The property itself is gorgeous and meticulously well-kept. Short walks to shopping, the beach, and the pool. I would stay at the plantation again, but likely not this unit. While it is pretty, there was a constant squeal on the toilet. When you walk in, it unfortunately feels like a cheap hotel. The living room and kitchen, however, were great. We had breakfast and coffee on the lanai every morning and there IS TECHNICALLY an ocean view. It was really nice. We have been afforded in staying in owner owned properties in the past and thought this would be the same, but it is not. The unit was missing things like aluminum foil or sandwich bags, but unsure if that is covid related or the management company. I feel like the management company takes the “home away from home” feel to these units. There are no soft sheets and towels, just scratchy, over-laundered, cheap hotel linens and towels. The bed isn’t overly comfortable, but it’s not terrible.
Was it affordable and did it do the job? Yes, absolutely so. We are not unsatisfied with the stay. But compared to other places we have stayed and the destination, we just thought there would be a bit more personalization, but again, is likely the management company and leftover covid restrictions.

We had the best honeymoon at Kiahuna. We feel at home staying there and your place was amazing. It had everything we had and we live being able to use bbqs and cook dinners there. We love the condo and hope to stay again.

We spent 6 nights and had a great time. Check in was easy. A few minute walk to a great beach which had free towels and chairs to use for the day. The pool at the club was beautiful. Also close to a great variety of restaurants and shopping.

I would definitely stay here again. Rick was easy to deal with. It is perfect place for Two. We had our 24 year old nephew. The sofa bed not comfortable at all. Night two ask for hide a bed. It came looked like from 1950’s lol. Not comfortable either. But once we put it on top of the couch he was happy.

This property checks the boxes for location - it's in Poipu, the driest part of the island, the grounds of the Plantation are immaculately well kept, it's close to shopping and restaurants, has a lovely grass area and a nice beach, and is not far from the airport, Costco, and other amenities of Lihue. The condo itself is nicely updated and equipped, complete with local music cds, books, and movies. The owner couldn't be nicer or more accommodating - always responding quickly to questions or concerns. Very nice place to stay!

Liked being able to park literally right in front instead of in a large parking lot as in a big resort. We didn't have any issues with towels as in other reviews. If you are a light sleeper, however, know that you are close to a road. Also, the bed is a bit older but hey, you are in Hawaii. Overall, a great place to stay!

Plantation grounds were beautiful. 8 minute walk to the beach. Services and amenities all super accessible. Great base of operations to explore the rest of the island. Parking spaces are slimmer than where I’m from, just keep that in mind if you’re renting a car during your stay. Excellent place to rest your head if you’re not looking to break the bank. Unit owners were extremely kind, informative, and responsive. Other reviews may comment on noise factor being close to the road, but we were honestly no way affected. It made coming and going super easy. Be ready and accepting of roosters, as they are part of island life.
My only critique is minimal cleaning supplies being available in the unit. There were only two dishwasher detergent pods. No glass cleaner or surface sprays, which was challenging with two large glass tables we were eating on nightly.

We mixed our Kauai trip with staying at a resort with an incredible pool, but wasn’t on a swimable beach and this condo, which was near Poipu Beach, which was fantastic to swim with toddlers and children and snorkel. I really enjoyed the combo!
The orchid garden at this condo is gorgeous!
The condo is very nice. Very tall ceilings which made the place seem even bigger.
The club across the street has a nice pool and the food was amazing. Not really a giant resort pool but still nice for a few hours.
Rick is a great host and provide very thorough and speedy information.
The kids slept on the pull out couch and we had the bedroom.
The air worked amazing. Always cool.

This was a great place to stay near south shore and it was budget friendly. The only few things I’d like to mention is to maybe get a new fridge, it made a lot of noise. Could use a new microwave since there were 2 and one didn’t work. The other that did work took up a lot of the counter space. The toilet also made a high pitched whirring sound often so that was a little disruptive. I loved the vibe of the place. It was very breezy but having the AC on really hot nights to sleep cooler was a life saver. The bed was pretty comfortable, and the walk to the beach was quite a ways away but it was a nice walk! The pool was too far of a walk if you wanted to bring anything with you and it was pretty packed so hard to get a chair… I would recommend this place to anyone looking to stay on a budget near Poipu.

