The unit had a very well-equipped kitchen, a fantastic view of the ocean (and sunsets), and with the decor, books, beach equipment, etc., gave a nice sense of hominess. It was close to beaches and activities, and in a nice area. The little convenience store across the street was helpful, and I definitely enjoyed having the pool and hot tub. My only regret was the rooster that lives in the overgrowth next door and started making noise at 2 AM the first night were there. With the window fully shut and the AC on, subsequent nights were much better.

The view from the lanai was perfect. Watching the surfers doing their thing all day long was very enjoyable. The kitchen was well equipped and bed and showers were just fine.
Location of the condo is in the center of activity on this side of the island.
It would be nice to have a copy of the free "101 Things To Do" and "This Week- Big Island" magazines in the condo when we first arrived. We didn't discover those until 2/3 of our stay was past.

We loved the condo and location. Enjoyed watching the surfers every day and boating traffic. The waves at night were so peaceful and relaxing to listen to. The condo was well equipped and we were able to take advantage of the area attractions since it was a great location. Any issues have been communicated to Kyle who was very responsive to our texts and requests. REALLY appreciated having AC available in all rooms. We used the AC in bedrooms at night to make sleeping comfortable but never really needed AC in the main rooms as plenty of windows allowed great air flow.

There are many great features with this rental! Foremost is the view! Sitting on the lanai is almost like sitting on the beach! Even with the windows closed, you could hear the surf in the master bedroom. Plenty of space and privacy for 2 couples. Superb parking. Great communication with host and easy Check in/check out procedures. We are incredibly picky about cleanliness so for us, we felt like it could use a really deep cleaning but everything is organized and overall tidy and in place. The place could also use a few updates on small appliances. Overall, a really good place to stay with really good hosts.

This condo is fantastic! The place has everything including snorkel gear! The pool and jacuzzi were great and to sit in the jacuzzi and look at the ocean is so great! The Lanai was great and being on the end and the angle to it give you privacy and such a beautiful view of the ocean and shoreline! You can walk to a beach, Da Poke Skack is a block over. This is a great area to stay on the Big Island. Go to Two Step to snorkel!

Any little issues with the rental are completely non existent when you step out onto the balcony. The patio made the whole stay incredible. The beds were comfortable and we slept well. I will say if you are actually trying to cook in the place the kitchen isnt the most user friendly. The disposal is not operational and the limited space on countertops is missing some with the microwave on the counter. There are a ton of restaurants in the area and I assume most people are dining out but for allergy reasons we cook most meals at home, so we struggled a bit in that department, but again then ate on the deck and forgot that was even an issue. Overall we enjoyed our stay and would stay again!

We just spent a week in this condo. We were very comfortable. We spent most of our time on the lanai. The view is amazing. We enjoyed watching the surfers every morning. We also enjoyed the pool and used the barbecues. I’d recommend staying here. Great location.

I can’t say enough about this condo! The lanai is all it’s advertised to be, and the perfect spot to watch the sunset, or whale watching! I was so excited to see that in addition to the comfortable furnishings, it was stocked with beach towels, snorkeling gear and coolers! It rained the last few days of my trip, but no matter! I just grabbed a book from the reading nook and made myself comfortable. Can recommend wholeheartedly, and will definitely be staying again!

This was our 4th time to Kona and 3rd time we were able to secure this (our favorite!) condo. So happy to have gotten this one again - it’s on the end so has extra windows which on the side have beautiful tropical jungle feel and total privacy! Then of course the ocean view out front is just unbelievable and the extra large deck!! We don’t even go out to eat other than we have to get some Poke now and again but otherwise we cook in the condo and eat on our deck.. better view than any restaurant and we save a ton that way too. The condo has everything you need - it’s easy to feel like home there 😊

Kyle's condo is so comfortable and aesthetically pleasing that's it's almost unreal! Furnishings, artwork, design all lent to a feeling of richness, joy and relaxation. The balcony alone is worth staying here. Like others mentioned, you can watch surfers both morning and evening, with some throughout the day. Perfect sunset view. Extras including condiments in the kitchen, snorkel, fins, masks, shoes, beach towels, someone even left aloe in the fridge, which unfortunately I ended up needing, but was amazing to already have access to it. Used the cooler several days to take drinks with us while driving around to beaches, etc. A/C's worked great. 15 mins from any restaurant, including poke shack in walking distance. Highly recommend this condo

