This is a beautiful spot. Wonderful ocean views. Well appointed unit. Close to Kailua. The reason you see a star missing is because there is no rating for "ambiance". The entire week of our stay, some type of renovation was being done next door. The saws and drills and other power tools began at 8:15 am and continued with very few breaks until 4:15 on every weekday. We were not informed of the work and were only offered sympathy for the inconvenience. If you were thinking of sitting on the lanai with a mai-tai and a book, you would be disappointed this week. Would I like to rent this unit again? Actually, yes... but I would inquire about nearby noise expectations.

Really a great place to stay. Unit 131 was amazing with the waves just a few meters away from the balcony. Very quiet. Lots of trees and flowers around the pool and everywhere on the site. just perfect!

Perhaps we just didn't read closely enough but we did not realize there was no A/C in the condo. We had to have multiple fans running every day/night in order to keep cool and it was very hard to sleep due to the amount of noise. However, despite the heat, the view was spectacular (the main draw for us) and the condo was spacious. We wished there were a few additional ammenities for cooking - not even salt and pepper were available.

We very much enjoyed our stay and loved that the condo was ocean side where we could listen to the waves crash all night long. The unit was very comfortable and we had everything we needed. The kitchen was well stocked for the nights we cooked in. Will definitely return for another trip!

This was a perfect spot for us. The location was just a mile from the other group we were traveling with and close to all the markets and restaurants. Kitchen had ample supplies and lots of coffee filters so don’t buy a ton when you arrive. Great ocean breeze every single day and night. Could be lulled to sleep easily. Bathrooms were well equipped and lots of storage! Also great idea having drawers under the bed saves a ton of space. Great place and would stay again.

We love Alii Villas! We always come back to this complex. We can’t always get in the same condo but we haven’t ever been disappointed! #131 was updated and clean and on the first floor!

Beware if you are at all heat sensitive, this unit had no air conditioning and during the warm season it is extremely uncomfortable to sleep at night. There are ceiling and portable fans but they’re not sufficient to cool the unit. Also, pictures are deceiving because there is a pool adjacent to the unit right outside your patio resulting in a total lack of privacy and loud noise at times. There is also a rocky shore right in front of your patio where people fish, snorkel and walk throughout the day and night. These people can see your patio and into your unit. TV was challenging to use.
I rarely leave negative feedback but felt these issues needed to be pointed out.
Other than that, the unit was nicely appointed, and the kitchen was well stocked.

Loved this property on Ali'i. The ocean is the star of this unit. We could sit on the lanai and just soak it in. The sound of the waves crashing onto the lava rocks is a very peaceful way to sleep. Lots of extras and things to make your stay perfect. Definitely on our list to return soon.

Just as advertised. We were happily surprised that the Kona bay firework show on the 4th of July was literally front and center from our Lanai. Kitchen was really well appointed for a rental. The Britta water pitcher was nice. Although there were reviews stating that they were happily surprised with sand chairs and umbrellas, those things are not included at the rental. That was the only thing that we wished were included. There is a cooler on wheels and that is super helpful. Would stay here again. The view and waves are beautiful. The description of the pool area taking up 40% of the view is accurate but we were expecting that and it wasn't an issue. The pool for these condos is nice and hardly anyone was there. We loved our stay.

We all enjoyed our stay. The condo was clean, comfortable and the lanai overlooking the ocean was great, especially for sunsets. The kitchen had just what was needed. There are beach chairs, umbrellas, and towels available. The pool and grounds were very nice. We would stay here again.

From the moment we walked in to this beautiful condo we loved it. Clean, spacious and well appointed. Everything you’d ever need. The views were amazing. The lanai doors never closed. The surf was absolutely massive for almost our entire stay. A couple nights I was concerned as the building seemed to be rumbling as the water was under the lanai, also cool at the same time. Fantastic location for getting around. The pool was amazing and a huge selection of books to choose from in the poolside library. Will definitely recommend this place to friends and family. The night manta ray snorkel is a must.

Condo was one of the nicer we have stayed in Kona. It has everything you could need or want and a close mile walk to Kona. Loved the brita water filters, such a great idea! Loved the close ocean view and waves/surf every night to fall asleep to. Thank you for the use of this beautiful space!

Our stay at Ali’i Villas was nothing short of excellent; from easy booking to great location and accommodations that were just as pictured and described. The condo was clean and nicely appointed with all the amenities and even extra’s (i.e beach chairs and umbrellas, boogie boards etc) that made our stay comfortable, easy, and enjoyable.
The views from the lanai, living room, and master bedroom were awesome; and I thoroughly enjoyed sleeping and waking to the sound and sights of the ocean.
I highly recommend this place, it doesn’t disappoint!

The unit was clean, modern, and fully loaded with everything need and more. We enjoyed waking up breakfast and a coffee on the lanai watching the waves crash up into lava rock.
The parking stall was right in front of the unit which made loading and unloading for excursions easy. The outdoor storage area has beach chairs, umbrellas, and a cooler we used.
Every room in the unit has a ceiling fan which was sufficient for us to keep the room cool in the absence of AC (not having AC is actually common based on our experience in Hawaii across different islands).
Property management was very friendly and accommodating. We had laundry detergent delivered to us and stored our luggage at the office (near Costco) on our check out day. Staff even went above and beyond to help us load/unload our luggage. Would highly recommend this unit and would definitely stay here again.
The only item that I can imagine that would put people off is the fact that the lanai is exposed to an ocean front pool from the adjacent property. It didn't bother us as we faced out chairs away from it. If you stand in the center of the lanai and look straight, the pool covers about 40% of your horizontal FOV. There are some shrubs to help with privacy. We kept the curtains drawn in the main bedroom.

We enjoyed our stay at Ali'i Villas! The condo was well stocked for our needs - including beach towels, and beach chairs and umbrellas and boogie boards (which was a pleasant surprise, since I don't think that was noted in the listing!). We ate breakfast on the lanai every morning, which was quiet with amazing views. Although no A/C (which is common on the Big Island), there were plenty of fans to complement the ocean breezes and keep us cool during our stay. Tip for future renters - We also discovered on the very last day that the bay right outside our door was a popular spot for snorkeling tours (we were never home during the day so had no idea!) - so you could even snorkel right outside the condo, if you wanted to and are a confident snorkeler :-). Only minor negative was when neighbors arrived at the condo next door at the end of our stay. With open windows it was easy to hear people talking on the lanai next door into the late evening, so just be aware of that if you plan to go to bed early after a long day (like we usually did!). If we return to the Big Island, I would definitely book this condo again!

We loved this condo so much! It is located on the first floor which was so nice. The most beautiful view of the ocean and lava rock from our balcony. Best place to watch the sunset. Tons of fans inside. The bbq and pool area in the middle of the property is so clean. Our concierge David was amazing and responded so quickly. We would 1000% recommend this place to anyone.

The location of this property was perfect! Excellent view of the sunset which we enjoyed each night during dinner. Only downside is there was no AC which can make the guest room in the front of the condo a bit warm at night. However, owner provided plenty of fans to help. Definitely would recommend this property if you are looking for a place to stay on the Big Island.
