Our stay at Niulani Lanikai - Kauai Beach House was nothing short of exceptional! The multifamiyvacation home in Kapaa surpassed our expectations, offering a perfect blend of comfort and luxury.
From the moment we stepped in, the breathtaking ocean views captured our attention. The fully equipped kitchen, complete with a dishwasher and oven, made meal preparation a breeze. The attention to detail, from the stylish decor to the cozy bedrooms, truly enhanced our overall experience.
The proximity to attractions like Lydgate State Park and Wailua Falls added an extra layer of convenience, making exploration effortless. The free WiFi ensured we stayed connected, and the thoughtful amenities, including a washing machine and hair dryer, reflected the property's commitment to guest satisfaction.
Adult children appreciated having the privacy of bungalow as well as the apartment above garage. Plenty of towells were availble and large fridge to store family meaks in (fridge could def use uodating, light was out and quite old, but dud fine. Also Very handy to have laundry room accessible to all parts of house. Problem with spin cycle of washing machine. But notified owners Hope they fix
Each day we were there, someone was there maintaining house. Yardwork very early in morning on first day we were there. Woke us all up. Someone fixing the sand bunkers the next day, as well as other maintenance activities day after.
Regardless.. this is the place to stay at in kapa’a.

We recently had the pleasure of staying at Niulani Lanikai with our family of 5. The house is very spacious and sits directly on the ocean. With 3 college age children there was plenty of room for us to spread out, yet the main living / kitchen area was a lovely gathering space for us at night. The outdoor space is gorgeous, we utilized the deck for our Thanksgiving dinner. We had coffee in the morning for sunrise which was amazing. The house was well appointed with everything we needed including beach gear, which was a nice surprise. For our family the location was perfect as we had tours on both the northern and southern parts of the island throughout the week. It was less than an hour drive from everything we did. We also took advantage of paved trail along the ocean that is directly behind the house. It was beautiful for running / walking. Hedi our property manager was lovely, she was very easy to contact and responded to us immediately. I would highly recommend this property, and hope we get the chance to return!

There is no doubt that this home is beautiful. Our problem is this home is hot. All the windows in the front are small that open out. Side and back huge windows, but again no ventilation. Only main source of air flow is back slider that’s off the side of the dinning room. We just assumed that with the beach right there that it would be cooler. Other main issue is all the table tops (side, coffee, dinning) are glass. My 4 year old granddaughter easily broke the coffee table top in the bungalow easily with her mermaid Barbies. The glass was not tempered. Large shards. Yes , we broke it, yes we were charged $250 to replace. But why would you allow non tempered glass in a rental. She sliced her finger. Luckily it was only that.

I had six people in my party and this location was perfect! We had 3 people in the main house, one in the upstairs apartment and 2 more in the detached Ohana. Very clean, everything we needed was available in the kitchen, plenty of towels, beach chairs, snorkel gear and washer and dryer. Sunrise was amazing, incredible views, outstanding location! I highly recommend this location; I will be back for sure.

Perfect home for our vacation. Our family of 9 (grown children and spouses) thoroughly enjoyed this property. Each couple had their own space with a bedroom and bathroom and our 17 year old loved his loft bedroom😊 This house had everything we needed from cooking to beach trips (chairs, towels, umbrella, cooler) it was stocked. We loved watching the sun rise from our ocean view each morning and watching the ocean in the evening was so calming. We actually had a huge seal come and rest on the beach in front of the house one day…so awesome! We loved how central the location was to getting to our Napali tour, kayaking/waterfall hike and visiting Hanalei beach. Lots of cute stores and restaurants close by and the bike/walking path was right out our door. Beds were comfy and the fans kept the house cool (we were worried about no AC, but not a problem at all). Beautiful, comfortable house with a safe neighborhood location.

The house is one street off the main road on the beach. The beach is rocky, but nice. The house is outdated and worn. No AC, most windows don’t work well. However the house has everything that you would need as far as kitchen supplies, beach chairs, towels, linens, etc.

No Ice Maker so remember to make ice each day or buy ice. Plenty of beach supplies and towels. Washer and Dryer were a huge plus. We enjoyed our visit and will be back if the house does not sale before that.

This was the perfect place for our families needs. We were constantly cooking and it was amply supplied. The space is large and open with high ceilings. The views are excellent. The beach isn't the greatest for wandering out into as it is mostly rocks and coral. But if you wear booties, you will be fine. Also, you can simply walk, run, or bike ride to plenty of nearby beaches if you really want to jump in. Some of the windows, doors, lights, etc. could use some updates as the latches, pulls, and rails are breaking down in the humid Kauai air and ocean spray. But this is pretty much expected at most oceanfront places. Also, there are critters (mostly small lizards and geckos), but again these are expected at any oceanfront. There is no A/C, but there are an excessive amounts of ceiling fans to keep airflow, so we were just fine. Overall, we were very pleased with our experience here!

Great oceanfront home literally on the beach. Lots of charm and space for everyone being together or space to be alone. Small sand and tide pool beach. Everything you need to drive to a close by large sandy beach. Walk to town. Our host, Eric, promptly took care of our needs.

