This condo was the real deal. The view was amazing and gave you a sense of solitude while still being very close to several towns. Everything was just as pictured and advertised. The included parking was convenient and easily accessible. There is a very nice binder of information on many restaurants, bars and activities in the room. The hosts were responsive and kind. 5 stars.

The condo is in a great location. Close to the town of Kailua-Kona. The condo is right on the ocean. You look out from the balcony and the ocean right below. The condo looks out to the west so you get beautiful sunsets from the balcony.
The condo is quite spacious with two bedrooms and two baths. Nice living, dining and kitchen area. Kitchen has everything you need for cooking.
The condo is on the 4th floor. There is an elevator but it’s a good walk to the unit from the elevator. If you have mobility issues it could be too far of a walk.
There is ample covered parking which was great.
Aspects of the condo interior is well worn (couch, furniture)
There was a problem with ants but I think the exterminators were due right after we left.

We loved our stay here!! The whole place is perfect but the balcony views were a 10/10. We had our breakfast out there, enjoyed the beautiful sunsets, and fish/turtle watching. The main room was also another favorite because we slept with the balcony glass door open and we were able to hear the crashing waves which was so nice to sleep to. Overall we had an amazing time :)

We were very pleased with this unit! Clean, well kept, comfortable and well located. The 4th floor balcony and west-facing wall of windows allowed spectacular viewing of the most amazing sunsets! Bring a sleep mask, though, because the curtains are sheer. The A/C unit in the main living area worked very well to cool the master bedroom/bath, living, dining and kitchen areas. We didn't need the front bedroom, but took note that it was not cooled as well and would require fans to be comfortable. Wear your polarized sunglasses and you will be entertained by the tropical fish swimming in the water below! We would without hesitation stay in this unit again.

This was the best place we stayed at while visiting 2 islands of Hawaii. The location was exceptional. The view was breathtaking. The condo is fully updated. It has all the amenities and more. It was outstanding and I wished I could have owned a place just like it. Did I mention the views were breathtaking?!

We stayed toward the end of a 3-islands-in-12-days visit to Hawaii. The condo was just what we needed to wind down from almost two weeks of activities, including 8 miles of walking in Volcanoes National Park the day before. Comfortable beds, gorgeous views from the lanai, the sounds of the waves at night—heaven. And Carolyn was wonderful to work with. She was responsive and clear in her communications. This will definitely be at the top of our list to stay whenever we visit the Big Island!

This was a beautiful, updated condo right on the water. Lovely, quiet complex. Loved the spacious lanai overlooking the water. Enjoyed falling asleep hearing the waves crash on the rock. The other bedroom facing the road is a little noisy so be prepared if road noise bothers you. Beds were very comfortable. The condo had everything we needed. It was the perfect location to enjoy the Kona area. We would love to return!

Nothing really wrong just as we said in the title not the place for us and we were a little disappointed. The owner may wish to update some of the photos on the listing as there are few cosmetic changes, especially on the Lanai. We didn't like the air con pumping out on the lanai as it created lots of heat, maybe there could be a screen. The complex is looking a bit tired and many of the communal areas are dirty. We didnt realise there would be no food offerings at night close by and had to drive or get an uber to get to the main town that was the biggest downside for us, location. Maybe the owner could improve the directions for how to find the parking as the entrance is very easy to miss (we speak from experience!) Whilst the property was clean, the washing machine in particular was very smelly and we had to run it on a hot wash and clean all the door sills to remove stagnate water, this maybe was down to previous guests and their use but could/should be checked by housekeeping, especially with a cleaning fee charged. We struggled with the fans which seemed to work erratically, again maybe this was us but there were no clear instructions to help us out.
Sadly we would not stay again but Im sure for the area its a good option if you don't want to blow the bank but for us we felt it was quite expensive for what we got, parts are quite tired although you can see the owner has tried. Not intending to offend just wanted to be honest and this is our personal opinion

This is a wonderful condo with an amazing ocean view. The condo is very clean and comfortable and nicely decorated. Kitchen is very well stocked, including some cooking basics such as olive oil and spices. I feel that the hosts really thought through what one might need in a vacation rental and appreciated things like scissors, tissues, and laundry detergent, as well as beach supplies. It is a very easy drive to downtown shops and restaurants but it was great to come back to the quiet of the complex. But the best part of this condo has to be the ocean view. There is nothing between you and the ocean. Beautiful sunsets, and sea turtles feeding daily which we watched from the lanai. If we make it back to the Big Island, we will definitely try to rent this condo again.

