This penthouse villa is just steps from the sandy beach with beautiful ocean and pool views from the lanai, living room and master bedroom by elevator or staircase. It has a serene lanai where you can see the ocean and all the tiki torches lighting the grounds at night! There are just 40 yards of lawn before the sandy beach, and the pool and BBQs are just down the stairs about 20 yards from the villa!

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Overall the property was pretty nice, in a nice spot, however this particular unit had some maintenance issues, some of these were resolved at the time of the rental, others remained. The maintenance team was responsive, but I spent more time dealing with things than I would have liked on vacation.Postives:1) The equipment storage closet was nice and well stocked. 2) The unit is in a good location on the property and quiet.3) Kitchen is a good way to save some money on vacation.Issues:1) AC in the unit is terrible. We spent our first night in a warm, and very humid unit. The maintenance guy came out and replaced the thermostat, which helped some, however the front rooms never really cooled off (probably 80 degrees) even with that repair. 2) Washing machine would not drain properly and was effectively non-functional for our time at the property. This was a big reason we chose the property, and a big disappointment.3) Sofa bed was broken. It had been broken long enough to print out a laminated card indicating as such, instead of just replacing the broken sofa. Air beds were provided, but air beds are not a replacement for a sofa bed. This was another reason we chose the property.4) The unit smelled of sewer gas on arrival. I tracked it down to a dry p-trap where the hot water overflow pan/safety valve would drain in the closet. I put a few cups of water down the drain and that corrected the issue. Not a huge issue, but indicative of general upkeep.5) Safe was locked and non-functional. The property management team did offer to replace, but another maintenance issue.6) Shower head in the bathroom was leaking and spraying out, this issue was resolved the first morning.

Rooms layout was excellent for our needs. Large master w/ private bath with view over pool & filtered ocean view (through palm trees around pool). Well equipped kitchen (we cooked-in most meals), ice maker, big family dining table. Had convenient option to swim in ocean at beach (is safe due to reef that keeps waves small) or very nice pool w/ adjoining hot tub. Kids loved it and spent many hours swimming and making friends. Parents & grandparents loved it because pool does not encourage rowdy behavior, and kids were always in sight. Clean shared gas grills for cooking local fresh seafood & steaks. Very well equipped storage closet with various sizes snorkling gear, beach chairs, umbrellas, boogie boards & kids toys. Walked beaches everyday at dawn. Groceries short 10-15min drive either direction on main road. Complaints - fold-out bed couch is unusable...it is so destroyed that it is uncomfortable to sit on, let alone sleep on. A laminated sign was left telling us to "...not open the hide-a-bed..." because it cannot be properly folded back into place. Really should be fixed asap. This really detracted from our stay. The kitchen faucet had been abused and was not functioning properly. Couldn't switch between shower and stream modes, and on/off handle was falling apart...had to call mgmt to get it fixed day 1, which they did promptly. Marked down cleanliness to 3 stars due to encountering hair from previous occupants several times over our stay.

We were also able to easily eat at Turtle Bay restaurants and explore the northern part of Hawaii that not merely Haleiwa.When we got there, a pack n play was missing; they were able to accommodate immediately as well. Great communication before and during my stay.

We spent five nights without one single problem! The unit is very clean, comfortable and stocked with anything we could possibly need for the beach, kitchen or relaxing. We typically rent on vacations and never had it go so smoothly and honestly well decorated and comfortable. We spent a lot of time snorkeling and reef exploring and had several meals at the resort. Roy's on the beach was the most fun with great cocktails! We definitely preferred the quiet of Hidden Beach and sunsets by the stables. They was also more marine life including many sea turtles away from the resort. We also walk the trails which was great exercise, view, historic placards along they way and even a monk seal sighting at the far northern tip! There seemed to be a lot of families with small children enjoying the pool and spa, so we didn't use them but they looked very well maintained. A great spot & we would definitely stay again.

Wonderful location and views! Just a few minutes to walk to the beach, 15 minutes away from the north shore food trucks and 20+ minutes away from Waliea falls. Beds are comfortable and beach chairs are provided which were used every day.

Owner provided a lot of good information and recommendations regarding activities, dining, shopping, etc. We loved the walking/hiking trails along the ocean. Played Turtle Bay Palmer golf course which was a beautiful, challenging course. They offer a substantial discount on green fees for villa guests. Had a fantastic time snorkeling Sharks Cove, swimming and cliff jumping at Waimea Bay. Lei Lei's at the golf course pro shop was a favorite place to dine. The A/C was sufficient but does not go below 74 degrees which was a little warm at night, and there were no ceiling fans. Some standing fans would have helped tremendously. Overall, a great place and we would stay there again.

