We really enjoyed our stay. The first two days were rough due to extreme heat and no breeze but once the breeze returned, it was fantastic. Love listening to the waves and the views from the lanai. Close to Ohana, hiking, beaches, shopping, people watching, and fun.

Our condo was amazing and our view of Kona, sunsets, and views of the ocean were spectacular. The condo was accurately described and very comfortable. The pool and grill area was very clean and provided an excellent ocean view. The location was perfect for our needs with excellent dining and shopping. Our host John and Dee provided excellent communication and answered all our questions in a timely manner. If your looking for an amazing condo with ocean views and location, consider this amazing condo.

Everything was clean and the view was incredible! However, this condo needs major updating, brightening up, and new towels and linens. Everything is quite dated but that view is amazing. We were thankful it was clean. Management was super nice and easy to work with. He is aware of condos needs, we just didn’t know this before booking.

This condo has everything you need for a relaxing stay in Kona. The kitchen is well stocked with appliances, utensils, cookware, containers and spices. There were cooler bags, ice packs, beach gear and plenty of pool towels. The view is amazing and meals on the lanai were a treat. Having the ocean right outside the door was very soothing to listen to at night. The air conditioning units provided cool relief for sleeping at night.
Overall, it was very enjoyable to stay here and I recommend it!

We had the opportunity to view many other units as we were there with a large group for our wedding. Other then the view and nice shower ours was considerably outdated compared to
others for a less price who had a view as well. Things to notate. Slider to lanai is HARD to open. Ladies if you have nails don't try. Takes two hands and some muscle. The screen is falling out of one window and there are slots missing from the bottom so can't keep open. Ceiling fan in bedroom sounds like it might fall off. If you're staying for a week and are like is, we don't like to live out of suitcases. No dresser except for a small old one falling apart in the closet which was full of bedding. We did move the bedding so we could use partially. However, it takes up the whole side you only have access to so any long dresses there is no room. In other words my wedding dress had to be stored in someone else's unit. Because it would
have wrinkled up at the bottom since it couldn't hang pass the dresser occupying the space. The ice machine was full when we arrived but never made any ice (yes the bar was positioned correctly) I understand from the reviews now reading further the owners only come twice a year but should have someone check out more Frequent. Just very outdated for our taste. Again, view was amazing but for the price and compared to other units we viewed and the price they paid… we will read the review more thoroughly next time.

Totally beats the resorts. Almost on top of the water. Loved listening to waves and watching dolphins play in the ocean. Easy access to Kona central. Parking was totally available. Homey feeling in condo. Loved it!! Only downside was the number of, and amount of extra fees on top of rental price. Would totally stay here again.

The condo was great. The view was just what we needed. The bed was comfortable, the kitchen was well equipped. Good, central location, set back from the street. The home was clean, simple and comfortable. The host was quick and pleasant with all communication. Thanks!!

Tastefully decorated, quiet oceanfront condo. From the lanai we viewed beautiful sunsets, spinner dolphins and a whale flipping his tale. This property has a nice pool and hot tub. The location is close to beaches, restaurants and shops of Kailua-Kona. We would stay here again.

On arrival, the unit was spotless and exactly as described. We were hoping to be a bit closer to town but we used the town shuttle rather than drive as parking in town is hit and miss. We saw whales every day and spinner dolphins on several days, right from the lanai and without needing the binoculars.

I typically prefer the condo route while vacationing. It makes your stay so much more comfortable. This condo would have earned a 5 star rating except for minor downfalls.
First I must say the owners intitial responses are impressive. They are very quick and make it very easy to take your money. 5 stars earned here.
The view, well you really cannot get anything better. 10 stars on the view.
The condo was decent. It provides everything you may need. It's clean and in good condition. Except for the bed.
I imagine I would have been better off sleeping on the air mattress.
The bed was not only very crickidy due to the it's style. But that mattress. Is quite possibly the worst mattress I've ever slept on. It's pretty rough. For that I give the condo 3 stars.
Finally our stay was in December 2016. Today is February 1 2017. I would have expected to hear back by now why I have not received my damage deposit.
My apologies if it has been returned and I have not noticed but I'm pretty certain it has not.
More importantly if it was not it would be nice to be informed as to why. Or some type of notice provided stating it was returned. I see this as a minor issue as the view makes up for any negatives.
Overall would I stay here again. Yes I would it's beautiful. Next time I'd call dibs on the air mattress

