To start, this review does NOT reflect on the complex, which is amazing, or the cleaning service which did a thorough job before we checked in. The unit had multiple issues. First, the air conditioning quit 2 nights before the end (was not an open exterior door and we tried resetting the breaker to no avail). Messaged and texted the owner, no response. Luckily the air started working randomly the next day. Secondly, the unit is in need of a LOT of repairs; bathroom door handle came off, hall toilet seat broken, blinds in living room needed to be reattached and were also slightly broken, dishwasher was replaced at one point but not actually installed correctly as it would come forward when you opened the door as it wasnt bolted in place, tv in the left bedroom had no picture and it was not a setting issue as it had sound, damage on wall next to dining table, exterior patio door missing handle on the outside, glass on dining table was warped, dryer worked but took a lot longer to dry we suspected a clogged dryer vent, thermostat kept defaulting to 75 at night when we had it set to 73, and the living room furniture badly needs an update. The unit if kept up would be awesome, but badly needs an update and repairs. I will happily stay in this complex again, but not this unit.

1. TV in master does not work.
2. Couch in living room is not useable for sitting, let alone as pullout!!!
3. Electric bill went unpaid so we had no power june 1st. Found out next day why no power. Groceries spoiled, and no reimbursement.
4. Agent for property does not respond til next day as they are 3hrs off-island, leaving you dangling w problems after 3pm..
5. No instruction sheet for AC (stops if door or window left ajar)..trash takeout location, what is your responsibility in unit upon checkout...
Biggest issue is unresponsive off island suppot. Oh, and someone needs to throw the coach off the balcony. Its horrible. With 1 TV not working and couch unuseable, we did not have comfortable gathering spot as a family.
We have stayed at WBR before w other VRBO owners and fully pleased. Will not rent from this corp. Owner again.

We loved our stay here!
-The condo and entire property were very clean.
-The location was perfect being halfway between the north and south shores.
-We were very grateful for the air conditioning when we'd return home from being out in the heat
-My kids really loved the pool!
-We did not have an ocean view from our condo, but it was close and the beach was well kept
-I appreciated all the kitchen appliances available for use.
-We used the gym almost every day and were impressed with the wide variety of equipment there.
-There is a grocery store, Starbucks, and ice cream shop right across the street, which was super convenient
-The welcome cookies, chocolate macadamia nuts, and bottle wine were nice touches.
The only critique I have is regarding the responsiveness of the property manager. The check-in instructions stated there would be a parking pass on the counter of the condo, but there wasn't one there when we arrived. We messaged the property manager but never received a response back. Fortunately not having a parking pass didn't cause us any issues during our stay.

We booked this vacation back in February of 2022. My family and I we so excited for our Christmas Vacation. We booked our vacation for 4 adults but my son and his girlfriend decide to come as well. The original listing stated the unit sleeps six so I did not think much of it at first, thinking they could sleep on the hide-a- bed. Before arrival we got a notice that the hide-away- bed in the living room was broken. We were not to concerned with the bed being broken, (we were just going to run to the store and buy a queen blow up mattress instead). But the hide-a-bed was more than broken. All the springs were broken making use of the couch impossible as well. Upon inspecting the couch we lifted up the cushions and they had put a boogie board in the couch trying to make it usable. The couch was not usable at all. Which led to very uncomfortable living quarters at night and morning try to watch TV. Next the TV in the living room was also not adequate. The speakers on the TV are blown so if you turned the TV up to try and watch a show all you get is crackling. They tried to hook the TV up to a Speaker for alternate sound but the remote did not work for the speaker and if you wanted to adjust the volume you had to get up and go to the speaker to make changes.
Next the kitchen stove works at times, the burners on the stove top had zero consistency, one morning we would wake up and make eggs and they would not cook then the next morning we would try and make pancakes and they would be burnt. So frustrating. The final straw for us was when we went into the bathroom looking for toiletries we looked under the sink and there was BLACK MOLD all over the wall. That is unacceptable. There were other minor issues such as the dryer did not work well, we would need to run the clothes through to cycles to get our clothes dry.
There was one day that we where getting ready and a cockroach scurried across the kitchen counter. I am not sure but they may be pretty common place in Kauai because on Tuesday of our stay we were informed by the staff that they were needing access to the rooms to spray for bugs. Still very inconvenient.
As far as the grounds for the resort they were pretty good. We enjoyed the pool and lazy river but we love to be active and started to play catch with the football in the larger grass area, only to be told by security we were not allowed to do this.

