Check in was easy and rental company responded quickly to any questions. We enjoyed walking around the property and see all of the plants, geckos, and HUGE snails. It is in a good location, not too far from other planned activities. It was great to have a washer and dryer available and we had ample amount of space. We did a lot of research and did not realize the main living area of the house did not have AC. The rooms all have AC, but we all struggled to spend time together in the main area when we were home due to the heat. If you enjoy the sounds of nature, you will likely sleep well here. There are frogs and/or birds that are quite loud at night. It did keep a lot of us awake, but that is nature and just something we are not used to. Additionally, it could really use a deep clean of the property both inside and outside.

Koana Breeze was perfect for our family of six adults and two small children (1.5 and 3.5). There was plenty of room for everyone. The great room was large and spacious. The kitchen was very well stocked with all kinds of gadgets/gizmos/plates/glasses. The view of the coast was gorgeous and the kids could watch the cruise ships coming and going. Beds were good. Overall, we were very pleased. We would stay here again!

The place was large and accommodated our crew of 8 perfectly. Lots of space to chill and the beds were good, which to us was the most important thing. Having the convenience of being able to do laundry was a huge plus. Plenty of beach gear and good outdoor space. The hot tub was not working, so we were reimbursed $25 per day. Rules and Stipulations accompanied by "or excessive fees will be charged" was a bit threatening and seemed over the top. Overall a great place. We flew in that morning and asked for a little earlier check-in as part of compensation for no hot tub, but still had to wait until 4. Management seemed a bit more regulatory than friendly and accommodating.

Perfect for our group as my granddaughters had their own private room with bunk beds and queen and couch and big screen tv and refrigerator. Neighborhood felt very safe and quiet ( except for those noisy frogs at night, just kidding! Lots of beach towels and snorkels, boogie boards and friendly entrance for wheel chair.. kitchen fully stocked with cooking utensils and labeled. Very nice modern clothes washing machine,and beautiful view . Reasonable price compared to our first Airb&b , but it did have a pool. All in all place was great for teens and adults.

This picturesque home was ours for a week that we will never forget. We brought a group of 8, spanning 3 generations and with varying mobility limitations. There is one large step that separates the foyer area from the rest of the house that would need a ramp if a wheelchair is needed; otherwise the home is on one level. The layout of the main home served us well, with the community areas large enough for our group to spread out, yet still have a measure of privacy in the air conditioned bedroom areas. No AC in the communal areas so it could get quite warm at times. The ohana has less privacy but is perfect for the kids or the young at heart. Management was prompt and professional in all responses. The ocean view from the lanai and within the home is spellbinding! We would certainly come again.

Beautiful property! It checked all the boxes for our intergenerational party of 8. Our 3 year old granddaughter enjoyed the kids table, plates, kids books and sand toys just for her! All the adults in the party enjoyed the super comfy king sized beds and soft pillows every night. The long and large common space with a bar and big screen tv was made for entertaining. Looking forward to our next stay at the Koana Breeze.

Koana Breeze is a beautiful large property. We (6 adults) had all the comforts of home while enjoying the beautiful balmy weather of Hawaii. The pictures don’t really show how spacious the rooms are or how relaxing it is with the breeze from the palm trees which surround the property. There was plenty of room for all of us whether reading, enjoying a morning cup of coffee, or playing cards on the patio/deck. The living/dinning/kitchen area was wide open for easy movement while fixing meals and eating together. The property mangers were great to work with and answered any concerns/questions we had immediately. We would definitely rent Koana Breeze again if we travel to the big island again. Carol

Beautiful spacious home for our stay in Kailua-Kona.
This home exceeded our expectations. Upon arriving we were amazed by the spacious floor plan. The open kitchen, living room, and dining room was perfect for meals or just hanging out. The view from the back porch was magnificent no matter what time of day. It was probably our favorite spot! This home has 3 bedrooms and two bathrooms inside and a separate mini apartment space with beds, bathroom and kitchenette. Perfect for larger families. Also, having washer and dryer was so helpful during the week. I would definitely recommend this space to any family. We thoroughly enjoyed our time in this home and would gladly stay here again.

Koana Breeze made my families vacation extra special, it was our home away from home for a week and we all had a great time. From 2 years old to 58 years young everyone enjoyed the home. The beds were very comfortable, every night we had a good nights sleep so we could enjoy our adventurous days. The kitchen had everything we needed to cook breakfasts and a couple dinners when we all just wanted to hangout together and stay in for the evening and hot tube. My husband, myself, our 3 grandchildren, our daughter & son-in-law loved the awesome wildlife, all the birds, gecko's, slugs, cats just to name a few. We also loved the property with all the lush tropical foliage and the view was amazing. It was a wonderful trip and the house was the icing on our 35th Anniversary Family vacation to beautiful Big Island of Hawaii.

