Beautiful location. Everything provided in unit. No major issues but a few ideas. Lanai sliding doors way to difficult to open and close even after I cleaned runner. Windows did work but had to be hand operated as handles didn’t work. Tv was nice roku but instructions for it and cable/satellite box could be updated. Remote’s batteries for box remote in bedroom were dead.Cleaning person left us a vase of beautiful flowers and some local fruits and gave some very helpful tips.

Very old interior, but clean, great view, great location, the construction right next door, very loud every weekday. Would not have rented if we had known. Price too high considering the construction. Sliding door to lanai could not be locked. TV .never worked

ocean front! Nice little beach. Grills to use was a nice feature . Parking stalls were tiny and our reserved stall got used by someone else which was a hassle.
We were not told that the building was being worked on.... there was a crane on the next door balcony and deafening drills and other construction noises all day.
The pool was closed due to the construction. The sliding door to the balcony did not lock and the jalousied window did not close all the way and had no screen to keep out mosquitos and termites.
We didn't feel safe with the door that would not lock, mostly for belongings like a laptop...we were on the 4th floor but could actually see the workers on the scaffold next door...but fortunately no one invaded our room.
The unit was not what you'd call updated, but it was comfortable and served the purpose. Oh, and we could not watch live TV- messaged the owner and he said that the cable in Hauula was out (it was not at my sister's home down the road) and that I should ask the property manager (Donna?) about it....I was unaware that there was a manager or how to contact her.
The housekeeper brought beautiful flowers to decorate the living area and bedroom. Nice touch.

We have enjoyed our stay here. It is a nice beach front location and we were away from the hustle and bustle of Waikiki, which is what we wanted. It is close to the PCC and North Shore which is where we wanted to spend most of our time. It was also convenient enough to other areas on the island that we wanted to visit. The only negative issues about the property were the bathroom was fairly small and difficult for me to maneuver in and the handle on the kitchen sink fell off a couple of times. (I am not sure about the functionality of the kitchen appliances because we only used the refrigerator.)

This lovely, charming condo is a PERFECT spot for a quiet, cozy, peaceful stay in paradise. Located in Punaluu provided an easy, enjoyable drive to much of the windward side and the north shore along the Kam Highway. The fob access to the elevator made security particularly reassuring. We especially enjoyed the fourth floor, with a balcony view of the morning sunrise. It was the perfect tone setter each day. Easy beach access. The in-house washer and dryer were particularly helpful. Great communication with the owners. We would stay here again, any chance we get.

This property is as advertised. The location is great, right on the ocean and a short drive to the PCC, and the North Shore. The unit could use some tlc and updating but was clean and comfortable.

This homey little place was the perfect size for us! The views were absolutely gorgeous, and it's stocked with all kinds of great gear - snorkels, fins, boogie boards, etc. That alone makes it worth staying here. We loved hearing the sound of the ocean and the peacefulness of being in the country. The security and maintenance staff were very courteous and we weren't bothered by the construction on the complex that much. (only if you stay home during the day - but why? It's Hawaii! Go out and explore!)
This condo was a little more shabby than I expected; the updates described on their listing must have been quite some time ago. They definitely need to repair the louvered glass windows and their screens as they never fully closed.
It was a great deal for the price though and we really enjoyed our time there.

A simple little place with the most amazing view of the ocean. It was exactly what we wanted. It fit our needs with being so close to ocean, the views and away from the hustle and bustle of the city.
Everything was comfortable, check in was easy, everything we needed was provided (we did run out of TP early in so purchased a small pack ourselves). Having the kitchen and laundry was a huge bonus for us with 3 kids.
The evening strolls on the beach were perfect endings to our days, especially with the sea turtles sleeping along the water. The sunrise in the morning was unbelievable.
One negative would be the lack of communication regarding the pool being shut down due to the renovations. That was something our kids were really looking forward to and we wouldn’t have promised them a pool if we had known. It was definitely disappointing for them and we were a little unimpressed as the pool was a deciding factor between this place and another.
All in all though, we absolutely loved it and hope to be back!!
*ps - most complaints that we saw regarding this property I believe is due to higher expectations. This is not a fancy resort or hotel. It is a small simple apartment and was perfect for our family.

