100% will be making this our annual family get away location. Ko’Olina has everything that a top notch resort would offer, but with less crowds and a much more user friendly and comfortable environment. The lagoons are great and easy to get to, you’re not overly crowded like the neighboring resorts. Love music and private bar/beach almost every night. Beautiful landscaping and water features. Parking spaces are a little tight, but other than that it was a dream place to stay. 100% recommend!

The location and overall quality are superb. Only small complaints are not being given enough info to control the AC (set too low and freezing most of the time), several small items broken (toaster, oven, and master bedroom overhead light). Also having more info upfront in the description of the property about check in process would have been helpful as I’m not a regular Vrbo user and didn’t know to check my messages but once we knew to check in at the front desk (or that there was a front desk) check in was extremely smooth and the personal tour/orientation was very helpful!

As others have mentioned, the pictures do not do this place justice. It is a spacious, beautiful, two suite condo with a massive kitchen. Yes, the furniture is a tad outdated, but we did not mind it one bit. The outdoor furniture is great for rocking yourself or a baby as you look at the ocean. I love having washing/drying in the unit.
The location itself is great. 100 times better than Waikiki!! The resort is not crowded at all nor is the lagoon. I loved the landscaping and the multiple pools to choose from. You can rent chairs/umbrellas from Royal Hawaiian beach services. The owner Rob is awesome (even though it’s a tad pricey).
This until is on the third floor, far corner, looking towards the Marriot, but a field is in between. You do have a view of the ocean, but not the Lagoon.
This resort has staff on the property to help check you in just like a hotel, but you have the amenities of a condo. I absolutely loved this. Our A/C wasn’t working in the Master, but the owner got it fixed quickly. He is quick to respond to messages and was able to accommodate a later check out (although I know this isn’t possible during a busier season).
If you’re thinking about staying here, do it! The only drawback would be if a resort is built next door. Until then, it’s a dream.

This place was absolutely amazing! Exceeded our expectations by far (and I'm very picky with my hotels/condos lol)! This was our first time on Oahu. We traveled with my husband and four kids and after spending time going around the island we are confident we chose the best place to stay. Ko Olina did not disappoint! The unit is immaculate, has all the amenities you could possibly need, is stocked well with beach items, pool towels etc. we had plenty of room and sleeping space for the 6 of us. Ray was polite and helpful with our reservation. Check-in was super easy, our check-in guide was super friendly, brought us upstairs and provided all the info we needed on the unit and grounds. The villas are located on the most beautiful lagoon - clean, crystal blue water with great snorkeling for the kids. It was never crowded, even on weekends. We went to the beach daily and ended at the beautiful pool each night. The grounds are beautiful and the kids have the option to feed the koi daily. We walked next door to the Aulani and I was quickly reminded why I chose not to stay there - beach packed like sardines and kids and people everywhere! Trust me - stay at the villas instead! We were able to stock up on groceries at Wal mart for the week and it was so nice to have such a spacious kitchen and unit to make dinner and lounge around in. It was a truly wonderful stay and I couldn't recommend it more!

Loved the location! Staff was great and Ray was very helpful. He answered any questions I had prior to my trip. Also, the pictures don’t capture how nice the unit is. This was the first time staying in Ko Olina and I would definitely return to the Ko Olina Villas. The property is well kept and love how the beach is just steps away from their pool!

The location of the building is amazing. It is not an ocean view. There is a partial ocean view from a very far distance I am not sure if you can even consider that a partial ocean view. The location is unbeatable. It is 5 minute walk from the building to the beach through the pool area which is beautiful. Four beautiful lagoons and lots of restaurants and shopping areas nearby. The condo itself could use better furniture and decoration it feels like a waste since the condo is very nice. It is not spacious enough for 6 people like advertise online. Communication with a property manager is basic. He answered or responded to our calls but we were very disappointed with him not willing to allow us to stay in the property after we check out the condo. We had a flight late in the day. We asked the front desk to stay in the pool area until around 5 pm because our flight was leaving at 8 pm. They were happy to accommodate us but the property manager refused to do so and to work something out. Any resort or hotel would allow their guests to wait on the property after checking out the room. He blamed on the resort staff but we noticed that was his decision alone. That was very disappointed

The location was great, and the condo was awesome. We had great snorkeling right down a the complex lagoon. The condo has 16 foot sliding doors out to the patio and every morning we started with breakfast on the patio. Would definitely stay again if we get back to Oahu. Our host was very helpful and communication was excellent.