This is one of, if not the best, rentals
We’ve ever stayed at. The location was phenomenal. Close to the main hub of Kona, but far enough away to avoid the crowd. The views were spectacular, with an unobstructed view of the coastline and a great location to see the surfers at one of the best surfing spots in Kona. It was delightful, to wake up in the morning and have your coffee and watch the surfing. The evening views were amazing. The lanai was very spacious with a ceiling fan, and we ate outside most of the time. There were two spacious lounge chairs as well. The pool area was very clean, and the Jacuzzi was very nice to use.
We never had a problem waiting to use it. Most of the time, we had the pool area to ourselves. It was never crowded, and the condo area was very quiet. There is a small convenience store across the street, and up the street as well. The condo is very close to magic sand beach, which is one of the best beaches in Kona. It is also close to several great snorkeling spots.
There was AC in all the rooms and they worked flawlessly. The unit was very clean, and updated. It was very spacious for the four of us, my wife and two children. The owner was very responsive, and the directions were easy to follow on getting into the unit and leaving the unit.

Kyle's condo is beyond perfect! The views, location and facility is great but even better are the amenities of the unit itself. Everything is super comfortable, from the beds to the living room & patio furniture down to the towels! The unit has more beach accessories than you'll ever need and the kitchen is fully stocked to prepare a gourmet meal.

The unit and location were perfect in every way. It is located just outside of the hustle of Kona but close enough to get there for the restaurants and shops. The unit itself was well stocked with all the kitchen utensils you will ever need. It also had a large amount of beach going necessities (chairs, mats, coolers, masks, fins, and snorkels) which was an added bonus. The lanai was the top feature of the unit. We spent every morning and most evenings enjoying the awesome view of the surfers, waves, and sunsets. The owner of the unit gave easy, complete, and detailed instructions for check-in and check-out and was always available if needed. I will absolutely return here in the future!!!

This condo was able to comforatably accomodate a family of five. We really enjoyed hanging out on the large lanai and taking in the beauty of the ocean during our stay. There's also a pool and hot tub on the property and both were clean and well maintained. There's a small grocery store conveniently located right across the street in case you need to grab something quick. Otherwise there are larger stores in the area with a 10 minute drive. Overall we really enjoyed our stay in the condo and would definitely book it again!

Kyle’s apartment unit is a spacious, sun-drenched (if you want) 2-bedroom in a small 20-unit building right at the water’s edge on the Kona coast, with a large lanai that brings the Pacific right into your space. There is a an almost private pool area for swimming and sunning. The surfer show is there for breakfast and all through the day. If you want the beauty of a Big Island getaway without the crowds and crush of a hotel, it’s a great choice perfectly located, with all the arrangements simple and easy. From start to finish, Kyle was helpful and responsive. When we ran into a problem with a broken refrigerator our first night, Kyle got right on it, with a repair visit the next day, a Saturday. The repair didn’t work, so we had no refrigerator for our brief 5-night stay, a disappointment. But as promised, Kyle reimbursed us without questions for our grocery losses and provided reasonable financial consideration for the inconvenience. We had a happy time.

Great condo for our family of five! We loved eating breakfast on the lanai and watching the surfers. We spent our days out exploring and would come back for dinner and sunset on the lanai. The pool was a nice bonus too! Kids were able to practice with their snorkeling gear and gain confidence before hitting the ocean. Kyle was super easy to get ahold of and very helpful. I would definitely recommend staying here and hope to come back soon!

This was our 4th trip to Kona. We have always rented condos for extra room and access to a kitchen for cooking meals in. We really enjoyed Kyle's condo. The location for us was perfect. While some might want to be closer to the downtown area, the location is great. The traffic does get backed up but Kyle's condo is past all that. There is a Poke' shack just steps away from the condo. They sold out every day by 2:00 pm and my son and husband were obsessed with the place. Coffee, restaurants, stores, are all within minutes by car. There are beaches close by but they do get a bit crowded. The actual property has a nice pool/hot tub area as well as a few nice grills. I also appreciated the security feature of having a code for the elevator. Parking was perfect. The best part for me though was the incredible lanai. The sunsets were beautiful every single day! The beds were comfortable enough and overall the condo is very well stocked for a nice stay in Kona.

Our family of 4 (2 teens and 2 adults) had a magnificent time in Kona! This property has a spectacular ocean view from the lanai, and if we never left the condo, the view itself was worth it!
The layout was a perfect fit for our crew, amenities were plentiful, and we would def stay again should we make it back to this island. We were close enough to town to go in and out every day, and make it around the island as we wanted.

