Everything is supplied for a wonderful at this property! We had excellent and prompt communication with the owner. All we needed to bring in was our food. We would definitely return to this condo as all the things we like to do are nearby and easy to get to.

My husband and I can’t say enough great things about our trip to Kauai! We loved how this spot was located almost perfectly in the middle between poipu and Princeville! And just a short walk to the beach! The condo in itself was nice and clean. It came stocked with linens and towels and it has a stacked washer and dryer that came in handy! It also had a blow dryer, some boogie boards, beach chairs, a beach umbrella and much more that was so nice to be able to use since you can’t fly with that stuff! All I have to say is, if you’re looking to vacation in Kauai, this is the condo for you!

We got to the condo a little after 4 PM & was startled to find the door unlocked & opened. We stepped in & found a lady in there turning on fans/windows because the AC was not working & wanted to air out the place. Nice, but this was the first time we heard of the AC being out, & it sounded like it had been out for a couple of days. The repair company was supposed to be there that AM to fix it, but didn't show. It would have been nice/professional, for Robert to have contacted us about this. He asked for my cell number, so he had access to that to give us a heads up that the AC was out. The lady that was there (cleaning lady), said that the other cleaning lady would be by shortly with a temporary AC. Her number was left, so about 7 PM I texted her to see when the AC would be delivered. It was delivered after 9 PM. She assured us that the AC repair company would be out in a day or two. We were there for 7 days. We never heard a word from anyone. The temporary AC worked well enough to keep us comfortable, but was LOUD.
Point being, Robert never reached out to us to check on the problem, make sure that we were comfortable, update us, etc.
The place was nice enough. It definitely needs a makeover. I get that island weather is rough on places. There was a lot of chipped and patched up paint, many of the decor was very cheep, the AC was broken, the microwave was broken & another was on the counter. We dumped the dehumidifier 3+ times a day.

Great location to beautiful beach. Unit was well stocked (enjoyed the beach chairs and cooler daily). Extra bonus with the use of the pool area of next door resort (very nice). Good central location to anything north, south or west on island. Host Robert was very helpful and friendly. Close to airport also nice.

Was wonerful. So glad this was are second stop because we would have been dissappointed with our fist stop! Everythig was great, enjoyed the pool, and some of the other resort ammenities. Kitchen was fully stocked! Kept finding suprises, rice maker
Blender, even basic spices! Used the great BBQ's twice for steaks and then shrimp. Walmart & Costo were not far. I would recommend this to anyone for there stay in Kauai. Thanks Robert for being a great host! Your prompt reply's to a couple questions was appreciated!

We had a great week on the island and we really appreciate the Kauai Beach Villas as a home base for our vacation. Having a washer and dryer is a necessity as things don’t dry like they do in the desert. The weather was ideal for the whole trip.

Nice little condo for 2. The location was great and having access to the resort was very nice. Condo was nice and clean and just as listed. The ceiling fan wasn’t working in the bedroom, but having air conditioning in the room made up for it. There were beach chairs and towels for us to use. Checking in and out was very easy. Robert was easy to communicate with and gave us a tip on rental cars. Thank you for a wonderful vacation.

This unit is awesome. It’s part of the lager Kauai Beach Resort complex but in the Villas section. So that means you have access to all of the resort facilities including a beach.
The unit is clean and heaps better than the photos. It has a full kitchen, huge bedroom and comfortable lounge and balcony for drying wet towels and shoes at the end of the day. There’s lots of free parking and a laundry also inside the unit which I appreciated so much.
Staying in Lihue is a great spot especially if you’re a first timer to the island as it’s between the north and south and therefore easy to get to both parts of the island if that’s what your plan is. You can easily spend all day at the resort and unit as it has everything you need including pools, spas and restaurants or go out.
I was sad to leave! Robert and the housekeeper were very accommodating to my arrival.

this rental was amazing. had all the extra little things like beach chairs and matts, floaties, lots of towels. having access to the resort was a big plus. the sunrises are the most amazing we seen during our trips. just a quick walk around the one building and there is the beach. all the pools at the resort are the best and we made sure to slow down for a few days and take in the resort. being able to cook meals saved us a lot of time in the morning and some dinners.

Great place to stay if you have a car . It is a central location on the island and the resort is isolated from civilization, which is great if that is what you are looking for. The condo is well equipped and in a good location on property. Would gladly come back.

My boyfriend and I had a great time renting this property while we were in Kauai. It is in a great spot - located in a small condo complex that was quiet, easy to park in, and had some friendly local kittens. There were beach views, resort pools and restaurants to use all within a 5min walk!
The condo itself is cute and clean, and was a great hub for my boyfriend who had to work during our trip. There’s a full kitchen which allowed us to cook meals at home, and plenty of space to hang out - including a deck!
Our host Robert was receptive to requests and communicative, and helped out whenever we had questions.