My wife and I stayed here for our 7 year late honeymoon. By far the best week ever! We saw dolphins and whales from the lanai. The water below was crystal clear. We didn't spend much time in the bedroom only because we would get so comfortable on the couches in the living room listening to the waves that it just lulled us into such a relaxing state that we both spent the nights on the couches. The view is by far the best. The sun sets perfectly almost like a movie. I took lots of pictures and videos. Even a timelapse of the sunset on my GoPro. Sucks VRBO doesnt let you post photos from your stay, but I did send them to Kyle and gave him my written authorization to use them on his site. Kyle and his maintenance / cleaning team are great. I highly suggest renting a car and going about 20 to 30 minutes north to a quiet black sand beach past the airport. Very quiet and tranquil. We went suba diving with Jack's Dive Locker, by far the best crew. My wife is certified, I am not. But the experience we had, and the fish we saw was great. I couldn't have picked a better place to dive. The coffee shop onsite is so convenient. We would get up and walk across the lot to the shop get our Kona Coffee and walk to the little beach about maybe 1/2 mile down the road towards town. Parking in town can be a pain, so if you are open to walking I suggest walking the 1 mile to town. Great way to get in steps on your FitBit or whatever other device you use. My wife checked hers and we hit almost 3 miles of walking all before lunch time. We didn't even turn on the TV or stereo once. Hearing the waves crash was music enough. Thanks again Kyle! We will definitely be back!

what a view! We saw dolphins and whales on Christmas Day! This unit has everything you need. The complex is older, but well maintained. Super comfy with lots of Windows to catch the trade winds. Many great extras like beach chairs, swim fins and dvd's - great guest reference book with tons of info! Even though I live on the big island, I found it very helpful. Coffee shop in the front of the complex. Thank you! We had a wonderful time.

view from spacious lanai is incredible, living room furniture comfortable, condo is basic, but has everything you need. the bedroom is a little stuffy and could use a new matress. that being said, the air mattress in the living room was perfect. all and all this condo is close to prefect, we will return and recommend to our friends.

First, the location is awful: it's not close to the village at all. We like to walk to everything, so it was mostly OK for us, but we couldn't go out to dinner without getting sweaty walking to the village.
Second, one of the things I like to do on vacation is sleep in. Two of the three mornings we were awakened at 8am by pounding underneath the bedroom window by workmen ripping up the carpet. This was not disclosed to us when we made the reservation. Mr. Cunningham claims not to have known but I don't believe him. There were signs everywhere around the complex, so I highly doubt the owners weren't notified.
Finally, we were provided with a less than a half roll of tp with no backup roll. When I complained about it, instead of apologizing this is what he wrote:
"as stated in the rental agreement, we only provide some supplies to last the first few days.This is stated in the House Keeping section of the rental agreement which you accepted when you made your reservation."
Since we only stayed three days and ran out in one and a half, he did not provide that supply adequately for "the first few days" and showed no regret about it.

We enjoyed our stay in the condo. We spent a lot of time on the lanai and very much appreciated the comfortable chairs. We could see a blanket of yellow tangs cruising along the shore each day and enjoyed the sunsets. My husband swears he saw the green flash once! We also view the Green Flash coffee shop as one of the highlights and we were there to stand in line when the shop opened in the morning. Great coffee and sandwiches! We liked the washer dryer in the unit and also the snorkel equipment provided so we didn't have to rent any.

The condo was in a nice location close to everything. The lanai had a nice view. Maybe it was just while we where there, but there where no trade winds. The fans did not cool the place and it got very hot. The only a/c is a portable a/c in the bedroom thats on a 4 hr timer, which is terrible when you are trying to sleep. The bed was also not very good. So sleeping at night was a chore. The unit had a very distinct odor to it as well. Took some getting used to. At least the view was nice and the location was good.

