I booked this place on VRBO after checking the 4.5 ratings and low rental price. However the property is very old, outdated and very basic. This is not even 3.5 star property. The room was small and also outdated. There was rust on appliances and doors. The host provided a small bottle of shampoo and body wash. They offered $10 refund for missing conditioner and body lotion. Guests are supposed to bring their own toiletries and figure out how to use bath towels and beach towels during the entire stay as there is no towel exchange provided without extra fees. Also no cleaning service is very inconvenient. My advice: spend extra $$ and stay at better resorts. Else be prepared to be underwhelmed!

The view and the beds were great. But…our safe didn’t work, the sink and tub drains were not working, there was a bulb out ina lamp, the peephole in our door was EMPTY! We stuffed Kleenex in the hole to maintain privacy. The bathroom sink is cracked, there are ‘stains’ on the roof etc. I messaged the VEBO owner but she said she didn’t receive a reply from the hotel so she asked me to tell the front desk. Sorry but that’s not MY job.
Overall this unit needs a reno!

Great floor level property right off the many pools. Worked out perfectly to let the kids come and go. The resort was not crowded, very spacious, plenty of pool side chairs, loungers and tables. Right on the beach made for amazing sunrises! The beds were very comfortable, nice desk area and back patio with table and chairs. So very thankful it had laminate floors and not carpet! Plenty of towels and beach towels. Great location on the island, quick and easy to anywhere we wanted to go. Everyone warned us about the left turn out of the property but we never had any issues. We had to contact the owner, our issue, it had nothing to do with the property, and she responded very quickly and was helpful. It was a great property, we would definitely stay there again!

I went with my daughter and we love the place. The location is awesome. We rented a car so we drove to all the sites in the area. The restaurants are great and I really love the smoothie shop. The place was clean and very comfortable. There's multiple pools and jacuzzis lawn games to play and a slide. This unit has a Lanai with direct access to the beach.

Resort pools were beautiful but cold. Only 1 hot tub was working our entire stay. The corn hole was very old and broken, but we still managed to play and have fun. The restaurant has a Very small food menu and its really expensive. We ate there twice for convenience but would NOT recommend it. Room was as identified. Beds need to be replaced. Can hear/feel springs pop. One thing missing from the room is a broom and dustpan. Hard to keep clean without being able to sweep. Overall we had a good time

KBR is a great place! The pools and hot tubs are definitely fun and family friendly! Bar by the pool is great- yummy milk shakes for the kids and some great adult beverages for mom and dad.
The location of this room couldn’t be better- with access to the room being right next to the pool, it was very convenient. The beach is a minute or so walk- getting up to watch the sunrise at 5:45-6:15 am every morning was probably my favorite perk at this resort.
The room itself is a place to crash and grab a quick snack. It needs some TLC, but if you’re like my family - you won’t be in the room all that much.
Some improvements that I recommend to the owner for a better experience in room include: mattress quality- they are very springy, pillows are flat, and throws for the bed are paper thin. Coffee bar- pot is outdated, and the fridge is definitely a mini fridge- a bigger fridge would be more accommodating for a family of four.
For cleaning- I recommended that there be a broom in the room for guests to be able to sweep up their sand mess, it would also be helpful if the owner provided dish soap and a few basic cleaning supplies, for those that do not want to pay 55$ maid service.
Towels - disliked having to wash the towels that are provided with the room. (4$ To wash $4 to dry at onsite wash room).
We did not want to pay 25$ to get new towels.
I would stay here again- because of the location of the room. Also- Nancy is very very nice!

The communication on this property is what could have made our honeymoon more comfortable. We did not receive any contact information on housekeeping - We did not know who to contact for getting new towels and used the same ones for 5 days straight. We did not know where the trash was supposed to be taken. We were not supplied any cleaning supplies to sweep the room since it is Hawaii and there is sand everywhere. We were not informed that parking was paid parking - if it is slots or first come first serve where you can walk quite a distance to get to the lot. We would ask the resort questions, but they told us how we are "separate" we are "private" so we need to contact who we booked through. There was no contact information or communication - this could have completely changed our stay. Due to that - we have to give only 2 stars. It was frustrating and trying to figure out how I can clean or find cleaning.... is the last thing I want to deal with while trying to relax on my honeymoon.

It is nice and clean room with two beds. Family of four can stay comfortably. Resort has nice pools, restaurants,service and beach front. Unit is listed as ocean view but you have to go outside. It is not private Lanai.Response from owner was always prompt.

Kauai is a garden, the main road is very busy, but it's worth it.
Kauai Beach Resort is a pleasant environment; it's located away from local color so you have to have a car whenever you go off property.

Excellent resort with good facilitates. The pool area and the water slide are a favourite.
There is plenty of good restaurants on site and the main shopping areas are not too far away. Is an easy 15 minutes from the airport with no noise.
The room was clean and comfortable and booking through VRBO there is none of the ridiculous resort fees to pay.
Would recommend to anybody on their next trip to Kauai. Mahalo

This is our second time staying in Nancy's rental and we had a blast. You have full access to everything at the Kauai Beach Resort so it feels like you rented a room through them but at a fraction of the cost. Ground floor facing the pool means we can easily go in and out of the lanai. Plus Nancy & her husband are so great to work with! I would recommend anyone to stay here. Thanks again!

