PESTS:
Kauai is in a climate that is considered to be both tropical and within a rainforest category, known for its lush flora and fauna. The environmental factors create a situation where pests (insects) are nearly impossible to eradicate from every property constantly. Many bugs fly in when a door is open at night or are simply small enough to come in through screens on windows and sliding doors. For this reason, Koloa Kai engages regular quarterly pest control in every property to keep the pests at bay. Despite these efforts, it is possible to have pests in your property, and if that happens, Koloa Kai will take all measures possible as quickly as possible to mitigate any issues. Any monetary compensation, refunds or discounts will be given solely at the discretion of Koloa Kai and will only be available in situations where the company agrees that an infestation has occurred. Koloa Kai reserves the right to investigate and provide remediation of any pest issue. The mere presence of pests in the property shall not constitute grounds for monetary compensation.
30-DAY MAXIMUM RENTALS:
Koloa Kai LLC provides only short-term rentals with a maximum reservation of 30 days. Each reservation is fully documented and provides for a fixed date and time for check-in and check-out, rental rates, associated fees, and all other requirements required by local and state law. If a guest books consecutive reservations where the check-out and check-in dates are concurrent, then a cleaning fee will be assessed, and a Koloa Kai designated cleaning professional/inspector will have unrestricted access to the property for the purposes of cleaning and inspection of the property. During the time between reservations, described by the check-out time and check-in time specifically, the guests shall vacate the property so that the designated cleaning professional/inspector can conduct a full reservation clean and inspection in accordance with Koloa Kai’s standard practice. Guest access to the property shall be restricted specifically to the date/times of the reservation documentation and may not be extended upon verbal or text message confirmation.
Hawaii Laws require that GET (4.712%), Kauai TAT (3.0%) and TAT (11%) taxes apply to the cleaning fee.

Easy check in. Everything we needed. Plenty of room for our family of 7.

The property as described. It was great to have lots of space for our family of 7. We typically gathered in the upstairs living room, but the teens enjoyed the downstairs living / family room as well. We loved being able to walk the beautiful grounds and walked down to Shipwreck beach for early morning sunrises. The outdoor deck was huge and fantastic! We didn't use the pool amenity. The property is close to Poipu road so there was a little road noise when we were outside, but not a problem for us. We spent most of our beach time at Poipu and Sheraton area beaches which all ages enjoyed. We did the shuttle to Ke'e Beach and the Backcountry Tube Float with ages ranging from 5 to 77. And Costco's sushi was great! We'd stay here again.

This house was, in theory, a great fit for our family. With 2 kids, 2 adults, &2 grandparents, it was nice to have 2 living areas and space to spread out. Unfortunately, the place is in need of some upgrades: the furniture is dated and some things are broken, the bedspreads are drab (one was stained) and the lighting was generally insufficient - missing bulbs and broken lamp switches. By far the worst part was the management company, which was largely unresponsive and not helpful. On our first day, I let them know we had arrived (as instructed) and asked if we could check in at 3; we never received a response. Next day we discovered there was no wine opener and they delivered one promptly. That same day we reported that the washing machine had no temperature knob and the water was hot; they said someone would come out the next day. No one ever arrived. Next afternoon I also let them know there was a kitchen cabinet hanging by one hinge and the shades in the upstairs master were broken; they said someone would come inspect and that our presence was not required. As it happens, someone was home all day, and no one ever came to inspect or repair anything. Next day I again said that we could not wash clothes; they told me they would give us a 10% discount for each day there was no washer and that they ordered a new machine. So far no refund and no machine ever came all week.

October 2024
We had 4 adult couples stay here for 4 nights. Very clean, well stocked, and comfortable house for us all. Two items of note: the kitchen, dining, living room and main master bedroom are all on the 2nd floor, along with the huge rooftop deck. That threw us for a bit of a loop

We enjoyed our stay at Hale Imaka. The location was perfect and we had lots of space to spread out ourselves within the home. The beach supplies was great - although we had some broken equipment, management responded quickly to provide us a replacement. The only complaint was the cleanliness - the home had dirty floors and some bed linens had stains. It felt as if the cleaning crew had rushed the job. Otherwise, overall it was a memorable stay

The home was large and provided ample room. Unfortunately we. Old not enjoying the patio as a group due to the furniture issues which management made good on. The interior could use a bit of an update.
The tv issues and their subsequent repair were a bit extended.

Ideal spot in Poipu. Only a few hundred yards from Grand Hyatt and Shipwreck beach. That was one of our favorite walks to see the sunrise, walk on the beach or start a nice run or walk. 0.6 miles to Brennecke beach and 0.8 miles to Poipu beach. You can walk through paths in Poipu Kai resort. Great places to walk or run. Swimming pool is 0.5 miles away, pool is small and unheard; water is cold. They do have a nice hot tub there. House is large. Cleaning could have been better. Bedding is old and porch/deck furniture is in need of replacement. Overall nice place.

What a dream house! We had two families of four and throughly enjoyed our visit. There was plenty of space for everyone to hang out and the deck was fantastic! Looking forward to returning next year for our annual trip! 10 out of 10!

We had a very large group and never went without anything we needed. Fully outfitted kitchen, tons of fluffy towels, beach chairs and toys. The lanai is amazing and close proximity to the beach.

