We were all surprised by the amount of space the house had. It made it very comfortable for all 6 of us. The views were breathtaking. So close to the water. We spent alot of time on the Lanai just watching and listening to the waves.The location was perfect, right in the center of everywhere we wanted to go. Check in and out was a piece of cake. Management was very helpful and quick to respond. We will definitely be back here again!

We really loved staying here. Our view was awesome. We were walking distance to both the beach and town. Nice and relaxing! Appreciated the chairs, umbrella, boogie boards, cooler, and washer and dryer! There were 7 of us so the 3 bathrooms was great!

It was perfect for the six of us. The best part of staying here was sitting on the liane sipping our morning coffee after a run on the bike path. Having the beach directly across from us gave us the option of swimming without having to drive anywhere as well. Walking into town, literally two minutes away, was another favorite. The only recommendation I would make is to have a larger skillet for cooking since there were so many of us.

The beach in front of the house in not a surfing beach or snorkeling beach so we spent most days at other beaches but we did swim in the ocean right Infront of the house once. We loved watching the sunrise each morning while enjoying our coffee on the deck. The kitchen had all the basics necessities. Most of the beds were too firm for us but if you like a very firm mattress then you would love it. Kaapa is a good central location to many of the activities on the island.

Best location in Kapa'a! Only house rental available that is footsteps away from the beach, wonderful sunrise watching from the main balcony. As well anything you would want to eat or shop for is minutes of a walk away. Beautiful location, wonderful accommodations and amenities. We plan to rent this home next time we visit. We've already have friends who are interested. Don't want to tell too many people, because this place is a hidden gem. The only bad thing was we rented a vehicle but never used it, everything was a short walk away, but it was nice to know if we needed to go farther, we had the means. Mahalo GI Prop. Truly enjoyed a 5 star visit!

I'll start out by saying we would 100% book this property again and probably will the next time we return! It appeared to be the SOLE rental house on the beach along the east coast of the island/Kapa'a area. We stayed for 10 nights, and had our 2 kids (7 & 10) and for a few days another friend (so a total of 5 people) and had plenty of space. LOVED having the patio looking right at the beach and the sunrise. LOVED being right on the beach and the walking path. And LOVED how we could walk quickly into town and were in a central location on the island as a whole. It may seem like a minor thing, but it was also great to have a big outdoor area to park and hose down and transition from outside to inside. While this property was still cleaner than more expensive ones we've stayed at, it does have a somewhat dated look inside and some of the furniture and appliances could use an upgrade. But the management team rocks -- once we locked ourselves out and they quickly responded and got us back in immediately. And everything we needed during our long stay -- from beach towels & chairs to matches -- was there. Would definitely recommend!

My family of 5 recently stayed in this well maintained rental home that was conveniently located within walking distance to shops and restaurants in Kapa'a and featuring a gorgeous view of the beach (also within walking distance!). I would highly recommend this as a place to stay in Kauai for the location and view, but also because it was easy to access, had all the amenities we could ask for, and was clearly well taken care of by the property managers. We had everything we needed. Hanging out on the patio, looking out at the ocean, feeling the afternoon breeze or watching the moonlight on the water just cannot be beat! As a note, I know there is a daycare close by, but it was never a problem for us. There is an abandoned property (7/22) next door which concerned us, but also was never a problem. Having a gated property helped us feel added security when we rented bikes (within walking distance) or let our kids play outside unsupervised. Also - I like to have a fan in the bedroom and there were multiple fans throughout the house. Rental is full of nice touches such as this. :)

OMG! Where do I start? It was beautiful. So relaxing and plenty of room for my family. Very clean and certainly had everything you could possibly need. I would love to return but the stairs proved to be difficult for me. I would pay for a "dumbwaiter" I spent all my time on the lanai and absolutely LOVED it. arrive on tuesday afternoon and secured groceries. out all day long and come back wednesday evening and find fridge not working. popsicles and other items no longer any good,owner very responsive to bring us coolers and ice. plumber was sent to look at it. told us to unplug it and would be back the next day (thur), told by ? to plug it in thursday morning. plumber back and was disgruntled that we plugged it in, he unplugged it again and borrowed a hair dryer to thaw it out. contact owners again and advise he had the hair dryer on so hot was melting plastic inside freezer. then a real fridge repairman showed up and said he needed to order a part.
saturday comes and he puts in the new part and everything is now working. sunday, our last day there was relatively calm.

