The six of us really enjoyed the penthouse 3 bedroom-3 bath apartment for nine days. We walked to Waikiki and the shopping streets of Honolulu and were on the edge of town for excursions to other parts of the island. The area is quiet. The views are stupendous. Some of our party used the work out room which was very convenient. The space is very comfortable. For three couples, the apartment was an ideal base. The rooms are very large. The neighborhood felt very safe. Very hard to leave. I can highly recommend this apartment.

We loved our 3 BR condo with ensuite bathrooms! It was a small kitchen but we never cooked and they had a coffee maker, toaster and wine glasses--all we really needed!
One small oddity, the shower heads were low, so the over 5' 10" folks struggled a bit...
It is a private condo located above the Wyndham hotel, with access to their fitness center, pool, laundry, etc.

Five of us girlfriends stay at this beautiful 3 bed 3 bath condo. The place was beautiful, very clean and well appointed. There was only 1 king sized bed, the other 2 were queen. The views were magnificent. Our only 3 issues were that the door passcode we were given was inoperable when we arrived (but someone was available at the phone number we were given, and they provided a new working access code). The other issues were a leaking refrigerator and non working lightbulbs in one of the bathroom showers. Those required several calls and took 2 days to get fixed. Overall the place was beautiful and we would stay there again.

Loved staying at this property. All the rooms were great, kitchen a bit small but we rarely used more than the sink and fridge. Views were amazing! Even had a slight maintenance issue while there that was dealt with very quickly. Would definitely stay again!!

Location and views are amazing! Walking distance to the beach and eating. The only thing negative is the parking. We were not able to park in the valet as that is reserved for residents. You have to find parking on the street which is very crowded and you have to feed the meter every two hours.

We had a good experience over all but a few things need to addressed. For the price of this rental having to buy toilet paper and hand soap for the bathrooms was weird. Not enough bath towels provided. having to do laundry on vacation for dry towels stinks. Parking is vary expensive at $40 per day.

Perfect vacation rental for 5 adults. The three suits made everyone happy. One suite is situated a bit further away which was perfect for us (the parents) so the youngsters could stay up later. Coffee and breakfast were close by. Beach was easily walkable. Really enjoyed our stay.

We stayed here for our first trip with our 9 month year old son with a total of 5 people (including baby). There were 3 separate rooms at different areas of the penthouse and 3 different bathrooms as well. Plenty of space for all of us. The kitchen is rather small so typically only one cook in the kitchen but besides that it as a great stay. Will most likely stay here again for future trips since location is perfect.

A few blocks off beach and main restaurant/shopping area. The unit is a little “tired”. There is a bad smell coming up from the bathroom drains and the carpets are worn and filthy (quite honestly, they need to be replaced). Someone thought a dirty sock wedged in a door jam would help a set a bedroom double doors stay closed. Make sure to bring or buy soap and shampoo. You’re provided with about 1 days worth.

Very beautiful and comfortable property. The views were AMAZING! We saw breaching whales in the ocean on one side, mountains on one side, beautiful skyline and rainbows! The kitchen is very small, but WHO CARES!?! The valet guys were awesome! Pool was fabulous and so nice to be able to do laundry for free!

Not worth the price. Several things were wrong with this place and we were in touch with mgmt. kitchen was the worst, very small and the backsplash was broken off behind the oven and then the marble along the window sill was broken off. Opened the oven doors and there were dirty pans inside. Our daughters room vent in the ceiling was open so lots of flying insects made their way inside. There was a dirty sock hanging from our master bedroom. This was a property managed by Ali Beach rentals. When you are paying $$$ a night we shouldn’t have had any problems. We visit Oahu quite often will never stay here again. I’m in touch with Ali Beach Rentals and will be sending them a much more detail list. When you are charged cleaning and service fees this place should have been spotless.

This was the perfect location for us in Waikiki being close enough to walk to the beach, but also near the freeway to drive to Pearl Harbor, the Bishop Museum, and other great day trip locations. Friendly staff at check in and for the valet parking. Beautiful views of Diamond Head, the ocean, and the mountains from the top floor of this property.

One of the restroom keeping make sharp noise and I called the service team around 3:30pm the first day I checked in. They said they will send the maintainer team shorty and they never came. We have to sleep with the noise for 4 nights. Also one of the room can hear the elevator. And one of the shower room has lots of mold on the ceiling. Carpet is dirty. Not worth staying at all!

The views were lovely as was the location. The beach was just a few blocks away. Each bedroom was spacious with a comfortable bed and private bathroom. The kitchen was very small and really only one person could fit at a time, so it was not optimal for cooking elaborate meals. But we managed to pull off a Thanksgiving dinner with a turkey! Alii Beach Rentals was very responsive to maintenance requests that came up.

This terrific penthouse is a great place for family with 3 bedrooms and 3 baths and a lanai on each side of the building. There is plenty of room and is supplied with everything you need. Our only objection is that our family found the living room furniture extremely uncomfortable. There were no arms on any of the furniture and you could not sit on the couches for any period of time. All of the showers in the 3 bathrooms need new gaskets on the doors. The door to the shower in our bathroom did not even close. We really love this place but these are the things that need attention.

The Royal Garden Penthouse was close to the beach, and in the middle of Waikiki. It was spacious with three master suites and had the privacy of separate hotel rooms. Perfect for 3 adult couples.

Had a great time with my friends all 21+. Great for young people and families. You’re on the very top floor so you have a breathtaking view of Waikiki. Walking distance from the strip as well as Waikiki Beach and my personal fav, Kahanamoku beach. Only thing I’d say is there is a faint sewage smell from the marble bathroom. It’s a little strange but by no means overbearing. Great comfortable Queen beds as well. Living room/lobby is breathtaking. I recommend this stay for big groups!