Had a wonderful experience! Perfect location: 5min walk to the beach (south beaches sees more sun!); there’s a good number of places to eat nearby (try koloa fish market for poke!); 25min to Port Allen to the west for Napali Coast excursion and 25min to Lihue (east) for the Airport and helicopter tours. We weren’t really bothered by any street noises. AC was a very nice addition. Will definitely come back!

I would love to come back with one additional family member, however we would need a chair futon for that. This VRBO was well worth it.

Just a gem. Gorgeous view of beautiful garden from large balcony. Comfortable and clean. Quiet location. Pictures don’t do it justice! TV wasn’t working one morning and mentioned to management company on our way out one to sightsee - told them no rush . . . then went back to condo as had forgotten something and they were already taking of tv! We stayed three different condos this trip (Oahu and the Big Island too) and this one was by far my favorite!!! If ever back, which I hope to some day, would stay in this unit again if available. A peaceful oasis. Also did dinner one night at the one on sight restaurant and it was very nice - good food and attentive staff, plus of course a beautiful view of gardens.

We were really happy with our stay, it was everything we hoped for. The condo was very comfortable and clean and had everything we needed. The property around the resort was beautiful. We walked to a lot of places...the athletic club, the beach, the shops across the street. Our son had a lot of fun at the athletic club pool. We were all sad to leave and highly recommend this condo to anyone looking for a place to stay around Poipu. Make you sure you order the Hula Pie at Keoki's :)

This is a nice condo near the well known and beautiful Poipu beach. We had a great time here exploring southern Kauai. This island is fantastic! Waimea canyon, na pali cruises, polihale beach, gillin beach, ... there are so many amazing things to do that are easily accessible from this location. We'd typically go explore something in the morning and then come back and go to Kiahuna (the nearest beach) or Poipu beach in the afternoon and then stay until sunset.
A few tips:
Kiahuna beach is easy to walk to but Poipu is a bit of a stretch if you have a bunch of stuff and are wearing flip flops. We drove to Poipu after our first visit. There is a big parking lot so parking isn't a problem.
We found bigger and better stocked grocery stores in Lihue than near the condo. So I'd recommend getting many of your groceries on your way from the airport.

We enjoyed our stay in Poi'pu and specifically in this condo. The condo itself is comfortable, great bed and plenty of space for a small family or couple. The view out of the lanai is of the famed Moir Gardens. There is a peek-a-boo ocean view past the Sheraton as well. The grounds of the resort are beautiful and it is a short lovely walk to the beach. Across the the main road is the a small shopping center with many restaurants for all tastes. The kitchen can accommodate making breakfast everyday, which helps the budget! Others have left behind sand toys, beach chairs, there are folding chairs for guests, and we left behind a full size 48 quart hard sided cooler to use as well. Lihue is 15 minutes away, as well as Port Allen, Waimea Canyon 20-30 minutes, North Shore 1+hours away. Loved staying here and highly recommend this condo!

This place is close to everything in the southern part of the island!! This condo had everything we needed, dishes, towels, etc. The bbq was not working unfortunately so we used the oven. Be prepared to pay the cleaning fee up front. (The owner did inform of us of this ahead of time). Plenty of space for 2. Thank you for sharing your place with us!!

