came to our rescue when we locked ourselves out on the lanai. The latch on the sliding doors is a little tricky, be sure to open it all the way when you unlock those doors!
The bedrooms and bathrooms were very good sized, the main living area a bit small but fine for 3 - 4 people. I highly recommend this condo and we are already making plans to come back next September.

Beach Villa is situated in a great location. Across the street is the best snorkeling beach in the area and a perfect surfing spot for inexperienced surfers. The condo is clean, comfortable and well equipped, we enjoyed our breakfast on the ocean view lanai every morning. We thoroughly enjoyed our time at the Beach Villa condo. It was very clean, very well maintained. The owner anticipated everything we would need in a vacation unit including beach equipment (umbrella, cooler, beach chairs, etc., etc.). Lots of extras in the kitchen that came in handy, i.e., spices, pam spray, tin foil, and so forth. The owner also provided much appreciated recommendations on restaurants, shopping, activities. Coming from a cold climate, we definitely did need the air conditioning and were glad to have the option. Renting this place was a real pleasure and we hope to return to the property in the future.

The condo is amazing! It is well-maintained, clean, practically brand new and equipped with the comforts of home. You can enjoy a meal on the lanai with a spectacular ocean view. If you would like to make your own meals, the kitchen comes equipped with pots and pans; plates, bowls, cups, glasses (wine glasses, too); utensils; coffee maker (plus a coffee grinder); toaster – the household items you may need to make a meal. There are games, books and televisions. There is a big screen TV in the living room and the WiFi is free.
The condo is literally across the street from Kanaluu Beach Park where you can go snorkeling. The condo comes equipped with snorkeling gear, boggie boards, beach chairs, beach towels, and a cooler which makes the visit to the beach so much smoother and more enjoyable. After snorkeling or whenever, you can relax in the black bottom infinity pool enjoying the ocean view. There is a Jacuzzi and a BBQ, too.
The owner provide you with helpful directions from the airport, tips and directions to stop by at Costco and/or Walmart, suggestions local restaurants and shopping, and information on the trolley service. The location is a short drive to Historic Kailua Village. You can drive or walk to Keauhou Shopping Center for shopping, eating, and being picked up for tours.

Couple of weeks before our trip, the owner contacted us not only with details and paperwork for the space but great insight about all the local places to eat and drink. My boyfriend and I are super health conscious, so vacations can sometimes be hard for us to stay on target--- but not at this place! The kitchen was super helpful for making awesome breakfasts, coffee grinder to make that fresh Kona brew (doesn't get better than that!), and prep snacks along the way. However for our "cheat days" and for our friends that came with us and were more of the "going out type" the owner was more than happy to provide us with plenty of choices.
Not only was the pool also a huge bonus, but the best snorkeling location is across the street. Best way to beat the crowds- go early!! The location is super convienent for that mid morning nap post swim.
In addition to the place being super clean, it came with great amenities! Totally forgot to put sunscreen on the first day, but the provided aloe Vera came to the rescue-- thanks so much!

This was a great home base for exploring the Kona side of the Big Island, especially everything south of the Kona International Airport. It was modern and comfortable. The owner was very responsive and helpful. It had a great view from the patio and convenient parking for the rental car. The location is only a short walk to a good beach for snorkeling. Most mornings you can even swim with a sea turtle or two. A nearby shopping center provides a grocery store, a variety of restaurants and a decent multiplex theater. We happened to be there during the Ironman Triathron and the street closure did not impact access to the condo complex at all.

This condo is like brand new. The owner has provided many amenities for the beach. The kitchen is awesome. The complex has a great pool overlooking the beach park across the street. The beach park is great for snorkeling. The location is very convenient for groceries and restaurants.

This place is clean and well equipped with everything you will need for your trip to Hawaii. It's on a great location and it's well represented on the pictures. I would definitely recommend and will stay there if I ever have the chance to visit Kona again.

My husband, my son, and I stayed at this condo for a week. Prior to our checking in, we had really good communication with the owner/manager. We were in constant contact and he responded promptly to our questions and about two weeks before our arrival, he emailed a whole bunch of information to us so that our stay would be pleasant. The condo was clean, nicely decorated, comfortable, and spacious. Our son appreciated his own bedroom and bathroom. The kitchen was fully equipped, so we took advantage it by purchasing food to cook on our own at Costco on the way from the airport and the KTA grocery store that was a five minute drive from our condo. We had a view of the ocean from the lanai and kitchen. We enjoyed sitting and eating outside on the lanai where we could watch the ocean waves, sunrise and sunsets. The major plus of the location of this condo is that it is literally across the street from the best snorkeling beach on the Big Island - Kahalu'u Beach. Every morning we walked across to go snorkeling before it got crowded with people. No worry about loading up the car, driving and having to find parking, etc. There is a van that rents all kinds of snorkeling gear right on the beach for very reasonable prices. We even went back in the late afternoon/early evening after the crowds had left to snorkel again. Our son wanted to surf, so all he had to do was to go down a short way on Ali'i Drive to rent a board. The shopping center up the street also has a Long Drugs, movie theaters, and some nice restaurants. We went to Sam Choy's - which had a great view and the food was good and reasonable. There is a trolley that goes to downtown Kona, but we found it more convenient to drive our own rental car (picked up at airport) where there are even more restaurants (plenty of parking) to choose from. There is a lovely lady, Britt, who is the on site manager, who was extremely helpful. This is a really important asset to renting this condo. It is so good to know that there is someone there to help you should you encounter any problems or questions, even though we did not experience any. There is also an infinity pool and spa and a BBQ area. We enjoyed sitting and relaxing in the spa after the beach or sightseeing. There is ample parking in a private lot adjacent to the building. We had a great time on the Big Hawaii and we are happy the condo turned out to be a gem. We have already recommended it to our family (they already booked for June 2017).
