The location and oceanview of the accomodation was very good, also pleasant with a parkingspot for each room. However did we not sleep very well, you can not darken the room because of thin linnen curtains so you will be awake by sunrise. Also the room wasn't so clean, contained a lot of dust.

Fantastic place to stay, sliding doors open over the ocean, great view of the sunset every night. Well stocked kitchen to whip up breakfast and lounge around watching the sun light up the sea. Hardly a walk to magic sands beach, and the restaurant downstairs is great for dinner or a beachfront night-cap.

Great location! Close to Kona. We loved the beach right beside the condo and the Magic Grill restaurant was convenient. The condo was clean and ocean view was amazing. Easy check in and check out process. I loved that they provided beach chairs. We didn't cook but it seemed like they had all of the basics. Would highly recommend and would stay here again in the future.

The view is fantastic but here's some point of improvement :
- the place was dirty, like the floor wasn't mop at all, bathroom not clean, lot of dust (top of the fridge) and ustensiles not cleaned either
- I had a bug with the app Abritel, couldn't reach the host for a question, so I contact the service which give them my phone number and mail par email and tell her to contact me, but no sign.
I, fortunately, could figured it out by myself.
And also, the sound of the ocean is very very loud, it's not specially a con but I didn't saw it on the comment before.

There was good and bad about our stay. The unit was clean and outfitted with what we needed including a full closet of beach toys. It was right on the water with wonderful views of the sunset. A very nice beach was next door. Therre is a nice restaurant in the building with good food and excellent service. Alice was easily available via text and quickly resolved the few issues we had upon check in. The bad news was that the unit was more like a studio apartment rather than a one bedroom. The building and unit are older and need updated. Just for information, there was no deck to sit on and watch the sunset. Overall, we enjoyed our stay and would stay there again if we visit Kona.

The location is very good. Next to the Magic sand beach.
However, amenities of the property are old and not clean. I hope that owner would take care amenities such as kitchin. There were many out dated seasonings and oils in the kitchin. I think that owner should throw them away before next customers.

The condo was perfect for the two of us. It was clean and stocked with everything needed for the beach. The view of the ocean and sunsets right out of the back door, were amazing. Being right next door to Magic Sands Beach was super convenient and made for stress free beach days.

Nice studio unit. Had everything we needed. Right next to Magic Sands beach which makes for convenient access to the beach but a busy area. Nice on site pool and BBQ area that we used several evenings.

This condo is wonderful. Right next to one of our favorite beachs, Magic Sands, and above a great restaurant/bar. I slept so well with the sounds of ocean waves. Everything you need is there in the condo for cooking, cleaning and going to the beach.

Wonderful, older well kept unit, especially nice being on ocean side made it perfect, being on 2nd floor allowed slider doors to stay open while sleeping. Parking spot plus extra parking for visitors. Close to town without being in that busy area. Large patio slider doors allowed for unobstructed Ocean VIEWS, ocean breeze and ocean sounds every morning when waking and night when going to sleep. Bed very comfortable for us.
Bonus: 2 boogie boards, 2 beach chairs, towels, blankets, snorkel gear but we still rented own, though those would of worked. Kitchen equipped with everything needed, including seasoning, oil, syrup, pots, pans utensils, dishes, etc saved over eating out always.
Alice (owner) was great to communicate with. Having a nice clean pool, patio and BBQ grill added to the experience right on the ocean. Magic sands Grill was attached to building also a bonus. Thanks for a wonderful 40th Anniversary and experience.

Other than the view out the window this unit was the worst rental. Not only is this unit very much dated with very worn out furniture and appliances the whole building is in disrepair. The front door screen door was broken and did not close properly. There was so MUCH dirt, grime and dust on the refrigerator I initially thought the top was covered with a felt pad. Really gross! The sliding glass door very difficult to open requiring so much effort. Definitely this unit was not furnished as displayed in pictures. Lastly what concerned us most was when we were informed by local tenants of this condo building that all building repairs had been stopped because the 3rd floor was deemed unstable on one half of the building. We left after only 3 days of our 7 day rental. Just a very worn out building and unit.