Stayed for 8 days. First time to Kauai. Condo was nice, had everything we needed. The location of the building is close to the road, but the traffic didn't bother us--most of the roads are 35mph, so it's not like people can zoom noisily. On one hand, it was nice to be close to walk to the shopping center for dinner and souvenirs; but it was a little bit of a walk to the beach. Not a big deal for 2 30-something adults, but if we bring our young kids some day, I'd probably stay closer to the beach. We got lost our first few times and ended up at the other resort beach--beautiful walk through the property though! Boogie boards, umbrella, fins, hats, etc in the condo. No ac, but lots of fans, so we stayed comfortable at night.
The beach hut was great,providing towels and "local" places to go for activities and dinner. We didn't BBQ like we planned, but the grill is right outside the building. 30 mins from the airport--if you get in early enough, stop at the Walmart for provisions.
Only "surprise" was an extra $35 for a mid-week cleaning, but it was nice to have fresh towels.
Surf board rental: go to Nukamoi's at Poipu. Boards are so-so, but the guys are great, happy to tell you about surf spots, you can trade boards, and they only charge you for the days you have the board. Da Crack has great burritos at good prices. Olympic cafe has great wraps. We did a helicopter tour with Island Helicopters and a catamaran to Napali coast with Capt Andy--both were fabulous and I would highly recommend.

We really enjoyed our stay at Kiahuna 326!! Very nicely appointed with an open floor plan,well appointed, relaxing view of Moir gardens and even a slice of ocean view. The unit is well maintained.

Nicely updated top floor condo view view of the gardens. Very comfy king sized bed, convenient location to Poipou shopping centre for restaurants and shops. This condo was very clean and updated. A nice surprise was the beach chairs in the closet. The full kitchen and nearby bbq were handy. Rick is a great person to work with- very helpful and responded to emails quickly. He is a very good host. Good beaches within walking distance. Great walking path beside beach. A lot of the excursions work in the Poipu area so the location is great. Definitely would stay at his place again.

Thanks to Rick and Marilyn for renting us their condo. The condo is very nicely renovated and the bed very comfortable (a big plus for us!). We had everything we needed for our 8 days. The Plantation is very pretty and the Moir Gardens lovely. We enjoyed the short stroll to the beach through the Gardens. Had brunch a couple of times at the Sheraton, it was very good however a bit pricey. We learned on our second visit that if staying at the Kiahuna Plantation there was a bit of a discount. Not sure if this was only on this day but it's worth mentioning you are a guest at the Plantation if you go there. The beach in front of the Sheraton was our favorite.Starbucks across the street was nice too. We didn't swim at the Poipu Athletic Club as it appeared to be a better fit for small children and a bit far away from our unit. I think the only thing that may be missing from the Plantation resort is a pool and hot tub, but the beach is very close and that is why we travel to Hawaii in the first place! If we come back to Kauai we would definitely look into staying at this unit again. Thanks again.

My son, fiance and I stayed just a short 5 days at Rick's place. Condo was very clean, comfortable and had lots of amenities (boogie boards, beach chairs, CD player with Hawaiian music and an inflatable mattress which we didn't use). Rick was great to work with and returned calls promptly. When our plans changed, he was very accommodating to allow us to have a late checkout. Overall, it felt like a home away from home. I definitely would come back!

My wife and I spent six pleasurable days here in April. The condo was well-equipped (as described), tastefully decorated (as shown), and immaculately clean. It is located in the northwest corner of the beautiful resort, so it's a walk to the beach, but close to the road. We found this to be very convenient for our frequent sightseeing excursions.
We enjoyed the resort's beach, and were thrilled to see two seals and a sea turtle resting on Poipu Beach. We toured most of the highway around the island, from Waimea Canyon to the north coast beaches, took a helicopter flight over the island, and took a catamaran tour up the Na Pali coast. Poipu proved to be a good home base for our outings, and the condo was a very pleasant home away from home.
Rick gave very helpful answers to my questions and we were very satisfied with the rental agent's service. Our trip was a once-in-a-lifetime vacation, but we wouldn't hesitate to rent this condo again if we had a chance to return to Kauai.

