The good:- Beautifully remodeled unit.- Very nice kitchen and bathroom facilities.- Walking distance to numerous restaurants.- Assigned parking space.The not so good:- No AC so keeping the windows open is necessary. That would be fine if the property was located in a secluded area, but being in the middle of a busy area with traffic noise, garbage trucks and landscape maintenance all ramping up before 7am isn't conducive to a relaxing vacation.- Nor are the sheer curtains in bedroom when the sun rises at 6:05am.- Very uncomfortable lanai furniture; high top bar chairs facing a narrow high bar/bench table. We tried using it once but gave up and stayed inside.- Chain smoking neighbor's smoke blows directly into unit.- 50 fee for making a one-day date change 4 months in advance of stay. Property listing inaccuracies:- Access is described as "elevator" but there are 8 steps after exiting the elevator.- The photo of lanai furniture is not current. I have included a photo.

This was perfect as far as view and proximity to everything! It was a bit loud at times, but settled down after 9pm. We loved our stay here, the bed was very comfy, the couch a bit hard being a pull out, but we didn't spend much time there anyway, too busy enjoying the amazing beaches and walking downtown. We would definitely stay here again!

We stayed in this apartment for 10 days and had an excellent experience. The location is outstanding—close to everything locally and conveniently equidistant from all the major attractions. The view from the apartment is a big plus.The apartment was spotless and very well stocked. It included beach chairs, an umbrella, and snorkeling gear, so we didn’t need to rent anything.The space is ideal for two people. It’s a corner, top-floor unit with great ventilation, and we never felt the need to use the AC.Knutson & Associates Property Management was excellent to work with. They were very responsive, followed up as soon as we landed, and answered all our questions promptly.We would definitely stay here again.

GREAT: this property has been recently renovated, so the interior is fresh and clean with updates. The balcony provides a nice overlook to the ocean (over a beautiful church). Had beach chairs, towels, and a cooler. Being able to park here and walk down to the main strip area was a big bonus. Easy key retrieval once we figured out the initial lockbox situation. Not so good: We didn’t get the impression that those who lived in the complex really like “guests.” Also the sheets are pilling badly and the (colored) towels need a refresh as several had rips or were discolored. If you are going to do laundry, be prepared to have to put 10 minimum to use in the app. Not a bad price for the convenience of onsite laundry, but we only needed to do 1 load. The overall complex property and grounds need serious cleaning (elevator, laundry area, walk ways, etc.).

Top floor of a 7 story condo in Kona. Great breezes coming from the ocean and blowing right through. End unit so only one shared wall. Very quiet neighbors. Walkable to the ocean and downtown Kona. Really liked it.

Our unit was all we hoped for! A fabulous view from the patio, impeccably clean and well appointed. It was also a very short walk to a number of fun and tasty restaurants. The provided floor fans made the lack of AC a non-issue and we remained comfy at all times. We would stay here again in a heartbeat. From the first communication with Knutsons, the experience was smooth sailing. Knutson's kept providing updates on location, the access plans, etc, and when contacted about a minor issue, were no problem to deal with. The Unit is situated within the Kona restaurant area, with all tastes catered for. I would happily recommend Knutsons and I would also stay there again.

Upon entering the condo we were awed by the spectacular ocean view from our top floor balcony. The management's communication were very helpful on how to access our unit. The living space was very clean and well appointed, especially the kitchen that met all our needs. Love the sunlit energy of this space. The bed was quite comfortable. The bathroom had a removable shower wand that I appreciated. Also felt safe with the locked elevator system. There was some street noise but this is to be expected in a popular town. Beautiful balcony to have breakfast and enjoy sunset. Also, an easy walk down the hill to town and beach areas. We used both the snorkeling equipment and beach chairs that were provided. The information on locking the door and potential of being locked out was somewhat confusing. The glass corners on the the nightstands need some type type of beeline on protection to avoid injury. Otherwise we were extremely satisfied with our stay in your unit and are very likely to reccomend and come back for another stay. Thank you and Mahalo.

We had a great stay in Unit 701 at Kailua Village. It was walking distance to many great shops and restaurants, close to the highway to get to other destinations, and close to the water with a beautiful view. The unit was clean and spacious for two people. The bed was comfortable and the kitchen had everything you would need if you wanted to prepare meals instead of going out. Only residents with a key could access the elevator or stairs, which was a great feature for making us feel safe. We would definitely stay here again.

Great spot in the heart of downtown Kona with a great ocean view from the patio and short walk to Huggo’s and other restaurants/shops. We very much appreciated the fans since there is no air conditioning — not a deal breaker for us but something to consider in the hotter seasons. The place had beach gear also (towels, nice chairs, good umbrella) which was really nice. Overall really enjoyed our stay and we hope to return sometime soon!

I was a little concerned that there was no AC but with the ocean breeze and ceiling fans there was absolutely no need for it. Loved the view on the balcony and a short walk to lots of restaurants.

Condo came on recommendation of friends who stayed here last year. Clean and newly remodeled. Fabulous view from balcony.
Location is easy walk to restaurants, shops, bars, etc. Laundry in building. Management company is very easy to work with and responds quickly to any issues. Would stay here again in an instant.

The view of Hawaii from the 7th floor lanai was amazing.
It was convenient and had everything needed for cooking.
However, if possible, some of the levers on the glass windows in the bathroom and bedroom were broken, so I think it would be a good idea to repair them.
I thought it would be nice to have a door between the bedroom and bathroom as the noise from Kuakini Highway was loud late at night.
However, the view is great and the location is good, so I would like to use it again.