This property was beautiful, how could it not be, you are almost in the ocean! The apt. was clean, well-maintained, and comfortable. The pool area is really nice, clean, and well-maintained as well. The parking lot gets a bit dicey at night, but that is due to the "local flair" and not anyone's fault. Only issue. There is a neighbor on one side who is very intrusive, even opening the screen door to look inside one day, complaining that the screen makes noise. Several comments were made to us, making us feel we were under constant supervision. We followed all the rules, so it wasn't a huge deal, but it did unnerve me on occasion. I would definitely stay again, I just tried to book for the same time next year and am sad to learn it's already booked.

This property was an okay place to stay, but badly in need of updates and permanent repairs. We knew we weren't going to be getting a high end property or something very spacious for the price we paid for oceanfront, but it was both small and outdated. There was duct tape used in 2 different places in the condo as a fix, which in our opinion should never be seen. The old block walls were finished with a bad texture job and outdated paint style and color, and there was a huge wall repair that was never actually finished in the living room. The giant mirrors in the bed area were severely corroded, and again, outdated looking. The updates that have been done contributed to an incohesive look. The lighting was poor-- overhead lighting is needed in the living area. In our opinion, the bed should be swapped with the couch and dining area, as there was no room on my husband's side of the bed to get in or out, and the tiles were cracked on that side of the bed as well. The AC was inefficient and took several hours to cool, and a second floor Kona condo gets pretty hot. There was a giant piece of artwork that wasn't hung and just sitting behind the TV, and a changing screen that was ripped and taped over sitting by the bed. I just think more care and thought needs to be put into this place-- I've seen pictures of other units in the same building that appear to be much more nicely done. With that being said, the condo was clean and equipped well enough, and we enjoyed the oceanfront view and large sliding doors. The location next to Magic Sands Beach was great, aside from it being a busy area. We generally only noticed noise when at the back of the condo though. We also liked the restaurant next door-- the guest discount was nice-- and the beach shack for coffee in the morning was an unexpected plus. We would stay here again if a lot of these updates took place, even if it meant an extra hundred bucks a night.

Property is as described with amazing views of the ocean and swimming beach steps from the condo. We did not have check in instructions or the lock code, could not get a hold of the owner (it was after 9pm by the time we arrived), contacted VRBO who also had no record of any check in instructions being sent to us. VRBO had us find a hotel for the night and per their written communication agreed to reimburse us for that stay but has not two months later. We were also still charged for the first night that we could not get into the condo. We ended up paying for both a hotel and the condo for that same night. The owner did respond the following day and we were then able to get the check in instructions. It was our honeymoon so it was disappointing to have had this happen. The condo itself is as described, a fabulous location with an incredible view.

We have stayed at Magic Sands 4 times and love the location and proximity to the water. Our grandkids came over for the day from Hilo and they just loved it too. We will be regular guest when visiting Kona.

Absolutely loved the island ! Rented a car and drove the island -so many beautiful areas, including volcanoes. Condo was very comfortable and away from the hustle and bustle but an easy trolley ride to town. The condo also has everything needed for the beach ! We will be back ! Thank you for all the conveniences and comforts of home.

We had a great time staying at Magic Sands. The beach is a 30 second walk. We like to swim and snorkel out front. The room was clean and looked just like the listing. There was an amazing selection of books about the history of the island, the plants, trees, birds, fish, and even the sugar train. A great place to stay.

Great stay with an amazing view! Loved having an a/c to use at times. We loved having access to a cooler and snorkel gear, plus chairs! it made the beach trips and day trips nice knowing we could take lunch stuff with us. The only downside I can come up with is there isn't a ton of kitchen counter space, so pr3epping meals was done at the table, but that was a really a nonissue.