I was excited to stay at this condo from the moment I rented it last spring, and it surpassed all of my expectations. Everything was great. The beds were very comfortable which is always a must for me. My husband and I slept in the twin beds with the king sized mattress pad on it and we were so comfortable! The condo had everything we needed: dishwasher pods, laundry detergent, a very well appointed kitchen, very comfortable living room furniture, beach towels, beach chairs, snorkeling equipment, even water shoes! But by far the very best thing about the condo was the view. We could see up and down the coast and there was a gorgeous palm tree right in front of the lanai to add to the perfection of the view. We spent every minute that we weren't sleeping or out on adventures sitting on the lanai staring at the ocean. I know we could have saved a little money by staying somewhere less expensive, but 5 days with this view was worth a lot! 100% we'd stay here again in a heartbeat!

The view was absolutely amazing!!!! Great little condo plenty of room for the 4 adults in our party. Beds were comfortable and the bonus was they had snorkel gear!!! Enough for everyone which i don’t recall reading in the description. Two downsides were we, we thought we were closer to town but the trip requires an Uber and the bathroom (only speaking for the one I used) was not very clean. The rug was filthy and the shower hadn’t been cleaned there were chunks of something in the corners. I took pictures as I read in past reviews they had changed cleaning company’s (not sure how recent). Instructions say start a load of laundry but I was unable to find detergent in order to do so.

We loved this condo, the large lanai made spending time outside perfect with watching the surfers and the famous Hawaiian sunsets. We loved how centrally located it was, close to dining, shopping and Magic Sands Beach, or easy to drive north to larger beaches or south for the best snorkeling we have ever seen. Good location a little south of main Kona tourist area. Smaller complex allowed easy parking and access. Owner was friendly and super responsive to my questions. The property is located on a fairly busy section of Alii Drive but is on the water side and mostly quiet .
The lanai is amazing - so nice to sit out and watch the surfers , listen to the waves, and watch sunsets on the best spot in town .
The property owner is extremely responsive and personable.
The amenities are what every renter wants - dedicated indoor parking spot , new washer and dryer , new appliances , and air conditioning.

The condo was a corner third floor with a HUGE lanai. Sitting there in the morning drinking coffee and watching the surf was positively nirvana. The condo is very large, very well appointed, and extremely comfortable. Everything we needed or wanted was there. Closing the door as we left was painful because we all wanted to stay. We enjoyed our stay here. The location is much better than downtown Kona, 4 adults were comfortable here. Hallway rug was filthy and a very bad stain on the living room rug need taken care of. Also we had to run the dishwasher twice a day as well as use paper plates due to a lack of dishes. They also asked us to start a load of their laundry as we were leaving so we had to go out and buy laundry soap! That just kind of left us with a bad taste in our mouth. There were 3 dead lightbulbs in one bathroom and the 2 phone numbers they gave us to contact them with both non-working.

This lovely condo was our home for a month in March and April of 2015. Part of the time we had another couple staying with us. The unit is perfect for two couples. We have stayed in other units where the master bedroom is separated from the living room by a thin screen making privacy a problem. In this condo the master bedroom is separated from the living and kitchen areas by a solid wall. This allows some people to sleep undisturbed while others get up to watch the early surfers from the lanai. And speaking of surfers, the view here is so entertaining in a way we never imagined. The ocean is only a few feet away and we were able to watch whales, dolphins, and people in canoes, kayaks, paddle boards. Sometimes the snorkel boats stop just off shore or cruise by on their way to the underwater sanctuaries. The unit itself is unique in that it has a lanai large enough for a huge table and several chairs. We ate all of our meals out there. There is everything in the kitchen to cook great meals. We bought very fresh monchong and opah in Costco and ate like royalty. Costco also has great ahi poke and Safeway has a large selection of different poke. We also bought manapua at Costco as well as fresh cut pineapple, papaya and mango. What I've just listed is pretty much what we ate the whole month we were there. The condo itself is well set up with comfortable furniture. There are swivel recliners in the living room that can face one way for conversation and the other way to watch television. There is a nice cable package but we never really had time to watch. The ocean was much more entertaining. The condo itself is very tastefully decorated with some lovely furniture pieces and beautiful art. There are water socks and swim fins in almost every possible size. There are plenty of extra pillows, towels and beach towels. Just bring your swim suit, flip flops and toothbrush. We discovered a lovely beach up north near the marina where the road goes from 4 lanes to 2 lanes. It is around some ancient fish traps.

This unit is about as ocean front as you can get! We enjoyed sunsets from the patio nightly. The ocean breeze coupled with the surf made us feel like we couldn't have been a bit closer to the ocean without getting wet. The owner was super easy to work with and made us feel at home. The unit was clean, remodeled nicely and even better than advertised. We enjoyed being able to both hop into the pool at the building and watch the surfers at Banyans right from the building. We will most certainly be booking this unit again next year!