Our stay at this condo was wonderful! It was very clean and beautifully decorated with a Hawaiian decor. The ac in the bedroom was great! The bed was very comfortable and it was nice to have tvs in both the living room and bedroom. The resort area nearby was very nice, they had multiple pools and hot tubs, as well as a small water slide! Loved the location as well as it was close to the airport and in the middle of the island so it was easy to drive everywhere. Can't wait to hopefully come back someday!

Everything in the condo worked great ! The location and access to the beach , pools and hot tub is excellent ! The gas grill works great if you would like to have a cook out during your stay. The owner( Robert ) is very responsive to any questions or concerns that you may have. Highly recommend this condo.

The apartment was nice and clean and the bed was very comfortable. I especially appreciated the dehumidifier since it gets very humid. The ice chests, beach umbrellas, towels, shampoos, and kitchen accessories were also a nice touch!
Since there is a beach within walking distance behind the villas, nice walks were a nice way to start and end the day. The it's good to note that the water however is not meant for swimming in this area, but it's a beautiful walk on the beach.

Good central location with access to nice amenities. Beach is beautiful although we did not attempt to swim there. We stuck to the pools and hot tubs.
It would be nice to adjust the louvers in the windows and I think it's probably time to replace the bed. Having said that it's quite livable.
We had a great time and love Kauai. In addition to that Robert gave us a free nights stay when we discovered we had miscalculated our departure date. Saved us money and a big hassle moving.

I’m a 72 year old female solo traveler and I’ve been in this condo for a month. I just love it! I’ve stayed in lots of the units at KBV but I like this one especially. It is decorated so cute with lots of Hawaiiana, and has a great bed and shower. It’s real close to the beautiful (and sometimes totally empty) beach and resort pool so every morning I’ve been able to go down to the beach to watch the sunrise, drink my coffee, and then take an hour or two walk on the beach. I lay out on the beach in the early afternoon, take a break, then hang out at the pool and hot tub in the afternoon. When I get home I can see the waves crashing on the beach from the sofa in the living room and they just call me to come back out. What a life!

Liked the resort but visitors should know it's not close to anything within walking distance. Also, unit was not very clean. I found hair balls on floor and had to vacuum with little one I found in closet. Check in was delayed an hour and a half because cleaner was not finished. Feel we rushed her, as we waited in the car, which was why unit wasn't spotless. Otherwise enjoyed being in Kauai over Christmas.

ALTHOUGH THERE WAS NOT VISIBLE MOLD GROWING ON THE WALLS, THERE WAS A VERY DISTINCT ODOR OF MOLD. THE OWNER'S SOLUTION WAS AN AIR FRESHNER. OWNER WAS TOLD THAT I WAS ALLERGIC TO MOLD AND COULD NOT STAY THERE. THERE WAS NOT A SATISFACTORY SOLUTION WITH OWNER.
ALSO, THE CHECK-IN INSTRUCTIONS WERE NOT EXPLICIT. WE ENDED UP STAYING AT A NEARBY HOTEL THE FIRST NIGHT IN KAUAI AT THE TUNE OF MORE THAN $300.00.

We arrived at the condo and we were disappointed to see it had not been cleaned since the previous guests. I got ahold of the owner and he had a cleaner come out and take care of the property. It wasn't ideal not being able to access the property for the first 4 hours or so while the maid did her thing. The condo itself has all the amenities we could've hope for including a window ac unit in the bedroom which was a life saver. Also the pool complex at the adjoining hotel was quite nice. Other than the issue with the property not being clean upon arrival our stay was nice.

This was our final stop of three islands and it was the best. We had everything we needed and more! A great location, comfortable king-sized bed, air-conditioning for the daytime heat (we didn't need it at night), great towels for both shower and beach, real toilet paper(!), access to the resort pools and cafe and a small washer and dryer that were perfect for the few clothes we wanted to wash. We even found a coconut that fell from a nearby palm tree onto the grass that passed inspection, a 5 minute trip to the airport, so we could mail it to our granddaughter. To top it all off, we contacted Robert when we got there and asked for late check-out. He said yes and we had another entire day to find the best beach to swim, clean-up and do some shopping and mail our coconut. We don't have any plans to go back to Kauai but if we did we'd stay here again.

Such a wonderful location on a beach that was minimally inhabited. You cannot swim in this beach due to the rocks and rough waves but it is perfect to walk alongside and you can wade in up to your knees at some points. It was also nice to have access to the grounds of the Kauai Beach Resort although they no longer offer the 10% discounts on food to those staying in the villas “since Covid.” But it was convenient having the resort restaurants so close by. It is about a 10+ minute drive from the villa to the nearest grocery store. The villa is on the second story and there was a partial view of the ocean from the balcony and a nice breeze. The AC worked well. They had beach umbrellas, 2 beach towels, beach chairs (2 that were well functioning) and snorkel masks/mouthpieces that did not function well so I wouldn’t recommend trying them. The bed was comfortable. The owner was very responsive to questions. The kitchen could benefit from being stocked with some coffee and a flat spatula to use with the pans. Otherwise the kitchen had everything else we needed in terms of utensils, etc. We thoroughly enjoyed our time there and would definitely love to go back!