Our group of 5 adults were looking to rent a 3 bedroom/3 bathroom home so that the 2 couples and single would have their own bathroom/bedroom. We unfortunately relied on the photos submitted and didn't read all of the accommodation highlights. This home has 3 bedrooms with king/queen beds and 2 bathrooms inside the home. There is a 4th bedroom/bathroom in an adjoining granny flat next to the home. This was not what we wanted. Inside the home was nice but an older home with painted wood walls and ceilings. The kitchen was large with plenty of cutlery and cups/plates etc. There is only one TV. The inside bedrooms each have a split A/C and fans. Unfortunately the fan/light set up are on one switch requiring us to stand on the bed if you wanted the fan on at night and light off. The outside flat smelt musty, the type of smell you get from mold but nil visible. None of our group wanted to stay there, but I needed to use the toilet and shower to allow the other 2 ladies to share the second bathroom. I counted 7 dead cockroachs in the flat when we arrived and thus another turn off and poor cleaning from the host. We needed to keep the A/C's on during the day to help keep the main room cooler as it got hot - only 2 fans in a very large living/kitchen area. There were no curtains, shutters in this main room with lovely view but lots of light on a hot humid day is uncomfortable. We all agreed that we would not book this accommodation again and wouldn't have in the first place in hindsight. There is an outside Webber BBQ that we used once. It caught alite because no one had cleaned the burners since they were new and had collected all the fat dropping and thus flames emitted from them, so only used once. We didn't use the outside spa.

A perfect home for three couples and two children - lots of different areas to sit and eat in the open great room. One could have privacy with the ability to visit if desired. The suite at the back was great for a family of four too. Beautiful grounds and amazing vegetation - both in the yard and the general attractive neighbourhood. We loved the home's louvered windows which admitted trade wind breezes and the bird's chirping, and at night, the frog's calling! The home was bright and inviting, great kitchen work area -- really comfortable king beds too. We had a wonderful time and it was so nice to have an accommodation where you felt happy to spend a day, with no need to go elsewhere. We'll definitely return!

Loved the property and location!! The view from the deck, the sunsets were so beautiful. There was more than enough space for our large family. The kitchen was well stocked with everything you could need for meal preparation and serving, e.g. cookware and utensils, plenty of plates and drink ware; very organized and labeled so you could easily find what you needed. The house had very nice appliances. There were plenty of kitchen and bath towels. The bedding was very nice and the beds were comfortable. We appreciated all the beach gear available for use. I stayed here with my family during Iron Man week. It was ideal and that it was out of town and away from all the craziness but an easy drive down 11 which was not close during the race with easy access to race day parking. It was super easy for my wife to drop me off race morning, and for them to get back downtown to watch some of the highlights.The home was very clean quite large with plenty of large king-size beds. The hot tub was a nice addition and the outdoor porch area had a beautiful view of the Pacific overlooking Kailua bay. This house had all the amenities and I would highly recommend and would come here again

This place was great for my family and I. Looks even better in person. We all enjoyed the space and how much is provided in this rental. The rental is not far from everything but far enough to relax. At night we would hear the frogs all night which can be a great sound to fall asleep to. The place was really clean and can tell it is well taken care of and they pay attention to detail on our needs like providing beach supplies, detergent, condiments, etc.

Our plac was perfect for or family’s needs especially as we have a newlywed so. So the separate guest quarters were especially nice to give he and his wife some extra privacy. The space was perfect for spreading out. We enjoyed the hot tub every day. It was clean, the beds were very comfortable, the kitchen was well stocked with enough pots and pans and utensils. The communication from the manage was prompt and helpful. It was close enough to town to get things that we needed and to go places we wanted to see but far enough away thAt we felt rested and comfortable. Great view ! Beautiful yard. The property is very nice and was as described in the listing. We found the westside location to be very good to explore the island and it was pretty easy to access the property location which is located in a very quiet neighborhood. We were a little surprised by how loud some of the natural inhabitants (frogs, birds, etc.) could be around the area, especially following rain, so possibly bring some ear plugs. The management company provided very good communication.

What an incredible place to stay! Wow! We booked this house for my mom’s 80th bday celebration trip and we were so pleased with it overall! We loved that it was up the hill which gave us a sense of being a part of a neighborhood and the view wow! We loved spending time on the patio to watch the geckos and take in the beautiful scenery. Also, sitting out there at night was awesome with binoculars to gaze at the planets and stars in the night sky. Also, it was really nice that the house had a fully stocked kitchen. We had everything we needed to make anything we wanted as far as the pots and pans and utensils and such. There were 8 of us total (seven adults and one 5 year old) and we had plenty of space to spread out and not feel on top of each other in the house which was really nice too. Having the hot tub to relax in at the end of our busy days was also lovely. Overall such a fabulous place to bring your family! We would definitely return again if we can one day! Thanks so much for providing such a lovely home away from home.

Great ocean view. The house was very big and had many different spaces to enjoy. The room with a bed, bunk beds, kitchenette and bathroom had a separate entrance so that allowed some privacy if needed. We had a great experience.

