Condo was just as beautiful as the pictures. We enjoyed the comfortable and spacious lanai for breakfast, lunches, and evening relaxation. Definitely the best equipped condo we have stayed in. Kitchen was well stocked, ample towels and beach towels, interesting books on Hawaii and handy beach gear available. It is a fabulous location...close to A-Bay and the amenities at Kings Shops and Queens marketplace (Island Gourmet Markets). Just a 15 minute drive to wonderful restaurants on the Kohala Coast and 30 minutes to Waimea farmers market. Mahalo to our host for the exceptional communication which made everything stress-free and the many thoughtful touches. We hope to return to this paradise!

Jayne's place is spacious, beautiful and spotless. I've never seen a rental as well stocked as this. She has thought of everything to make her guests feel at home. The complex is very quiet and most days we had the (spectacular) salt water pool to ourselves if we weren't out at Hapuna beach or snorkeling at ABay. Breakfasts and dinners on the patio were great. I highly recommend a stay here. I hope we make it back next year.

Jayne's place is perfect - it has absolutely everything you need for a Hawaii vacation, including all things that you would want to take to the beach and a wonderful pool area (31/2 feet deep all around) and 2 hot tubs. The pictures are completely accurate, and the location exceeded our expectations in every way. We were there with our "adult" children (19 and 21) and the second bedroom was adapted to 2 twin beds to accommodate us. Although there isn't a lot of living room seating for 4 adults (one couch and one large chair), the doors to the lanai can be kept open and there is great seating for 4 there, as well as a picturesque outdoor dining room table. Walking distance to shoreline access, great market and shopping nearby. We didn't know much about the diversity of the climates on the Big Island before we went- the Waikoloa area is in the drier volcanic rock area, just an FYI. Great beaches nearby and the more lush areas of the island are just 20 minutes away. We loved it!!

We absolutely loved staying here! The views of A-Bay were beautiful. Mornings on the lanai - drinking coffee and enjoying the tropical breeze, sweet birds chirping, beautiful landscaping, and mountain & A-Bay views. Evenings were also spent on this amazing lanai, sipping wine, listening to the breeze blowing through the trees, and just relaxing.
Jayne provided everything we needed! A fully-equipped kitchen, plenty of nice, fluffy towels, and all the beach gear you could possibly need! The bed was comfortable as was the seating. A great washer and dryer (and she even has plenty of laundry pods & dryer sheets on hand). We used her provided cooler to pack lunches for the beach.
The pool was really nice! There are separate bathrooms and a nice shower at the pool area. We made good use of the provided grills, too!
This Waikoloa location was prime! Our second stay in Waikoloa, and we will definitely return to Jayne’s condo if we are blessed enough to return in the future. We cannot recommend it enough! Jayne is an excellent host, providing excellent communication.

The only thing I would say, and this is a very minor thing, the listing said it was a 5 minute walk to the beach. But it’s probably minimum a 15 minute walk. Unless there was a path that we were unaware of. But I don’t think so.

This condo was beautiful. It was extremely clean and brand new feeling. Ms Jayne left us a handwritten note with coffee & macadamia nut samples on the table. There were plenty of supplies in the bathrooms and kitchen, even beach, snorkle and pool items enough for our family of four to enjoy. Books and magazines about the island were very helpful for our sight seeing adventures. The parking was very close to the unit and the pool was fantastic! We had a fabulous time and wished we had booked more nights on our trip. Jayne was very helpful and easy to work with. We can’t wait to come back and would definitely stay here again.

We thoroughly enjoyed our stay in this wonderful condo. I think it was the most well stocked condo I have ever rented - it had absolutely everything you could ever need, and some things you didn’t even know you would want! Airy and roomy, with a beautiful water view from the large balcony. Short walk to A-Bay beach, and easy drive to Hapuna and Mauna Kae beaches. Nice quiet complex with a pretty pool area. Jayne was easy to work with and responded quickly to any questions we had. We would love to visit again!

We stayed in this beautiful condo for two weeks with our family of 4. Everything was close from shops to the beach. We spent many days on the beach at A Bay. The condo came with chairs, a cooler, boogie boards and everything we needed for a day at the beach. Jayne was the ultimate host answering all of our questions and checking in with us during the stay. The condo was stocked with all of the items we needed during the stay. It was one of our best VRBO experiences. We will definitely be back.