This is the second time we stayed here and it’s the best location. Right in the middle between North Shore and Waikiki. Very low key area, very relaxing. Seen turtles right out on the beach

Pros: location on the beach was beautiful, well stocked with towels, shampoo & conditioner, laundry detergent and pantry basics. Building had good security with key fob required for elevator use and security cameras around the property. Nice exercise room next to the beach. Cleaning lady left nice smelling flowers and some fruit.
Cons: some drawers broken, one stove top burner stuck on simmer, windows difficult to open, very noisy during the day (M-F) with jack hammer noises.
Furniture and finishes were dated but functional. TV worked fine in living room but bedroom TV we couldn't figure out. Lots of guide books in the condo.
Good value for the money but construction was a bummer.

This condo was ideal for us. We loved the location as it was close to everything we wanted to see. It was right on the beach and provided a lanai with a gorgeous view. The grounds were beautifully maintained, and the 60 bus stops right in front of the complex. Only negatives were lack of AC (but fans and screen door to lanai kept it pretty comfortable), water shutoff from 8:30 to 4:00 first two days, and a sewage odor in the parking lot. Fortunately, it didn't permeate to the back, and we couldn't smell it from the lanai. I would definitely stay here again.

Only 2 Con's: 1. The bedroom air conditioner was removed the week before we arrived. It got a bit stuffy in the bedroom so we slept on the futon in the LR. It was comfy and the ocean breeze was amazing. 2nd. Building is under major construction and the drilling and hammering was so loud during the day. Too many Pro's to type.. Clean, stocked well with everything we needed (except air conditioner), view is breathtaking from front of condo and back, gym was great, lounge chairs always available, walked to get coffee each morning to drink on the big balcony to watch the colorful sunrise, local businesses were great, food trucks delicious, close to North Beach for surfer watching and shopping.

We stayed here for our anniversary trip and it was perfect! The location was amazing. The amenities were perfect. The bed was SO comfy! We sat on the balcony every night and watched the moon rise. Perfect trip!

This place is everything you are looking for in a relaxing Hawaiian vacation. It has every amenity possible, is very peaceful and only a 20 drive from everything on the north shore. AC works great in the bedroom. The building is being renovated but they start only around 9:00 and finish around 5:00. Overall I’d highly recommend this condo.

This is a two part review. Part 1 is an overall review and part 2 is from a wheelchair accessiblity perspective.
Overall, this was a fantastic homebase for us while on Oahu. During our stay there was some construction/renovation going on that impacted our unit but the property management people made it right. The highlight of the unit is the sunrises. Unbelievable! The unit itself had a good layout for our family of 4 and it had all the kitchen and beach amenaties we could need. The location was great. As the locals call it, it's the "country" and therefore very quiet. Easy to get to the North Shore's beaches and about 50 minutes from Honolulu. It's about 10 minutes from the Polynesian Cultural Center, which we loved! Highly recommend this place.
Accessibility review: I'll preface this by saying the property people were not disceptive in any way about the unit's accessibility. I'm writing this so that others know exactly what to expect.
There is an elevator up to the unit. The floors are tile which makes wheeling easy and I could manage all the door ways. There's a small lip to go out to the deck/patio that I had to pop a small wheelie over. The bathroom is NOT wheelchair accessible. I had to leave my chair outside the bathroom and transfer to the toilet and it was a tub/shower with one poorly placed hand rail. I made it work because I have some mobility, but be aware of this if you don't have much mobility to do what I did.
The beach where the complex sits is not handicap/wheelchair accessible. Again, because of my remaining mobility, I was able to make it work. There is a solid set of stairs with handrails from the grass to the sand that made it possible.

