The Townhome complex of Nihilani is situated in the world-renowned Princeville Resort on the Garden Island of Kauai. The home is located in a neighborhood on a magnificent bluff between the mountains and the sea.

THE SPACE
The unit features 1,600 square feet of living room / dining room / kitchen / master bedroom / bedroom 2 / den-family room-bedroom 3 / 2.5 bathrooms / 2 Lanais / 2-car garage.

The unit is conveniently located across from the Pool/Jacuzzi/Barbecue recreation area. The unit is one of the closest to the swimming pool entrance in the whole complex.

AMENITIES
Home is fully furnished, with brand new floor recently installed throughout the home, and 4 digital flat-screen TVs (one in every room). Spectrum cable TV is available on the main floor. WIFI internet with strong signal allows access everywhere in the house, with speed up to 500Mbs . All TVs are Roku capable, just bring your Netflix/Hulu or any media apps' login account for your favorite movies / TVs / Music streaming.

The unit main floor, a great room concept of living room/dining/kitchen provides a welcoming and cozy family environment. While you enjoy the comfortable living room, you are also treated with a water feature view of waterfall (at the entrance of Windham Resort), that provide a pleasing backdrop as if you were living next to a mountain stream. The waterfall is quiet at night. A spectacular view of a beautiful row of mangrove trees can also be seen from the living room windows and Lanai (see photos). A comfy lounge chair in the living room allows you for a kick-back TV watching, music listening, or book reading.

Solid granite kitchen counter top creates an easy to maintain environment. Oven/microwave/refrigerator/dishwasher and eating utensils are for all your cooking needs. Counter top's coffee maker, toasters and blender are also provided.

Check in to freshly made beds - a king bed in the MBR, a full bed in 2nd bedroom, the 3rd bedroom in an open den of which has two twins daybed in that can pop-up to a king size bed. Sleeps up to 5. The MBR, living room and bedrooms all have a ceiling fan, with addition of floor fans. There is no AC.

Two full bathrooms have tub and shower with adjustable massage shower heads. MBR has a double his-n-her sinks vanity and a oval tub. A half bathroom is also located near the living room and kitchen.

You will have room for 1-car in the garage. Check with us for additional car space based on availability. In addition, 3 guests parking (2 for 15 mins, 1 for 6 hours) are located across from our garage, in front of Pool entrance.

Inside the garage you will find beach toys for the young ones, snorkeling/swimming gears, boogie boards, beach cooler, and beach chairs. There is pedestrian trail that goes all the way to the Princeville shopping center, or toward the ocean bluff to catch the sunset view of Bali Hai.

In the garage clothes/laundry lines are provided for drying out beach towels and wet swimming suits. There is a storage shelf in the Laundry Room for storing dry beach towels for quick access.

A Pack 'n Play (Play Pen) for the little one is available.

THE NEIGHBORHOOD
The Princeville Resort location of Nihilani was well selected to deliver all the amenities of a world-class resort - spa, restaurants, shopping and the championships golf courses. Nihilani is one the youngest condo complexes on the North shore of Kauai, having been built in 2006. The ground landscapes are extremely well maintained and have probably the most attractive landscaping of all the condo complexes in the Princeville resort area. Enjoy a relaxing walk or bike to the shopping center, restaurants, the golf courses, or out to the ocean bluff. Princeville Hotel is in walking distance which offers 5-star dining and a nice public beach. It's also a great place to watch the Bali Hai sunset over evening cocktails.

There is a paved path that leads through a grove of rainbow eucalyptus trees on the way to Princeville shopping center, where you can get groceries or your morning coffee on foot or bike.

For a more adventurous activity, you can hike down to Queen's bath, that leads past a waterfall and down a rocky landscape of lava rock, for a majestic view of the ocean and fresh swimming and snorkeling in the natural tide pool with tropical fishes.

My family and I absolutely loved our stay at this condo. The condo was very spacious for our family of 5, very clean, and nicely decorated. I can't even find a complaint. Michael was great to work with and very helpful. Next time we come to Kauai, we are definitely going to try and stay here again.

This location has a fun layout on different levels. I noticed a pack n play that would work well for younger kids. This location is directly across from the pool and our family enjoyed using the pool area bbq as well as swimming and enjoying the hot tub! There are smart TVs in every room and the laundry is easy to operate. There is a range of coolers, bags, chairs, and snorkeling gear in the garage. The kitchen has a great mix of bowls and cooking needs. We did t lack for anything! Would love to stay again as it fit our family so well!