We and another couple stayed here for a wonderful week. The property is beautiful and the condo was everything one could desire. It was attractive, very well outfitted for cooking, beaching, lounging, laundering, and using as a base as we explored the western side of Hawai'i Island.
The beach closet was great with chairs, some snorkel equipment, boogie boards and even a beach umbrella.
Jayne was only a text away if we had concerns, but, not many concerns when enjoying Hawai'i!! We would definitely return.

This is our second stay at this lovely condo - and we love it even more the second time around. Jayne is a pleasure to work with and truly takes care of every detail. We enjoyed the new lanai furniture....in fact that's where we spent most of our time when we were at home! So much to see and do on the Big Island and Waikoloa is the perfect "home base". In the mornings, we would walk over to A/Bay and do the yoga on the beach classes, then we would venture out and explore for the day. Coming home we'd either cook at home or go enjoy the sunset at the Lava Lava or from the lanai. This condo is comfortable, quiet and fully stocked with everything you can imagine, all you need is yourself, your clothes and your food....seriously it's a great place to stay and we will be back. Thanks Jayne!

This is a lovely Condo. It is very clean, well furnished and quiet. The outside space is fantastic with two Lanai's. The outdoor furniture was top of the line as well so anyone looking for a relaxing time on the Lanai will find it here. The kitchen has everything you will need including a French Press. On cool days you can shut off the air and just enjoy the breezes blowing through the condo. The complex is well maintained and the grounds are lovely. It is walking distance to the Hilton, Marriott and to all of the shops. Jayne and Steve the owners were very good to work with and responsive to any questions. I recommend this property to anyone looking for a relaxing vacation in a very comfortable home like setting.

Jayne and Steve truly do make you feel like you are at home.
The Big Island was our last stop as we did Oahu and Maui before our stay here, and we were so impressed with everything. The bedrooms are spacious, the living room area is very comfortable as we needed time out of the sun everyday around 4 and it was awesome to sit on the sofa and the chaise and have a little nap before supper.
We were looking for a place to relax and this is the place for that. It is extremely quiet. I had to make a very important phone call and didn't want to wake my husband and the time difference was 6 hours so I had to do it at 6:30am and I guess I woke the neighbours. So if you are looking to party this is not the place for you. I say this to make sure everyone including those that live there are happy. I felt horrible I woke the neighbour and, Jayne pleas tell her that.
During our stay my husband left his wallet in the office and the staff and neighbours tracked us down to make sure he got it back. They truly all do help each other and we are so thankful to them.
The beaches are all amazing and are only a few minutes of a drive away.
A/Bay beach, Pauko beach and Hapuna are our favourites.
I can't say enough about this place, the layout was great. The bed was comfy. Two bathrooms one with a jetted tub, fridge with ice and water and great layout. Two lanais but they don't get sun till 4:00, but I liked having coffee out there in the morning and reading.

It was a treat to spend 8 relaxing days at E205 Vista Waikoloa. The unit was spacious, nicely furnished and very comfortable. 2 Lanais - one with a coffee table and comfortable chairs for relaxing and one essentially a large outdoor dining room. There was a very nice view of Mauna Kea and a glimpse of the A Bay through the palm trees. The master bedroom had an en suite bathroom with both shower, bath and 2 sinks. There is a second bedroom with 2 single beds which I think would be more suitable for a family with one or two younger children rather than a second adult couple. The kitchen was well equipped with a large selection of small appliances and large assortment of dishes. The location was ideal being about a 15 minute leisurely walk to both the A Bay beach in front of the Marriott and the expansive Hilton property where there is a large variety of things to do. One doesn't even have to be a guest to enjoy a lot of the activities. The unit is an easy walk to the Kings Shops which has 3 restaurants from which to chose. And less than a 5 minute walk away is the Tropics Ale House. And both the Marriott and Hilton each have a higher end restaurant.
When I booked the unit, Jayne Brodie gave me a call rather than an email to inquire if I had any questions about the unit or the Waikoloa area in general which I thought was a nice personal touch. All in all a very pleasant place to stay