Walked into a mess. When we got there the washer and dryer were in the living room and the kitchen cabinets were taken down and all of its contents on the kitchen counters and in box in the living room. There was plastic on the kitchen wall and bathroom ceiling. The water was shut off from 8:30 in the morning until 5:00 every day we where there. We were notified of that before we arrived but thought it would be OK since we would be sightseeing during the day. But when we arrived it was not what we signed up for. The owner did not even give us notice that the condo was in that condition. When we arrived the cleaning lady was there and was so kind. She said that there had been other people that checked in for other reservation the last couple of weeks and were very mad that the owner did not let them know. She said a couple people yelled at her. So the owner new when we arrived that the condo would not be fixed yet. All they had to do was let the renters know. We tried to find another place in our price range open, but could not. We had to stay there. Thank God there is nice balcony that has a great view. We planned to cook meals and bought groceries but could not really cook There was no counter space and the kitchen sink could not be used;. Be careful renting from them. Not sure what the place will look like when you arrive

The living room, kitchen, vanity and bathroom do not have a/c. It was at least 80 degrees inside those rooms in mid-May, where it was 75 degrees outside. We had to camp out in the bedroom and watch movies I brought on my laptop on the TV at night. Staying on the North Shore would have been better.

Wish the property manager would communicate more and they really need two key fobs for the elevator. With 5 people in our family, we often have two groups and it makes it difficult to only have 1 key fob to go up and down the stairs or ekevat or get into the pool area.
This was our third stay at Pat's at Punaluu. Each time we've gotten a different rental. If you want relaxation, stay here. The ocean is always calm. The grass is nice to relax on if you don't want to get sandy. The Ocean is good for snorkeling, great food up around Lake.
The rental was clean and it's great to have a washer and dryer in the unit. One of the cabinet doors had come off the hinge. The bedroom has a portable AC unit which is awesome. I wish they had given instructions on it's use because it has a condensation tank that needs to be empty when full. It filled up twice during our stay. Luckily I am a handy man and figured it out. We would stay here again.

The minute we walked in we were greeted by the amazing smell of plumeria and an amazing view of the ocean.
Check in was easy. Location was great, about 30 minutes to the North Shore and an hour back to Honolulu. We saw whales while enjoying the sunrise and coffee!

This was a better place than we expected! First of all, the view from the balcony overlooking the pool and ocean (and over 20 palm trees) was fabulous. The balcony is large enough for a table and several chairs - quite comfortable. The living room, kitchen, and bedroom were all very spacious, with lots of chairs, couches, and appliances, including a full-sized refrigerator/ freezer. The bathroom was relatively smaller, but adequate. The check-in process was very clear and easy. We also loved the area, with lots of stores and nice quaint restaurants and beaches. The beach in front of the property was also very nice. GREAT place!!!!!

Fabulous view, quiet complex, very safe snorkeling beach (saw many tropical fish and 2 large sea turtles)!! Condo was very clean and well stocked with everything we needed. Definitely recommend staying here and would love to return another time!! Recommend you print off the check in information before arriving, it’s pretty remote there. There’s limited Wi-Fi until you can sign onto his Wi-Fi. (We have Verizon). Loved the very non tourist feel beyond Honolulu.

We arrived late at night, check-in was easy. The moon was out and the view from the lanai was wonderful. The sound of the waves lulled us to sleep. Every morning there's a different view of the sunrise that greets us. Our only problem is that we had to drive over 40 minutes everyday because our family lives on the other side of the island. We pretty much just slept here and we slept comfortably. The kids also enjoyed going to the beach and we can just watch from the lanai. Morning walks on the sand was also great.

We had a great time at Pat's (end of October). This unit has a wonderful view of the water. It feels very homey and cozy - super welcoming.
We weren't there long enough to make grocery shopping and cooking worth it, and the dining options are limited nearby, but we made do. The Thai food truck nearby was excellent. North Shore Tacos had great food and you can get delicious adult beverages to go!
We would definitely stay here again.

The location was absolutely amazing and even better than the photos. I spent every morning eating breakfast on the little lanai, listening to the water and watching the waves break right in front of me. All I had to do was step out and I was on the beach. The bus was easy to use and stopped right in front of the condo. Thank you so much for giving me such a peaceful place to make my own.

Bedroom needs a TV. Kitchen could used some plastic Rubbermaid bowls with lids. Cold used better instruction about what our responsibilities are in regards to cleaning, running the dishwasher, sweeping etc.

We loved staying here. There were a few minor challenges getting the check-in information and the code to the wi-fi but that was more my fault than that of the owner.
The view is incredible and the facilities were just as advertised. We would stay there again should we go to that side of Oahu again.

