My wife and I were in town for her colleague's wedding at the nearby Courtyard. We needed somewhere convenient that was an apartment and not just a hotel room. We also needed to start within budget. This location for the bill. Check-in process was easy. There is a lockbox on the door with the key.The proper manager was EXTREMELY responsive and helpful. We was extremely concerned that everything was to our liking.The property was clean and we'll stocked with both beach and kitchen supplies. We also loved that there is a washing machine and detergent. As for the area, there are several restaurants within 5-10 minutes walk. We rented a car and were appreciative that a dedicated parking spot is included We thought this property had very good value.

Our stay in Kailua-Kona was one for the books. Sam’s place was a home away from home with all the amenities, and prime location. The place is a five minute walk to the beach (which we frequented), restaurants and shops. There is also a Walmart and a Safeway nearby, the location is in the heart of downtown Kona. There was a Christmas parade nearby that we were able to walk to, which was fun to watch. The only downside is that the pool and hot tub is a little small in size so if there are multiple people it fills up quickly. Sam is very kind and responsive, his place felt like home on the big island. Mahalo Sam!

Staying in Kona? This is the place for you!
Spent 2 weeks in the condo for Ironman. Location was absolutely perfect, around a 5 minute walk from swim start.
Condo was spotless, Sam was the perfect host, I will miss my morning coffee on the balcony overlooking the ocean.
Plenty of local bars, great restaurants well within walking distance.

We had a great stay. The place was clean, cool and close to everything. It was very comfortable with a nice lanai. Its a short walk to the Kailua shopping, restsurants and happy hours. The popular beaches were a short drive away. Beach chairs were a nice plus.

This place worked out perfectly for our outrigger paddling race. Although it’s first floor, it is above the parking level so porch had the privacy as if it was on second level. Well equiped with all we needed. Would definitely book again and recommend to friends.

This condo was in a great location. We stayed the week of July 4th. Kona had a parade & fireworks on Alli Drive which was just a short walk away. The condo is older but clean. Well stocked kitchen & coolers & beach chairs if needed. (We did not need them but appreciated them being there).

I spend wonderful time in this condo.
The room was clean because there were no shoes allowed.
And there was bathtub so I could be relaxing in the tub.
There were everything in the kitchen for cooking. Pans, dishes knives rice cooker etc.
The balcony was big enough to eat or relaxing on the couch and can see ocean and mountains a little.
Beautiful beach was walking distance and grocery stores or restaurants were also walking distance.
A parking lot assigned so if you rent a car can explore all over the island.

We had a lovely one week stay and found the apartment to be perfect for our needs with a small child. Great central location made exploring the island a breeze. The pool was wonderful for relaxing afternoons after mornings at the beach. The kitchen was well appointed for meals at home and everything was very comfortable and clean. We will definitely be back and recommend this rental for couples or for couples with a small child who can sleep on a fold out couch.

The place was very convenient. It was clean. We did however had issues with cockroaches. It was crawling everywhere. I go to Hawaii to visit family all the time and this is the first time I stayed in an infested rental vacation home. You just not treated.

Overall is good and I will book this place again if I come back to Kona, just one thing if the owner/manager would like to make it to be a perfect place that is either change or deep clean the bedroom mattress, pillow, bedsheets and related stuffs, because for me it's a bit smelly. I've opened the bedroom window almost everyday from the morning until sunset for the smell to come out, it might help a bit but not completely. And also please provide more toilet paper if you can, one roll for 7-8 days stay is not enough.

We had stayed in this complex previously but in a different condo. The condo was well maintained and everything was clean and worked well. You get a little view from the balcony but the best part was the 5 minute walk to get to the north side of the Kona main strip. It was also only a few minutes to groceries and breakfast places.

The appearance of the condo and amenities were adequate. The bedroom air conditioner remote didn't function correctly and the air conditioner was very noisy only using it at night when needed. The exhaust fan in the bathroom was in need of cleaning. Previous tenants were not as careful washing dishes as they should have been.

This is a great place for a couple, easy access to the beaches, restaurants, and grocery shopping. The kitchen was very well equipped, and having a coffee on the little deck in the morning was nice. We recommend Sam's apartment. The pool looked nice too but we never got in. It's quiet, good parking and location for a starting point on the island.