We loved staying in this condo! The view was spectacular, everything was clean and updated and we received clear communication from the property manager. Even the laundry area was nice. We used the chairs and cooler for trips to the beach. Neighbors living in nearby units were friendly. My husband and I were able to walk to restaurants etc easily (we are in our 40s, but noted that an older couple like our parents would probably have difficulty with this.) Would definitely stay here again.

This was a nice efficiency type apartment with a good view and central location. It was very clean. We were able to walk to the downtown area. The shower was poorly designed with a half door on it so it was impossible not to get water on the floor. There wasn’t air conditioning and even with the windows open, we were hot at night while trying to sleep.

We spent a week and loved having the condo's easy access to walk to food, music and shopping. The location offered a great view from the deck where we enjoyed morning coffee/evening cocktails while watching the various types of activities out on the water. The unit was clean, comfortable and stocked with all we needed. We especially appreciated that there were beach towels & a cooler to use for day trips. We were able to keep the unit cool w/o AC with the fans provided and open doors/windows plus that great ocean breeze. Papa Kona's had great food. A Bay's had good music. Kona Canoe Club had good Mai Tais. We'd definitely stay at Kailua Village again. The Cloud Forest Sanctuary nearby was a worthwhile guided nature hike.

I LOVED my mini getaway at Kailua Village! This unit was beautifully decorated, clean with all the amenities needed to make it feel homely. It's security feature was a plus for a single traveler and the location is unbeatable - central to stores, restaurants and shopping. The view from the lanai was my favorite. Waking up to the views of the ocean, having my coffee and relaxing was everything I needed to rest and recuperate from my busy schedule. I can't wait to return!

This property was in a perfect location for our six night stay in Kona. We loved being walking distance to the main town area, and very close driving distance to Safeway for groceries. In no way whatsoever would I deem this unit a "penthouse" like it's called in the description, but it is nice to be on the top floor, on the end of the hallway. The condo seems like a reasonably good value for the area.

Beautiful apartment! And the location was perfect for us! Our daughter was in Kona for YWAM (Youth With a Mission) and this place was halfway between both YWAM Kona locations! Everything was walkable!! Great food in the area too! Loved having a reserved parking spot! Our daughter may be coming back to YWAM, and if she does, we will stay here again!

Very clean and well maintained. The rental agency checked in with us to make sure everything was good. The property was newly remodeled and very clean. The kitchen had new up to date appliances and anything you would need. The bed was comfortable and the bathroom was very clean and nice. There is a bit of traffic noise from the front of the condo but the view was very nice from the lanai and we were within walking distance of Kailua-Kona.

This property while it looks good had a horrible roach infestation which ruined the whole trip they had to know this before renting it was not a good way to spend your 43rd wedding anniversary. I understand bugs but waking up with them on you actually in my ear, reaching for the aluminum foil and they are inside the box crawling on you in the middle of the day we killed at least 50 the property management said sorry we'll look into it.. that's great for the next person not for us.

We got off to a rough start, but the property manager helped us find the place. The directions were good but because of traffic we missed the Palani turn off. when we finally arrived, the place was clean and beautiful, the view was spectacular, the upgrades done were very nice and the kitchen was set up very nicely for cooking. Bed was comfortable, the little frogs sung us to sleep, after we got used to them the first night. It was nice to be able to walk to the town at night, My husband was very put off by the many many emails asking for a good review and to sign up for the property managers app. but besides that the overall experience was lovely

We stayed 6 nights and enjoyed the downtown location for morning and evening walks along the wharf with easy access to restaurants, coastal views, and shopping. A favorite at the rental was having our breakfast out on the balcony, watching and listening to the ocean and town. The top floor and corner location gave the condo a sense of privacy. We found the place spotless, bright, comfortable, with a well-appointed kitchen, water filter, and comforts of home. There were plenty of towels, a comfortable bed, and extras such as the picnic cooler & ice packs that we used daily as we set out for excursions. One suggestion is to provide a non-slip bathtub mat for more secure footing, since there is not a grab bar. Overall, a great place, although the trade off is the normal night time traffic and critter noises expected with a downtown location. We throughly enjoyed our winter getaway to Kona and this rental was perfect for a home-away-from-home.

This stay was absolutely perfect for my husband and I. The rental was super clean and the location was super convenient. There was a farmers market right beside us which we walked to almost every morning. And lots of restaurants and things to do. Definitely would stay here again. Oh and the view from the balcony was beautiful

Beautifully finished and equipped rental within walking distance to the many bars, restaurants and sights in the heart of Kailua Kona. The pictures don’t do this property justice. I would defiantly stay in this property again and recommend it to others.

This is one of the cleanest rentals I've ever stayed in. Newly remodeled and perfect to relax after all day at the beach, hiking etc. Also close to downtown and walking distance to lots of bars and restaurants.

My wife and I booked three nights at this condo in Kona, and were very pleased with our stay. If you are looking for a reasonably priced accommodation with an excellent view of the ocean and close to many of the restaurants than this is the place for you. When we checked in the place was spotless and we loved the modern decor. The team at Knutson & Associates were very courteous and communicated well the check in instructions and made sure we were taken care of during our stay. Would stay here again.