The shower mat was moldy and dirty, a 2 sliced toaster for a house that holds ten? Didn't feel like it had been thoroughly cleaned in a long time. A picture leaning against a wall had dead bugs and dirt that had been there for some time. Each bathroom had 1 roll of toilet paper if you could call it that it was so thin and not even a full roll. We had to supply toilet paper, paper towels and garbage bags. We were left 2 garbage bags to cover 10 people for 9 days. Really? 2 plastic bags!
The management company wasn't helpful to deal with. I had asked if the owners would allow an additional 4 adults over just for cake to celebrate my sister's 60th birthday, they didn't ask the owners they just said no and threaten that if more than 10 people are on site at any given time I would be fined. I asked the scooter delivery guy to stay on the street and to not come on the property. Not sure if the problem is with the property management team or the owners are in it just to make a quick dollar and don't care about your stay or not. Too bad, this could be a nice place. Washer broken, missing panes of glass from the windows, fans dirty, hot tub broken and when I called about the hot tub I was informed that they had told me and that Nancy sent me an email saying so, but never got an email from a Nancy.

We stayed here for our wedding with family. The house was great and just what we hoped. All our amenities were provided along with dishes, cleaning supplies, and even shampoo and conditioner. The house was as large as the pictures portray. The only downfall was the hot tub was not working and it was one of the reasons for choosing this house.

This was a beautiful property inside and out. Great view. Pretty home. The location was easy to get to and near enough to necessary amenities. A little disappointed however because the hot-tub was inoperable and we were only informed the day before our stay. A hot-tub or pool felt necessary for the summer. They did try to correct it with a very minimal refund, but honestly I would have cancelled and re-booked elsewhere had we been informed timely. Listing is for 4 bedrooms, this is deceiving. The 4th bedroom is like a granny suite with an exterior separate entrance. I did not understand this from the description or pictures. We went as a family with young children. We needed 4 bedrooms in the main house all together. Posed a big problem for us.

I had decided before coming that I would write a terrible review because they disappointed us even before our stay, but it ended up being a really nice stay.
About a month before we came, I got an email stating that the hot tub was broken and they would give a concession of $25/night. Considering that the personal hot tub was one main reasons that we booked this place, and considering that the daily rate is somewhere around $350, I think $25/night was a pathetic concession and I told them that I expected to get more back. The owner said no because they “can’t afford it.” As a fellow VRBO owner, I understand the costs involved in owning and they are very solidly booked through the summer. I understand that they probably have Covid costs to recoup, but that responsibility shouldn’t be put on individual renters, and if an expected service cannot be offered, there should be suitable compensation. I am disappointed with their customer service. I had to play nice after my rejected request because there was nothing else available on the island for my size family and they could have easily cancelled my reservation and booked someone who would be grateful for getting a big place at the last minute. Obviously, I am still irritated.
I did still give 4 stars because the house is a great house, even without the hot tub.
The house was huge. It was so nice to have that much space to stretch out in. It was clean and maintained well. Of course, there are nicks and scratches around because renters are very hard on houses and everything in them. But we were very impressed with the quality of the couches, beds and bedding, extra blankets, a/c units in the bedrooms, floor and ceiling fans - everything needed to make a comfortable stay.
The house was stocked really, really well. It had everything we needed and more for going to the beach. I was very impressed with how every need was thought of and provided for, from tons of usb chargers to q-tips in the bathrooms.
Our teenage sons LOVED the extra suite off the side of the house and called it the Man Cave.
The management company communicated during every step of the way (almost too much). Sometimes I had a hard time finding what info came in what email. But I would rather have too much info than too little, and any time I communicated with them they were very quick to respond.
We would definitely stay again, but hopefully with a working hot tub.

Overall this was a good rental property/experience. We had plenty of space for our family of 8. The location was convenient to surrounding activities/attractions. We were disappointed that the outdoor hot tub was out of order, but the rental price per day was adjusted to compensate. The guest quarters accommodated our 2 grandchildren, but the overall condition was not on the same level as the main house. The weather was very hot during our stay and the air conditioning/cooling did not keep up; more units in the main living space, not just the bedrooms, would be a huge improvement. Also, mustiness in the air prevailed.

Smaller than in pics, Two Tvs for 10 people, one that is in a location that is hard to see, other in ohana. Lied about hot tub,was broken, had been for a while,water was green,played it off like just happened,sent someone to fake fixing it,and said they couldnt calse had to order part.. One of the people staying with me, maintains them for a living!!! Said Was Broken FOR A WHILE!!! Beds were great!!! Bunk beds are 4 feet from bed,hard to walk between,not like in pics. Basically on top of each other in ohana.. Kitchen was great!! Loved the deck!! Just Mad about being lied to, rented it for the hot tub,so we could relax!! Feel like i deserve money back,or something!!

This property was great for our two families of four. It had all that we needed. Check-in was smooth, management was great (they checked in to see if we needed anything). Very clean. Great location.

We enjoyed our stay at the house. I think the only thing was the back room with the bunk bed was a bit musty smelling and dark. But overall we enjoyed the property. Thank you.