We had 9 people gather for Thanksgiving. The home is everything listed in the write-up. It is well stocked and clean and the location right on the beach is terrific. The snorkeling and beach equipment is great and the cleaner and manager are extremely responsive. The only negative is the traffic on Highway 50 with construction, but that will be true for anything along the eastern coats of Kauai.

Property was very comfortable, well furnished and well stocked with all the items one has at home and would expect in a vacation rental. Many overhead fans kept dampness and stickiness of an ocean front property dry - furniture and beds never had that damp feel found in even the best ocean side hotels. Very quiet neighborhood on a one way street. Spectacular sunrises on the ocean side lanai. Property was easy to keep "picked up" after meals and get-together s with Kapaa friends that would drop by. There were seven of us in my family group (all adults) and the Niulani house truly felt like our home away from home.

The location and house were perfect. Couldn't have had a better location - right on the beach with the bike path right there as well. Loved the main house decor and it had more than enough space for us 4 adults and 2 children. Property management was excellent and a pleasure to work with. The only tips I have for improvement is to replace the stove knobs (hard to read) and maybe one more fan in the cottage as it gets a tad hot w/limited ventilation. Other than that, we LOVED it and hope to return again soon. Mahalo!!

We were traveling with two of our children and their families. The accommodations provided a perfect set-up for the 3 families. We were all together yet the cottage and bungalow offered us each our own private space. The location worked out for us as well. Some of our group appreciated the fact that we were within walking distance to the shops and restaurants of Kapa’a. Also we found it conveniently centrally located between the activities on the north and south shores.

Seamless experience as far as home access/entry. When we arrived (less than a half hour early for the check in of 4:00 pm) the cleaning staff and a handyman were still completing their turnover duties, which ended up taking well past the hour. The place was as advertised in terms of rooms and beds. The attached apartment over the garage had a tiny flat screen TV which did not work insofar as being able to access a channel guide or identify any channels. The "beach" on which the house sits is a thin strip of sand not truly amenable to use, with a very rocky bottom under water. It was close to Kapaa town and shopping center. It is also on the 6 mile shoreline walking/hiking trail which is great for sightseeing/exercise. Overall a positive experience and would recommend.

The pictures made the house look great and the reality exceeded the photography. The house was well appointed for six of us with plenty of fluffy towels and a working kitchen. We ate most of our meals in the house and they were lovely. The beach accessories in the laundry room were a nice find and saved us some time and money. The bike/pedestrian path in front of house that extended 2-3 miles in each direction was wonderful. As was ability to walk to town and other shopping/eating. The broker was very responsive to inquiries and problems. A few gripes. Description should disclose that only the master bedroom has an ocean view. The cottage and upstairs unit are not as well maintained and had some relatively small issues (e.g., a squeaky bedroom ceiling fan and a central living light that couldn't be used because the pull cord was broken). The kitchen would have benefited from a few more items (napkins, storage bags, fresh salt and pepper). The number and amount of the various fees and taxes makes the VRBO nightly rate misleading -- raise the listed rate to include some of the fees. GPS directions from airport led to wrong end of street; warn people that GPS may give wrong turnoff from the highway. Traffic on the highway is very busy (and we were there on off season).

This was a beautiful home at one time but has seen better days. It is a good configuration for larger parties with plenty of bedrooms and baths. Large kitchen where several can work comfortably. A great laundry room with washer/dryer and a large utility tub. Here's what we found could be improved. The kitchen stovetop worked but the dials are worn so hard to figure out temperature. Barbecue also had regulator control issues; no mid flame range. Furniture is quite faded. Main television had sound issues and no mute button; and this was during Olympics! The window openers are worn out on a lot of the windows. Some did not even open. Hot water takes a long time to get hot. The style of the home is lovely. The high ceilings were awesome. Beds were comfy as were the pillows. Well equipped kitchen, as well as lots of nice towels. Appreciated the ocean front deck and furniture. It could be an exceptional house if a few upgrades! Finally, location was good. We walked most places and the best walking path right in front.

We were absolutely thrilled with the location of the Niulani Oceanfront Home. We took advantage of the walking/bike path that was right outside our driveway nearly every day. The home was clean and had every convenience that you could possibly need for your vacation. Beach toys and chairs, well appointed kitchen, comfy beds with quality sheets and lots of space to spread out. The size of the kitchen made meal prep a breeze and when we didn't feel like cooking- Kauai Pasta was just a couple of blocks away. Wednesday night Happy Hour at the next door Oceans restaurant and bar provided outstanding ukulele concert. (get there early to get a table). The Property Management company was extremely responsive and the gift of a huge fruit basket was an unexpected treat. Wednesday at 3pm is the Kapaa farmers Market. Not to be missed.

Excellent location ON the beach and near stores. Big, roomy home with space and privacy for a large family. Lots of little extras like laundry products, beach towels and chairs...make vacation enjoyable. Issues: no air conditioning-if you can’t handle heat and humidity with a fan this house is not for you. It does cool off nicely for a few hours before dawn but not enough to sleep well. It’s the prime reason we would not rent it again. We had a child, a pregnant woman, and a grandma who struggled with it. The beds are FIRM. If you like that, you will be ok.