This was our second stay at Rick Jackson's condo at Kiahuna Plantation in 3 years; this time to celebrate our 30th anniversary. As anticipated, we had a fabulous time, enjoying our walks to the beach, and to the local shopping and fine dining adjacent to, and down the street from, the condo's ideal location. Further, access to other Kauai attractions are short drives (relatively speaking, for people from Southern California, that is!), making this the ideal 'home location' during our stays on our favorite of the Hawaiian Islands.
Keoki's Paradise, The Beach House, and Tortilla Republic are three stand-out restaurants which are within minutes walking or driving time from the condo location. We also recommend exploring Gaylord's for dinner or Sunday brunch, Duke's for an outstanding lunch or dinner, and up North in Hanalei we appreciate the relaxed environment of Kalypso, where for a lunch we had a grilled mahi-mahi sandwich that was exquisite - fish was caught that morning, and on our plate at 12:30 PM - absolutely to die for.
Rick is a gentlemen to work with; and you'll find the Outrigger staff to be pleasant, accommodating, and supportive. We highly recommend Rick's condo to anyone wishing to assure themselves of a nice stay in a non-hotel, non-crowded, and entirely pleasant Hawaiian environment! Thanks again, Rick Jackson!

The condo is perfect for one person or a couple. The patio's view is of a gorgeous garden. The walk to the beach is a couple of minutes, but not bad. It isn't right on the water, but I imagine the nearby hotels would be loud if it were. The beach is lovely. There are a decent amount of rocks in the water, but I think you get that on beaches all over Hawaii. The little shopping/restaurant center is great and a quick walk. The food was tasty and the shops had pretty much anything you'd need while in Kauai. The grill is right outside the condo and parking was super easy. There is a restaurant in the plantation that is totally worth it. There is a cleaning fee that the plantation adds after you arrive. It's mentioned on the listing, but I didn't notice it. Rick was very helpful and sent us a lot of cool stuff to do in an email. Overall it was a great experience, I would certainly recommend it and stay here again.

The property is lovely with all the flowers and plants and so well taken care of.
The beach is so close and is one of the best in the area. The Kiahuna employees are accomodating, gracious and polite. The restaurant on the property is terrific. The condo is a great location and is nicely decorated. I had a wonderful vacation.. Thank you!!

We had a wonderful time at the Kiahuna Plantation - the condo was well kept and very clean - the view from the balcony into the tropical garden was wonderful .We enjoyed the short walk - through the garden with lots of orchids - to the beach. The Plantation Garden Restaurant offered a good selection of local fish and dishes and we could enjoy to sit outside. The new Kiahuna Shopping Center was only a short drive away - and Saveway near Lihue had a very good selection of fresh fish and meats - we enjoyed shopping there. Novella - the lady from the Parrish costumer Service was extreamly helpful and friendly - she gave us lots of Information . We hope we will return next year and highly recommend this property and condo to the future guests.

Located in the heart of Poipo, close to the ocean, golf and hiking. The condo had everything we needed and was very comfortable for two people. The management company responded quickly to any issues. Kitchen was well equipped for cooking and comfortable for dining with four people. Best part about the condo was the view of the garden that is listed as one of Kauai's best. It was developed in 1975 and has matured wonderfully over the years. The gardeners do a great job in keeping it in top condition. Oh...one other thing...the Starbucks is across the street.

The condo was just as advertised. We found it to be one of the better condos we have stayed in Kauai, especially for the price. The condo was clean, updated, and everything you need is provided. It has a very nice garden style view, and felt very private being on the second floor. Lots of bird watching in the mornings! We have stayed in other condos in the Plantation complex, and even though it's far corner location is a little walk to the main beach area, the value made up for it. Don't expect a quick walk back and forth to your condo from the beach for drinks, bathroom, etc, like some of the other condos. Location to the beach was not a priority, so the 4-5 minute walk to the lawn/beach area wasn't an issue for us. If you want easier in and out beach area access from a condo, you might want to spend more for a more centrally located condo. Don't be scared by the walk, but you are in the upper corner of the property, and if you haven't stayed there, an honest review is that you have to walk a few minutes down to the beach. We knew this, and it was perfect for what we were looking for. The Poipu location was perfect, and the grounds are kept in great condition. The condo was quiet, and relaxing when we were in it, and the beach area was perfect for a glass of wine at sunset. This is a place we'll keep in mind for future visits. A great vacation and condo choice. Thank you!