The owner has excellent communication and was responsive to all our needs. The dryer broke during our visit and was fixed within 2 days. The unit could have been stocked a little better as we ended up having to buy detergent and paper towels. The on-site support was helpful on the front end of our trip but non-responsive during the second half. This unit got the job done but I’d probably stay in another unit in the same property next visit.

Ray’s spot served our group of 4 very well. Checkin was smooth, the unit looks even better in person, and the amenities (pools, jacuzzi’s, and gym) at the resort we’re great. We went on several day excursions just about everyday and it was great going back to the property to relax and enjoy the pool or bar downstairs. Ray was a flexible host and provided us with a late checkout upon request. Will stay here again in the future.

This place is amazing! Ray was a pleasure to work with. He always answered questions in a timely manner. Our housekeeper at the villa also did everything he could to meet our needs. This villa, even though it was in the back corner and did not have an amazing view as another I stayed in, was great! Everything was in working order. All appliances worked well and there was plenty of tools to cook with. There were beach toys and chairs to use if needed. The only complaint I have with all the units at this resort are that there is not much room for storing dry food.
The resort itself is amazing! There are two pools (one quiet and one family friendly). The family friendly one is amazing. Our boys loved playing in it. And the lagoon is so relaxing. If you’re looking to surf or boogie board, this would not be your place to do it, but there are beaches you can that are a short drive away. The staff is very friendly and try their best to accommodate your needs.

Wonderful stay, great memories made with my family!!! The beach villa resort was amazing! Ray’s place was perfect for my family, location was great, beds were comfortable and we had everything we needed. The only negative part was that the lagoons did not allow umbrellas or any kind of beach covering, so it was pretty difficult to get shade for my infant son. After the 2nd day, we were done going to the private lagoon and chose to go to the paradise cove public beach, which was perfect!!! It was walking distance and we made lots of memories at the beach. Will definitely go back!

We had a great time and really didn't want to leave! This was a Family vacation and did not disappoint. Ray was fantastic the whole way through, from pre-booking, answering questions, attentive and responsive right through check in. We did read the reviews before booking and the positive feedback was on point. I did read a concern about the A/C but we found if you utilize the ceiling fans the A/C works just fine, we even had to turn it down sometimes. We were at Ko Olina from June 13-June 20 visiting from CA. This was our second stay at the resort. The home is nicely appointed with Hawaiian themes & art work throughout. We had ALL the amenities of home! The bedrooms and bathrooms were clean and comfy, spacious as shown, everything was spotless and in working order. Ray's place came with beach gear that we were able to pack along for our trips to the lagoons which are just a short walk from the home. The pictures on VRBO don't really do this place justice. It is much nicer. The resort really does have everything you need with pools, gym, lagoons, beach access and proximity to the rest of the island is ideal for us. With larger hotels within walking distance as well as the ABC Store and other goods/services in the local plaza we were able to find what we needed and more. We did cook a lot, and found the local Costco in Kapolei just a short drive away. We highly recommend this resort as well as this unit, there was room for all, great wifi, awesome lanai with partial ocean views, quiet, peaceful and all that is Hawaii. We are already planning our next trip back!

This was our first trip ever to the islands and we had an amazing time.
We had been planning this trip for a couple years and things were postponed and rescheduled and postponed because of COVID.
In fact we had planned to stay at another place but because of COVID we had to scramble and rebook. We got lucky and Ray’s property was available and it made for an epic family trip.
Quiet, clean, just a few steps from the quiet and. It crowded beach. We always came back after a day of sightseeing to the pool or beach.
Thanks Ray for an amazing place for our family. We hope to visit again very soon!

The property has 2 pools and a fantastic lagoon. There are 4 lagoons walking distance and Aolani is a 5 min walk. There is Starbucks and breakfast places 5 min walk. The property is quite and very clean. The owner responds right away. Grocery store 7 min drive and restaurants and golf course super close! We enjoyed our stay so much we are coming back for New Years!!!!