Really nice, comfortable place to stay. Very clean. The balcony view is amazing & listening to the ocean is so relaxing. Carolyn was very responsive when we couldn’t initially get into the unit (our fault. We didn’t read the directions thoroughly). The only drawbacks we encountered are the lack of soap for the showers, no salt & pepper & the smaller bedroom let in too much light at night. We would suggest curtains instead of wicker shades. Overall wonderful place. Easy parking. Carts to bring your belongings to the unit were really helpful. Thank you, Carolyn.

I will say up front, we were in the islands 3 weeks and stayed at 3 different properties on 3 different islands and the one, main complaint associated with all three (we are mainlanders) is that the instructions for operating the audio/visual equipment are vague at best, and assume that all systems operate in a similar fashion. I can tell you, they do not! So better instructions, in the future, please! Also, Carol, since there was a note on the sliding glass door, I believe it would be smart of you to provide some sort of locking deterrent on the sliding glass door in the main bedroom. One other thing I have discovered about all VRBOs we have been to is they do not seem to provide instructions about recycling policies, and Ha
This property was everything as advertised. I was surprised at all the hustle an bustle in this resort area - did not know it was as densely populated as it is, but it was not noisy like you would expect. We really delighted in the sea turtles visible just off the lanai and the property was convenient to everything you might need. When we go on vacations, we always do a virtual recon on (1) the closest Starbucks; (2) the closest Walmart; (3) the closest Total Wine (or liquor store); and (4) the closest Costco (which does sell wine and liquor and beer on the islands). Everything was easily accessible.
Just a couple of tidbits to be aware of - the building and common areas struck me as tired, old and well used (not so the unit). Parking was easy, but don't go much bigger than a mid-size car. After a long travel day, we were ready to celebrate our arrival in the unit only to find 3 empty ice trays in the freezer so add a bag of ice to your grocery list!
This is not a location where you can sun and swim all day in the ocean and the pictures off the lanai are true to that depiction. Public beaches are nearby and there is plenty of equipment provided (including soft coolers) to pack up and take with you for a day at the beach.

This was a wonderful short stay. We saw whales and turtles. The fourth floor view was fantastic! Luckily we did find the elevator in the middle of the complex before hauling our luggage up four flights of stairs. We really enjoyed our morning coffee watching the sunrise, and 5pm Happy Hour watching the beautiful sunset!

We recently stayed at Kona Bali Kai for two weeks. It is an excellent place to stay in Kona: sizable and comfortable bedrooms, a great location, and a great view from the lanai for breakfast and sunsets. A small issue with the air conditioner was fixed immediately upon letting the owner know. Both my daughter and I had a great time staying here and would recommend it highly for a stay in the Kailua-Kona area.

We loved the condo right on the beach, listening to the crashing waves. Beds were comfy and we had everything we needed. My only complaint would be that the smaller bedroom was on the street side so you can hear traffic noise (usually died done after 10 pm except on weekends). Also, since it's the farthest from the A/C it got a little warm, though the ceiling fan helped. I would stay here again.

Gorgeous ocean front views, near end unit provided privacy. It was clean, had comfy beds, and plenty of space. The kitchen is fully stocked and ready for anything you plan to cook up! Beach toys and towels were great to have on hand. Great location close to town and right across the street from a mini mart. Owner was very responsive. Would stay here again in a heart beat.