This apartment was exceptionally comfortable and well-equipped. At one point when I needed scissors, I thought "Aha, there's something she doesn't have!" But, then there it was in the obvious drawer, along with some scotch tape and extra light bulbs. The kitchen knives were even well sharpened, rare for a rental. Good wifi, good tv, lots of space, comfortable furniture, including the bed, big bathrooms, good showers...and on and on. Very easy place to be.
I'm not used to or a big fan of gated communities, so that setting for this great space was not my favorite aspect. While there were a fair number of walkers (and runners), distances were such that driving was the preferred mode of transportation, including to A Bay. But parking was easy, the community quiet and decent shopping nearby within the resort grounds. (The restaurant Tropics Ale House was good for a lunch one day and actually within easy walking distance -- though we drove.) After a few days, the whole place started to feel like home.

We stayed at this beautiful condo for 10 days in March/April and were so happy to have chosen it! It's in a quiet section of the Waikoloa Beach Resort with an easy 5 minute walk to A-Bay beach as well as the Kings Shops/Queens Marketplace. We spent every day at one or two beaches (Hapuna and Mauna Kea!) and enjoyed the pool in our down time. Waking up to the view each morning and enjoying our coffee on the lanai was lovely. There are two huge outdoor lanai areas for lounging and for dining. Indoors is just as spacious and we really enjoyed evenings watching movies or playing cards in the living and dining rooms.
The condo and neighbours were very quiet. Jayne. the owner, was quick to reply to all messages and kindly left us treats for our first night. The condo itself has everything you need - lots of beach towels, good quality linens and pots/pans, oils, vinegars and spices, plastic bags for left overs, boogie boards, beach chairs. It was perfectly stocked and very clean. I highly recommend this condo and we will be staying here again when we return to our favourite island!

I was pleasantly surprised by how nice this condo was and very reasonably priced. It is located in a quiet secure complex with lovely landscaping, and within easy walking distance of shopping, restaurants, hotels and the beach. It has an amazing view from the large lanai, and is decorated beautifully. The kitchen and bathrooms were well stocked and had everything I needed. Steve and Jayne were great to work with and always responded right away when I had questions. I feel like I've made new friends and found a great place to stay when I return to the Island again!

The condo exceeded all our expectations. The photos do not do it justice.It was equipped with everything we needed and more, from the thick beach towels to the beach chairs. Everything was in good condition and there was more than enough. The kitchen was well equipped and not piece meal. We took advantage of eating on the spacious patio that has a nice view of the beach. The complex itself is situated on beautiful and secure grounds and very quiet. There is a salt water lap pool and restrooms in the pool area as well,as a shower and jacuzzi. There are nice shopping centers,
restaurants and hotels within walking distance. if you love the water and water sports then this is the place.. I really can't say enough good things about our stay here. A big plus was that Jayne was just a quick phone call away to answer any questions we had. We are planning on coming back.

The condo was a great fit for our family. It was in a great location (close to beaches, restaurants, grocery, shopping) and I'd recommend it for extended stay. The kitchen has everything needed to cook and even has a full rack of spices. We appreciated beach chairs, umbrella, boogie boards, cooler for our travels around the island. We did laundry before moving on to the next island which I really appreciated. My two sons loved the space to spread out and run around. Plenty of towels, sheets and toiletries. I would rent again on our next visit!

Well appointed kitchen made cooking a pleasure. Lot's of room to spread out, especially the lanai. Waikoloa Vista is one of the better condo locations; we took a nightly short walk to a beautiful coral beach to see the sunset, a 10+ minute walk to A-Bay beach with wonderful snorkelling and swimming, and could walk to other amenities like the shopping centers and the Hilton. We highly recommend this quiet, well maintained condo, you will be very happy.

We stayed for an entire month and the time just flew by! The condo was the perfect choice, in great condition with everything you could ever need...a well stocked kitchen, chairs, umbrellas coolers and boogie boards for the beach! The condo is quite with lovely views. There is a well equipped gym, separate office area, pool with hot tube and outdoor grills in the condo complex very easy to walk to. There's also a sports bar and grill you can walk to next to the condos. There are plenty of beach options that are a quick drive although you can walk to lava beach but not easy with beach chairs etc. The Hilton is an easy walk, we went for lunch and the outdoor pools. Worth a visit. Shopping is also walking distance although with bags a car is easier. Kona can get very hot on the sun. The owners are very helpful and get back to you right away if you have questions.
The condo is on the second floor but there's an elevator. The beds are very confortable as well and condo is maintained in new condition. Would not hesitate to book it again for our next trip

