We stayed here the week before Christmas and had a great visit!
This condo is close to downtown but far enough away to not really be in town. There is some traffic noise (as it is right on Alii Drive) but we loved that if we left the sliding doors open to the ocean, the sound of the waves completely covered the traffic sounds. (we do love ocean sounds others may not)
The host provides plenty of beach equipment, chairs, boogie boards, umbrellas, etc. It was nice to have all these things.
Loved having Magic Sands beach right next door, and a short drive to Kahalu'u Beach Park for a different beach experience.

Best kept secret on Kona coast is no more! Condo had everything we needed for our stay! Great to have the beach chairs, umbrellas and coolers to use. We really appreciated the AC on a few very humid days we had. Nice location on island for traveling north, south or east to Hilo! Thanks for a wonderful experience!

We were so happy during our time here. The lanai was the star of the show - we could watch fish, snorkelers, and the beautiful sunset. One morning we even saw dolphins! The property had everything we needed to get our beach mode on. We loved the convenient location and being able to run next door for a snack when we didn’t feel like cooking.

We arrived and had 3rd floor room- best for views. But someone is going to have to lug the luggage up those stairs- so bring some muscles. Clean room and beautiful ocean views. Bathroom is small and windows lead out to walkway (which all can hear). Also ran out of hot water on a few occasions. Otherwise it was a real paradise and close to many walking adventures and next to a very public beach. Gorgeous place and views!

The property exceeded my expectations! The problem is that you will never want to leave the lanai, we spent hours every morning and afternoon just watching the beautiful ocean. The water is so clear you can see mantas, reef fish, turtles and dolphins right from the lanai, no need for a mask and snorkel! The beach and a great restaurant is right next door. The condo is well equipped and one of the first condo's I've ever rented with A/C. Make this property your choice for your stay on the Big Island.

See a whale and wish you had binoculars? There they are. Cut yourself and need a bandaid? There it is. Sharp knives, INCREDIBLE view, close to a trolley stop, restaurant downstairs, huge cache of beach gear, excellent internet for remote working. I could go on forever. The location is north of Papeete, which is perfect for a relaxing atmosphere right on the beach. We love the kitchenette with the utensils/cookware provided. We were able to shop at Carrefour grocery store nearby (it has such amazing selections of wine, cheese, fish and nearly everything you need to cook good meals). While you can use the resort pool, we preferred the beach - it had an awesome view of the sunset. Also resort has a decent gym that we used daily and great little pearl store and chocolate shop on site. Recommend getting a car so you can drive around the island.

Incredible oceanfront! Jan is an excellent host and I’m so grateful for this little jewel. The open air lanai and ac (if needed) make it shine above the rest and the the location was perfect! Stocked with everything you might need and then some…expect a little rust and normal wear and tear of the ocean air. Noise on Ali’i was not an issue and the sand was plentiful nextdoor. Surf here is not of the gentle sort, but active and rolling! Loved every single minute…mahalo!

The property was as advertised. The view and the sounds of the waves crashing are simply amazing. The condo was well stocked with kitchen items, towels, and beach items. The air conditioning sealed the deal for us. It worked great and helped keep me cool at night (migraines and menopause stink!). Having the beach next door was convenient, and the restaurant food was great. The lanai was the best part, and we enjoyed a sunset for the books! You can’t go wrong with this condo. I highly recommend.

Such a beautiful little apartment. The views from the balcony are just incredible, especially the sunsets. It was great to be so close to Magic Sands beach where we swam next to the sea turtles. This was our second time staying in this unit and we love it just as much as the first time…even more since it now has air conditioning. It was the perfect place to celebrate our 25th anniversary and we’re already looking to book it again next summer. We love snorkeling out front and the views can’t be beat. Condo has all the amenities listed did not disappoint. The mattress very good.The location allows you to explore all parts of island each way and thru Center. Magic Sands beach is a few steps away.Can’t comment on restaurant was closed for Reno’s .I think opening shortly.Our favorite place was lanai, spent our breakfasts and evenings here. This is why we picked this unit. Being able to sleep with doors open and falling asleep to ocean, Heaven!

Very special place with everything you need on vacation. All sorts of beach equipment. Lots of kitchen stuff. Comfortable bed and couch. Clean. Open lanai balcony where we ate, read, napped, and just watched the fish in the waves. We walked next door to Magic Sands beach so easily. Lots of sand, lifeguards, picnic tables and restrooms and outdoor shower on south side of beach. Good snorkeling in reef by the building. Also at Kahulu and Two Steps. Great place to stay!

This place is spectacular! If you love waves with thunder, look no further. The lanai is the game changer. We sat there everyday for hours. Whales, turtles, fish everywhere. This place will not disappoint. The room is so cute, with lots of amenities. The bed is a Queen and comfortable. Cabinets were well stocked. The manager was always around cleaning and caring for the property. She does a great job! The pool area was never crowded and always clean. You have Magic Sands Beach on one side and a beautiful park on the other. Seriously, you never have to leave. This aloha experience should sustain me for a long while.