We thoroughly enjoyed our stay. The entire rental process was smooth and easy. The owners communicated well. While an older unit, everything is very clean and works as it should.
Views of the ocean and sunrise are breathtaking. Coffee on the balcony every morning watching the sun rise is the perfect start to the day.
This place is well equipped for all your beach needs.

We really enjoyed our stay. Check-in and check-out were contactless and straightforward. The condo was clean and right on the beach. Fantastic views of the sunrise from the Condo or the beach below! Beach towels and a chair were provided which was great. This was a very different way to experience the island than staying in downtown Honolulu and we enjoyed the pace and views.

The drive to the property and the scenic views are amazing. Pat’s at Punaluu on the fourth floor has full on ocean view and the lanai is spacious! The unit is clean and does the job, it provides a place to sleep while you explore the island. It’s simple and utilitarian, nothing fancy. Some cockroaches showed up and we sprayed daily before leaving the condo; that seemed to do the trick! I wish the condo had some decent coffee mugs! The AC unit in the bedroom works well, if needed. At night you will hear noise from the road in the bedroom and ocean waves in the living room. We used both sofa beds in the living room and found them to be comfortable. The beach right in front of the building is excellent! We really enjoyed our stay here!

The unit was clean. Not fancy. Needed some updates. But worked just fine. I think the pictures of the unit where from 10+ years ago. The beach right out back was wonderful! The gym was new and nice. There was only one working BBQ and it was about rusted out. For the money I’d give it a high 3 low 4.

For the price you cannot beat this place. The description says that it sleeps 5, and while this was true for us (2 adults and 3 children), I don't know if I would attempt 5 adults. The place had the space we needed. Since we were in Hawaii, we really didn't spend any more time in the condo than was necessary. It has an open living room and kitchen. If we were to spend several hours during the day there it may have gotten cramped, but we only utilized the space to sleep and eat breakfast. While we were there a fan had broken, and they were very quick to find a replacement. Overall, I'm very satisfied with our stay there. The location is wonderful, and the beach is always so calm, especially with little children.

Such a great place to stay--Room for up to 6 to sleep (we had 5), kitchen, washer/dryer, etc. The balcony is fantastic: such a great place to sit in the morning with coffee or at night with something else. The views are superb, because the ocean is just RIGHT THERE. Donna was helpful ahead of time, and Robin was helpful when we were there. Highly recommended.

My wife and I stayed here for a week and a half and had a great time. The property was exactly how it was described.
For first time visitors to Oahu, be aware that this is a good drive from Honolulu. It took about an hour to drive to Diamond Head, Pearl Harbor, or any other location on the south side of the island. But I would stay here again because it was nice to get away from the mob of tourists staying in the Waikiki area.
I believe one or two bad reviews for this place are simply unrealistic expectation. This is not a hotel. You will not have someone cleaning your place or doing your laundry during your stay. That is up to you. The condo complex is a few decades old and sits right on the beach so the paint is peeling above the shower and the curtain rods are rusting. There are also a few small lizards that can be spotted around the complex at the night. But we kept the kitchen clean and didn't have any problem with unwanted reptile intruders.
Anyone staying during the 4th of July should be aware that the main highway gets pretty busy for the Turtle Bay fireworks display. Either go early and plan to be there all day or stay away and off the roads. We did the later and had a great fourth.
Again, I highly recommend this place to anyone. You will not be disappointed.

The location at Punaluu is lovely. Quiet and peaceful beach right in front of the condo. One day we saw several turtles swimming in the ocean there. The unit was fairly well stocked in terms of kitchen supplies and beach gear. I have one complaint about the sleeping options. After taking the cushions off the "sofa bed" at the end of the day, we discovered a note stating that the sofa bed was not suitable for sleeping, only for use as a sofa. We then tried the futon, which was very uncomfortable. My 13 year old daughter ended up sleeping with me in the bed. Luckily it was just the 2 of us, but I would have been very unhappy if we were a family of 3 or 4.

I just wanted to thank you so much. The apartment was wonderful.....I so apreciate all the help you gave me about the apartmenat and the area. It was so quiet and the bedroom was Heaven a great King bed. Mostly I loved the view it was so awesome. I loved the deck and the Ocean was wonderful... I used the pool everyday I was there what a wonderful time I had.