We ended up only staying about 20 minutes and then left and booked a hotel. Reasons why was because the building is in a sketchy part of town and the front door of the condo had a metal screen door I’m assuming for security reasons. The window above the door wouldn’t shut so there was a lot of street noise. It was very hot and the air conditioner was very dirty and the place just felt dingy. We felt like we could overlook these things until we tried the bed. The mattress was hard as a rock so much so we could not sleep on it especially with my bad
back. I will say the view was amazing. I then texted the owner to let her know about the window and she responded immediately that if it was a problem she would contact her handyman. I then texted and said we actually were leaving because of the reasons I mentioned above and asked for the possibility of a refund. Then she ghosted me. I few days later I opened a case with VRBO they contacted the owner and she said no refund that she was keeping with the cancellation policy. We knew we would run this risk when we left. What I do want to say is that we own 3 vacation rentals and if and when our guests are unhappy about something we always offer them some sort of discount, we never ever just ghost them. I was on the fence about leaving this review but I decided to because like I said we are vacation rental owners and our main priority is guest comfort and safety and if they don’t feel that, we offer a discount of something to make them happy. At any rate I hope this review is helpful. Like I said the view there is amazing.

What a wonderful place to celebrate our 30th wedding anniversary. This condo is well stocked with what you may need, from cooking, doing laundry or going to the beach. Sitting out on the deck for our morning coffee was wonderful, but the best part was being out there during the sunsets with our cocktails. Perfection!

At first I was a bit disappointed as we drove up building is older and outside hall leading to condo has filthy old outdoor carpet BUT once you enter the condo it's a whole new world! The lanai has a million dollar view with constant sound of waves crashing on the rocks below. We could sit there forever. It cannot be beat. The condo is clean with new appliances and updated kitchen and master bath. The second bedroom is a bit small and noisy as it is on the street side. But if you love the ocean this is the place for you.

The view from the lanai is absolutely amazing! Loved waking up and watching the sun rise everyday and the sunset each day too. The AC for us was a necessity. It got up to 90 in late October, and the AC really helped cool down the unit at night.
The King bed is a bit more firm than we are personally used to, but this unit was everything we hoped for! Also, was great that Da Poke shack is right down stairs. We hung out in the small tide pool areas, and spotted sea turtles. It was a great location and plan on returning!

This unit met all of our expectations and more. The owners are very friendly and assist if needed. We truly had an amazing time, would plan different dates had we known the Iron Man Competition was near our dates of travel as there were bikes and people everywhere in town. We loved the patio doors opening from the bedroom and living room to the lanai and the sound of the waves breaking. The condo was nicely furnished down to a rollaway bed that we did not expect but helped spread out the sleeping situation. Do bring a Roku if you want to watch Netflix or Hulu or any of your other online TV stations. We talked with Carolyn while we were there and she was super helpful and approachable. We would definitely stay here again and recommend it to anyone.

Kona Bali Kai was my family's last rental we stayed in before coming home. I wanted to make sure we finished it with a lasting impression, and this property did just that! As soon as you entered the front door the beautiful Hawaiian Ocean greated you at the door. The view was spectacular! The master bedroom had a large sliding door like the one in the living room that opened up to the lanai! The window treatments were a white linen that flowed with the lovely island breezes! At night, we left the doors open to fall asleep to the sound of waves crashing onto the shore. During the day, a quick drive to all the shops, restaurants and beaches was extremely convenient. There was also a store around the corner of the condo to rent snorkeling gear! Everything in the condo was neat and extremely clean, with comfortable furniture to relax in. We will definitely come back to Kona Bali Kai! It was the perfect location to finish a unforgettable vacation!

We just finished a wonderful week at the condo! It is really ideally located far enough from the downtown to be out of the craziness, but close enough to make trips into town easy and fast. Also just a 5-minute drive from Magic Sands Beach, which was great! The lanai was so great —the perfect place to watch the waves, check out the surfers, and even see into the tide pools below—and a private front-row seat for sunsets—no need to struggle for a water-side table in town — you already have one! The tide pools outside are teeming with sea life, including sea turtles, and provided a daily activity for us, right outside the door! Also, the best poke in Kona is right downstairs at Da Poke Shack—we had lunch there nearly every day. Very comfortable condo—the ceiling fans keep the breezes circulating very nicely—and quite quiet, even though the complex appeared to be fairly booked. A great find!