What a wonderful place to stay! It’s close proximity to great views, great walks, and great foods made it so that we were always out and about. It’s also the perfect starting point to adventure out all over the island, whether visiting water falls, volcanoes or sea turtles, or just taking a drive to see the local history and vast ecosystem diversity. The instructions to find and get into the place were easy. It’s in a central location in the city, but it’s surrounded by trees and it doesn’t feel like you’re in the city. It’s a short walking distance to the beach and shops. The place itself was nice; it was simply furnished and had everything you might need. The host was readily available for any questions and seemed accommodating. We would stay there again.

The property location is located within easy walking distance of Ali’i Dr. shops and eateries, with major grocery stores close by. The complex is well maintained, quiet, with pool/spa, bbq area and an individually assigned large parking space. The unit has an easy to walk short set of stairs leading to the door. Everything necessary, and beyond expectation, was supplied in the kitchen, bath, laundry, bedding, and for beach going . A handy binder of instructions, including tv, overhead fan, air conditioning use, and restaurant suggestions, is provided. A bookshelf with maps and tour-books is available. Night lights in kitchen and bath were appreciated, as was the outside security and safety lighting. The owner was quick to reply for any questions or concerns. This Is a very comfortable home away from home.

The condo is close to restaurants, stores, and the pick up area for many’s tour companies. Grocery stores are also close by. The condo itself is like staying at a friends. There are games, books, a place to do wash, and plenty of spices in the kitchen.This is not the condo for someone who is willing to spend the extra money for a place that could appear in a magazine.

My granddaughter and I stayed for nine nights. The condo was in a great location of you're not expecting beach front. My granddaughter enjoyed being close enough to walk to stores and restaurants. It was quiet and clean. My only complaint was not enough toilet paper. Only 3 very small rolls. And also there wasn't really a blanket for the pullout couch. There were plenty of sheets but only a light throw. Sam was very quick to reply to my questions. All in all I would stay again and recommend this condo to friends!

We fully appreciated the clean and functional one bedroom unit with hide-a-bed. We desired a location in this part of town and it suited our needs perfectly. We weren't here to spend the days relaxing inside, rather we used it as a base from which to head out for a full day elsewhere. The lanai provided nice early morning sunlight and a place to enjoy an early cup of coffee. Easy access to the surrounding neighborhood was very good. I'd be happy to stay here again.

Check in was a little confusing as we were not told the actual unit number but we figured it out. We arrived at night which made it more difficult. The unit was not fancy but had everything we needed. The kitchen is very basic but well supplied. It was a fairly easy walk into downtown Kailua-Kona. This property was mostly as advertised- the patio did not have seating for 2, obviously a chair hadn’t been replaced. There were several missing blinds, so my husband went to Home Depot to get hardware to fix them. The location is perfectly situated in downtown Kailua and close to all shops. Our only real complaint is that there were not enough toilet paper and paper towels for our stay so on first day we had to go shopping for basics, including cleaning supplies to use during our stay.

We enjoyed our stay in this beautiful condo. It was well stocked with everything to make our stay easier including life jackets for kids, a beach umbrella, boogie boards, and kitchen items for nights we cooked in.
It is located in a nice laid back condo community with a dedicated parking spot. We enjoyed being close enough to walk down to the pier and then along the ocean on Ali'i drive.

This was our first stay in Kona and this condo was situated perfectly for our swims and snorkeling in Kailua Bay, shopping, strolling and eating along Ali'i as well as easy access to the highway to explore other parts of the island. Being within walking distance to Kona Brewing Company was an added bonus. I wish there was a dining table or another bar height chair, but we made do with the provided folding tables.

Simple apartment-had what we needed. It was awesome to have a washing machine on site and kitchen. Centrally located, close to Walmart, Costco and grocery store. Sam very easy to contact if any concerns. Snorkeling gear, 1 set broken but can rent too or pick up a cheap $10 set at Walmart. We cooked most of our meals in the kitchen and had all the appliances we needed. I’d stay again. We loved the pool, most days/ nights we had the pool to ourselves. Key to pool doesn’t open from outside with key but insert from inner lock or use back door and ready to go. Nice bathroom/ shower off the pool.