We stayed for 9 nights at this accommodation and any concerns I had prior to arrival were quickly eliminated. The room looks directly across to the pool so I was worried about lack of privacy. They have beautifully placed a landscape, and a path in front of the slider so that you can be near and look at all of the pools, the hot tub, and the ocean from the room and from the nice private lanai, which made the room feel bigger than the already spacious layout.
The hotel itself was one of the cleanest I have stayed in, with amazingly consistent services on all fronts, from food, to valet , to abundant clean towels at the pool. This place is literally minutes from the airport and easy to find, with not one drop of sound of flights going over. The pool was rarely busy, and the only consideration is that you could not bring your own drink or snack close to the pool.Understandably they preferred that you to purchase from the bar, who did provide abundant and free ice water.
The restaurant menu was pleasing, and portions large. We bought fruit from the many markets available and there was a small fridge where we could store milk and yogurt. The hotel was perfectly located where you could drive easily to many close activities listed on the site, and central to popular locations further out. The huge bonus that we stumbled upon, was a lengthy, quiet path just minutes into Kapa'a that we ran daily along endless ocean front, where you could also rent bikes.
On a side note, you need to rent a car to really enjoy the island, and do book activities well in advance to get a spot. The island is much less set up for volumes of tourists in comparison to Oahu, so they have limits to openings. Also, check yelp etc for restaurant reviews. We had a few disappointing meals in Kapa'a, but again the in house restaurant is highly recommended.!!!
Would recommend bringing a rash guard top to protect while enjoying the many beautiful beaches, but the hotel has plenty of sunscreen in a fully equipped store, with relatively competitive prices. They stock anything from trendy hats, sun dresses, aloha shirts, sunscreen , post cards, local art, and even snacks to go such as fruits, boiled eggs, coffee, and muffins.
Not one complaint at all, which is not typically me! This is not a party place.....but perfect for family and anyone who needs a good launching spot to enjoy this amazing island. Thank you Nancy!

We liked the ground floor location with easy access to the pools and a short walk to the lawn and beach. The grounds of the resort are lovely and well maintained. Don't miss sunrise on the beach. Check in and out are handled by the main front desk. The resort gives you a towel card and you turn it in for a towel at the pool; when you are done with it you turn it back in for a card or clean towel. When you check out, turn the card back in (or get charged a lot). Some parts of the unit are showing its age like the desk chairs and lamps (probably true in all the units at KBR). We had an issue with the door and air conditioning and the resort promptly fixed them. The pools can feel on the cool side in February; it was never crowded and easy to get a chair. The beach has nice trails going in both directions if you like to walk. We liked staying on a central part of the island so we could go North or South to explore. My husband and daughter did the pool scuba lesson and it was only the 2 of them with a great instructor. We also did the mid-week happy hour with a show at the pool that was nice. It was a long walk to the parking lot which is the case at most large resorts. I suggest that you bring additional shampoo, the resort is stingy with extras if you are staying in a privately owned unit. We had to beg for extra soap, shampoo and TP (which they hand out 1 at a time) - apparently they are supposed to charge extra. Not a good policy if you are staying an entire week. When comparing units at KBR take note that the extra fees can vary a lot. Overall I would recommend this unit and resort, for the price it is a good value.

This was a real find! Felt like we were an upscale, expensive resort with all the associated perks, but for a fraction of the cost. Beautiful grounds, lovely clean pool area with 4 pools (one sandy bottom) and 2 hot tubs, lounge with live music at night and a restaurant. There is also a spa on site, although we didn't use it. It is right on the beach, but the beach is really a "walking beach," as the surf was too rough to swim.
Parking costs the same ($17/day) for self-park and valet, which is open from 5am - midnight daily. The valet staff was very friendly. There was a charge for wifi in the room, which we didn't get so I don't know the cost, but the lobby had free wifi.
Having booked this through VRBO, we not only got a fantastic rate compared to booking through the hotel, but all amenities were available to us. The only difference was that we didn't receive daily room cleaning, but we were able to book a cleaning halfway through our stay with no problem.
This was our first visit to Kauai and we were very pleased to have booked this hotel for its location. It's in the center of the island, allowing easy access to both the north and south shores. Each was 30-45 minutes drive. It was a perfect location for exploring the whole island.
Staying at this resort was definitely a highlight of our trip. I would stay here again and again, even after visiting other hotels during our stay (St. Regis in Princeville, Grand Hyatt in Poipu). The price, for the amenities, can't be beat, especially having booked this private unit (which was a less-expensive option than booking through the hotel). We will be back!
Also want to add that this owner was a pleasure to deal with. Smooth transaction, very clear on the added fees that the hotel will charge.
