This was our second time staying at this location and it was every bit as great as the first! As everyone else says, the views are spectacular and we found the place to be clean and very nice. Location also makes it a very manageable walk into town. We look forward to staying here again when we visit Kona.

Photos and description do not match reality. It’s worn & tattered. So disappointing at 3k/week.Pros:-Great location-2 bedrooms, 2.5 bathrooms, laundry, 2 lanais-King in master, 2 twins in other-Full kitchen-Big TVs in master & downstairs-A/C in living room, master & 2nd room (not central A/C)-Wifi-Beach gearCons:-Not clean-Dead bugs in cabinets, lamps, windows, A/C units & floor-Pans, tools, etc. are decades old and should be trashed (most pans are so damaged they are unusable–peeling nonstick coating)-Cracked/chipped plates, bowls, glasses-Rusted out blender -Cracked pitchers-Lots of lids, no containers-Dirty kitchen chairs-Worn/torn/stained sheets & towels-Pillows worn/flat, some need covers-Torn up lanai furniture cushions-Cracked master tub -2nd bath showerhead doesn't work well-No hooks, shelves, or drawers in upstairs bathrooms-Host provides one roll of toilet paper per bathroom (He told us it wasn't a hotel & to buy our own--but did send some the next day.)-Living room slider door mostly stuck shutOne morning the kitchen table was covered with termite wings and bug parts. We noticed more everywhere. Never saw live termites, but they must be somewhere.We didn’t feel welcome, no hospitality when we reached out, and no aloha spirit.The saddest part is this place could be nice with a little care, a professional housecleaning (and termite inspection), replacing some cushions and most kitchen items, and some kind hospitality.

BEWARE: This property has a termite infestation. The owner casually mentioned that there are “occasionally insects,” but I doubt anyone would expect that to include termites. When we arrived, the small room with two twin beds was covered in termites—even on the bedcovers. We contacted the owner to complain, and he sent a cleaning lady who simply vacuumed them up and expected us to sleep in those same beds. Even the owner couldn't he would stay in that condition himself. For context, we booked the condo during the third week of May.

Great stay! Loved the constant sounds of the waves! There were more stairs than we thought. We had our elderly friend with us and the stairs to the apartment was unexpected. She had a hard time with them but she was able to do it. There were a ton of little ants on the counters even though we kept everything in ziplock bags. Not an issue at all though. We'd definitely go back!

The property was perfect for our trip. Right on the water. Sleep to the sound of waves. Close enough to walk to town. It is a walk but totally doable and saves on parking. Great coffee shop a 5 minute walk. Totally would recommend to anyone.

What a great location with the downtown area a short walk away but but the highlight is you are able to hear and watch the waves crash onto the rocks at the base of the balconies (spectacular sunsets). Mornings, with your home brewed Kona coffee in your private beachfront shaded lani. All this with convenient parking! The inside was clean and appreciated having the washer/Dryer and detergent. Another big plus was the ample supply of towels (both beach and bathroom). Overall, we loved our stay here!

We have stayed here multiple times and love it. Every trip is a little different and this one we were able to watch pre-Ironman events. First was a 5k run on Ali'i Dr from our front lanai, and the next day a swim race from our back lanais. As a bonus, continually saw lots of fish (yellow tangs, blue lined surgeon fish, others) in the surf and on multiple days saw spinner dolphins!
This place is amazing. It is well represent in its on-line description, so no surprise with all the stairs and no elevator for my 82 year old parents. The host was very prompt and responsive to any communications we had. He is very nice to work with. We love this place and, my parents health willing, look forward to a return visit next year.

This little 2 BR/2.5BA was perfect for our week long stay. It’s a quiet area and you can’t hear much from the street other than a few vehicles that are unnecessarily loud. It has all of the basic essentials that you’ll need as far as toiletries and kitchen appliances and utensils. It’s a mile walk to an area with restaurants and gift shops (either bring one or purchase a bag with handles, they give out paper sacks). The area restaurants were great. You can sit on either balcony and watch the sunset. There are plenty of fish and black crabs to watch in the water. You can leave just the screen door closed at night to hear the waves crashing in. There are a couple of small beaches close by and 2 others south within a couple of miles. The neighbor is really friendly and helpful if you have any questions. Overall, it was a perfect place to rest our heads at the end of each day.

I booked this property for our week's stay and did not regret it! It was so nice to have space vs a 1 bedroom hotel for an entire week. I LOVED the view, which is why I booked it. I wanted an unobstructed view of the ocean, which I got! We even got to see whales off our balcony! I would stay here again!

This place is fantastic! Best oceanfront property imaginable. One lanai overlooking the main road/hills, and TWO overlooking the ocean. We could see fish in the surf and we saw spinner dolphins. The apartment is comfy, inviting and well appointed. Close to town. It does require the use of stairs, but we were well aware of that from the property description, and also we liked it so much, this was a return visit. If you want to be close to the ocean you can't get much closer without being in it. We love it!