It was a nice place overall. Location was phenomenal. However, I wish I had read the reviews more closely. I would have stayed elsewhere. There is no AC and has not been for years. When I selected this specific VRBO, there were several others available even in the same complex. We chose this one because proximity to pool and the extra things including the bikes (which were not included in the end) and snorkel gear. It was just too hot in the condo. Instead of them being excited and thankful for a great trip, the entire trip was overshadowed by the discomfort whenever we were in the condo. There were fans and this helped some. But the logic of the tradewinds breaks down pretty fast. We weren’t going to sleep with the door open in the master bedroom to enable that pass-through breeze. We did leave the windows open, but that was a double-edged sword. The blinds are prohibited from being down and closed if the window is open which means the two neighbor condos look in just 10-15’ away and see us. The light was never blocked out in exchange for some breeze. Any noise was coming in from activity by the pool, maintenance, and traffic. Any intimacy is either done with windows open and privacy diminished or an even hotter room. Sleep was disturbed as the sun came up and activity picked up. Use of the kitchen created more heat deterring us from wanting to use the kitchen. For the price, I would have much rather booked somewhere else with AC. There’s no intention of getting AC fixed.

We have been returning to this condo development just about every year since 2008. Prior to staying here and after several stays in un-air conditioned places, we were delighted to find a development where the units were built with central air. You can't always depend on tradewinds to keep cool. When searching for a unit in this development to rent this year, we didn't even think to look to see that a/c was listed as an amenity. This unit has none. Fortunately the temperatures were pleasant and the tradewinds sufficient during our stay to be fairly comfortable. If air conditioning is a requirement, this is not the place to stay. Bikes are listed as amenities, but they are locked up and only for the owners. The two lanai are very narrow (maybe 4ft wide, wide enough for one small chair) and have a louvered railing maybe 3.5 ft tall restricting any view beyond the railing. The only time we sat outside was at the pool. The kitchen is well stocked with table and drink ware, utensils and cookware. Everything you'll need can be found at the nearby grocery and shopping center. On the positive side, when one of the smoke detectors started chirping, the property manager sent someone over quickly to remove it. I guess they intend to put it back up after we left, because no one ever returned with a working smoke detector. This is not the floorplan if you're traveling with small children since the main bedroom is upstairs and the other sleeping spaces are down. It was fine for us since...

We had a wonderful 5-day stay at Michael's condo in Princeville! Such a comfortable and inviting home. We loved the access to the pool steps away from the door, and really appreciated the array of beach gear that was available for us to use. Thanks so much for having us.

This is a very comfortable condo/complex. The neighborhood is a little generic but the condo is a 25 minute walk to the stores in Princeville Center and right across from the pool. The bikes pictured in the garage are not available for use and you'll need to buy your own toilet paper, paper towel and detergent as there is really only enough for about 4 days.

The place was clean, and well maintained. The garage wouldn't fit a long vehicle but it was just fine for a 4 for car! The only thing that detracts from the place is the air condition situation. I'm from a place that is cold and dry. The temperature and humidity made it hard for me to get good sleep. The beach chairs and snorkeling gear were a nice extra! Overall we enjoyed our stay!

We rented this unit for a week to work remote and take care of personal business in Princeville. Super nice property and quiet neighborhood. The unit is in between 2 others and faces the street, which has relatively low traffic. Unit was well stocked and is a split level, so there is a bedroom and living space on each floor. The key item to be aware when selecting this property, and is detailed in the notes from the owner, the AC is not active and relies on the ‘trade winds’ and portable fans to keep the place cool. Princeville in general has a milder climate than the rest of Kauai, however, it can still get hot and muggy and be a bit uncomfortable even with all the fans going full speed. The unit does have some cross ventilation on the upper floor, but is non-existent on the lower. We were able to be comfortable, but required a lot of fan power. We thank the owner for accommodating our request for an extra day. However, the main reason we do not rate this as a 5 was early on communication from the owner in regards to a neighbors complaint. I will save the details and reveal that it was a miscommunication between the property manager and himself (compliant was from the prior tenants), however, we did not appreciate the assumptions that took place and the lack of research before making the accusations. Overall, if you are going to be out and about during the day, the location, pool close by and neighborhood makes for a good selection.

The unit is well designed and is perfect for 2-4 people. There were some mechanical and appliance issues that needed to be addressed but they were minor. The host had added some nice features ( bikes , beach chairs, snorkel gear etc, )and that was a very nice touch !