Banyan Tree is our "Home Away from Home"! The amenities and layout of the condo was so comfortable and everything we needed. There was no need for air conditioning because of the cross breezes. The lanai was so nice and large. We ate all our meals on the lanai, watching the dolphins, whales and surfers.
Kyle was so accommodating and very interested in our comfort during our vacation. Our unit was clean and everything we needed, lots of towels, linens and kitchen utensils.
We loved the pool. We spent hours reading, watching the surfers, whales, turtles. We have yet to find a property where there is so much activity right in front of us!! The parking garage was clean, place to wash the salt off your car and sand off things you take to the beach. The building is well taken care of.
I would definitly recommend this property to anyone who asks, and we have. We are looking forward to next year, yes, we have already booked it!!

If you want ocean front, this is it!This was a surprise quick trip for my husband and I to the Island right before the holidays and boy was it worth it. The corner condo unit was beautiful, really comfortable, super clean, modern, and well equipped with everything you need, from boogie boards to fast wireless Internet. It was all ready to go. We just walked in, bought a few groceries and needed nothing else.
As soon as you walk into the unit and turn right you can see the big beautiful Hawaiian sky hovering over the ocean. First thing I did was open up the lanai doors and listen to the waves crashing over the reef.
I can't say enough about the view.We saw numerous whales and dolphins from the lanai, and the sunsets were breathtaking. Restaurants were within reach as the location is close enough to everything in Kona. The only problem we found, was that we could not stay longer.

This was everything we could ask for. Amazing view, great sized rooms, lots of extra amenities, towels, boogie boards etc
We saw whales and dolphins from the lanai! The pool is beautiful and if you love the ocean, this is the best apartment, the waves break so close so you hear beautiful ocean all day! We love love loved it! Kyle is very helpful and a pleasure to deal with...

This is a clean, modern, upscale place right on the beach. The wide shoulders on Alii Drive made it fun and easy to take long walks along the waterfront. It's convenient to restaurants and shops. Safe, covered parking. The entire place was recently redecorated including new appliances and TV. We especially enjoyed watching the dolphins and turtles right from our lanai. Just what the Dr. ordered. R & R. Everything we needed was there from towels and boogie boards to dishwasher soap and sunsets. The cleanliness of the grounds, the pool and the hot tub were exceptional due to Barry who lives at Banyan Tree complex. Kyle was very accomodating as Hurricane Iselle was due to land on the island a mere 2 hours after we did! To our great relief, in calling just the day before to see if we could rework our stay to avoid the storm, Kyle was very accomodating and helpful! The sounds of the waves, the non stop entertainment of the surfers, the endless choices of restaurants, amazing swims off the Kona pier to the Iron Man buoy just to swim back with a pod of 40 dolphins, snorkeling with 3 turtles just down the street, the ease of getting to grocery stores and sights around the Island...we couldn't have asked for a better holiday. Thank you Kyle and I am sure we will be back!

Aloha! We arrived on November 19 and stayed until November 26. The condo was better than expected. It is very spacious, much more than I expected. The lanai is amazing and the views are breathtaking. Our favorite thing to do in the morning was to enjoy a cup of coffee on the lanai and watch the surfers. Every day they were out riding the waves.
The condo has amazing upgrades and the pictures do not do it justice. The parking was great and getting the key was easy. There is not one thing I would have changed about the condo, it was perfect. We will definitely be back to this condo!
For local attractions and restaurants, we recommend Lava Java for breakfast, Bongo Bens for dinner and live entertainment. For big waves and body boarding try Magic Sands (super close to the condo) and for snorkeling try Kahuwai Bay.

Stayed here with my husband for 3 days at the end of a 2 wk vacation in Hawaii to celebrate our 20th wedding anniversary. So many wonderful reviews below. Not much more to add, just to say that Katie and Kyle continue to be lovely to work with, responsive, accurate in providing information. The condo continues to be amazing, roomy, comfortable, beautifully appointed, nicely equipped, nice local art, and the lanai is one of the best I have ever been to - spacious, private, gorgeous location, gorgeous view. Don't hesitate, this is a great place at a great value. In terms of local recommendations, loved Magic Sands beach for playing in the waves, Kona Mike Surging Adventures for surf lesson, Mauna Kea Adventures for star gazing, a visit to Volcano National Park (but visited from Hilo), Sea Quest for an express snorkling outing without many frills but loads of fun, and food from Da Poke Shack nearby, Le Bourgogne, Sam Choy for late afernoon or sunset drinks,. We look forward to staying at this property again!

