Bob’s property was great to stay in! We have stayed in different Hawaii islands and similar properties and this felt like home. Bob was easy to communicate with, and took care of anything that needed attention right away. We hope to come back and stay at one of Bob’s properties again in the near future!

We picked this property based on location on the water with the perfect view of the water. Opened up the goody closet to discover chairs snorkeling gear etc. We never used the air conditioner since the condo is cooled by ocean breeze this time of year.

Just as all the reviewers before, this was a lovely stay. The condo is right at the ocean which afforded the opportunity to hear the ocean’s waves. The condo was nice, neat, and clean.

When we opened the front door, we immediately saw the view we were seeking. Sun and surf. This condo does not disappoint. The owner, Bob, responds promptly to questions and provides thorough directions for access, parking, pool, and whatever other questions we had. Will stay again for sure!

My family had a great time the week we stayed. Communication for the property manager (Bob) was great throughout. The condo was comfortable and well maintained. A/C works well and the view is incredible. The public beach next to the condo was great to have. My daughter went there each day. Many restaurants and stores within a short distance. Plan on going back first chance we get.

Our family of four had a wonderful stay! We visited during a heat wave and so we were extra grateful for the AC! The condo was just as advertised, with plenty of amenities and space and a breathtaking view which included a front-row view of the surfers! We appreciated the covered and convenient parking given the heat wave and also the afternoon rain showers. Bob was a 5-star host: from check-in to all communication he was very responsive and helpful. If we find ourselves back on the island we will stay again!

This property is right on the ocean. Every morning we had coffee on the lanai and watched the surfers. In the evening we watched the beautiful sunsets. This property was perfect for my husband and two teenagers. The property was quiet, the crashing ocean waves was the loudest thing we heard. The twin bedroom faces the road but the road noise was hardly noticeable. There is a reserved covered parking spot and the unit is easily accessible by elevator or stairs. If you are looking for modern upgrades this is not the place, but this is the place if you want a comfortable place with outstanding views. The unit was clean, had a full kitchen, washer and dryer, and A/C. Owners were very communicative which was appreciated and check-in was easy. We would stay here again.

Overall a fantastic property with many amenities. It had a nice kitchen with plenty of everything we needed. Pool area was well kept, covered underground parking, and easy access to downtown Kailua Kona. We could watch the surfers from the patio and drink our coffee. Bob was a great communicator and helpful with suggestions. Highly recommend.

This was a great place for the family. The ocean really was 20 feet from the ocean. There’s a beach next door and a nice pool. The condo is right down the street from lots of shops, restaurants and water sports.

The condo was as advertised... clean and spacious and right on the water's edge and we did actually see a turtle right below our balcony! Walking distance to a very cool beach and a short drive to many amenities. Very responsive management.

My daughter and I stayed here for 3 days over Spring Break to snorkel and hike. She lives on Oahu so we especially enjoyed the generous parking spot and well lit garage. Condo was so special and easy drive to store or restaurants. Loved the small market/liquor store across the street. Condo on older side but well taken care of and had the best vibes. Spacious bedrooms, bathrooms, and living room. Enjoyed the variety of beach equipment and lush beach towels. Amazing views and calming ocean sounds. Lanai was so great to enjoy. Didn’t get a chance to use the pool but it looked clean and well kept. Bob was an amazing host- 5 stars across the board with ease of check-in, communications etc. No more searching for rentals on this island. Would stay here again in a heartbeat!

We really enjoyed our stay, being right on the water, and seeing the surfers doing their thing everyday. The unit was very comfortable and the AC was a life-saver, as it was hot and very humid during our stay. Bob the owner is very responsive to questions or concerns. I wouldn't hesitate to recommend this to anyone that wants to be close to the water, and 5 minutes to the city shops and restaurants. Thanks, Bob!

Great communication with the property manager and comfortable and convenient accommodations. While the trade winds are great, we especially appreciated the a/c to cool things off before bed. Owner provides enough staples (soap, paper products) that we barely needed to supplement with our own. Nice stay overall.

It was fascinating to watch surfers catching the perfect wave and dolphins spinning out of the water. Since the condo is right beside the water we enjoyed ocean breezes, sunsets and a rising moon over the water as well as the sound of surf. The condo is very clean and well-appointed with new upholstering and many modern touches. We would come back and that says it all. Lois.

The property was perfect. We received check-in instructions and were able to get settled in time to sit on the patio to enjoy watching the surfers as the sun set. The kitchen is well stocked. Being able to do the laundry in the unit was so convenient. It is close to many of the great snorkeling spots and also restaurants if you want to go out for dinner.

Perfect location since it isn't in town but close enough to get there in 10 minutes or less. This complex is very small and quiet...we never saw another person our entire visit.
It was nice to have air conditioning to cool down condo after being away all day, but wonderful to open windows and fall asleep to the sounds of the ocean every night.
Best part was watching the surfers every morning while we ate on the lanai.
We appreciated all the condiments that were left from previous vacationers in the refrigerator and we left and DATED several food items and condiments for the next occupants.
We plan to come back next year.

We loved the Banyan Tree complex. It’s small with a feeling of privacy. Spectacular view of ocean and the surfers at the break we’re great. I will certainly book this one again if I can!

This condo has everything we needed and more. It was amazing to sleep to the sounds of crashing waves but also enjoy the AC on the warmer evenings. The beds were super comfortable and it was surprisingly quiet. They must have double paned windows because the road noise was not an issue at all. We have stayed at six different VRBOs on different islands and this was one of the top ones. It was also very clean and you can tell that housekeeping does a great job between vacationers. Bonuses included lots of Tommy Bahama sand chairs, boogie boards, and an umbrella. Communication was very good and the instructions were clear. The parking spot is a corner spot with a good amount of room for a larger SUV if needed.