My husband and I just returned from our stay at Kiahuna Plantation and we couldn't have been more pleased. The condo itself is beautiful and updated. It came fully stocked with anything that might be needed. It was a little hot in the condo (no AC) during the day, but the unit comes complete with a few large stand up fans that get a good cross breeze going. At night, when the sun goes down, there is nice breeze and you can sit on the porch with a glass of wine enjoying the stars.
The resort is gorgeous and in a great location. We enjoyed walking the grounds and gardens daily and popping across the street to hit up the Starbucks and visit the cute local shops. We highly recommend hitting up Puka Dog for the gourmet hot dogs!
If you are new to Kauai, Poipu is a great location - I strongly recommend staying in this section of the island. Going to either end is easy from here and daily we'd go exploring in different directions.
I would definitely recommend this condo to anyone and we'd love to come back!

We stayed here in August for 5 days while vacationing in Kauai, and we loved it! The condo was very clean and recently remodeled with granite countertops and nice appliances/amenities. The kitchen has everything you need to cook meals during your stay, and it was really nice to have the large living area and lanai. The lanai overlooks the garden which is beautiful, and it's about a 5 minute walk down to the beach. There were also surf board rentals/lessons at the beach by the condo which was really convenient. One thing to keep in mind is that the pool is not on-site. It's only a short drive across the road, but it's also only open until 5 or 6pm.
In the Poipu area, we really liked Poipu Beach (just down the road) and Shipwreck Beach (also just down the road). The Poipu Shopping Center is right across the street and has lots of cute little shops, galleries, and restaurants. This was a great central location for exploring the southern and western parts of the island. We LOVED the Tidepools Restaurant at the Hyatt. It is build over a koi pond, and the food was delicious! We also liked Beach House Restaurant (such an amazing view), and Bubba's Burgers (for a more casual meal).
It was easy to get the keys from the property management office, which is just a few minutes away from the condo. Overall, this was a great spot, and we would definitely recommend it to others!

My husband and I spent a week in this condo and were very comfortable. The location is fantastic (close to Koloa Town, great beaches, and two shopping centers). The Plantation is absolutely lovely (has a few ponds, an orchid garden, and amazing trees) and the condo itself is about a 5 minute walk to the beach. We had plenty of supplies to cook with and the decor was nice. I would stay there again.

What a fantastic place! We picked the poipu area because it was in between the two areas we were interested in hiking and beach/surf searching. It was perfect. Easy drive to thee dog the road in each direction. The condo is clean and comfy. The owners have stocked it with everything you need. It over looks a lovely garden and is very peaceful. It is a very short walk or drive to groceries, shopping and a few great restaurants. The beach is a very short walk thru the condo grounds...and it is quite beautiful. The beach area is beautiful with safe swimming and snorkeling. Plus very easy access to surfboards. Lots of things to do on Kauai!!

This is our last night here at Kiahuna Plantation?. This is a great complex and I wouldn't hesitate to stay here again. The condo is nicely furnished and spotless. It is exactly like the pictures..no surprises! We had a couple of very minor issues when we arrived but the owner took care of them immediately. The building that this condo is in is probably the farthest from the beach..but not so bad. It is directly across the street from a small shopping center that has restaurants and shopping...also a Starbucks. Groceries are in Koloa about 5 miles away. It is best to shop in Lihue (15 miles) for better selection and prices. The kitchen is pretty well stocked but it is small like all of the units. There isn't much storage for groceries so don't buy too much. The only negative thing I have say is the about the pool. The pool is not close. It is across the street. It is not in good shape. If you are looking for a "resort type" pool this is not the place. The beach here is wonderful. The grounds of the complex are beautiful and it is quiet (except for the roosters which are everywhere on the island). I read some complaints about the traffic noise since this condo is close to the road but for us that was not an issue at all. We unfortunately had a family above us and they were quite noisy but that can happen anywhere. I feel like this condo was well worth the money I paid. Maybe in the future I will "upgrade" to something closer to the beach or with a view but really this is a very nice condo. ????