Unfortunately the door lock did not work when we arrived, waited 45 minutes to access the condo after we arrived. Same thing happened the next day, so they provided a key to use, but this meant we had to arrive and leave as a group. The upper dishwasher had water in it due to an issue with the drain hose during our stay. Liked the condo, management did try to resolve the maintenance issues, but these issues had a negative impact on our enjoyment of the condo and the area. Management did provide a small refund to mitigate the annoyance from the issues. Nice place and I expect most renters do not face interruptions in their stay due to maintenance issues.

We hadn't had one since Nov 2019. Our toddler still takes naps and so this villa was convenient and amazing. The villa is well appointed and has a full kitchen and full fridge. It has a pack and play along with a high chair which makes travel convenient (bring your own pack n play sheets as those aren't provided). The villa is literally steps away from a nice pool and the ocean. It is convenient to go back and forth during the day as you have a 3 minute walk down to the beach. The storage locker provides great activities including shovels and bucket for children. If you have a toddler or young child I highly recommend this because of the convenience factor. While our child was napping we'd sit on the lanai and enjoy the ocean view. Would love to go back!

This was our first time traveling with our toddler, 2 teenage boys and my retired parents. The accommodations were not only beautiful but took into consideration our WHOLE family. We could not have asked for a more welcoming home. I would say that this was a "once in a lifetime experience" but we will be back and book with this wonderful family!

Only had a few concerns during our 8 days!! Fire alarms in other villas woke us up twice at 3am, rare but happened, spoke to max, working on it! Pool an lawn cleaning starts at 5:30am, so woken up early often, peacocks in area noisy, annoying an poolside very noisy till 10pm! Sad the hotel construction tnoisy, was supposed to be completed in June, now till end july an closed missed going to bar on beach an 3 restaurant were not open, we were unaware, were told it would open in June, would of made our vac later if aware of construction zone! Must drive to eat out, very pricey an lots of traffic to town! No farmers market lots of things closed due to Hawaii just opening from COVID! Got into Pearl Harbor, but booked it 6 mos in advance! No luau, Polynesian full, couldn’t get to some fun stuff just busy an everyone trying to get in there vac since they have been postponed for a year, villa was great, it’s just sad some of the events weren’t available to us for our family vac, which was a once in a lifetime trip! I would recommend this place to anyone, but wish turtle bay was opened, during our stay, can’t imagine how busy it will get with turtle bay resort hotel open! Just a tough year due to pandemic! Wish we knew ahead of time about the issue going on at turtle bay! Villa overall breathtaking view an beautiful, great job ocean villas place clean an having snorkel gear, chairs, boogie board an ice chest a plus, I would recommend you bring your own beach towels ( there’s are small) an shampoo an soap, an laundry pods an dishwasher pods, paper towels $3.19 ea plus tax, very pricey they do have enough for 4 days, but 5 or more people, you use alot more, so u need to provide, pricey at food town only close place to shop 30 min away an traffic 45 min to an hour! Just things I wish I knew before I flew so far to vacation! Disappointe

It also has its own private swimming pool with access to the beach. The villa was clean and comes with a plethora of amenities, to include beach gear. Working with the management company was a breeze and the instructions provided were detailed and easy to follow. The one downside is that in order to use the resort pool, you need to actually be staying at the resort rooms or bungalows -- apparently the villas are not technically part of the resort, since they have private owners. Hopefully there is a way to figure out how to resolve that issue, as that would be the cherry on top. Overall, I would definitely recommend this villa to anyone visiting the North Shore.

Even though we arrived a bit early, they were able to store our luggage while they finished up cleaning. Check in was delayed due to this and they were paving our assigned parking spot without notice so it was a bit hectic to start. The villa was very clean, spacious, pictures as described. A great location in the resort with beautiful views. The resort itself, although visually stunning at night from the restaurant, is ridiculously over priced for food and drink. A mai tai is $25!!! They 100% do kick you out of the pool area but the Villa pool was a nice spot. For a family or a large group, this is a great way to go. Be advised that the beaches at the resort are not like Waikiki in terms of swimming/good for kids. You can snorkel at the resort but the waves and undertow are rough and the sand is rocky. For us with children that hoped for safer waves (10 and 12), it was an issue but still amazing all around!

Our family decided to take a 4 day stay-cation up at Turtle Bay and found this unit on VRBO. The unit was clean, well kept, all appliances worked, great location and a great value.