We stayed for a few days with our friends here....we will be back! This unit has it all....a great view, easy access to the beach, shopping, restaurants, groceries, walking trails, historic sites......and that's just by foot! It's centrally located on the island so there's so much to see and do.
We enjoyed waking up to the sounds of the birds and swaying palms, and looking out to the fabulous A/Bay View. We had most meals on the lanai.....something we rarely do at home (eat outside!) so we just reveled in that experience. Many a nice nap was had on the lanai as well!
We appreciated the details that Jayne and Steve took care of for us.....and are really appreciate their responsiveness to our questions and travel planning. We will be back!

This condo is amazing....close to everything you'd want to do and perfect by itself as well. This is our second trip to the big island....the first time we stayed in a hotel, the second I wanted more of a home experience. This was perfect......we walked to the beach every morning for a swim or yoga class, then came back and made breakfast, then took a nap on the lanai! Heaven.
Jayne and Steve have really paid attention to detail...the condo has everything you need and feels like a home. It's totally outfitted with everything you could need.....and I loved the brand new cookware and BBQ set. Jayne was really helpful with local information and answering all of my questions....so nice to get to know the person who's home you are staying in! I appreciated the welcome note and fresh coffee, cream and an abundance of local amenities....nice touch!
You can make this vacation whatever you want. Stay within the Waikoloa Beach Resort, and walk to golf, the beach, restaurants and shopping, or use it as a base for your island exploration. We did a little bit of both!
We had another couple join us for the second part of our trip and there was more than enough room for all....especially since we spent most time at home on the lanai or down by the salt water pool.
A good time was had by all....thanks Jayne and Steve we are already looking at dates for next year!

We had a wonderful time vacationing at Vista waikoloa. It was quiet, peaceful, and a great location. The condo was roomy, and had everything we needed to make our stay comfortable. The owners were very accommodating and pleasant to deal with.
We would definitely consider a return visit.

Lovely, well kept grounds. Easy walk to the beach for sunsets. We stayed for 11 nights. Everything we needed for the stay was available in the condo. The unit was on the second floor with a peek-a-boo view of A-bay. We had 5 people and used the roll away bed, which was a nice accommodation rather than the couch. Plenty of room to not get in each others way. We would stay again if we get the chance.

Our week in A-Bay Vista went by way too quickly, and we look forward to a return stay.
This was our first trip to the Big Island and we will definitely be back. This condo was actually even better than pictured on VRBO. The unit had a fully equipped the kitchen with everything you can imagine.....every detail is taken care of. Brand new cookware, dishware, all small appliances, and even details like zip locks and foil.... Felt like a house instead of vacation rental. There was coffee, fresh cream and fresh flowers waiting for us when we arrived at 10pm at night.....nice touch!
The location was great; we enjoyed walking to the A-Bay and the rental has portable beach chairs and brand new beach towels. We ate at Lava-Lava on the way to the beach a few times....nice spot though you have to make a reservation at night.
We also walked to the Kings and Queens shopping Center (good local grocery there too)..... it's nice to not have to drive if you don't feel like it and just want to spend the time in the area.
We enjoyed spending time on the lanai and just taking in the view and made many of our dinners there as well. The condo is quiet, the grounds well kept, and everyone we met there was very nice. There is a great community pool and BBQ area, which we used regularly.

Thank you for a great place to stay.
We really enjoyed the space of the condo. The second bedroom with the two single beds was perfect for our kids.
The kitchen was perfect to prepare breakfast which we had every day on the balcony. We didn't bother making any other meals during our vacation but we could have.
The condo also had some beach supplies like beach chairs, mats, boogie boards, kid beach toys, sun umbrellas, etc... Thanks. Very useful.
There are two resort hotels near by with plenty of activities and the A-Bay beach was a great sand beach (few to find on the big island). The 5 min drive to the Mauna Lani resort area also had twice a week free Polynesian dancing and fire shows which was nice to have near by. A car is necessary otherwise but I think it is needed anywhere on the island.
By the way, I was expecting the view of the ocean to be visible only with binoculars but it was actually like in your picture. Yes this place is not on the water front but it is close enough.