Great communication (gate code, lock-box code, wifi password, instructions for check-in/out, swim wrist bands and spare key). Nice beach amenities (big cooler, beach chairs and umbrellas, snorkels, mats, beach towels). Coffee filters and Keurig pods for coffee makers. Ice-maker for daily drinks in cooler. A/C in bedroom, strong fan for living room. Balcony nice for coffee and see the ocean between buildings in two places. Use of resort pool. Beach close for sunrises. Location near airport and no plane noise. Near Kapaa and Poipu. Well come back next time.

This condo is part of a resort. You have beach access, a pool with pool-side drink service and other great amenities. The condo looked exactly like the pictures shown. There is a deck you can sit out on too. It was much more then I even expected! And if you are in need of a vehicle, Robert connected us with Tom who helped us rent a van for the week (cheaper then the rental places). Highly recommended!

Robert’s place was a great place to stay and had all of the amenities needed to enjoy yourself. However, there was a pretty big miscommunication between property managers and I ended up having to book separate accommodations late in the evening on my first night which was not ideal. Robert was very responsive and apologetic about the matter though and the rest of my stay was great. Would recommend staying here again.

We had a spectacular visit to Kauai. The location is perfect for seeing the entire island. Things were still opening-up from the COVID quarantine, but this location is quiet without the crowds likely in some other locations--still close enough that you can see, eat and do anything you want. The adjacent resort pool is spectacular and sunrise-coffee on the beach is just steps from the front door. The unit is EXACTLY as advertised, everything was spic-and-span clean and we had no trouble getting into the unit--despite some unexpected travel delays that put us arriving after dark. And, being so close to the airport, we were able to enjoy every bit of our last day!

Hawaii was about 1 week behind in response to the pandemic. Therefore, this trip to the island of Kauai was very unique. The condo was just as we had expected....great! From the lanai you can see the ocean in 2 locations. The air conditioning in the bedroom was a blessing. There was no DVD player but we purchased an HDMI cable and watched our movies via computer to TV. Kitchen was stocked with all the essentials.
Our trip was cut short by 11 days and Robert was very quick to refund our money. Thank you Robert for being available when we had questions.

We spent 6 days in the Island of Kauai and this condo was worked out great for us. It has all the amenities one needs - including a well equipped kitchen and a very handy washer drier ( you would need one if you are planning to hike around the island!). The living room and the balcony offers a nice view of a part of the ocean. Our stay there was very comfortable and relaxing.

1 bdr condo is comfortable and functional, with good kitchen and handy washer/dryer. Easy walk to a scenic beach. Not flat enough for easy walking on beach, but nice grass area and sidewalks to walk around in the resort. Grounds and pool areas are attractive and well cared for. Minor complaint that slider screen/door to patio did not slide well, and view hindered a bit by dirty windows, or salt spray residue. Would definitely stay here again

We poured over ads and reviews and maps trying to find the perfect place to stay on our Kawai vacation, and it worked! It really was perfect. The bed was comfy, the kitchen had everything we needed, the gorgeous beach was right there, the hot tub was relaxing, and it was an easy distance to everything. Coming "home" each night, driving down the beautiful tree lined path into the beautifully manicured yard we were just so grateful to be where we were. We can't thank you enough.

The location of this place is amazing. A very private beach with not a lot of people on it mostly the condo's and the one small hotel on the property. The condo is not in any town but is close to a lot of the small towns on the east side of the island. Close to a lot of the activities. Close to great island restaurants. The condo is very Hawaiian and has everything you would need to have a great vacation. If you forgot something it is probable in the condo. The owner is very quick to get back to you if you have any issues. I couldn't have dreamed of a better place to stay. The pools are also amazing with food and a drink bar. Anyone that stays here will be amazed at the location and the amenities on this property.

This condo surpassed our expectations, in ambiance, location and view. While it isn’t “on” the beach, we heard the surf from the deck and living room, and walked a few steps to the beach. The trade wind from the East was delightfully cool on the deck and in the unit. The central location was terrific to cover all corners of the island. It isn’t in town, so it is a short drive to shops and restaurants. We chose to get fresh fish and grill it on the big community grills across the street. $30 gets us a terrific fish dinner for two with some wine on the balcony. We can’t wait to go back again.

We just spent our first week on Kauai and were so happy to have this condo to stay in. The owner was very quick to respond with any questions/issues. This place is very clean and quiet and equipped with so many essentials and extras. The location was perfect for us first-timers, right in between the north and south shores, so everything is a convenient drive. We loved having an ice chest and sturdy umbrella to pack up for the day, and really enjoyed the hot tub every night. Would definitely recommend this place. The one thing that would make this better is having a/c in the front room- but that was a minor concern, since we were hardly every there.

Convenient location;; v quiet in the evenings. Big pools are off limits but the small pool is great and the beach is beautiful . Good clean unit--access to a broom and dustpan wd be great for stays longer than a week
