Loved our stay. View of the ocean was amazing. It was hard not to just sit on the balcony all day.
Pono Kai is an older property (1970s), so keep this in mind. Not swanky, but well maintained.
We had a little hiccup when we went to the front desk to get the card keys and wrist bands - they wanted us to forward to them an email confirmation from the owner. We told them we booked through VRBO so that would be difficult (if not impossible) to do. We did have a print out of the instructions from Richard. That seemed to satisfy them.
Dishwasher went kaput. Brenda and the handyman ordered a new one. The good news is the next occupants will have a brand new dishwasher to use. Everything else worked fine.
Walking into Kapaa town was an absolute joy! So many good places to eat and shop. Made us want to cry about the loss of Lahaina and its wonderful community.
Would definitely stay here again. Course, my husband just decreed there will be no availability in the future “because I’m not leaving.”
And, yes there are homeless folks. But every one of them we encountered was very polite. No problems at all. Indeed the only crime we encountered was a tourist being arrested for stealing a plush toy at the nearby ABC Store.

We loved Richard’s place. The unit was even better than expected with plenty of A/C, an amazing view of the beach, and the beach access itself. Lots of cute shops and restaurants to walk to and very close to amenities such as gas, take out and grocery. We will definitely book again when we come back to the island.

The apartments are old, in desperate need of refurbishment. When we arrived we saw that the apartments were prepared for two people, even though we booked it for three. When they brought us bed linen for the third person we had to change it, because it was old and stained. Safe is locked with a key :)

We chose this property as it is right on the ocean with an ocean view. We were pleasantly surprised that it was also next to the Kauai multi-use path which runs in both directions quite a ways. Parking was ample and easy. The building insulation is tremendous as we never heard any noises from neighbors other than the roosters in the morning.
While the property has many other amenities such as a pool, grills, etc, we did not take advantage of any of these during our stay. The unit was nicely appointed and had lots of extras like snorkeling gear, beach chairs and towels, etc.
Be aware that the A/C is only in the bedroom. The living room has a sliding glass door to the covered balcony so you get the ocean breezes to help cool the place down, and there is a ceiling fan as well, but it can get quite stuffy.
Overall, glad we picked this place and would stay again.

The owner was really nice and he allowed us to check-in early. We would definitely stay again in this unit. View from lani was spectacular. Coffee every morning there was like heaven. The only thing was slippery throw rugs which we moved. Old people don’t need any help falling. Also, parking was a problem fo handicap. They were working and took a lot of spots near condo. The grounds were gorgeous. Thanks for giving us a later checkout since we were both under the weather. The condo is well-equipped, with everything you need in the kitchen plus lots of beach gear. The resort property offers a nice hot tub, pool and other amenities. The location right on the Ke Ala Hele Makalae path in Old Town Kapa'a makes for convenient access to restaurants and shops in town, plus the path is great for sunrise walks and bike rides. As other reviews have mentioned, the condo would benefit from a deep clean and a bit of a freshen-up. Certainly not a deal breaker and we would definitely stay again.

This complex is in the heart of Kapa'a and is on the ocean with the multi-use trail right in front. Unit C305 is top floor with a full view of the ocean waves. With the balcony door open the sound of the waves fills the place. While sitting at the dining table and looking out the big sliding glass door I saw only ocean waves with the sun reflecting off them making it feel like I was on a cruise ship. The unit faces east so we had beautiful morning sunrises. The AC cools the bedroom very nicely. I once spent a week in August at a place in Kauai without any AC that was hard to sleep in even though it was on the ocean. That was not a problem in C305, the AC kept it nice and cool in the bedroom for sleeping.

The view from the room was also very spectacular, you get to wake up to the beach. There is only one pool which can be crowded; the beach near by is ok for playing in the sand but not a place to swim or snorkel. Some time shares are more updated than VRBOs as ours had old textured ceilings and had not been updated for awhile.

This place is in desperate need of a major renovation. I feel that the pictures were taken long ago and do not accurately represent the condition of this condo today.
There was packing tape securing an arm onto the chair in the living space as well as a significant tear in the couch. Most of the closet doors as well as the sliding glass door are very difficult to open and the sliding door no longer has a lock. Except for the dishes everything else in the kitchen are in need of replacing as they are very old and worn. The appliances are very old and rusty, the ice maker didn't work.
The air conditioner was struggling to keep the bedroom cool. The blinds are also very old and bled light in from the passageway as the bedroom is in the front. The mattress was uncomfortable and seemed worn out as well. The remote for the TV in the bedroom was taped together and didn't work.
The unit is part of a property that's a mix of private and corporate(hotel?) ownership. Since the unit is privately owned you can't get pool towels.
The host was very chill and i really appreciated not having a long list of items to complete during checkout.
The view from the balcony was very good. The property is on the main drag of the town so it can be challenging to exit the property as there is a LOT of traffic on the road out front. I feel bad doing this but, I would not stay here again.