The hotel that manages this property is fairly incompetent and treats you like a 2nd rate citizen because “you’re in the penthouse” this is easily the biggest room available and very comforting on the 25th floor (the top) located conveniently to convenience stores and shopping. 10 minute way to anything. definitely rent mopeds and explore. hawaii is magical. the pay for parking is kind of ******** and the valet guys really are after it. Most of the employees are kinda lame, but not a reason not to stay.

Our stay at the Olohana penthouse was top notch amazing. The rooms are huge, but are rather comfortable, and the views are amazing. Everything is walking distance, building staff is ridiculously friendly. If you rent a car, paying for onsite parking is a must. The decor is a bit dated, but you’re in Hawaii, not a fashion show. Thank you for the pleasant stay and making our trip first class!

Me and my family loved our stay except of one issue that was never resolved. We were not able to make the shower in the Master Bedroom work. When we turned the handle, it just kept turning an no water came out. I reported this 2 days in a row but was not resolved. We ended up having to take showers in other rooms which was not an ideal situation.

The place is decorated well and has great location. However, upon entering there is a distinct urine aroma. Valet parking was 32 dollars per day per car and at times inconvenient when there is a line. The 3 bathrooms was convenient however the showers are very small and water pressure very weak. There is no place to store your shampoo inside the showers. We had to put our shower toiletries on the floor, which was gross. There was alot of hair strands and stains in the beds. That was pretty disgusting. The bathroom counters were nice and spacious but the showers ruined the experience.

This property is truly amazing, the 3 Master suites were perfect for our family visit to Waikiki. The staff at the hotel were awesome, even though it is a private unit within the hotel they were very helpful with everything. The furnishings and decor were beautiful, well-used but very clean, who goes to Hawaii to sit inside anyway, the lanais were awesome with spectacular views in all directions. The kitchen is very small but functional, we used the poolside grills to prepare fresh ahi tuna steaks after a day spent at the beach and walking around Waikiki. The international shops and "Luxury Row" starts just 3 blocks away. We will plan on returning to this property on our next trip to Waikiki.

We really enjoyed the penthouse unit, it was very comfortable for all 5 of us, and had great views. We could walk to quite a bit in the area as well. The only thing I might mention less than great was the attitude of one or two of the employees definitely prefer that you are a hotel guest and not an Airbnb resident. The others were very nice. All in all a great experience!

We love our vacation rental at Royal Garden Penthouse. It has the best views! We especially love the fact that each spacious bedroom has its own bathroom and privacy is superb (no one has to wait in line for bathrooms). The host was very attentive in addressing our needs and delivered 3 blankets to the property when we notified them it was too cold the first night. We only wish the kitchen could be bigger since everything else was spacious, as we have a large family to entertain, but it was usable for the most part. The lanai sliding doors were difficult to open for some rooms, due to the age of the property. WiFi didn't work reliably in rooms but was great when used in the living room, probably due to router distance issues. Other than those, this is a great vacation rental for sure!

We had such a wonderful experience staying here one summer with friends that our family decided to come back again over Christmas break. Every time we have stayed, the property was clean and well maintained.
The Penthouse could be described as “Royal Hawaiin” with its luxurious Versace decor and comfortable Old Hawaiian touches. Each room in this vacation rental has the most amazing views from the Ala Wai canal, to Diamond Head and the beautiful Pacific blue ocean. Each of the three large rooms is a master suite with private bathrooms and it’s own lanai. The open living room and dining room offer plenty of space (also with a lanai) to relax and enjoy a meal. Although the kitchen is a bit small, there is everything you may need to prepare meals so you don’t have to eat out. You can even use the barbecue downstairs along with the other hotel amenities such as the pool, gym and laundry room.
The location is fantastic and conveniently close to dinning, shopping along Kalakaua “Luxury Row” and the beautiful beaches of Waikiki. We were able to walk everywhere.
I would most definitely recommend this property to friends/relatives and cannot wait to go back again! I don’t think there is another rental this spacious, at this rate anywhere!

We had a wonderful stay at this condo. The location was everything promised - walking distance to the beach, shopping, dining. The views from all bedrooms and main living area were amazing and the locations of the bedrooms allowed for a lot of privacy. The decor is somewhat dated, but the unit was clean and comfortable. We were able to save money by preparing some meals in the kitchen instead of eating out every meal, which made this a great value.

We have stayed at this condo multiple times while under the prior management and once while under new. The location cannot be beat as it is a 15 minute walk to Waikiki Beach by the Surfrider and less if cutting through the park, and 1 minute from the start of "Luxury Row" where high end shopping is. The kitchen is very small but satisfactory for any cooking that might be done on vacation. What is great is the spaciousness of this place -- 3 huge bedrooms each with its OWN private (marble) bathroom. Can't find another place with 3 private baths and 3 private bedrooms all completely separate for this price. Our family and friends congregate in the living room and then go our separate ways if we want some alone time. The furniture is not typical Hawaiian (its Versace-like) but is exactly as depicted in the photos. Because this unit is in the Wyndam it feels like you are staying in a hotel (which we like) so you have to remember it is not a hotel but a private owner's unit so don't expect hotel accomodations like concierge, room or maid service. The management at the Wyndam and Ali'i are most accommodating! Parking seems steep but is the same elsewhere and if you park on the street and move your car in the morning it is much cheaper. We will stay here again.
