Two of us had a wonderful stay at this condo unit. Plenty of room for us, comfortable king bed, stocked kitchen and plenty of beach items like snorkels/chairs/towels that we really appreciated. We choose to leave doors and windows open to cool the place and hear the waves over running the air conditioner most of the time. Lovely breeze and surf sound was great. Perfect location, just a short walk to tons of restaurants and bars. Lovely pool right on the shore that we enjoyed several times. Handy parking spot and laundry room on each floor. It is an older building/unit that is close to the salt water, so understandably there are some issues, but we didn't have a problem. We would stay again for sure!

The complex is amazing! Ocean front, great pool in front of the ocean, located to a walking distance of alii road. AC was very appreciated as well as beach gear and the binoculars to watch turtles playing in rhe tide pool ou the surfers. I totally recommend it!

The condo was a little musty smelling at first but there had just been a storm and it was very humid and hot and was closed up when we got there. Once we aired it out it was fine. The central air in the building was not working but there was a portable air conditioner in the bedroom. It was awesome listening ti the waves at night.

I loved the location as it was very convenient to everything, within walking distance, yet, just far enough not to hear the loud bars and traffic. We had the perfect lanai to watch the fireworks, as they were on the water, just outside our place!
The condo had everything we needed, except air conditioning in the living room. The building AC was broken, but a window air conditioner was provided for the bedroom. Management purchased a fan for the living room but it wasn’t adequate for the sweltering heat so I purchased a large fan from Walmart to help circulate the humid air, which helped immensely. It’s an older building but you can’t beat the location. You pay for the views and convenience to the shops and bars. They also provide a free designated parking space which is VERY convenient in that area! Overall, we loved our stay and the management was very helpful.

The property is as advertised. We loved our mornings sitting out overlooking the ocean. We got to see the eels. From previous reviews, we were hoping the binoculars would still be there. The property could use some updating, but LOCATION is superb! The condo had everything we needed for our stay. Other reviewers mentioned a lack of certain supplies, so I brought some, but they were not necessary. Maybe we just hit it at a good time. We prefer barbecuing and dining in while on vacation, and the kitchen was well supplied for this, and the barbecue was always open. The lanai was the place to be when we were "home", and we loved the use of the binoculars to get a close up of all the activity on the water. Thank you for the use of your perfect getaway!

The high point are the deck and the location (a short walk to many restaurants) which can’t be beat. Unit is middle aged but clean and adequately stocked. For anyone considering a stay, here's our thoughts:
- Location is AMAZING (great view of the ocean + easy walk to shopping and restaurants). There's a sandy beach within walking distance to the south that looked nice as long as you don't mind moderate waves. There's also a sheltered cove just to the north, although technically it seems to be owned by the Royal Kona Resort (not sure how that interacts with all beaches being public by law there)
- There were a couple sets of snorkels and some flippers in the closet + sand shovels. Potentially saves having to buy or rent your own.
- The kitchen was a very functional size and had everything we needed in terms of pots/pans/appliances/utensils except an ice cream scooper. Coffee related essentials were provided. Having a kitchen was great so we didn't have to eat out all the time. Ultimately was really glad we stayed in a condo vs some of the hotel options we looked at.
- The Kona Now staff were very communicative about changes on the property, and proactive at solving potential issues.
The only negative thing I could say is that the central AC stopped working in the complex before our trip, and the impression I got from some of the signage was that central AC issues might be a regular occurance (posted signs saying not to leave doors/windows open with central AC on or else it will cause issues). That said, it looked like all the condos were given an individual AC unit. The individual unit was enough to keep the bedroom cold, but wasn't quite powerful enough to effectively cool the whole condo. We spent a lot of time outside, so it didn't bother us too much, but something to consider.
Overall, loved our stay and would stay again!