We picked this house because it had ocean views to wake up to and for the convenience of being located right in Kapa'a. Walk out side the house, and you can walk for miles on the paved beachfront path. Or if you prefer, rent a bike nearby. If you want to sit on the beach all day, then this may not be the right place for you. But if you want to explore all the Kauai has to offer, then this is exactly the right place. Being located in the middle of the island between Poipu and Princeville, the travel times are roughly the same to get there. And don't forget to explore Kapa'a, lots of nice local restaurants and shops.
The rental agency was great. The house was spotless when we arrived, they provided clear instructions on how to get into the house, ideas on activities, and responded quickly to our inquiries. 5 stars for sure.

We had a fabulous family girl's trip. The house was in a perfect location on the island. We loved waking up to the ocean waves and sunrise's. Being so close to the beach and the bike path was wonderful for all of our family members. We also loved being able to walk to restaurants and shopping. The roosters definitely added character and a show occasionally. We were very glad there was AC for the nights. The house was clean and had everything we needed. We hiked several areas, paddle boarded, surfed, walked and jogged the bike path. The best part of the house was sitting on the lanai watching the waves and occasional whales. We would all definitely stay there again.

Our family of 7 stayed over Thanksgiving. This was a perfect place to stay on kuai. Sitting on the upper lanai watching the ocean every morning and evening was the highlight of our stay. It is right in the small village of Kapaa so shopping was easy. There is a wonderful shop with all kinds of sewing material. Also lots of small shops to browse. Convenient for traveling north or south on the island. I did wish there was an air conditioning unit in the lower level but we got by with the overhead fan. I definitely recommend this for anyone looking for a nice place to stay that wants relaxation and to sit and listen to the unending sound of the ocean.

We had a fantastic time with our nuclear family of four, the kids grandparents, aunt, and cousin. The views were stunning day and night. At night, leave the lights off on the lanai and let your eyes adjust. The air conditioning was welcome at the height of the day and kept the place dry. Grandpa could enjoy a little privacy downstairs if the upstairs got to rowdy. The place was clean with no bugs except for the stray fly that was our fault for letting in. This was our 10th anniversary and we're planning on coming back to the same house on our 20th. We've already recommended the place to friends.

Kapa'a by the Sea was a great rental for us. The location can't be beat. The Pacific ocean is out the front door and the shops and restaurants of Kapa'a are one block away out the back door! The house was clean and well cared for. We were a little worried about having no A/C downstairs, but because of the ocean breezes, it was not an issue. And we were there in the beginning of June 2016. I had seen mention of the daycare next door in some of the reviews but it wasn't an issue for us, either. The folks at Garden Island Properties were gracious and helpful. We have stayed at the posh resorts in Poipu when we have come to Kauai before and this was even better! We will be back!

The location was good being beachfront with great views, centrally located in Kapaa, and walking distance to local restaurants, shops and some activities like bike rentals (recommend that you do so and bike the public path - a great 1.5-2.0 hour activity).A/C was a plus, but did not have much impact on downstairs bedroom. Worked nicely upstairs.Management company was helpful and responsive.We give this a thumbs up. :)

I stayed at Kapa'a by the Sea for 6 nights in March. This was a celebration for my mother's 75th birthday. There were 4 ladies staying at the house. The location is very good. There is a preschool right next door and there are 3 and 4 years olds from 7:00 am until 5:00 pm. We didn't mind the noise, we actually enjoyed watching the little ones, but people should be aware of the close location next to the bedrooms and lanai. If you are gone all day sightseeing it is not a big issue.There is a great walking path right in front of the house and it is heavily used so if you are looking for privacy this is not the place for you. In addition there is a vacant lot on one side of the house and it is also heavily used for parking by locals and tourists in order to access the walking path.A homeless encampment is also just down the pathway from the house. Though we were never concerned about our safety it is something to be aware of. Pros - great views of the beach (especially sunrises), close to the town of Kapa'a (walking to most restaurants and shops), great location in regards to the proximity to most of the sights around the island.Cons - the previously mentioned items (preschool, encampment, lack of privacy, etc.) The house is "tired" and needs a little TLC. Carpets were very stained in many places, kitchen is very lacking if you eat in (missing utensils, cookware, toaster, etc.- if you eat out it is not an issue), mold on some of the curtains, broken chair in the living room and the couch should definitely be replaced. For the price I paid I expected much more from the house in addition to the location. I have stayed in home rentals in many locations, in all different price ranges, and I would not rent this property again, nor would I recommend it to a friend.

This place is terrific, a no brainer if you're sharing with other couples. The house is huge, and the main patio is so great. (we spent most of our time there) the location is perfect if you're planning on staying in kapaa, and it's walking distance to everything you need. The preschool next door was not as noisy as you would expect, actually the roosters were noisier!Would book this place again in a heartbeat.