We had an amazing Big Island vacation and every day started and ended at this perfectly located condo. Waking up to the sound of the surf was a great way to start your day! After a run on Ali'i Drive, eating breakfast on the lanai with views of the turtles, dolphins and surfers was awesome! Watching the spectacular sunsets in the evening were equally amazing! The condo was very clean and everything you needed for day trips to the beach were available. The location of the unit was great (away from the pool noise) and although you were close to the road, sleeping in the ocean side bedroom, you did not hear the traffic or other noises and the extended walls made the lanai very private. Carolyn the owner was very prompt with all communications and answered all my questions. We are already planning our return trip and will make every effort to stay at this same location! Kona Bali Kai is conveniently located and away from the hustle and bustle of downtown Kona, but everything is still very close by. We already miss the ocean sounds and views, Mahalo!!

We had a wonderful time at this condo. The location was perfect and there were many extras like boogie boards, ice chest, snorkeling equipment etc. It's close enough to town, yet far enough away from the crowds. This unit is near the end of the complex and had a lot of privacy. Our parking space was located underneath and next to the stairs. The elevator and pool is in the middle of the complex. The pool will be renovated in May 2017. It definitely needs it, though it's perfectly usable right now. The owners have done many upgrades to this condo including new lanai furniture. The tags were still on the lounge! Everything described by the owner was accurate and they are very responsive. The only upgrades left would be a larger AC and maybe a ceiling fan on the lanai. There are multiple ceiling and portable fans inside. Being there the last two weeks of July was a bit hot, but that's not the owners fault. The management team at the complex were on top of things as well. Overall a very nice place.

We had an amazing stay at Kona Bali Kai. The unit was everything that it promised: clean, well equipped and comfortable but more than that we woke to a beautiful view every morning, watched exquisite sunsets every night, listened to waves crash and watched turtles come up to the shore right outside the unit. The kids enjoyed the pool. We were close enough to town to get to everything we needed but far enough out that we could enjoy the escape. Carolyn was very responsive to every question and request. The condo was clean and fresh when we arrived. There were plenty of linens and towels for the 4 of us. Both beds were very comfortable. The area is generally quite in the evenings with the pleasant sound of the waves on the rocky shore.
We found the kitchen to be quite well stocked, even though we did not cook as much as we thought we would. We ate breakfast out on the lanai almost everyday. If we were back in between morning and afternoon adventures, we ate a sandwich out there, too. Other days, we packed a picnic and were off enjoying the Big Island.
We are from the Gulf Coast and are used to really cold air conditioning. With the lanai and windows open, the cross breeze kept the condo comfortable in the mornings. We had some high heat days with little to no wind which did make things a little warm and stuffy during the day. We used the little A/C at night and it did cool the place down enough to sleep. The second bedroom will stay a little warmer but it did not bother our kids. The condo has several portable fans to help with air flow.
There are beach towels, beach chairs, several umbrellas, a 28-quart cooler with 2 large cold packs and a body board. Add drinks, snacks and sunscreen and you're set for the beach.
The lanai is perfect for Big Island sunsets. We saw 4-5 honu (green sea turtles) everyday in the tide pools below. If the waves are good, there will be surfers out on the break to the left of the complex. We saw a large pod of spinner dolphins out there the one day the surf was flat.
We enjoyed exploring the tide pools but this spot is also nice for exploring the west and south side of Hawaii. You're ~2.5 hours to Volcano National Park. Its about 1.5 hours to the Visitor Center up on Mauna Kea for stargazing. We never went further than these adventures. You're in a great spot for hitting several snorkeling locations and the coffee farms. When we needed sandy beach time, we drove up to either Hapuna Beach or Mauna Kea Beach which are two of the best beaches in the country and have some snorkeling opportunities, too. Both are ~30-45 minutes up the coast.