This condo was in a great location in Princeville. It had perfect proximity to the pool area, plenty of space for a family, all the kitchen tools (if you want to cook), a private garage well stocked with beach gear, and was a close drive to amazing beaches. We appreciated use of the gear and bikes. We would definitely stay there again!

The owner describes the condo well. We found it to be clean and most of the items noted were correct. I realize it's hard to find good local help but it was a pain when we didn't have a working hair dryer or coffee grinder till the local contact could deliver them several days later. When she did deliver the new coffee grinder we had to stick a knife in it to make it work. Light bulbs are missing to minimize electric bills and the AC wasn't turned on at all during our visit. I understood it would be owner controlled but it wasn't on at all! When you arrive to a hot condo at mid-night it's rough. Yes, it cools down in the evening but not enough to sleep comfortably. I understand some may abuse the AC, that's not us. We will not be returning to this location because of the lack of AC. We managed but not without some frustration and sleepless nights.

I absolutely loved our stay!!! The check in process and instructions were super clear and easy. The location was so perfect for our activities. Close to the local marketplace to get groceries, food, and supplies. Only a 10 minute drive to Hanalei and really close to the main highway that takes you wherever you need to go! The main bedroom had a lovely view of the pool and palm trees. Being right next to the pool was so convenient! I also took advantage of the big soaking tub that the rental had on my last night! Bathroom had two sinks which my husband and I appreciated. The kitchen was perfectly sized for our needs! My husband would go on a run every morning and then sit on the lanai that faces the street and a beautiful water feature. They had all the options to sign into any major streaming service and the WiFi had great connection. Loved the garage too! We were able to “de-sand” each day and the washer and dry were right inside from the garage for easy access. We also used the downstairs shower sometimes to rinse off before heading upstairs. Couldn’t have asked for a better place for our honeymoon trip! Loved the privacy versus staying at a hotel.

We found the townhouse to be exactly as described by the owner. While we had selected the property because it had AC, we were notified about 2 weeks prior to our stay that it was no longer functional and the owner offered a reduced price to continue our stay there (corresponding to the AC daily cost of electricity) or a full refund. With a lack of options, we agreed to stay there hoping that it wouldn't be too hot. We did appreciate the owner's candor. The townhouse is ideally situated across from the community pool and within 1 mile of the Queen's Bath park, golfing, and a well stocked supermarket and restaurants. We walked everywhere (or could have ridden the owner provided bikes). Fortunately, the Hanalei Landslide (with its evolving road closure/access timings west of the Princeville community exit) doesn't really impact access to the property from Lihue/Princeville airports or to Anini Beach which is nearby. Also, the garage for this unit is very easy to access. I think the property would benefit from a few more dishes and cups, some attention to getting a couple of windows working properly (very important if the AC isn't available), and security features for downstairs windows such that they can be opened to a limited extent even at night for improved airflow. Overall, we had a pleasant three day stay-

The condo was perfect for us, with just a short drive or walk to local beaches, stores, and restaurants. The unit is very close to the pool area, which was a good spot to cool off and hang out for a while. Excellent communication with the owner, and very clean accommodations. We will definitely add this unit to our list for future trips! *Just a note, if you are planning to spend a lot of time in the Hanalei area, access is limited to certain times during the day because of road construction related to a recent mudslide near the Hanalei river bridge. It wasn’t a big deal for us, just need to plan your activities around the times of when the road is open. Also, if you plan to hike part of the Kalalua trail, or visit the state park where it begins (Ha’ena) you’ll need to pay very close attention to finding reservations, which are only accessible for the current and next month, and which sell out very quickly. We didn’t do this, and missed out on that part of our plan, because they will not allow you to even enter the park without reservations.

Great location in Princeville, very clean and quiet despite being on the road and near the pool. Plenty of room to spread out for an adult family of 4. Beach towels, chairs, umbrellas, boogie boards and cooler a nice bonus. Don’t count on the a/c though as the owner is trying a new remote thermostat and is not based in HI time for adjustments. It was stuffy and hard to sleep with all the windows open all night. The washer was broken as well.

The home is beautiful. Very spacious with all the amenities you’d need to take advantage of the island. Communication with the owner was always prompt and helpful. Something to be aware of is the AC is locked at 80 degrees. The owners did adjust to 78 degrees upon request (greatly appreciated), however, during the day the home temp remained slightly uncomfortable. Overall, the home, experience and communication was good and we enjoyed our stay very much.

Nice big clean house. Beds were comfortable. House had all amenities you need, e.g. snorkel gear, boogie boards, etc. Comfortable with the windows open.