My husband and I enjoyed our stay very much. It was clean, comfortable and the views were stunning. The water was so clear we could observe schools of fish without binoculars from the lanai. Amazing! There were many thoughtful items in the condo including a small first aid kit, sewing kit, insect repellent and numerous other items. The only negatives were that the road noise was terrible from the bathroom (but not noticeable from the bed and tv area); and the height difference from the shower floor to the bathroom floor. It is hard to explain how dangerous the shower is because looking at the elevated shower floor (while standing in the bathroom), I knew I needed to be careful. I WAS careful but I still almost had a serious injury stepping out of the shower. It’s a miracle I was able to catch myself! You see, standing in the shower, the view is somewhat deceiving. It just doesn’t look as far down as it is. A taller person probably wouldn’t have an issue but I’m 5’4”. I warned my husband about it and to exit the shower sideways and he said he almost fell too but thankfully he was holding onto the wall and had exited as I suggested and he was ok. He’s 5’9”.
Other than the elevated shower and the road noise, we loved the place and thought the hosts were very responsive to us.

This place is so perfect. Well worth the stair trips up to the 3rd floor. The condo is equipped with everything you need to enjoy your vacation. The views each morning and sunsets each evening are priceless and give you many opportunities to see dolphins swimming by. We will recommend this spot to anyone coming to stay on the Big Island and it will always be our island home when we come to visit. Make sure to read the guest book, we left plenty of sites that are must sees for anyone new to the island.

We had the BEST time here on our week long stay. It was a great location and so nice that Magic Sands beach is next door to the condo. We loved watching the fish and dolphins off the lanai in the morning. The laundry room was nice onsite and you could use an app to pay for the machines which was very convenient. The big island will always be special to us we got engaged on Kilauea last week!! Thank you for sharing your space with us we made lots of life long memories here. Hope to return someday.

An amazing property! Our condo had a lanai which enabled us to hear the crashing of the waves all day and night and no other noice. It was beautifully decorated and updated. I spent hours relaxing on the lanai, though I also could easily get to town and the tours and night life. The Magic Sands restaurant, right next door was one of the best places I ate during my week stay.

Amazing views from this unit always something to watch, nice to have the small balcony. There was a big swell so Magic Sands Beach was pretty rough, but so much fun watching the bodyboarders and surfers. Not a safe beach when there is a swell! Building is a little dated but clean. The unit had everything you would need, we didn’t cook dinner there but lots of people staying in other units did used the barbecues downstairs. The screen doors were hard to use, the salt water is so hard on things. Bed was very comfortable. Shower had a large step up so if you have any mobility issues this could be a problem ( the nurse in me notice these things😆). Lots of towels, chairs and umbrellas for the beach. The cooler was a little big for two people so we picked up a small one at Walmart. Pool has been redone not a lot of lounge chairs but was never crowded. Bring coins if you want to use the washer and dyers downstairs. We enjoyed the restaurant downstairs ate there twice. Many of our favorite restaurants are closed which made us sad. We were glad the Coffee Shack and Quinn’s were still open.

Overall was great. We loved the ocean view and being close to all the shops and restaurants but being far enough away to have peace and quiet. Enjoyed falling asleep to the sound of the waves. The construction didn’t bother us at all, as it’s on the other side of the building. We wish the bed was bigger. I felt like if I rolled over I would fall out. Other than that a perfect place for a couple’s getaway.

Although the building itself is not much to speak of visually the unit and the views make up for it. We spent hours on the lanai watching sunrise, sunset and the beautiful tropical fish swimming in the water in front of us. The location next to the beach is perfect and we walked over to swim several times. The owners have provided everything you need for the beach in the unit to include boogie boards, snorkel equipment and beach chairs. They were so prompt in communicating every time we reached out to them before and during our stay.

What impressed us was that the photos on the listing for this property were totally representative of what we got. Right on the beach, the sounds of the surf were wild yet restful. We sat on the lanai for hours and the view was constantly changing. We swam in the warm ocean which we really enjoyed.
The condo was extremely well appointed Not large, but everything was well laid out internally. We also availed ourselves of the complex amenities using the barbecue and swimming pool which were excellent.
The cappuccinos from the onsite cafe were very good as was the happy hour at the restaurant. If we can come back one day, we would love to.

My husband and I didn't want to leave after spending 4 nights at this oceanfront condo at Kona Magic Sands. We loved staying right on the ocean and listening to the waves crash against the ocean barrier while we slept every night. We enjoyed cooking most meals in their well stocked kitchen and were incredibly comfortable in the cozy studio. The condo is definitely small but is designed efficiently with a great use of all of the space.
I highly recommend this apartment as a place to stay on the Big Island! Great condo, great pool/BBQ area, amazing location, can't beat the price, and the sunsets are absolutely stunning from the lanai! : )
The owners even sent us a handwritten note thanking us for our stay...too cute! No complaints at all and will definitely be back if we visit the Big Island again!