Property is great we have been many times.
The condo was in good working order a few minor Maintenence items needed but all in all it was a very nice spot and we were super happy with it all.
We had an issue with the keypad the night we arrived late but I managed to get in and it was fixed the next day.
All in all a good experience and hope to return soon :-).

The unit is nice, but a few things are in disrepair. For example, the stove does not work (none of the hot plates would warm up, so we had to do our cooking on the grill by the pool). The oven also seems to have an issue as it took over 30 minutes to pre-heat up to temperature. One of the bathroom door handles was off as well, looks like it's missing a tightening screw. Finally, the TV in the main room has a blown speaker, which made it difficult to enjoy watching movies.
Other than the above, the resort itself is fantastic, this unit is nice and conveniently close to parking. I'd recommend you confirm whether the above issues have been fixed, and if you book anticipate that they might not be. If you're okay with that, then you'll love your stay.

We have a great week. Condo is very nice, clean and has great amenities (washer/dryer, refrigerator, stove and kitchen appliances, etc.). Pool area is great. Very clean and in great condition. Location is central for exploring entire island. Lots of restaurants, shops and Safeway nearby. Traffic can get a little congested from approx. 10 -3

Decided to stay here primarily because it allowed pets (for our cat) and it had air conditioning. The air conditioning was a god send after every round of golf I played.
The kitchen was awesome as it allowed us to look forward to a homemade Thanksgiving dinner. It became a welcome relief when we discovered most restaurants were booked solid due to Covid restrictions or staffing issues and we were able to make other meals at the house. There was a smorgasbord of pots, pans and dishes that it is easy to prepare whatever it is you desire.
The location is fantastic. Right across the street is a Safeway as well as other shops and restaurants. It is probably closer to walk to the Safeway than it would be to walk to your car at a typical resort. The parking lot was very close so it was easy to carry luggage and groceries from the car.
I have top tier status with Hyatt and I typically treat my wife and mother-in-law to a massage at the spa at the Grand Hyatt. I was unable to schedule one for them at Hyatt this trip so I scheduled a massage at the spa at this beach resort. Both of them said the massage was better at this spa that what they have received at the Grand Hyatt.
Immediately after our return home, my wife has already started pestering me about when we are going to return. All of us look forward to returning soon.

The property was just like in the photos, it was very clean, and better than anticipated. The kitchen was completely stocked with everything we needed. The beach chairs, snorkel gear, and beach items were awesome as not all units come with these. The grounds were beautiful, the pool great. The restaurant was not open to full capacity yet. We had a great time.

We had an excellent time. Couldn't get the pass code for the room until the day before we checked in, so that was a little worrisome, but it all worked out. The property was super amazing, and being in the heart of Kapa'a made it easy to get groceries, go to the arcade, and go out to eat despite the lack of taxis and rental cars on Kauai at the moment. Highly recommended!

Beside the dead cockroaches and dirty dishes, dead batteries in the remotes and stains on the bed sheets.. the stay was fine. The property management let us stay a few extra hours but due to late departure times I had to book another VRBO just for the day. Some good things but some not so good things regarding this property. The communication was easy with the property management. A friend rented a property at the same place and hands down their condo looked 10x's what ours looked and felt.. is what it is so no biggy.. I loved our time on the island.