Fantastic location!! We had a wonderful time! This was perfect for 3 couples. 3BR 3Bath with full kitchen. The deck is great with ocean view. Cannot hear the town from there because of the waves:) We had to buy a corkscrew/bottle opener, foil, plastic wrap, paper towels, dishwasher detergent and laundry detergent. Only 2 kitchen towels but lots of towels including beach towels. There was no fuel for the bbq so bought that. Relatives of house owner live in house behind and they were very nice and fixed a chair for us and brought bananas:) Sheets in master BR smelled funky so washed them 2nd day.

This is our second stay at this property. Each time we brought a son and wife and two grandchildren. This house is perfect for grandkids and family. We let them have the upstairs, and we take the downstairs. It's right on the bike path in Kapaa, which is fabulous. We like the location because it's near grocery shopping and store shopping. Very affordable. Great to be able to sit on deck and see the ocean. Open your windows and hear the ocean at night. We'll likely stay hear a third time when we bring another son. We've got four. Also, the management company was very helpful. Our son didn't bring their pack and play for their 1 1/2 year old. I called them and asked about getting one. They said they had one at their office I could borrow. When I got there, they told the owner they thought it was a good idea to have one on the property -- the owner bought one - we had a new pack and play and I believe they plan to leave it there for other guests.

This house is the best! Perfectly located in the heart of Kapaa. Steps from the beach and bike path. We rented bikes right around the corner from the house. We really enjoyed our views from the upper balcony!! You won’t regret this rental.

We were two couples and two children staying at this residence. The home is in central downtown Kapaa, a block away from Java Kai, Pono Market & Cafe, etc, and steps away from the beach. You can gaze into sunrises above the ocean without leaving the home. The home had every convenience to make it our home: 2 rooms with AC, laundry+dryer, full kitchen, fenced outdoor space with parking, tv and loving room spaces, and internet to help some of us with our remote work responsibilities. My only regret was not staying longer. We'll be back, I hope!

The entire family loved this spot! Having the downstairs bedroom and bath almost felt like a separate apartment for my daughter and son-in-law. Plenty of space to not be on top of each other! The view was amazing, the beach was sandy and swimming was fantastic! Dryer stopped working and someone was out to fix it within hours of speaking to property management. Such an amazing vacation spot! We would absolutely rent this place again!

We loved the stay in the house. It was fantastic to get up in the morning and have a beach sunrise in the back yard. The place was clean and every was in good working order. The Kapaa bike/walking trail is the best trail in Kauai so to have it at our door was very convenient. We will be staying here again

This was a great place to stay. We watched the sun rise every morning from our balcony. The house was very comfortable with lots of space and a well equipped kitchen. Both the north shore and south shore was an easy day trip and there was lots to do locally.

The appartment was perfekt for us as we have been 6 people for a week.the view on the oeacen was awesome you can see the sunrise perfectly from the bacony of the appartment!you have 50 meters to the beach.everything worked very easy in regards to get all needed information for the check in.The communication was very good.It was a perfect week for us and we all can only recommend to stay there.

We stayed 10 nights at "Kapaa by the Sea Beachfront". The house location is amazing. We sat on the deck and watched the sunrise every morning while we drank our Kona Coffee. It was very relaxing. The house is only two short blocks from downtown Kapaa -- lots of restaurants and shopping. The house is very clean but could use some updating. But don't let this stop you from renting this great house. Each of the three bedrooms has a complete/full bathroom.

Condo was just as described and you cannot beat the location. Checking in and out was a breeze and the owner responded quickly when I had a question. I would definitely stay here again on my next trip to Maui.

This property has a great location right on the beach. Restaurants, Food Trucks and shops were easy to walk to. The property managers were very accommodating and helpful. There were great recommendations for nearby hikes and experiences.

This property was perfectly located for touring the entire island. Was good for our family of seven. Everything we needed was there. The downside was that there was no air conditioning in the lower floor. Even with windows open and fans on, still made it hard for my grown children to sleep. The place is a bit dated and the linens smelled bad upon arrival. Good thing was that there was a washer and dryer for use. However, the lanai was perfect and the gated entrance provided a sense of safety.

We had a fantastic time at this rental house! LOVED that it was right on the beach, and definitely appreciated its proximity to stores/restaurants/bike rental/etc. The house was very well equipped with all the necessities and felt nice and spacious for our group of 6. Our only wish was that the downstairs bedroom would have also been air conditioned, as it was very muggy and warm on our stay. Other than that, it was fabulous! We would absolutely stay here again!
