Nice condo, great view. Landscaping and cleaning starts early, be prepared for 7am rooster, 8am hallway vacuuming and an hour or two of leaf blowing. Feeding fertilizer cats also attracted a dozen mongoose to the property. Cameras are throughout the property, although it’s not posted. Constantly chastised for having sand on our beach chairs, etc. we were afraid to use the pool and opted for day trips to stay away from the property and the old biddies.
We didn’t appreciate having to wash towels and bed sheets even though we paid a large cleaning fee.

Great stay, would recommend. Well managed and maintained. AC units are strong performers. If you are a snorkeler, the beach steps away is highly rated and for good reason. Also surfing rentals and lessons from same beach. Area does have some low income housing and a few homeless hang on the beach in the early hours. We had some valuables taken from the beach when it was early and not many people around. But overall great location for what we wanted and very good apartment/condo- excellent I would say. Swim with the Mantas at night, best nature experience of my life!

2 couples renting this unit. The space exceeded our expectations. The pictures did not justify how large the unit actually was. Very clean and the surrounding grounds and pool were spotless. Loved the covered parking-added bonus. Especially in the heat. This is a smaller complex, having only 15 units which made for a very relaxing quiet location. And just being set slightly back off Ali’i drive made for no real traffic noise. We often had the pool to ourselves as well.
The kitchen appears to have fairly new appliances and was well appointed with a good selection of cookware and in great condition.
The location was perfect. A 5 min(at most) from Kahalu’u beach park. The most amazing snorkel beach. It was so awesome to have some close access and unsure how many times we went there.
The KTA grocery store and a Longs drugstore also very close ,5 min drive.
Needed to reach out to management group on 2 minor questions and received very prompt responses.

Comfortably fit our entire family. Every detail thought through...bars of soap, shampoo, beach towels, and beach gear! 3 minute walk to an amazing snorkle spot. Full size washer/dryer was amazing! Very well stocked kitchen with blenders, pots, pans, cooking utensils, coffee maker. Simply amazing!

The location directly across from Kahaluu Beach was the draw. The ocean view made the stay memorable. The spacious condo exceeded expectations making for a very pleasant stay with the adults, tweens and kids alike.

Great condo in an amazing location. Steps to the beach with snorkeling. Complex is very clean, well maintained, and quiet. The A/C worked extremely well even with the heat and humidity outside.
We did have issues with ants that took a couple of days to resolve. The cleaning team was helpful with that. Also found two roaches- one dead and one alive. There was mold in one of the showers.
Weird thing about this particular condo is that the doors are not solid- like plantation shutters so if you’re looking for privacy and quiet from the rest of your group, this might not be a good fit. We took two young adults with us that wanted to stay up most of the night watching tv. There was no way to block the light and sound.
Lastly, the bedroom windows open into the condo complex hallway so keeping them open wasn’t really a possibility.

This is a two part review. The first part is from an overall perspective. The second is from a wheelchair accessiblity perspective.
Overall, this property is a fantastic vacation homebase. The listing's pictures don't actually do it justice. It was beautiful.The unit is impeccable in terms of cleanliness, layout and availability of everything you need from a vacation home. The kitchen is full stocked, the unit's locker has everything for the beach and plenty of space for a family of 4. We loved the complex's pool too. The location is about 15 minutes from Kailua-Kona's downtown. Walking isn't really an option, but a quick drive in our rental car. Highly recommend this place.
Wheelchair Accessibility:
I live life in a wheelchair and choose this place after it came up in the search with the "Wheelchair Accessible" option turned on in the filter and interactice with the property management company. In terms of access, this place is wheelchair accessible. There's an elevator and all the doors were wide enough for me. However, the bathrooms are NOT handicap friendly. The toilet rooms have no hand holds and the bathing options (showers and bath tubs) were not easy to use. There are no hand holds and no bath or shower seat is available. In hindsight, I would have rented a seat for the bath tub. I'm fortunate to have some mobility and made it work but there were several nights where I let my time in the pool suffice since the bathrooms were challenging. These are easy fixes to make the unit more accessible for folks like me.
Overall, this is a great place and a much more afforable option than a hotel on the island.

The property is much larger than the pictures suggest. The lr/dr area is huge. It is very nicely appointed with lots of nice touches for a traveler. For example, there were lots of towels and tons of beach towels. Also the pantry had essentials such as s&p, olive oil, and even Old Bay! Also plenty of tp and paper towels. The storage locker is loaded with beach chairs, pool noodles, boogie boards, etc.
We didn't use the snorkel gear as we brought our own. The AC units worked well and all of the appliances are newish and higher end. The grounds and pool area are very nice and practically empty. We used the grill once and it is a very nice Weber in great condition. Parking is a piece of cake. The location is great but it is on the south side of Kona so many restaurants and shopping are about a 15 minute drive. There is a shopping center with a grocery, drug store and some restaurants quite close. Kahalu'u park is nice and literally a 3 minute walk. A word of caution to those who are looking for beautiful white sand beaches. They are here but you have to work a little. We went to Kua Bay twice and it's the nicest beach I've ever been to but about a 30 minute drive, a little north of the airport. Most of the shoreline in Kona is black lava. Beautiful but not great for beaching. Overall our trip to the Big Island was fantastic, due in no small part to this wonderful property. Highly recommended!