We stayed in Waipouli Beach Resort F203 from August 15th until the 20th. The condo was amazing. It was the most perfect setup ever! The condo was very, very clean, the kitchen amazing, the bedrooms and bathroom setup perfect, and the pool to die for. Anything you might need to prepare a meal was there. Dishes, glassware, pots & pans, small appliances- The beds were very comfortable. The lanai's with beautiful views and a great outdoor set for outside dining. The grounds are just beautiful. Crews are out and about everyday keeping it that way.
Safeway and that wonderful ice cream store are right across the street. Made it very handy for groceries and the late evening ice cream cone. We spent tons of time in the pool. Even our 18 month old loved the pool slides. I'll bet I took him down that slide at least 20 times, and so did the others. The 3 year old must have been down it 100 times.
We also played on the beach several times. What a gorgeous view!
The funniest part of our entire stay was the reaction the kids had to the chickens. Of course they always wanted to chase them, but could never get anywhere close. Couldn't get them to understand that they needed to stay still for them to come near. And the 18 month picked up every flower he found on the ground, to smell.
We all decided that we wished we had stayed our entire trip in this condo. Maui was nice, but it does not compare (the condo in Wailea nor Maui itself) to our piece of Paradise in Kauai!!

Nice condo with 2 master bedrooms, each with its own spacious bathroom. Both shower booth and bathtub were clean and big. Bathtub large enough to dip 2 people or couple of children. Smart TV w/ Netflix already available with HDMI connections for your own preferred media. Spacious living room with pull-out queen sofabed
Kitchen appliances were top notch, and the plates, pots, silverware, cups, coffeeport, toaster, mixer, etc. were readily available to use. Although we saw few tiny roaches in the kitchen area that frightened me at first, they were really tiny like ants and only few appeared while we stayed and I was able to catch them (I'm a phobic, but I was able to catch them)
Their pool facility was great. Once you memorize your room number and room code, facility access would be easy to figure out. They have instruction by the door for access code entry. Pool had waterfalls throughout the lazy river, 1 waterfall had a cave that we could swim into. 2 slides at the center area, perfect for my Kinder child. Pool depth at the slide area was about 4ft, so my 2 yr old who couldn't swim didn't want to slide alone by herself. Wish they had another slide by the pebbles wading pool area. Oh, at the other end of the pool, they have the wading area with pebbles where toddlers woud have a blast, 1ft ~2ft deep. 3 or 4 Jacuzzis throughout the pool area.
Although the beach was unswimmable, it had a beautiful view, and magnificent scene with waves crashing. Short 7 minute drive down south will get you to Lydgate Park, check this place out on yelp. Great snorkeling spot too, I saw some of the biggest fishes here than Poipu Beach. Must-go place if you have small children.
A short 20 minute to Opaeka'a Falls, and down the street we found a Kamokila Hawaiian Village, where we rented canoe, 10 min paddling, and 30 min hike WITH 6yr old and 2yr old girls to arrive at magnificient Secret Falls. Worth every minute there. Great experience.
Overall we loved the stay here. Safeway, Foodland, and Starbucks were right across the street walkable. Rachel and Amber were prompt in responding to my texts when I had questions. Costco is closeby also. Recommended resort!! Great Stay!!

We stayed at the condo a bit over two weeks. When we arrived, everything was perfect. We received our email with the code and etc. to get into the condo and our parking pass. The condo was very clean. Very well stocked. Beds and linens are awesome. There is everything you can imagine. We will be back, Mahalo Nui loa :)

My family loved staying at F203 Waipouli Beach Resort in May/June of 2017. The unit was well maintained, clean, and had everything we needed for our stay. Lovely garden view and only a short walk to the pool, BBQs, and beach. What a great value!

We had a perfect trip! This was our third time to Kauai and we wished we found this place sooner. It's in a perfect location close enough to the south and north shore. We actually spent days just at the resort because the pool was the coolest we've ever seen and the ocean beach was great with plenty of room and big shade trees. Tons of food options and a grocery store across the street. The room itself had the best kitchen with all high end appliances. Amber was great, responded immediately to any questions and provided such an awesome place to stay. We were there with our 2 year old and 4 month old and all of us loved it. We'll be back again!