We truly enjoyed our stay at our place on the Plantation. This was the first time we had rented through VRBO and the owner was very helpful in maintaining good communication through the booking process, providing nice tips on what to see and where to eat. We loved the unit, immaculate and beautifully updated and decorated, and was grateful for the nicely stocked kitchen and nearby bbq to allow us to cook healthy meals during our stay. We spent 90% of our time on the lanai, with a gorgious view of the gardens and enjoyed the nice breeze that flowed through the unit the 3 days we were there. One of our favorite parts of our day was our daily trek to the beach to watch the sunset, and pleasant stroll back to our unit, where we shared nightly visits with a black-crowned night heron, hunting in the koi ponds while we sat, just a few feet away.
We would fully recommend staying here, especially if a pool is not a necessary requirement for your stay. There is a lovely pool that is at the ProClub which is offsite from the resort, but it's a bit of a trek to get to, and with a 7yr. old whose a big swimmer, more convenient access to a pool would have been preferred. The only other minor concern was that we were unable to open up and use the sofa bed which required our 7yr. old to sleep with us in the kingsize bed. I contacted the owner the last day we were there to let him know about it and he was very responsive and was going to send someone to check it out. In hindsight, I wished we had contacted him earlier, as he was SO quick to respond, I'm confident it would have been resolved during our stay, and we could of had the lovely king to ourselves. All in all, an awesome stay and we would definitely consider returning.

We thoroughly enjoyed our stay in Poipu - great weather, easy to get everywhere, very laid back. This unit is exactly as described. It’s clean, comfortable and well stocked with everything that we needed. We appreciated the beach chairs and cooler on our trips to the beach. (While Poipu Beach Park was terrific, we really enjoyed beautiful - and almost deserted - Polihale Beach.) Although the unit is closer to the road than most other units, we never noticed any road noise. We enjoyed sitting out on the large balcony overlooking Moir Gardens. Rick is very nice and was quite responsive each step of the way. I was perplexed when we arrived about how to turn on a set of lights in the bedroom. I was was able to simply pick up the phone and reach Rick at his home in California for the answer.

Loved our stay at Kiahuna Plantation! What an awesome location at Poipu Beach, and the beach in front of the property is outstanding. The unit is very nicely done with beautifully updated kitchen and bathroom. We especially enjoyed the large lanai which was very private. Even though there were neighbors on both sides, you could not see them. Lanai overlooked tropical gardens with lots of birds. It was a short 5 minute walk to the beach or if you're feeling a little lazy you can drive down and park closer to the beach, still on the Kiahuna property. Overall it was an outstanding trip and we would stay here again in a heartbeat!

Great condo...nice remodel and very clean. Although the ad says a 3 minute walk to the beach, adjust accordingly if you have kids (it took more like 10 with our 2 year old daughter.). The building that this unit is in is the farthest from the beach which makes it the closest to the main road. The bedroom window faces this road so light sleepers like me certainly will notice early morning traffic.
The condo is as nice as any we have stayed in and is certainly stocked well. The communal BBQ area is immaculate as I observed it being scrubbed at least twice during our stay. The grounds and resort are in very good condition with staff maintaining the shrubs on a daily basis.
Rick was quick to reply to any calls or emails and helpful with directions or tips.
Long story short if we return without our daughter I would stay again, otherwise I may look for something closer to the beach and away from traffic noise.

The gardens that are your main view from the lanai are absolutely stunning. Beautiful flowering plants and trees, and lots of singing birds. The condo was very nice, exactly as was expected. Perfectly clean and comfortable. Location was within walking distance to the beach, restaurants, shopping, and entertainment. What a perfect location! I would definitely recommend this condo to friends and relatives, and anyone looking for a wonderful vacation home.