My husband and I really enjoyed staying at this property. The layout and facilities were exactly as described on VRBO. We loved how comfortable the condo was with almost all of the amenities of home. The pool and grill area were outstanding, the cleanliness of the condo, common areas, and property were excellent, and we loved being able to walk to so many wonderful locations in downtown Kona. We can't say enough great things about this property! The only constructive criticism that I would give is to say if you need a hands on property manager, this is not your place. But as my husband and I are seasoned and experienced travelers, we preferred this hands off approach.

Just pull in to your assigned parking spot and begin to enjoy your Kona getaway. This unit is perfect for a couple looking for an unfussy spot to stay right in Kona.
Walk to everything you might need outside and you will find almost anything you could want on the inside.

We ended up having to book this last minute because of the lava flow on the Hilo side of the island, but were very pleased with our choice. We decided that we wanted to stay in Kona so we could walk to restaurants and not have to find parking everywhere. This was perfect we just had to cross the street walk through a parking lot and we were in downtown Kona. There is plenty of shopping and places to eat there! The bed was comfortable and the kitchen was stocked with what we need even though we only ate breakfast there. The air conditioning worked well to keep us cool both during the day and at night. We didn't use the lanai, but there is a small patio with chairs to enjoy meals if you like.

Stayed 3 nights in early March. Sam was very helpful and accommodating. Nice place for 2 adults and 2 smaller kids if they come along. Centrally located between the northern big sandy body surfing beaches and the southern snorkeling spots. Great value as all we did was eat and sleep there. Kids loved the boogie boards and we used a couple pairs of snorkel gear already there.

Every home has pros and cons. I felt this condo was priced correctly considering where it is.
Pro's;
Location, clean, beach toys, fully equiped kitchen, close to stores and markets. Priced correctly for space. There is a partial view of the ocean from the lanai. Also had a queen sized air mattress that fit perfectly in the living room.
Con's;
The queen size bed felt old/ bouncy.
Shower water pressure appeared low.
Could use a new updated toilet as it didn't flush well and it appears to be a high flow trying to work with limited pressure.
Stairs going to the condo instead of ramps. (Didn't bother me, but it would be difficult if disabled.)
We couldn't get the pool keys to work, but the beach is close enough.

If traveling here keep in mind some stores do not offer bags for the items purchased.
As another review stated, the upstairs neighbors are a little loud but we stayed out most of everyday.
Overall we really enjoyed staying here. I will be looking for this rental again in the future.

We spent a week in Sam's condo and were impressed by all of the amenities in the unit. He has thought of everything you could need. The location is perfect and you can walk to everything in town including dining and shopping. The sunsets on the shoreline were beautiful. Sam is friendly and easy to reach - not that we had any major issues. We had a great lunch at Lava, Lava Club north of Kona with amazing scenery and excellent food. For a very special meal, go to the Beach Tree restaurant at 4 Seasons. Very pricey but for lunch is a wonderful experience. Thanks, Sam

We found the condo very convenient to everything and if we had not wanted to do a lot of island sight seeing we would not have needed a car at all. The condo was very well stocked with those little things we need but often don't think about. Much due to the generosity of those who have stayed before, I'm sure. My only criticism would be the carpet could definitely use a cleaning and under the couch (we "lost" the TV remote) most definitely needed a good vacuuming. The unit is comfortable and furnished nicely. The bed is comfortable. Also, we are not such "tech" savvy people. A sheet of instructions for the air conditioning units, the TV remotes and a channel guide would have been helpful. I would definitely stay at this unit again if we returned to the Kona-Kailua side of the island again. The owner was also very easy to contact and work with. Thanks, Sam.

My wife and I used to live in Hawaii. We have visited Hawaii almost every year for the past 29 years. Overall, this condo was one of the best we have been in. It has a nice view, plenty of room, every utensil needed to cook and eat, and the location is great! This condo is within a 10 minutes (or less) walk of everything - ocean, stores, restaurants, gas station, etc., but it is tucked away from the street. We highly recommend this condo to anyone traveling to the Big Island of Hawaii. The owner, Sam, was excellent to work with. He returned our full damage deposit within two days of our departure. We will stay here again.

The complex is quiet and the people are friendly. Just a short walk to Starbucks. The unit has everything you need, cable TV, wireless internet, full kitchen and even air-conditioning which is not always a standard in Hawaii. Overall I really enjoyed this place and the price is right too. I'll definitely be staying here again when I return to Kona.