Wow what a trip! We spent almost two weeks in this wonderful condo. Honestly it felt like we were at home the entire time. The views, oh man they were breathtaking. From dolphins swimming in the ocean right outside your lanai to the breathtaking sunset every morning. The community was also great, we made some new friends and had a great time at the pool everyday. We hope to come back one day.

Excellent value! Clean condo and complex. Quiet room in the corner (but be prepared to hike up/down 3 flights of stairs). The most well-equipped vacation rental I have stayed in...from kitchen items to beach needs (chairs, snorkel gear -- but better gear at Snorkel Bob's), beach towels, umbrellas, tennis rackets. Lanai overlooks the ocean for excellent dolphin viewing in the a.m. and sundowns in the evening. The ocean breeze usually cools down the condo, however, one night we could of used central air (only A/C in bedroom). Overall, great value!!

The view makes this place amazing. The pictures are accurate. Your on the 3rd floor; 28 stairs makes for an awesome workout! We very much enjoyed the lanai having had many meals and morning coffees. It was very clean. The furniture was super comfortable and the decor was rather fancy.
The kitchen had plenty of appliances to use to make a meal. No condiments left behind by others though. So if you wanna have burgers plan on buying all the condiments.
The cleaning ladies let us in to put our perishable foods away and there was some food in the freezer. When we returned to the room it was gone. Not our food but the food left behind.
The reason why I gave it 3 stars because the description that I read and when we got there was rather different. For instance 'brand new tempur pedic bed' UM... No.. It was obvious that it wasn't. The wear on the bed was far from new. The bed had sunken in from the wear to the point it was rather lopsided. One side was definitely worse than the other. It was very very firm I didn't like it at all. I preferred to sleep on the couch. My husband prefers firm beds himself and he did not like it either. That was one of the reasons why we booked this place. I don't like being away and sleeping on crappy beds. We are on vacation we needed our rest to enjoy our days and not feel the effect of lack of sleep. That was really disappointing. Another thing is they have this long list of beach toys that is available for use. There was one kid beach bucket, a storage container full of mis matched fins, masks that that had no elastic band; so they were of no use, noodles; which having 2 still didn't keep me afloat, the beach towels are thin and well used and only 2 are provided, umbrella definitely needed replaced, tommy Bahamas chairs; the zippers were rusted so we couldn't use the coolers and storage area on them. They offer binoculars; don't even bother! I'm so glad we brought ours. We had not brought our snorkel gear from home due to believing it was going to be provided. My husband rented some snorkel gear for him and our daughter at snorkel bob's for $25.
I myself would have liked to have known these things prior to my booking. I like to be fully inform so the best decision can be made.
Their description needs to be updated to portray an accurate description of things.
The price is right.The location is definetly ideal; walking distance to Ali'i drive where there is a lot of shops and restaurants.

We took our two boys to the Big Island for Spring Break and stay at this property for three nights.
Kyle was very responsive. The room was clean and decent. You will find everything you need to stay at this vacation condo, including a portable cooler, which is handy to keep the food and drinks cool. The Lanai is right above the cliff and it was so nice to enjoy breakfast and dinner there!
There is a very nice yard with four BBQ stove overlooking the ocean. We didn't get to use the pool and it seemed quite nice as well.
There is a family friendly snorkelling beach 5km south of the property. It has calm water, easy to access and lots of fish. Great for beginners and young kids. Too bad we only found it on our last day.
The living room has no AC. The first night was super hot but once we opened the windows and door earlier to keep the room cool it was OK. But we were there in March when the temperature was only in the 70F. The bathroom has no fan. And the extra bed is an airbed. Overall we are happy with the stay.

The condo was in a nice location with a quiet set of neighbors. We settled in to a nice routine of beach, lunch, naps and hot tub time. The condo has all of the beach gear you need. The bed was not as comfortable as we would like, but what the heck we were not really roughing it.