We had a wonderful stay in this condo!! Their description and photos are very accurate. It is literally feet from the Ocean. They really thought of everything (even a scale to weigh your luggage) that someone needs to enjoy a vacation in Hawaii. Our favorite activity was eating on their lanai while watching and listening to waves, seeing fish and turtles in the breakers, and the snorkelers swimming with dolphins – amazing!

The condo was perfect for the two of us! It was easy to find, in a great location, very clean, and well-decorated! The bed was super comfortable!! Condo was very well stocked with books, movies, beach chairs, towels, and much more! There's nothing I can think of that would've made it better. We just found ourselves being constantly drawn out onto the lanai for that gorgeous ocean view. We couldn't get enough of it! We were not bothered by any traffic noise, just the lulling sound of the waves. There are plenty of fans and we were surprisingly quite content without having air conditioning. We seen few other people at this complex. But because of the cars in the evening, we knew there were quite a few staying there. It was a nice, quiet place to stay and the pool was usually empty. We swam in it. It was nice and clean. Over all we were very pleased with the condo and would not hesitate to stay there again. Also, we got our damage deposit back the day after we left!

This studio apartment is right on the water, I'm talking about 30 yards. Fabulous view, but a little noisy in high surf conditions. Well appointed with appliances, dishes, condiments, cleaning supplies as well as beach chairs and boogie boards. Reserved parking place. Easy drive to Kailua or Keauhou shopping center. Note, on the 3rd floor with no elevator, so keep that in mind if you have trouble with steps. I would recommend this condo for 2 people, a little cozy for 4. Owner was helpful and friendly.

No problem getting your security deposit back quickly, Jan paypaled our deposit to us the next day after we checked out of her condo.
They have all the amenities you need to enjoy a great day at the beach.

Loved this condo! It is better stocked then my home. We made use of the snorkels, the beach chairs and towels. The kitchen allowed us to make meals to save a few dollars. Eating in Kona is pricey. There were numerous dvd's for viewing, novels and travel books. Loved having 2 sets of binoculars - which we used to see a whale and some dolphins off the lanai. The crashing waves were really loud, we slept with the door open and I used ear plugs and the air filter for white noise. The pool was small, but very refreshing. We saw a turtle napping at the park next door. It was a lovely area. About a mile south was a beach for snorkelling. There is also a coin laundry on the first floor.
The only downside I can think of was that you really need a car and the first day we did not have one. There was a trolley, but it was apparently broken the one day we needed it, so it was a $14 one way cab ride into Kona to get dinner and supplies. The on-site property manager was nice and helped us get a cab - we had to try 3 companies before we could get a car. We ended up getting to know the cab driver as we kept getting the same person and he gave us lots of tips which was helpful.
Jan returned my deposit before we even left the Island. She was very accommodating, even allowing us to tack on an extra night with little notice. I would definitely recommend this condo, and I would love to go back. Hopefully soon.:)

We particularly enjoyed watching the boogie boarders with our morning coffee. Although it was a studio the room did not feel small. It was nicely decorated and comfortably furnished. The surf was up during our stay and it could be rather loud but then that was part of the ambiance.

Thank you, Jan, for the use of guide books, binoculars and cooler! Beautiful beach towels, chairs and anything you can think of. Location is great, just outside town with Magic Sands beach right there. My favorite part was coffee in bed watching the surfers... Where else can you do that? That is also the down side, you may never want to leave, we had to tear ourselves away but we made sure we were home every night for sunset:) This is one of the few units with a lanai AND it's on the third floor. This condo exceeded our expectations. It was close to everywhere we wanted to visit. The view was amazing. The room provided all the gear that one would need for a beach vacation such as snorkel gear, beach chairs, a cooler, beach towels, and boogie boards. The bed was super comfortable! It was so nice to have a beach footsteps from the door. The lanai was a perfect place for enjoying your morning coffee. The deposit was returned very quickly. Although we had to cart our belonging up three flights of stairs...the view was well worth it. Excellent place to stay!