We loved our stay in Kona! The condo was well appointed with everything you would need to enjoy the beach or the the other sights of the island. The beds were very comfortable. The condo is large with plenty of room to spread out. It overlooks the pool and the you get a nice view of the beach. There are plenty of towels for the beach, beach chairs and boogie boards in the locker, snorkel equipment and more. It was nice having a washer/dryer in the unit. I loved that there were things needed to get you started with cooking like olive oil, spices, condiments in the fridge, and things like foil and sandwich bags. The host was easy to get a hold of if needed for questions. I would stay here again in a heartbeat as it was the perfect home away from home!!

That really is the view of the beach you will wake up to each morning. The beach is amazing for snorkeling, has a sandy spot for kids, and you are less than a block away. The storage spot has all you need for the beach including snorkeling equipment. The outside of the apartment building is plain, but once you are inside you will see it is well maintained, decorated in a lovely manner, and quiet. The apartment has all that you need. The kitchen has a good assortment of dishes and pots/pans, all the appliances work well, with some nice touches such as a fan in every room, great A/C, guidebooks and more. The request from the property owner is that you be present when you run the dishwasher and laundry machines. Also that you do two loads of laundry before you leave. I found it easy to do since we like to relax in the evenings.

This property is in a great location, not far from Kona and most activities. It is clean and well-maintained, with immaculate grounds. There is a beach a short walk away, though its more for snorkeling than for relaxing. All in all, it was a great experience.

The condo is nicely decorated and clean. The management is very responsible for all the requests. The location is great for snorkeling and swimming since it is close to those beaches and you can walk there in 5 minutes. In short, we enjoyed a lot when staying there for three nights.

We loved this place. The snorkeling at Kahalu'u Bay is fantastic. It is a great location to explore all that the Kona area has to offer. We used the bike share that is located 1 block from the condo to explore up into town. It is only 5 min from the grocery store and the fabulous happy hour at Sam Choy's as well as magic sands beach for boogie boarding and Kaukalaelae Bay for the manta ray night snorkeling adventure. We loved walking down to the bay for sunset. Highly recommended.

The location and view were amazing. You can walk across the street to Kahaluu Bay for some of the best snorkeling. Beds were comfortable and there was plenty of space to sprawl out. AC kept the place nice and cool.

We actually enjoyed are stay here very much. I frequently try to find a condo or apartment to stay at instead of a large hotel. This property did not disappoint. The kitchen was truly outfitted so one could cook a complete meal if desired. This is not always the case. There is a great snorkeling beach like 2 blocks away.
Now there were some issues and I list them here primarily so the owner and or manager can address them.
Neither of the AC units worked. Fortunately the overhead fans did work and it was October not July. These need to be fixed.
The hand held shower in the master bath is supposed to have the option to be placed in a wall mount. Unfortunately the mount is loose and it just flops around.
Getting the key out of the key box on the front door is difficult. Fortunately there is an identical key box and key attached to storage unit 1 in the garage. That box works fine.
The complex recycles glass plastic and aluminum. They do not collect cardboard or paper.
Due to Covid many of the restaurants in this area close by 8:00 PM or even earlier. This should get better in time. The restaurants a few miles north near Kona are open later. Get gas at the Costco that is in the same area.

This property was perfect. It t is right across the street from a bay that has swimming and snorkeling, with beautiful fish, coral and turtles. The host has beach chairs, umbrellas, boards, snorkel gear, beach towels you can use, so less things to pack or buy. It is just south of Kona so convenient to be able to go for dinner or shopping. We had gone to Costco and Safeway when we got into Kona so had everything we needed, but planned to eat dinners out. The on-site manager told us about a shopping center about half-one mile south of the condo. It had some good restaurants and a few stores, we ate there a couple times. One restaurant there sits on top of the hill, beautiful view and great food. We loved that the condo has 2 bathrooms, perfect for when you have extra kids, washer and dryer, 2 twin beds so the teen girls didn't have to sleep together like in a hotel. The kitchen is well stocked with more kitchen utensils, dinnerware, pots and pans, glasses, cooking pans than anywhere I have stayed in the past. They also have some spices, baggies, foil, plastic wrap, etc so if you have forgot it or did not want to buy it for just one piece you would be good. There is a small soft sided cooler and ice packs perfect for a day at the beach.
The bedrooms are on the side of the hallway and have windows there, but there are very few people on each floor so was not a problem. They also have portable fans in the closet, so we turned those on in both rooms each night to drown out any noise and that worked well.
The pool is wonderful, it's warm, has lots of pool chairs, covered large picnic table, BQ, bathroom and area to borrow books and dvds. The majority of the time we had the pool to ourselves.
Checking in is super easy, they send you all the codes a couple days before and you do self check in. For us the condo wasn't ready on time, due to the cleaners having an emergency. We were notified, but we had already come to the area and was at the beach across the street for the afternoon. I asked if we could have the key to the pool while we waited, which was no problem, so the kids swam. After a couple hours we checked in with her, to see when it would be ready, she had texted us earlier, but the text had never came through. That was really the only complication.
Be sure and ask for the wifi and password before you get there. The paper they send you, says it is on the bottom of router, but its not, so first night we did not have anything.

Very nice place and very clean. The location was ~4 miles south of Kona proper, and was very convenient to groceries, gas, local beaches and other conveniences. Indoor parking and access to beach "toys" were also a big plus. I do wish there were better directions available for check-in (struggled with the lock-box on the door), the wi-fi system (please just give the password in the print-out), and TV/sound system operation. Really, really nice and we would definitely stay here again!
