It is a nice, comfortable place to stay. The balcony has an ocean view over the other buildings in the complex and is great to sit on in the morning.
The couch folds out into a bed so even though the property has a single bedroom, the living-room/dining/kitchen area can be configured as a second bedroom overnight. The bathroom is well located so it can be used from both areas.
The biggest thing that will determine if any unit in the complex is for you is location. Its a short walk from black sand beach, and a half hour drive from the volcano park. It does have a pool, hot tub and BBQs. And it is nice and quiet. A great place if you like nature and want a base for exploring the island. If you want restaurants, city activities and entertainment, and lots of nearby things to do, this is not the place for you. I have stayed in the complex before and was delighted to find this condo for this stay, so it really all depends on what you enjoy.
Did have a couple of minor issues and the owner was easy to contact and responsive. The clothes dryer wasn't working but that was solved using a paid dryer in the complex laundromat. The washer is quite small so using the laundromat may be a good idea for larger amounts of laundry anyway. Also worth noting that fridge has a rather loud hum when the compressor is running that may be an issue for someone sleeping the in living-room (cant hear it from the bedroom).
To sum it up - would we stay there next time? A definite yes!

This unit is definitely in a remote spot. Shower never got hot, emailed owner to be given a reason then see a review from last month of same problem which to me means, owner ignored it! Please don't see washer/dryer as a bonus, dryer doesn't dry so you are left with hanging clothes to dry all around (dryer vent is clogged). Unit needs some TLC.

Very quiet and relaxing except that our unit was near the dumpsters and they were emptied every other night (which is a good thing)@1:30-2:00am.!! This was left out of the description. Nice view of the Pacific Ocean sunrise.

If you want a relaxing vacation, this is the place to be! Beautiful location next to the black sand beach. It feels like you are out in the middle of nowhere. We stopped at Walmart on our way in. Had picnics several times on the beach. It was so nice that the condo had beach chairs, umbrella and anything else you could think of. The pool was beautiful although we preferred to walk to the beach. Thank you so much!

The location seemed pretty good, but weather on this side is quite windy and rains a lot more. The place itself was nice and roomy, but the furniture in living room is more like outdoor patio furniture. Not comfortable at all. The shower gets just slightly warm, so you could not take a bath for sure. Lastly, the snorkel equipment provided are like toy quality (super hard plastic and not very practical for an adult for sure). Other places we stayed at had high quality snorkeling equipment.
If you are going to stay at this resort, I would recommend finding another unit in this resort, as location is nice for day trips to north east side of island. And definitely make it into town for the donuts at the local bakery!

The condo was spacious and clean with all the basic necessities and a nice view of the ocean. It is very close to the black sand beach and about 10 minutes away from the local town for coffee and amazing malasadas. Getting to Kona and Hilo was a longer trek (1 hour plus), but there is plenty of great scenery and stops along the way.
The owner was very responsive to our questions and provided clear and helpful information.

The Condo is actually better than the photos imply. It’s a really well laid out space. It was super convenient to get to the volcano national park, and the Punalu’u black sand beach was just minutes away. We used the snorkeling gear provided and had zero issues during our stay. Place was exceptionally clean.

It is a remote place, but a short walk away from the infamous black sand beach and is a nice escape. There are not many restaurants nearby but it is close to the volcano and gives you a quiet, Hawaiian feel. Beautiful ocean view too, especially from the pool and hot tub! The condo was kept in great condition.

Their condo is very nice, well equipped, with good views from lanai and access to very enjoyable pool. It is located in a walking distance from the Punalu'u black sand beach, which was visited by Honu, green turtles every day of our stay.
Volcanoes National Park is a short drive away, Hilo, Akaka falls and really great Tropical Bioreserve and Garden, within an hour or so drive.

Love the condo. Clean, nice, cool breezes at night. The pool and associated area was wonderful. Only hiccup, the hot tub was out of order the entire stay, but I expected that from previous reviews. I swam in the pool every night and had a great time.

First, I'd like to thank you for keeping your rates reasonable
I've stayed here many times in different condos. Few years back a friend stayed in yours, while I was in another. Everything was clean and tidy as expected. Took advantage over of your beach chairs. Towels just don't do it. It was everything I expected. One draw back the hot tub never seems to be in working order. Could've used that after all my hiking and sore muscles. And that has no bad reflection on the condo owner.

Overall very good and nice condo with everything we need for our stay on the Big Island. We felt like at home. :) Jim replies our request pretty fast.
Two things need to be improved to get five stars.
1. There was a dirty plate in the sink when we arrived. The cleaning personnel must forget to clean it (but everyone makes mistake, it's okay)
2. there was a tropical pest control carried out, during which the whole condo needs to be sprayed during our stay. We were informed from the facility manager on very short notice and without further information. (Found a Green strip evening the day before on our door with time of next day morning) We did not know what we need to do before and after the spray. When we asked the facility manager at the resort, she was very unfriendly.

This rental is described accurately and our stay went swimmingly smoothly. We only had two small issues: 1) we missed double checking that rental had A/C (it doesn't - and we aren't used to heat). and 2) there was smell trash in the garbage upon arrival that made the rental stinky (easily remedied by taking out the trash). As we are avid island explorers this location half-way between Hilo and Kona was perfect for our stay. A few extra hooks as options for drying swimwear would have been helpful as we followed instructions and didn't place items outside to dry. Due to indoor heat we absolutely couldn't handle running the dryer either. Thank you for a wonderful stay!