We loved this Hawaii house! We had plenty of room for our 3 married children and 2 grand- children. It was nice to have the 2 living areas and be able to gather together but also have enough space when needed. The large deck is so nice. We enjoyed dinner and relaxing out there and the view. The location couldn’t have been better. It is just a short walk to Shipwreck beach, so nice to not have to drive. We appreciated the beach towels, and gear in the garage. Air conditioning worked great. Communication was easy and we appreciated tips on dining and the area. It was the perfect vacation and we would stay here again!

The house was more than perfect for all 10 of us. Close walk to the beach and to shops and easy to get around for grandparents and grandchildren.

September 2023
We are a group of 2 couples, a senior & a toddler. Having stayed at numerous rental properties over the years, this is notably one of the best.
Communication was above & beyond with tips and referrals for our stay. The property was large, comfortable and well stocked with everything we could need from kitchen supplies to extra towels. The rooftop deck is huge & a great place to gather in the evening. We did wish there was an umbrella or covering so we could enjoy it during the day but it’s a wish not a complaint.
Location is within a 10 minute drive to all the local shops, restaurants & beaches. Of note the pool is a 10 minute walk which proved to be a bit too much for the senior & toddler in our group so we didn’t get as much use as we thought we would. The rest of us had no issue and the “green belt” walk through the development is easy to walk.
The check in / out process is the easiest we’ve had. Truly a great property & experience.

It was a very lovely home in a perfect location. The house came with everything you need including beach towels. Just one inconvenience but it was a perfect place for our family!

July 2023
We throughly enjoyed our time staying here. It was a beautiful house in a great location. Short walk on a sidewalk to the beach even my 3yo walked it. Short drive to poipu. The house featured 2 living spaces one upstairs and downstairs which was great. When we ran into a problem we reached out via text and received an answer right away. We had 2 small children that stayed in the home (3yo and 9mo) and the house had everything we could possibly need and more. There were 2 high chairs, 2 pack and plays and I saw a baby gate and baby bouncer in the garage. We didn’t use all these items but I saw they were available for use, which is nice. There was also several beach chairs and a couple umbrellas.
Since I always scour reviews looking for information about accessibility due to traveling with my disabled father I always like to leave a little more information regarding the accessibility of the house that can’t always be seen in pictures. There are 3 bedrooms and a living area downstairs. There are 3 stairs leading into the house with no handrails. The master bedrooms downstairs has one step up to get into the room, no handrails. The other 2 bedrooms downstairs have 2 steps with no handrails. The stairs to get to the main living area upstairs are circular stairs and have double sturdy handrails. The toilet in the master bedroom downstairs is a low toilet. The rest of the bathrooms had higher toilets.
Overall we had a great stay here and would definitely stay here again!

July 2023
Our family gathered to celebrate a reunion and our Mom & Dad’s 80th birthday year. The property worked out well for the ideal Poipu location, size and convenience. Only challenge was that there were several steps and level changes which were hard for our parents to manipulate from time to time. We were not aware of this based on the description of property prior to our arrival however we all enjoyed our stay and time together in this lovely property!

The property was great! We had 7 adults and 3 toddlers, and we fit comfortably. We enjoyed having ac in all the rooms, kitchen on the second floor, and beach chairs/toys available to use. The Koloa Kai Vacation Rental Team were so helpful and quick to respond. We really enjoyed our stay!

April 2023
This house was perfect for our family of seven. We loved the location and the layout of the house. The property management was extremely responsive and took care of any issues that came up. The neighborhood is quiet and we thoroughly enjoyed access to the Poipu Kai Association Pool. We would recommend this house to family and friends.
April 2023
The house is located in a beautiful & quiet neighborhood. We enjoyed our morning walks to beach by Hyatt resort & watching the sunset later. The house is very spacious & very well equipped. We were 7 adults & 10 yr old granddaughter & although together most of the time we were never in each other's way not even in the kitchen. Beautiful views from all angles. We enjoyed breakfast on the huge lanai. Rain & lack of time prevented us from BBQing on lanai. Last afternoon some of us relaxed by the pool while others went to the beach nearby (best of both worlds for family of 8!). The location of the house couldn't be better...it allowed us to divide our daily sightseeing (east, west, north shore, south) without driving super long distances. There were a few things needed fixing (2 blinds, laundry light, tv not working in upstairs master bedroom). We reported it immediately & we were very pleased & amazed that they came right away & fixed everything quickly. What can we say besides we wish we stayed longer! Thank you, Jed & Lisa, for allowing us to create beautiful family memories of Kauai in your beautiful house! MAHALO!

Easy location for all south shore activities. Nice space and great neighborhood

February 2023
Our group included friends and my children, ages 4 and 10 months. The Hale Imaka was a great place for us - it had plenty of room so the kids could play downstairs and the adults could be cooking or working upstairs. The balcony was enormous and was ideal for some morning group yoga sessions. The kitchen was properly stocked, as were the bathrooms and the laundry room. We also appreciated the beach supplies in the garage and the helpful local guide they provide at check in.
For families, you should know that the central stair case is open, but they provide a modular baby gate that can be set up at the top, bottom or both ends of the stairs to prevent the little ones from attempting to scale it alone.
Most importantly the location in Poipu right by the Grand Hyatt and along the green belt was perfect and we were able to walk to the beach and dining options regularly.
Overall it's a great place to stay for a large group that wants some space and privacy and the location in Poipu is very peaceful yet still easily accessible. We would definitely consider the Hale Imaka for our next group vacation to Kauai. Mahalo!