This is a wonderful condo, close to eateries, beaches, and majestic scenery from the lanei! We really enjoyed having access to barbeque grills located on the property and being so close to the ocean. We love to explore tidal pools and they were full of life. The condo was clean and had everything we needed - even some interesting reading by Aart! This well-equipped condo is conveniently located just south of downtown Kona. What we enjoyed the most with this location was that we were less than 3 miles from one of the best snorkeling spots on the island, Kahaluu Beach Park. The owners supplied a couple pair of flippers which was great because we only had room to bring masks. Of course rentals are conveniently located nearby. There are beach chairs, umbrellas, a boogie board, and even children's beach toys available for use. The kitchen is well equipped for cooking, and we used the large grill on the grounds, beachside with a picnic table for relaxing while cooking and enjoying the ocean breezes. The beds and pillows are high quality. But the best part of our stay was spending the evenings sipping wine and eating dinner on the lanai, which was furnished with a table and chairs, a lounge chair and table, and most importantly a high top table and chairs so we could easily see everything on the water just below. You can watch the surfers nearby, people fishing, boats passing by, and sometimes a spinner dolphin makes an appearance. We also enjoyed coffee and breakfast on the lanai, and were treated to a gorgeous rainbow one morning which lasted long enough for many beautiful photographs! It is best to have a car when staying at this property, if you wish to go downtown for meals or shopping, but it is a short drive and we found free parking near one of the outdoor markets. Da Poke Shack is located right at the property and has delicious food which often runs out by the time they close, so don't miss out! I also want to mention that I called the owner with a question regarding the air conditioner (works fine) and got a return call very quickly, with a follow up to make sure everything was going well. These are caring owners and it shows! This is a wonderful place to spend your Big Island vacation, and I plan to return to enjoy it again one day!

My sister and I had the pleasure of staying at this wonderful condo for five nights, and we were not at all ready to leave it. We spent hours enjoying the ocean front lanai in the mornings for breakfast and evenings for dinner and the spectacular sunsets. The lanai is cleverly furnished with a high top table for unobstructed viewing over the railing, along with a comfy lounge chair and even a table and chairs for dining. The location is not right in town, so a car is helpful should you wish to dine out. We opted to stay in to enjoy dinner on the lanai each night! The condo is very well equipped in the kitchen, bathrooms, and even includes a boogie board, flippers for snorkeling, beach umbrellas and chairs, and even beach toys for kids. The mattresses were very comfortable and the bedding was top quality. Upon arrival, I called the owner with a question, and I not only got a call back very quickly, but even received a follow up to make sure everything was in order. These owners truly care about their property, and it shows! I can't wait to return. One of the island's best snorkeling spots, Kahaluu Beach Park, is less than three miles from the condo and we couldn't get enough of the incredible fish and turtles at this easy to enjoy site!

Let me preface by saying we are a family of 4 with two younger children (ages 6 and 8), we went back and forth about staying in a hotel versus a condo and I am so happy we opted for the condo! Vacationing with kids isn't easy, I often feel like I am stuck in a stuffy hotel and need to pack a bag of toys and food before trekking it out to the beach. This condo is simply amazing!!! It has a huge and very private lanai, from it my kids saw a pod of dolphins (this and the turtles were the highlights of their trip)!!!! Each day, we would simply walk downstairs and the girls got to watch sea turtles and just play at what felt like a private beach! There was no bag toting needed and I love that I was able to cook in the kitchen instead of eating out.
The condo itself does have AC but the lanai provided such a cool breeze, I loved sleeping and hearing the sounds of the ocean. The unit has a well kept pool as well!
The owner is super responsive, always appreciated since I feel like my mind is going a million miles an hour with kids. ;)

We really loved this condo! The best part for us was sitting on the lanai and watching the beautiful sunsets in the evening and the turtles in the tide pools in the morning. I also enjoyed watching the palm trees, ocean and birds. Check-in was very easy. The kitchen was well equipped. A special treat was the luxurious/plush towels. The fans created a nice breeze. The other guests in the complex were quiet and respectful. Without a doubt we would stay in this unit again. Carolyn made the whole process of renting this condo problem free. This experience was so much better than a hotel. We stayed 10 days but next time we'll stay longer!

First, Carolyn who is the new owner was delightful to work with. Her condo is so clean and the kitchen has everything you need. The sunsets were magnificent, the tide pools right off the balcony were full of sea life. The sound of the ocean was like a tranquilizer for us. We so enjoyed watching the sea turtles feeding every morning in the tide pools. Free parking under the building. Close to everything in Kona but away from the crowds. I hope God allows us to return to this beautiful location.

This is an amazing location... My husband loves to surf and his surf spot was off the balcony to the left. I could drink my coffee and watch. Also the BBq set up is great, we had family come for dinner and we sat right out front on the grass and had dinner.
It's also very close to town, quick uber ride for dinner and drinks.
We hope to return again:)