This condo met our needs perfectly! Our family of four had everything we needed for our stay in Ko Olina. The condo itself was clean and nicely decorated but also very kid-friendly, the beds were very comfortable, and all of the appliances and A/C worked perfectly. We had all the towels, extra pillows, supplies, etc. we needed. There was also some miscellaneous snorkel gear which was great to have on hand for our visits to the dreamy lagoons. Mostly kid sizes.
The area is lovely and the resort has many amenities - the two pools at the resort are great and the resort is walking distance to several restaurants. We ended up getting grocery delivery to the condo.
Check-in was seamless and the hosts went out of their way to accommodate us.

We loved our stay here. We were travelling with our two toddlers, and this area was fantastic. The beach was amazing, and the pools were awesome as well. Snorkelling off the beach was amazing- saw a couple sea turtles and lots of fish! We walked around the other hotels in the area, but preferred this property, as it didn't feel crowded at all. Always able to get chairs around the pool area, and lots of space and privacy in the pool. Lots of good restaurants within walking distance. We honestly didn't even leave to other beaches, as this area is so amazing.

We enjoyed our stay tremendously at this spot. The condo is amazing! Ray was fantastic to deal with. His response to any communication was always rapid. We had our 1 year old grand daughter with us and were pleasantly surprised that there was a playpen, high chair and even a training potty available. A truly fantastic stay and property! If we ever come back to Oahu, I would definitely stay here again. The facilities of the pools the gardens only added to an already great place! Our baby loved the fish as well! The staff always pleasant and helpful.

This is a beautiful condo and property. Sits between the Marriott and Disney properties which seem so large and busy. This place was just as lovely without the crowds. Great location to get around the island. Communication with the owner was great. Highly recommend this place if you are visiting O’ahu!

We loved our stay at this property! It had all we needed for our family… comfy sleeping arrangements, great kitchen, nice eating area on balcony. The resort, Beach Villas was amazing! We loved the tranquil KoOlina area compared to the congestion of Waikiki. The lagoon beaches were super for swimming with young kids (ages 5-11). The sand is soft and the waves were tame. We loved the pools too. There is a lap pool/quiet pool which we didn’t really use. We spent most of our time at the sprawling pool for families which ranged 3-5 feet, was nice temperature and also had two hot tubs, and a small 1 foot baby pool. Can’t wait to come back!

We have stayed at "Ray's Place" several times and each time we have been totally happy with everything! This time there was a new dining room table, (which we love) as well as comfortable new chairs at the bar and table. The new living room furniture was also comfortable and inviting.
Our unit was thoroughly cleaned when we walked in and it felt like home away from home. All guests staying at the Beach Villas were very compliant about wearing masks in public areas. The staff was most inviting and were very accommodating when we needed a guest parking spot for my sister who came to visit.

Ray, he responded very quickly! We will definitely plan to stay here in the future and am happy to recommend Ray's condo to anyone wanting a perfectly peaceful vacation on Oahu!

My only issue was the lack of control over the A/C. It seems there were resets or owner controlled remote resetting. I’m on vacation. This is expensive. Let me set the temperature to my comfort please. Other than the constant battle with the thermostat it was really nice.

Multiple elevators in each building - made it feel private despite being there being many units
Corner unit close to the elevator but extremely quiet
Parking is also close to the elevator, but if there was any downside it would be the size of the parking spot. Would recommend not getting anything larger than a mid size or MPV. A full size SUV or minivan would be near impossible to park in the reserved spots as they are extremely narrow.
Outside of that...this was perfect. I would come and stay again in a heartbeat. Hands down one of the best vacations I've had.

Ray was a wonderful and attentive host. This unit is beautiful and spacious, perfect for families. It is on the third floor and the balcony windows can open all the way, creating an indoor/outdooor living room. Views of the golf course and the ocean. The parking spot is conveniently located near the elevators, but is very compact. The onsite staff at the resort are very friendly and helpful and were able to provide us with another convenient spot for our SUV. The resort itself is very elegant and immaculately maintained. The pools and lagoon were perfect for our toddler.