We found the condo just as we expected: well equipped and beautifully decorated. We appreciated the quality appliances and comfortable furniture in all rooms. We would have liked to have a fourth counter stool in case the weather got bad, which did not happened. More dishes would have been nice too, since we tend to get lazy on vacations.. The lanai is simply amazing! It is large and it even comes with a roof fan and light, making it a perfect dining room. We enjoyed every minute of our mealtime listening to the waves crashing on the rocks just below us. And the sunsets are nothing but breathtaking! This is a real ocean front unit and a great bang for the buck!
One more word about this exceptional condo: don’t be disappointed to find there’s no air conditioning because there’s simply no need for it. Just keep the windows and lanai door open and let the ocean breeze flow. Over the 9 days we spent there in late June we never suffered from the heat. Even in the hottest days the condo remained cool and comfy.
Here’s a piece of advice for beachgoers who come to Big Island for the first time: public beaches nearby are small and often overcrowded. A 30 mile drive northbound on the west coast will get you to some of the most beautiful beaches that can be. Look for Spencer Beach Park, Hapuna Beach and Manau Kae Beach, just to name a few. These large and quiet beaches have shaded areas with picnic tables and restrooms. Bring your lunch and enjoy a full day on the beach with the kids! Definitely worth the drive.
Finally, we have found the owners, Kyle and Kate, very kind and helpful. Many thanks to both of you. This has been an unforgettable vacation! We highly recommend this condo and we really hope to get back in a near future.

This unit surpassed our expectations. From the moment we arrived we were swept away by the views and location. The condo itself was immaculately clean and newly furnished and remodeled. We fell in love with the lanai, the breeze was intoxicating and the sunsets breathtakingly beautiful. The location is perfect just outside the busy touristy streets of downtown Kona. There is a surfer beach next door with surfers from sunup to sunset, they're a talented group that kept us entertained. The pool and hot tub were a great way to relax after a long day sightseeing. In all honesty this condo was so comfortable that we came back early enough each day to eat dinner on the lanai and watch the sunset. The master bedroom has a window that faces the ocean directly and the sounds of the waves crashing is a great way to fall asleep each nite. I would definetly recommend an oscillating fan for the 2nd bedroom since it doesn't recieve direct oceanfront breezes.......Overall we would highly recommend this unit for comfort, cleanliness, location and views. The onsite management gal was great, every time we saw her she was working hard at keeping that condo complex clean. Outstanding service and stay. We had three couples in our group and this condo worked out perfectly for us. We made use of almost everything! Having a kitchen and BBQ was awesome, we were able to eat on the large lanai and watched surfers everyday at all times of the day. The pool and hot tub was also great having a beautiful ocean view. The location of the condo on Alii Drive was perfect as well, not too far and not too close to downtown. We very much enjoyed our stay and would go back again! Thank you!

We've been going to the Big Island for a long time now....and have spent the last 4 yrs staying at this condo. This past year it has a new owner and they have completely renovated the entire place....so it's brand new and beautiful. You are right on the water with a spectacular ocean view on a surfer's break...Because it is a corner unit it has a wonderful large lanai...total privacy. You are close to town. You can BBQ your own fresh fish down by the pool. It's a low key condo scene which i like. not too many people. Close to food shopping, great snorkeling beaches and access to just about anything. Live in manager that is very helpful. I can't think of enough good things to say about this place....GO!!! you won't regret it.

I came to Kona for a conference and was floored by the high cost of hotel rooms. I decided to give this a try and was totally blown away!!! I thought is was nicer than the rooms the other conference attendees booked, had a larger lanai and was right on the water. And I did not have to pay for internet. The lanai had better views than the most of the restaurants in town and for a fraction of the price I was able to cook up some pretty good food in the kitchen. I stayed here by myself and found it affordable for a single person but with 2 bed rooms and a variety of sleeping options it would certainly be good for a couple, two couples or a family.

This is a delightful oceanfront condo. It has been tastefully updated. The lanai features a clear view of the ocean, surfers, paddle boarders... and sea turtles close to shore. The sunset views are very relaxing. The lanai is delightful for dining, reading, socializing or just plain relaxing. The corner unit provides open views.
The condo is immaculate...including kitchen and bathrooms, with new appliances and furnishings. The view from the kitchen faces the living room and has an ocean view.
Artwork decorating the condo features local artists and helps create a tropical vacation ambiance.
From the master bedroom one can hear the ocean waves breaking on the shore.
There is a nice pool, hot tub and grill available. There is an assigned parking spot.
I would highly recommend this rental unit.