When my wife and I looked to book up a place, we looked for a place we could do a working/vacation. It was perfect. The wifi worked great. The complex was quiet. The condo was clean and had a great view of the ocean. The condo was stocked well and had everything we needed. Each day we would take the small walk to the Black Sand beach and see the turtles. The pool/hot tub/grill area was also great. What we liked also about the location was that it wasn't in one of the 2 big cities, so it was much more relaxing. We would recommend this to anybody that wanted to visit the Big Island.

We had the most wonderful time in at Jim and Sue's condo. The unit was spotless, it had everything we needed for the stay, including beach chairs and towels! The bed was so comfortable after a day of exploring. Jim and Sue gave great recommendations for local beaches and area happenings. If you want a quiet, relaxing stay, this is your spot!

We absolutely loved our visit to the big island. Our accommodations were great. The owners have amenities such as beach gear and kitchen staples that are available. The only disadvantage to this property is its location being an hour away from any major town in either direction. Bring food! There are limited places to eat as well within a close driving distance. HOWEVER, the volcano park is fairly close, 30 minute ride and we visited several times including a night visit to see the active volcano. In order to circumnavigate the island, we made reservations for another hotel for one night in order to see the other sights in the northwest corner of the island. However, this place is a bargain compared to other places, well kept, and large enough for a couple to enjoy.

If you are looking for a quiet place away from the tourist areas this is a great spot. The beach is a very close walk from the condo. The deck was very nice. The condo has all the basics that you need. It is small (I would say two people would fit great, 4 is possible but would be very challenging at times). Overall I very much enjoyed my stay and would stay here again.

The condo is top notch - thoughtfully and well equipped, especially the kitchen. All the standard kitchen appliances including dishwasher plus numerous small appliances (toaster, coffee maker, blender, rice steamer, mixer) and compact washer dryer. Quiet and peaceful location. Not for people needing nearby shopping and restaurants as entertainment as nearest full service stores and full service restaurants are 30-60 minutes away. Ideal for those enjoying peace and tranquillity! We would happily return on a future trip. Our hosts provided helpful information which made our stay more enjoyable.

Absolutely gorgeous place in a lovely complex of condos. Pool is great, grounds are incredibly well kept, and it’s very quiet.
Literally everything you need on vacation is included! Boogie boards, snorkel gear, towels, chairs, an umbrella, sunscreen and aloe, a cabinet full of spices and a fridge full of condiments.
The best place we stayed in Hawaii by a mile!

A nicely equipped condo (everything you'll need except food and clothes) in a secluded area of the island. Great for avoiding crowds and a nice compromise in driving distance to Hilo, the trails in Volcano National Park, and Kona. The community is quiet, but close to the main road for easy access.
The condo itself was wonderfully clean and a great value. The windows allow for some excellent airflow and kept it wonderfully cool and comfortable at night. The surrounding condos do get slightly busier on the weekends, so if you like total silence you've got better chances planning a weekday trip. I'm an incredibly light sleeper so I was slightly worried about all the open windows (a very common thing on Hawaii), but I had very few issues thanks to the quiet community (the occasional comings and goings of neighbors on the weekend were FAR better than most places I've stayed).
The host was wonderfully responsive and helpful and the check in process was simple. Seeing, hearing, and smelling the ocean from the condo was delightful. If you want to avoid the crowds and traffic in Kona and have a more secluded Hawaii experience, I can't recommend this property enough.

The property was beautifully maintained. All we needed for a beach day was already provided in the house. All you need to pack is clothes, the place has all you need.

We had a great stay at this place. As others have said, it is rather remote which was an attractive quality to us but something one might want to prepare for. We were about 25 minutes from Volcano National Park and within walking distance to Punalu’u Beach. The unit was in good condition, comfy bed, nice sized lanai. The kitchen was well stocked with any appliance or utensil I needed. Owner was great, very responsive. Check in and check out a breeze. Overall, loved the place, loved our stay!!

We enjoyed waking up to the beautiful Sunrise and drinking our morning coffee on the Linai.
We spent many afternoons exploring the Black Sand Beach and walking through the trails.

All was well. Excepting that we only had one roll of tp for the week. The housekeeper told the owner that there was 3 rolls left which was not true so we’ll assume they made a mistake other than that it was okay. Due to covid the spa/hot tub was not up and running and the pool was cold so that was disappointing

Colony 1 is a small condo development a 10 minute walk from Punaluu beach. Closest town, Pahala is a 15 minute drive from the condo. Closest good size grocer is ~30 minutes away in Oceanview. From the condo you can see the sunrise each day over the ocean and hear the ocean crashing against the volcanic cliffs. My wife and I enjoyed are time there. PS: The internet speed was outstanding, making the stay a perfect work from home location.

My newly husband and I came to the Big Island for the first time right after our wedding on Kauai. We loved the location, the nice breezes while sitting on the lanai and how spacious the condo was. We enjoyed walking down to Black Sand Beach which didn’t take long at all. The pool was really nice and relaxing. The place was located in a great spot and close to Volcano National Park. We loved our stay!

This is a great place to stay if you would like to get away from the hustle and bustle of it all. It is an ideal spot in southern Hawaii to visit Hilo or Kona. The pool overlooks the ocean and it’s beautiful. It is in walking distance to a black sand beach, first we have ever seen.

The condo feels like a home away from home as the owners thought of everything you need to be comfortable for a long stay. Quality amenities were provided and extras included a fully equipped kitchen with many basics needed (e.g. cooking spray). Quiet, restful, and comfy.
