This is our second year to rent this condo and hope to do it again next year. It is not overly modern but very comfortable. Especially enjoyed the Murphy bed. It is well equipped with all that we needed. Experienced 2 wonderful spinner dolphin shows from the lanai. Had a problem with the lock box but Jonas was very patient and I finally learned the secret of opening it.

Overall this was a nice place to stay in Kona. Conveniently located to lots of shops and restaurants and also centrally located for checking out things to the North and South of Kona. The only disadvantage of the location is a lot of noise from the main road in front. The unit is spacious and technically has three beds if you want to spread out. My only other mild complaint was the lack of a few basic household items like paper towels and laundry detergent (detergent wouldn’t have been an issue except we were asked to start laundry before checking out).

The condo was not clean when we arrived. There were no paper products when we arrived. The condo is extremely dated and could really use not only updating but also some repairs. There is also no air conditioning which we were unaware of. However, the owner was extremely helpful and came directly to our aid to clean the place. He brought the paper products with him and was extremely helpful and kind throughout our stay. The location is everything with this property! It’s right in the middle of everything in Kona! The view from the lanai is SPECTACULAR! If I owned this property I would do minor updating and some repairs, including whatever sparks in the breaker box when you run the microwave. I would get rid of the carpet and curtains because it’s too moist inside this condo. The lack of air conditioning wasn’t that much a problem really. The weather was great and we kept the lanai doors open. There was a lovely sea breeze! Overall we had a great time this vacation!

Other than traffic noise, it was nice. Sliding doors heavy to move. We actually spent most of our time on the lanai. We didn’t use the kitchen much and couldn’t work the tv. The pool area is also very nice but we didn’t use it either. We are seniors so it was nice to have an elevator. Pretty much just as advertised. Property manager was very nice and helpful.

If you are dreaming of Sandy beach front and quiet evenings. This is not your best option. If you are ok looking to be right in the middle of a historic waterfront village she’s the Hawaiian night life (not crazy but can be loud) this is your spot. In comparison to other units I’ve stayed at in Kona Alii’, it could use a few esthetic updates. I’m not going to list them because they are just my opinion and in no way take away from the comfort or function of this unit. I would stay again. The owner is very responsive, accommodating and friendly.

Centrally located on Alii Drive and faces the water. The overhead wires across the street were ignorable. We would sit on the lanai for hours with the fan on. The street noise quiets down during the nights so we would leave the sliding doors open to hear the waves. People watching was great. Easy walking to numerous restaurants, there were several days we didn't even use the rental car and it just sat in the assigned parking spot. We would stay here again.

This was first time staying in a central area on the Big Island and we probably could have skipped the rental car for most of the trip. Bus stops a block away and goes to stores etc. Loved looking out the big windows morning and night. Got a bit noisy at night, which wasn't unexpected, but enough so that we had to close windows and it was more hot. Kitchen had most of the basics needed for cook ware, but will need simple spices (like salt, pepper, or sugar). Adequately stocked and property manager was very nice. There was something going on where they had to deliver some of the linens after check in and brought us some nice local coffee beans. We were also unable to run the dishwasher on our way out due to the hot water being turned off to whole building during business hours our last two days. Luckily we bathed after the beach. The unit does need new pillows and some new bed linens. We almost went and got our own pillows (they were super old, stained, last legs even when you know it's your own spit stains level). King bed was large, but also very springy so felt partners every movement. He ended up on the Murphy bed. We also had to find a way to block the light from the bedroom window. Would highly suggest the installation of a black out curtain that can pin down somehow. No worries, I always carry electrical tape and was able to get creative. However, that did block air flow and it could be noisy with those windows late evenings and early mornings. Nevertheless, we did like the space and location and would stay again. The small beach across the street was a great spot for my elementary age child. Plenty to explore and splash around in the tide pools (bring shoes and watch for urchins). Not a swimming beach but that's fine (and there is shade, unlike the King Kamehameha hotel beach). The pool was too cold to be enjoyable, so I don't really see it as a draw for most people. Maybe kids who aren't cold sensitive but probably not most adults. Discovered a well set up grill station at pool area mid way through but did not use.

The place was not initially clean but after i cleaned, it was nice. Carpet needs replacing but you have everything you need. No sun at the pool this time of year was a deal breaker for us but it is beautiful! I forgot about the power lines in our view, but i got used to them. We stayed a month and had a great time! Please put a curtain/blind in the bedroom. Mahalo!!

We arrived late. Check in instructions were very clear. Condo was a perfect size for our family of 3, with all the amenities we needed for cooking. Second bathroom was very handy as we had our teenage daughter with us. Host was very responsive and accommodating. Fantastic location. Restaurants and shopping within walking distance. Ocean right across the street. Also great lanai for people watching and gorgeous sunsets!

Loved the condo. It was very comfortable, great view and the kitchen was equipped with all the necessities. Would love to return next year. Only had 2 problems— lockbox was difficult to open and seldom had warm water in the morning. Otherwise, we really enjoyed our stay

Hi, I loved the view of the ocean from the Lanai, it is great sitting out there in the am, drinking coffee and watching the water and people walk by. We walked to the beach and town every day. There were great restaurants very close to this condo, we did not even use the car every day. Yes, the light shining in the bedroom is pretty bright, this worked out b/c my daughter does not like a completely dark room. I would stay here again.

This property is in one of the best locations for downtown Kona! It’s literally on the ocean, close to restaurants and shops. If you just wanted to stay in downtown, you really wouldn’t need to rent a car because everything is so close. I have stayed in this building before, just not this unit. I will admit that with this unit being only one level off the main road, it is extremely noisy with road traffic Even thru the night people drive up and down Ali’i blaring music and reving their very loud motors. Also, one more con about this unit is that there is a bright hall light just outside the bedroom that is on all night and lights up the whole room making it again difficult for sleeping. If you are used to sleeping with a light on, then this may not bother you. The owner was good with communication. I would recommend staying here, but just be aware of the noise level.

We enjoyed our stay in this condo. Right on Alli Drive so close to all shops and restaurants. Just walk out the front door. Lots of people and cars going by which we quite enjoyed. Quieted down at night and we always slept with patio door open and listened to crashing waves. Pool was very nice as well. Would definitely stay here again.

The lock box reset button is broke. Shelf in kitchen is broke and we lost a coffee mug. There were pubic hairs in the shower and the kitchen floor had crumbs, etc.

This is a fantastic, clean and comfortable place to stay. Everything has great attention to detail. There are lots of kitchen utensils, and one can relax and listen to the waves as you prep dinner. We loved being up on the second floor because you can leave the patio doors open at night and enjoy the breeze and sound of the ocean, Ali'i drive is right n front of this development, and there is a lot of traffic noise, but it provides a bit of entertainment as cars and people walk by. I would definitely book again. Oh! You are near all the hot spots, so if you need to get out and shake a tail feather; just walk to the left of the development!

This property is exactly as shown on-line. No surprises here. The location is perfect and the view is to die for. Every night the sunset is gorgeous and this is the perfect place to view it. If there is any criticism it would be that the mattress in the master bedroom is due to be replaced. The murphy bed was actually a bit more comfortable. Overall this is the best place to be to enjoy Kailua Kona!

This condo was right downtown, and the ocean is right across the street. We loved it, we could wAve to people walking down the street and we where like on the 2 nd floor, so no chance of getting covid, but still could talk to them from the balcony. Sunsets where very pretty.
