The roosters living in the bushes next to the driveway are serious noise nuisance and saying this property is on a "quiet" cul-de-sac is very misleading. The roosters start crowing between 1-3am. The compost bin and planters that collect rainwater at the property next door have made it a very hospitable location for two wild roosters to take up permanent residence. Check the beds for Hawaiian centipedes at night. Poorly sealed ground level windows!!! I sustained a painful centipede bite while sound asleep in bed. Great location, private home not a condo (a rare find in Princeville), but the property needs some updates and TLC.

Had a great time in this place! Very home-y with the typical old-school Kauai feel. Nothing fancy, but everything was clean, comfortable (beds too!), and just what we needed for our stay. Wifi was strong and the open patio and backyard was nice too, especially if working remotely. Customer service was great and very friendly from the Kauai Vacation Rentals team! Only downside would be the chickens/roosters that crowed all night long. Nothing some rain sounds couldn’t fix... just be prepared! Overall, still a great place to stay in Princeville!

Upon arrival we found the home to be in a great location and great evening breezes. Furniture very outdated and in poor repair. Windows hard to open due to rust. Washing machine never worked entire stay. Bed skirts had mildew stains. Electric cooking range, hard to read settings as number and finish missing. Floors had gritty sand on them. Plan on waking up at 4am due to the rooster next door crowing non-stop. Beach chairs rusted. Could be a great home with updates and paint. Has a good floor plan.

Ideal location for my husband and I for participating in our family events this past week. Good location for walking, shopping or generally relaxing at the beach. A trip to Haena State Park was easy as you arrive earlier than groups from Lihue, etc. arrive.
Home is clean, peaceful, and loved the screened-in porch.

This is a small house yet well equipped. Beds are comfy and lots of towels including beach towels and toys. It’s basic and dated inside though so don’t expect modern. We had some maintenance issues during our stay and the company was great at getting the work done. The outside porch is wonderful for rainy days and the most comfortable place to be. The inside furniture is not comfortable and the upstairs bedroom not a component of the rental if you see photos it’s off limits. A new coat of paint and a bit of TLC would go along way for this kitchen and bathroom yet it works for a family of 4 who are there for beaches and a place to crash. Unfortunatley we Airbnb our vacation properties so look for the extra things that make a home nice to stay at and the livingroom furniture would benefit from a more comfortable couch and chairs for the rainy days when you want to be inside.

We visited Kauai in January so the weather was iffy. Rain and strong winds churned the ocean into large swells. Beautiful and majestic, the power of the ocean was on full display. We hiked to some tide pools off the coastal walkway, very interesting. The flowers and fauna are beautiful around every turn. My friend is a horticulturist, so we visited the McBryde Gardens, a wonderful garden conducting research on native plants.

Bedrooms and bathroom not bad. Loved the Lanai but the kitchen and living area need a deep clean. Torn, stained upholstery on a chair, stained rug, dirty couch, dirty pillows. Kitchen cabinets are beat up as well as the range.

We’ll depending on what your looking for this may be the place for you. I chose this place because I was in a time crunch and inventory was low.
If I could do it all over again, it would be a hard pass. Though the price was reasonable, there was aspects of the house that I really didn’t like.
Like how run down and a bit dingy it all was. The place could use some serious updating. The wicker furniture in the living room was none too pleasant or comfortable. The full-size beds were a bit too small for my wife and I as well.
Unfortunately because of all the roosters on the property we had to close all the windows at night to get any sleep and instead listen to creaking of the ceiling fan in the bedroom. I’ve been to Kauai a few times and this was by far the loudest I’ve heard the roosters. Last but not least was the smell outside at certain times during the day. The place smelled like a chicken coop because of all the chickens living on the property.
The neighborhood on the other hand was very nice and there was a beautiful park and golf course within walking distance.

Wonderful as always. In the middle of Princeville, near all conveniences. The house is modest in size but well laid out, best for a family of 3 or two couples. Nicely decorated, lots of books and videos for entertaining adults/kids. Would be more adaptable if one of the two bedrooms had separate beds (or a king bed) rather than each with a queen bed. The covered lanai is the best part of the house, in the quiet back yard surrounded by trees/high bushes. Private, beautiful, peaceful (except for a really irritating rooster this year living beside the house, which has not been the case in prior years). The house is now well-equipped with beach chairs, umbrella, towels etc (was not always so.) There is definitely some long-deferred maintenance in the kitchen, which needs new or at least repaired cabinetry, which has been troublesome for several years (we have been back many times). If the kitchen were renewed a bit and the beds sorted out, the house would be faultless for what it is.

The kitchen was fully stocked with all the equipment you could need, the porch was great place to relax, and the house really met all of our needs. It's in a quiet neighborhood and has an outdoor shower to boot. It's really close to a lot of great Kauai experiences. Recommend for couples, families, or a few friends.

We ad a wonderful time in Princeville. The house was clean, well-stocked and extremely comfortable. Absolutely loved the screened-in lanai. But the roosters at 4:30 am were a little much.

Really appreciated having access to property manager. Easy to connect and always helpful. The place is a bit dated but very comfy spot and kitchen well supplied. The huge lanai and backyard is a plus. We had all our meals there. Very quiet other than the roosters. Definitely recommend.

This is an amazing property with a lovely patio where we drank pina colatas everyday. The kitchen is well equiped and the place is clean. You definitely need a car to get around, foodland is a 10 min drive away. Be aware there are roosters and they will wake you up at sunrise. This is perfect for a family or friends. Highly recommend!

Quiet, clean and peaceful! A short drive to eve thing we wanted and needed. Had great beach days in Hanalei! Everyone we encountered at the local restaurants and shops were helpful and kind. This was the perfect place for us to honeymoon! The owners were very kind and responsive. The house had a great breeze running through it. Quiet neighborhood, lovely yard and back patio!

The property was great. It was located in a quiet neighborhood in Princeville, neighbors were quiet and courteous. The home was very dated but clean and comfortable. Having a washer and dryer was super helpful! The lanai/screened in back deck was great, we ended up spending most of our time around the house sitting at the picnic table.
Minor suggestions that would help make the stay more comfortable without major renovations: New pillows, the pillows were very old and lumpy. The outdoor shower was GREAT, but some fold-in shower walls would be so helpful, in the least the shower curtains should be replaced.
More comfortable seating would be great, a hammock/lounger chair or any comfortable chair... all furniture was quite uncomfortable for sitting around the house in the evenings. A screen door for the front door to get some cross breeze!
Also, having a lockbox at the house instead of having to pickup and drop off keys at the property management office would be much more convenient.

The house had all the necessary amenities & more. The rental company provided very good communication as well as helpful information about the area and a very thoughtful welcome package. We felt well-taken care of. It made our vacation perfect in every way.