This was our first time staying on Hawaii in the Kona area. The property was very clean and well equipped for cooking, eating, and sleeping. The view of the ocean from the porches was lovely, and we spent a lot of time out there. The property is located in an area of busy traffic, but the parking arrangement worked well, and the property was convenient to many businesses and attractions that vacationers would tend to visit. Noise was not excessive. I'm glad we chose this VRBO.

The location was close to everything and very clean when we got there. The owner was AMAZING about getting back to us very quickly about everything. The wifi, tvs, view, yhe kitchen was great and perfectly stocked and master bedroom were great.
There were a couple cons, but they were minor. The guest bedroom is dark, bland and the beds were pretty hard. The house is on a main road so the guest room and downstairs hear the constant traffic and it can be a lil much during high traffic times. Lastly, the 1st morning we woke to some small bugs on the kitchen table and surrounding floor. It freaked me out, but i cleaned it up and called the owner. He offered a bug spray, but due to my sons breathing condition and my severe allergies we could not use it. The owner was great and tried to find alternative options. It was a random situation and he really tried to rectify it.
I would highly recommend this property, especially for family stay.

This is a good private and spacious oceanfront place to stay on the Big Island. It's close to beaches and shopping. The view and sunsets are spectacular!
There was an issue with a broken washer during the stay. The owner tried to have it replaced during our stay but it wasn't able to happen. The two windows AC units struggle to keep things cool but they work.
The outside furniture is very worn, the lounger upstairs had a large hole in the cushion. Not sure if it was an oversight by the house keeper but there were no trash bags, tissues or paper towels.
Overall the location, dedicated parking and size made this a good place to stay.

This place was amazingly! Close to town, RIGHT on the ocean, nicely appointed facility, it was well represented in accordance to website photos and descriptions. My parents celebrated their 60th anniversary and we all had a wonderful stay. It was really nice having a stand alone facility, just three units, rather than being in a large complex. We liked the split level, having two floors to ourselves. Our favourite feature was having three private lanais. The place was clean and very well kept. Communication with the the property host was prompt and helpful. We absolutely loved it and would stay here again.

When we first arrived a the property I was a bit alarmed at how old and run-down the property was. However, once we were inside the unit (#3) I could see how much was done to improve the unit. It looks as if it had been completely renovated with new floors, appliances, etc (except the door to the microwave is broken and put together with tape). Both the main floor and the bedrooms/bathrooms upstairs were nicely decorated.
The view from both balconies was breathtaking. There's nothing like being right on the ocean! The first morning we woke to a pod of dolphins frolicking right out front. And Kona sunsets are amazing! We utilized the grill on the balcony. The view almost made up for some of the other flaws...almost.
The AC units (a must in Kona) were old and filthy. They were very noisy and could barely cool the rooms. The electrical outlets didn't work properly in the master bedroom and the wireless was spotty.
These are easy fixes, and once done my rating could easily be a 5!

We loved the location and were surprised with the furnishings upgrades but the property management could do a lot more to improve it to make sure guests are satisfied.
- The cleaning is definitely not the best as you can see all the dust in the floor under the bed and furnitures.
- The AC units are very dated and noise
- The bathroom tub curtain is disgusting. They should replace it every time a bathroom tub curtain doesn’t cost more then $10. The one there now is stained and moldy.
- electrical outlets in the bedroom is also a issue, I left phone plugged all night but it didn’t charged at all.
- There are done cracks on the walls
- It looks like they start putting a fresh coat of painting but didn’t finished it and never did the edges cuts around the doors and windows trim, there is also a unfinished wood putty patch on the wall.
- The curtains rods are all old an rusted.
If the property owner and the and manager invest a couple hundred dollars for these little things mentioned it will definitely be 5 stars rating.

Wi-Fi kept dropping & very slow. Master bath had mildew smell . Shower control in master needs replaced. Fan upstairs did not work, light in great room didn’t work, lounge chair on deck broken, broken clock, floor upstairs in 2nd bedroom cracked and splintery floor board, missing smoke detectors, some outlets did not work, gap in kitchen door, dusty under bed, the large sofa in great room has no support. Neither bedroom had comfortable beds. Washer,dryer, and dish washer all had to be messed with before they would start. Kitchen sink was stained and windows were dirty. Needs a big update!!!!

We truly enjoyed our stay at this property. It was clean, very well equipped and had stunning ocean views. The locations is close to Kailua “down-town” that has restaurants, shops and a must visit farmer’s market (about 5 min by car). We loved Safeway for grocery shopping (6 min) and Walmart (8 min). The property manager was great to work with. Would definately stay here again!

This place is such a great location. Not only, being on the water, but also walking distance to activities in town and beaches. It would be a 4 star rating except for the repairs needed that would make it perfect.
Mark was very attentive to any requests. The place was more than stocked with gear for using at the beach.