The resort is beautiful and well maintained. The condo was well stocked. We really appreciated the cooler and 2 beach towels. There were lots of games, movies, books, boogie board, 2 beach chairs, and more in the closet. The condo is a little tired and we had some tiny ants visit us in the kitchen. We tried to make sure the counters were always wiped down and clean after cooking. This helped keep the ants away. We would stay here again.

We were able to walk to breakfast shops, and dinner. Plus, there are many other places to eat and shop very nearby. The walking trail along the ocean is also beautiful and good for people watching! Very nice and comfortable unit. The grounds and amenities are fantastic. Tennis, pickle ball, and lots of other activities are available on site. Beaches within 100 yards. Easily walkable to a lot of interesting food trucks. Which we found to be a much better option than any of the restaurants in the area. Perfect unit to just read a book and listen to the waves from the lanai. The unit could use a deep cleaning but was pretty good considering the throughput. A few minor problems, but nothing very annoying. Overall I would highly recommend and would like to return in two years and stay for two weeks instead of just 6 days.

Central location…if your intent is to explore Kauai, the best area to stay in is Kapaa since it is easy to get to both the north and south sides of the island. 3). Close to town…many reviews comment on how close to town this unit is. Reality it is right next to old Kapaa Town, just across the street. Grocery shopping was just a couple block walk in the other direction.

EVERYTHING was great staying at this unit at Pono Kai. The resort was quiet and had everything you could want. The unit was well furnished and felt like home (loved the hard 2-wheel cooler). The ocean view from the balcony was amazing. Literally steps to eating (Pacco's Tacos Mexican delicious) next door to the resort. 2nd time on island and Kapa'a is a great midpoint for access to both north and south of island. Brenda is who we had contact with while staying and she was sweet and responded quickly to a couple of inquiries. If we ever got a third opportunity to go back to Kauai, this would be the first place I'd attempt to book "again". Thanks and Mahalo Richard!!

Literally steps to eating (Pacco's Tacos Mexican delicious) next door to the resort. 2nd time on island and Kapa'a is a great midpoint for access to both north and south of island. Brenda is who we had contact with while staying and she was sweet and responded quickly to a couple of inquiries. If we ever got a third opportunity to go back to Kauai, this would be the first place I'd attempt to book "again". Thanks and Mahalo Richard!!

Great location in Kapaa Beautiful view of the ocean. Close to shopping and restaurants. Condo was well equiped with everything you need. Lots of things to do at Pono Kai resort. Tennis, pickel ball, horse shoes and more

The owner, Richard, went above and beyond to make sure we had a wonderful stay. The location, view, and provisions can’t be beat. Elevator is a welcome relief after a long walk. We were already referring the unit C305 to an interested acquaintance while we were there. Thank you for a memorable stay, Richard

After waiting around most of the day and watching our departure time get moved back multiple times, our flight from Seattle was canceled. I talked with Brenda during the day and finally after flight was canceled. She was extremely understanding and helpful. We did not arrive to stay at the property but am grateful with her help and the fact that we will get a credit for a future stay.

Loved the ocean view and people watching from the balcony. The beach is a very short walk from the unit and the beach chairs conveniently provided in the unit came in handy every day.
The property is undergoing some roof construction on some of the buildings, but we weren’t inconvenienced by it at all.

Richard communicated very well with us before we arrived with details and suggestions for things to do. The check-in was easy and his unit is great. Incredible sunrises every day from the lanai. Could not get enough of listening to the waves whenever we were in the unit. The pool facilities were also nice.
Highly recommend Richard's place. Centrally located for easy access to both north and south shore. For dining, we went to Lemongrass one night and had one of the best fish dishes we have ever had. Sea bass with a mango chili sauce. Pretty incredible.

The balcony is a gorgeous place to sit and relax. The kitchen is remarkably well stocked, not only with every implement owe could want, but also condiments, coffee, coffee maker, etc. There is an ongoing problem with ants, especially in the kitchen, but we know from previous Hawaii trips that this is a problem throughout the islands, and not a deficiency of this unit. We would love to come back.

The condo is on the top floor and has a great water view. The property is beautiful and the staff were fantastic. Overall the condo was very comfortable and has had some great renovations completed to give it a great aesthetic. It is centrally located to reach the entire island. Would stay here again.