Spacious 2 bedroom condo. A little dated but you don’t really notice after you look out the sliders to the ocean view. It has everything you need including beach gear and a cooler.

Delightfully surprised at the true Oceanside location! Literally 10’ to the breakwater bulkhead. The sound of waves 24//7 was welcome. Surfers all waking hours were fun entertainment.

The condo was in excellent shape! Extremely clean. We loved waking up to the ocean views. Had the pool to ourselves. The unit is right above the parking spot which is easily accessible by stairs otherwise there’s an elevator on the other end, too. Location was perfect. Close to shops and restaurants. Would definitely stay again.

My husband and I stayed in this unit for 13 nights in April. The condo is as pictured; simple, very clean, and very well equipped. The kitchen was well stocked, and all the beach equipment we needed was right there. It is right on the water with a million-dollar view and fabulous ocean sounds. With the ocean breezes, we never needed to use the air conditioner. We enjoyed watching the surfers every day. The pool is small, but never crowded and always very clean. We didn't use the above-ground hot tub. Bob really made this a 5-star experience for us. He promptly responded to any questions I had and fixed one issue we had with a sliding door immediately. He certainly showed us Hawaiian hospitality. This is not a big, fancy resort, rather a modest, friendly, 20-unit condo complex. We would return in a heartbeat!

2nd floor provides the most ideal vantage point to see all that is happening in the ocean. We saw many surfers, a couple whales and a few dolphins.
It was as clean, well stocked and comfy as any we’ve stayed in. Washing machine is very handy, beach towels provided, and the ac unit was perfect to cool down those couple warmest hours before sunset.
Small, quiet complex and we never even passed by any neighbors. Stairs adjacent to the parking spot take you right up to the front door. (There is also an elevator). Property is south enough on Ali’i Drive that we never struggled with traffic to get in or out.
Bob communicated every detail we needed and was very friendly and helpful with recommendations.

My family of four stayed here at the beginning of our trip to the island. The view and proximity to the ocean absolutely cannot be beat. The condo is clean, comfortable, and close to many activities on the island. It's a small complex of only 20 units, most of the time we spent at the pool we had it to ourselves. Do yourself a favor and skip the big resorts, we much preferred this to our place that followed.

We are a family of 4 and stayed here for a few days during our vacation. Although we also spent some time in a nice hotel, the whole family agreed that we liked the condo the best. The view is terrific; there were turtles in the tidepools and surfers/sunsets to watch from the lanai. We walked down to get poke from Da Poke shack, and enjoyed being able to cook our own meals too. The condo includes all you need, and the owner was responsive and helpful. (If you need a softer mattress, he said they have a topper available.) We hope to get back to the island and will stay here again for sure.

My family has come to the Banyan Tree many times. The complex is small, but the view which includes surfers, boats, beautiful sunsets, and of course the ever changing ocean is amazing. The only thing that detracts is the traffic on Alii Dr.

The whole rental process was easy and we had great communication. The condo was amazing. We loved sitting on the balcony, listening to the ocean and watching the surfers. We have never stayed in a place with rooms so close to the ocean. Great condo!

The unit was clean, the kitchen was well stocked with cooking supplies, there were plenty of bathroom and beach towels, the beach chairs were easy to transport and utilize, the view from the balcony was very good (lots of surfers throughout the day to watch), the air conditioner worked fine ( only used once in thirteen days), the parking garage is well lit, and the ceiling fans worked great.
On the flip side, the refrigerator didn't have an ice maker, and only had one ice tray (more are needed), a light is needed on the balcony, the front door was frequently very difficult to unlock, better lighting is needed outside the front door, the hallway leading to the elevator is in need of cleaning, the overhead light immediately outside the elevator is burned out, the interior of the elevator is filthy, the pool area lacks a trashcan, we'd prefer an in-ground hot-tub, and what appears to be a homeless encampment is located immediately adjacent to the parking structure (as such, people I'd prefer staying away from wandered about the exterior of the condo complex, the closest recreational beach is one mile away, and downtown Kona is not easily accessible by foot for most senior citizens.

This place felt like a great value. The location really can't be beat. We found ourselves turning off the A/C just so we could open the many windows/screen doors at night to fall asleep to the sounds of the waves. It felt like one of the few properties right on the Ali'i drive that isn't bothered by the traffic noise because of your proximity to the ocean. Being right off Banyans was an added bonus for my husband; he was able to surf right at our doorstep. The property is a classic vacation rental: it shows its wear in certain places and although well-stocked, many of the appliances/pots/pans could use replacing. Overall it was clean and comfortable and we would definitely stay again. Bob was easy to communicate with and offered flexible check-in/check-out times when available; although we didn't take advantage of them we appreciated the offer nonetheless.

I had a wonderful time in this condo. It was very clean and had a beautiful ocean view. It's a 5 minute drive to downtown so you can't walk to the shops and restaurants, but I liked that because it's away from the crowds. I would definitely stay here again.

Amazing view from the balcony. We enjoyed watching the surfers in the mornings and sunsets in the evenings. The owners had boogie boards, chairs, towels, umbrella for our use. It made going to the beach so easy. We’ll definitely return!

Bob is a great host. He made the whole process easy and straightforward. He checked in with us to make sure we were able to get into the property on our first day there. The place is great. 10 feet to the crashing waves from the balcony. It was nice to watch the surfers every morning. The place is well furnished and close to Kona and beaches. Black sands beach is a short 10 min walk and the nearest farmer's market is 15 min walk. Will stay there again when we go to HI again.