We originally booked our trip for September 2020 for our honeymoon and had to postpone to September 2021. Mark was extremely accommodating and helpful throughout all of the rescheduling processes.
The property is in an ideal location- close enough to town to get there quickly but not right in the busy area. The waves at night are all you hear- absolutely no street noise from Ali’i. It has everything you need for the perfect Hawaiian getaway; from towels, to snorkel supplies, coolers, fishing poles, boogie boards, to a fully stocked kitchen. Very clean and smells wonderful. AC works great and washer/ dryer are nice and seem new.
My family has stayed at countless locations in Kona throughout my childhood and beyond, and this is hands down the best. My husband and I can’t thank Mark enough for sharing his little slice of heaven with us, and we can’t wait to book another trip soon.

The view from the decks were beyond what we expected...providing the most amazing sunsets we have ever seen. It was a cool surprise to see snorkelers at night with their headlamps! I miss the calming sound of the ocean to lull me to sleep each night. We were very close a beautiful public beach and dining/shopping in Kona. Mark was both helpful and communicative.

The house was beautiful with an amazing view! It is in a great location, close to the water and close to the shopping/food area. The only problems we had were that the pull out bed in the living room had multiple spiders in it so we were scared to use it and the room with the twin beds had a slightly mold smell we think from the AC unit in the room. The owner did offer us a small refund for this.

We chose this property because of the air conditioning in June. Apparently it is also a seasonal time for termites. There were several in the home and wings in every room. The property manager did have someone come clean that day after. Other than that the location and view is great.

-Loved the view and sounds of the ocean from the balconies. This is the greatest asset of this property! We spent many hours sitting there and loved every minute!
-Great location close to downtown attractions, shopping, restaurants.
-Wonderful master bedroom mattress.
-Appreciated the beach chairs, umbrellas, etc in the closet. (Although one umbrella was broken beyond usefulness-FYI)
-Deposit promptly returned.

-The unit seems dated. Windows, building exterior, furniture, and appliances a bit worn and tired looking.
-It may be normal for the area, but the insect problem made it uncomfortable for my family. I will say that the manager was responsive in getting the house treated within 24 hours.
-Air Conditioning upstairs is inadequate. It was hot and humid during our stay (even in the evenings), and the AC upstairs did not keep up. The second bedroom was miserably hot.
-The shared parking area for the two rentals is very small. It might help to have a stripe painted on the ground so the guests know how far over to park. A couple of times, the other person parked so far to the center, we could hardly park and still get out of our minivan. Do not rent a large SUV and expect to park on site.

I've always wanted to live at the ocean and this place fills that need. The ocean waves break right under the unit! If you open the sliders of the master bedroom or living room, you can have a constant background song of the waves breaking. The property is well-maintained and the owner bends over backwards to make your stay perfect. My husband and I spent a lot of time on the lanais, one on each floor of the unit, watching the ocean, dolphins, and perfect sunsets. Great location: about a mile away from the main part of downtown, but within walking distance of it. It's far enough away to have privacy and quiet. Highly recommended.

We couldn't have asked for a better experience from start to end. The owners were communicative, the condo clean, clean, clean (!), and the location amazing at just under a mile to downtown Kona for cafes (lots of live music each evening) (Lava Java is great for an evening coffee/sweet treat and music, and the food and owners at Thai Rin cafe was lovely) and shopping. A lovely sand beach was just 2 blocks away. Walmart, Target, and groceries are just up the road from downtown.
The condo is fully stocked with everything you might need to feel at home (including Tupperware, a cooler to take in the car for your picnics/drives (2 blocks of 'blue ice' in the freezer), every pot and pan imaginable, beautiful dishes, glassware, silverware, blender, bottle openers, utensils, coffee grinder and coffee maker, even a tea kettle...you name it).
We had a near disaster (I'm kidding...read on) when we couldn't find a piece to make the coffee grinder work...we had whole Kona beans and no grinder! Not to worry, a quick e-mail to the owners and voila! a new coffee grinder was on our doorstep when we woke up in the morning! :) Thank you!
We loved having the lanai's to relax and read, and watch the ocean at our feet. The last morning, over coffee, a huge pod of dolphins swam by and we watched 'flying' fish attempt to avoid them, it was magical.
Everything was as advertised or better! Deposits refunded the after after we returned, no issues at all.
All of our friends and family are asking how our trip was and we first rave about the condo, and then the island. We will definitely be saving up to come back.
For background, we are 2 women, best friends for 37 years, in our 50s, world travelers, from So Cal. When we travel we try to avoid hotels, preferring the comforts of home, and this condo provided just that. We simply were delighted right to the end (well, except having to leave). We spent 5 peaceful, relaxing, comfortable nights at the condo.

This property was excellent.The view was incredible, and the apartment was clean and beautifully decorated. The location was far enough away from town to enjoy some peace and quiet, but close enough to walk to all the restaurants and shops (about 10 minutes). A sandy beach was just a few minutes down the street.