We recently stayed in this condo. One of the reasons we had booked this unit was because of the central AC. Unfortunately, the AC was broken during our visit. They did provide an AC unit that cooled the bedroom very well, but the living room and kitchen area were hot.
Awesome location and very quick and easy 5 min walk (even with our 3 year old) to shops and restaurants in town. The pool was pretty quiet and my daughter was able to enjoy daily, but beware it was not heated, so the water was cold!
We loved the convenience of this condo, took advantage of the free parking spot and enjoyed the beautiful sunsets and soothing sounds of the waves on the lanai every night. The kitchen was well stocked and they provided a starter pack of necessities, which was very much appreciated.
We had an issue with a very clogged tub during our stay. My only complaint was that they told us they could not come the day we called and would repair the next morning, but it had still not been repaired by the following evening. I followed up and the person I spoke to that day was very helpful and sent a plumber to the unit that evening. Just a little disappointing that we were dealing with the repair on our vacation and that it wasn’t handled as quickly as promised.
Otherwise, we had amazing stay and if you can handle the lack of AC in the living room (if it’s not repaired), I would highly recommend!!

Location was fantastic. View was fantastic. Pool did not seem to be heated as advertised and too cold to use. The central AC did not work and the living room was basically un-useable. The bedroom had an AC unit in it but it was so loud that you could not hear the waves crashing on the shore. So we used the overhead fan but had to turn it down to hear the waves. My complaint would be that the listing was inaccurate regarding the AC. We were informed a few days before our arrival that the central AC was out of order. It is obvious that the central AC has been out of order well before we booked our trip. Even now if you go online there is no mention of the AC being out of order. Instead the listing mentions AC a few times as a big advantage. I feel like we got a bait and switch accommodation.

This was a beautiful older oceanfront condo. I think with a few minor investments it could be better. We loved the view, but feel like an upgraded coffee maker, iron, and shower head was needed (rusted or very outdated). Although there was air conditioning, the place stayed very humid and nothing seemed to dry completely. Also, there was only a “3 day supply” of toilet paper, trash bags, and dishwasher tabs and very limited cooking supplies. For the convenience of guests it would be nice to have these in the unit to not have to get. Overall I do recommend this rental, but think a few inexpensive upgrades would make it 5 star.

Sunsets are amazing! Sounds of the ocean lull you to sleep at night and are wonderful right outside the door and window! However, the air-conditioning didn't work very well, we were ALWAYS hot in the evening when we were relaxing after our adventures of the day. The one in the bedroom worked well, but we didn't use it mu h because the sounds of the ocean was mu h more appealing!

Perfect location to walk to Kona for dinner and shopping.
A/C was out throughout the complex so a portable unit was provided for the bedroom. This worked out perfectly.
Owner was very clear about the a/c when we reserved and even offered to refund any nights we didn't want to stay. That was appreciated but not necessary.

The unit is literally right on the water with spectacular views of the ocean. Having drinks on the lanai during sunset was certainly a big highlight of our trip to Kona. The building’s AC was not working at the time, but this was communicated to us a few days prior to check in and a portable AC unit was available for use in the bedroom. The bathroom was a bit dated, but generally fine. We really appreciated the communication from the property manager. Check in and check out we’re very easy. The unit is within 5-10 minwalking distance to the main strip it restaurants and shops. The dedicated parking spot made driving in and out a breeze. If you’re looking to do a full day island tour through a tour company, have them pick you up at Royal Kona Resort, which is literally next door to the building. Overall a great stay!

The location and view are the high point of this rental. It was very well provisioned. There was even a fishing pole. The building is old. Our shower knob was rusted off, but maintenance repaired it immediately the next morning after we checked in. Great place to stay within walking distance of town.

Unit 305 has been updated and is attractive. Unit 305 has the most comfortable lanai furniture that we have used so far at the HKK. The wood laminate floors are particularly nice. If there were a Swiffer they would be easier to clean. The kitchen cookware is adequate. The addition of a stove top wok (see unit 306) would be lovely. There is no salad bowl (only one mixing bowl), but lots of dishes and glasses. The bedroom is pretty; the bed is comfortable. A previous guest added a large foam pad which is fine. However, there is no mattress pad over this foam which I regard as less than hygienic. There was only one fitted sheet and lots of flat sheets, several past their life expectancy. The closet is full of great beach equipment in good condition. In the living room I would add a second reading lamp next to the sofa. The little lamp is good for a night light, but that's not sufficient. Take a look: move out the rather dated tree and put in a more adequate lamp. These owners are thoughtful of their customers which we appreciate. We hope to return in 2021.

305 is a well equipped condo. It is the perfect location, off the main road but walking distance to town. We loved listening to the ocean day and night and that the condo had snorkel gear, coolers, chairs, and mats. Minor maintenance issues were taken care of promptly. When we return to Kona we will stay here.