The location is fantastic and the the place was really clean. The area is really quiet and safe even with the restaurant and public beach downstairs. A couple of things you may want to consider- 1. The pool, grilling, and communal sunbathing area is directly below the unit. It is very easy for people to see you in the bedroom, so if you are looking for a private view this isn't it. Also the unit next door was unoccupied, but if people were there they would have a direct view into your condo. There are curtains that block all of this. The view of the ocean beyond the pool deck is spectacular. 2. There is no elevator, which wasn't a problem for us but if you have mobility issues could be an issue with luggage. We had a great stay and the condo had everything we needed.

This sweet ocean front condo in the heart of Kailua-Kona was perfect! From the dolphins swimming by at dawn to the full moon glistening on the water to the beautiful Magic Sands beach and lovely Magics restaurant, we couldn't have been more pleased. We will return!

Upon arrival we never received the code to get the key to enter the condo, and still have not gotten a response a week later. If it wasn’t for the nice lady that works the main office we would probably be stuck in Kona without a place to stay. I’m not one to leave bad reviews because I’m really not that picky, but when it comes to a major issue, I think it definitely needs to be known. Other things that weren’t so nice: Portable AC leaks water over the floor and gets the bed comforter wet if it’s near the floor. There are no sheets for the pull out sofa (on a very thin bed spread & 2 small throw blankets). The fan string broke when trying to turn on the fan (we had to fix it). The hot water in the shower does get hot but if you like really hot showers it’s just enough warmth to piss you off only hoping it will get hotter. I do realize for the price it’s not the fanciest place and it’s quite dated but I would not stay here again. The location is great but I would rather stay away from the beach to have a nicer place and reliable communication from the owner.

We've stayed at KMS many times over the years because we love being so close to the ocean and magic sands beach. This unit is not our favorite with the noise from pool area. Also the many noisy disruptions of leaf blowers, delivery trucks, trash pickups. A/C unit barely suffices and fan over bed isn't working. Slightly disappointing.

Building and apartment are a little dated and on a busy street. But surrounded by a nice park, great beach (except in winter when sand is gone) and fine snorkeling. Super westward ocean view from unit and a great restaurant downstairs. Breaking waves are just a dozen yards away so can be relaxing for some or prevent sleep for others.
Owner was very nice about a late checkout! And the unit is well stocked with all the beach and snorkeling toys.

I saw one review mention it's outdated, my opinion was it was not the most luxurious, but I hope you're not spending all day inside. Big open sliding doors with waves right outside, bathroom seemed recently redone, kitchen area was a little old feeling but still very functional. If you're looking for a swanky resort feel, don't go here. If you aren't ritzy and want a great location and to listen to waves while you sleep, highly recommend.

Looking right out on water is great, having a great beach on one side and park on the other is great. Having snack shack and restaurant on premise is nice because it is a couple miles to Kona shops and restaurants. Units are old and small but get it done for a great place on the beach.. our unit was well equipped for our needs.

Magic sands is a great place to stay in an excellent location. We easily traveled all over the Island, the volcano,hiking, so much to do. We also loved Magic Sands beach just steps away. We swam with turtles directly in front of our room, with some of the best snorkeling we found anywhere on the Island at Magic Sands. Sunset and sunrise right from your bed. Alice is a wonderful host and quickly replied with any questions or suggestions. Beautiful beach and swimming when water is calm. Pretty busy place with a party vibe. The beach park for snorkeling close by as was the Kona strip for restaurants, souvenirs shops, and historical sites. The beach park was closed d/t coral spawning. I hear it has exceptional snorkeling and surfing. The bay with the marina for tours was super close too. Nice restaurant right in the building for lunch and supper. Enjoyed my time here! The picture is accurate of the listing. We arrived and felt uncomfortable by the neighborhood and the other renters. Sketchy. Metal screen doors on all the doors and building in disrepair. The condo was clean inside and seemed to have a lot of supplies. We stayed one night and moved to a hotel.