Our requirement was a great ocean view where we could hear the ocean easily. Check and check. The view was amazing, we saw sunsets multiple times and have lots of pics to prove it. We also watched the fish in the surf, from the lanai. We spent about a third of the time in the room, just relaxing and the other 2/3 of the time exploring the island. The condo had everything you needed - from a fridge, microwave, stove to cooking utensils, books, movies and two TVS. Along with a myriad of beach equipment. There were plenty of beach and bath towels and we used the coin-op washer/dryer to wash laundry since we were there for a week and half on Oahu for work and ran out of clothes.
The lanai was wonderful, so peaceful, so nice to just sit and watch the surf roll in along the rock wall against the unit and the beach next door. You could leave the doors open and hear the waves crash all day long if you wanted to, or close them and it would be a much more muted sound. The bed was comfy and right up against the windows, which was nice for ocean sounds and breezes at bed-time.
The condo building is close to many restaurants and shops on Ali'i Drive. It was perfect and we couldn't have asked for anything more.
Jan was very friendly and accommodating, even allowing us to check in a little early because of the timing of our flights. Thank you so much for opening your home to us. We really appreciate it.

There is no reason to stay anywhere else. The ocean view is beautiful with so many brightly colored fish to view. There was even a honu one day. It was so hard to leave the condo each day. The roaring ocean waves was so wonderful to sleep to. Everything you need is provided; i.e. Beach towels and snorkel gear. The condo is close to Kailua but far enough where there is not too many tourists.

My husband and I came here for our honeymoon and we could not have asked for a better place to stay! First of all, the owner was extremely friendly and easy to work with from the start. She promptly answered any questions I had about the property and even gave us extra tips for places to check out while on the island. We're pretty active and did a lot of hiking and other activities during our trip, and the condo had everything we needed including snorkel gear, boogie boards, beach towels, and even a kitchen fully stocked with everything you need to use the beach side/poolside BBQ downstairs (sans the actual food of course). The actual location was amazing, being literally as close to the beach as possible. The sound of the waves crashing through the night was a welcome ambient noise and constant reminder that we were in paradise. The bed is tall and comfortable, and the shower head was fully adjustable, something my 6'4 husband greatly enjoyed as he (for once!) didn't have to awkwardly hunch over in the shower. Being on the top floor was great as well as we didn't have to deal with any noises above us, and we definitely had the best views. We went swimming at the beach right out front, and looked back at the building and saw that this unit was one of only 3 that had a lanai, which made it feel extra special. The breakfasts spent overlooking the ocean and sunset views from the lanai are memories we will never forget. There are tons of little touches throughout that truly made this place feel like home, and we will absolutely be back in the future!

We have stayed at other islands & have been spoiled w/ocean front. This condo is by far the best w/ location, beach , ocean life & ambiance. So close to the ocean! The waves woke me up during the nite! We saw dolphins jumping, turtles swimming, fish (yes we saw fish from our balcony!)The beach is right next door! The only thing I miss is long walks on the beach @ nite. Condo equipped w/ all amenities for cooking, along w/extra comfy beach chairs , boogie boards & snorkel gear! We will definitely be back! The perfect ocean front condo in Kona. This place has everything: Ocean views; Ocean sounds, steps from the sand; close to town; snorkeling in front of the lani, and well stocked with all the amenities from home.
Upon our arrival we were immediately surprised with the ocean views. The pictures are great, but the real view is even better. The condo has everything you need i.e plates, glasses, knives, pizza cutter, coffee maker and grinder...I mean everything.
The bed was extremely comfortable and there was a TV to see from bed and a tv in the living area. Plenty of CDs and DVDs for entertainment. Most of our time was spent on the Lani (only a few in the complex have lanis).
Everyone in the complex was friendly. And was a wonderful place to stay. And cannot wait to go back.

My wife and had an amazing getaway long weekend on the Big Island. Staying in Jan's condo was the icing on the cake! My wife and I stayed in this unit for a week and absolutely loved it. There is tons of space for a couple or if you have 1 or 2 small children, I would not recommend it if you are a large family or with teenagers (from experience I know they HAVE to have their own room). The décor is great with all amenities you could need, you may even find some extras that are a nice touch. The bed has a memory foam mattress and is very comfortable, I have a bad back and I am now looking into a new mattress. The unit has a lanai that is 50' from the seawall so you have an absolutely spectacular view, sunsets are awesome. We were lucky to have a cow humpback with her new born calf hanging around the bay right in front of the condo for the entire week. Every day we would get up in the morning or return in the afternoon/evening and look for them, they never disappointed us. There are previous comments regarding the noise from the nearby surf....first of all it is very close as previously mentioned and can be loud. My position on the noise is pretty simple, it is the sound of the ocean crashing into the rocks and seawall....it is NOT the sound of cars racing by, honking car horns or people yelling back and forth, it is the sound of the ocean, we loved it. If you are a light sleeper bring a couple of foam earplugs for sleep. You are located about 3.5 miles from the downtown and the connector to the highway is just down the street so the location is great. The beach next door on both sides has a reasonable surf for playing in, snorkelling is average due to turbidity but great snorkelling is just down the street and great snorkelling 25 minutes away at Honaunau Bay. The building is a little older and shows the age but the pool and bbq area are great, and unit 311 is fully updated. We would highly recommend this unit for your trip to the Big Island. Aloha

This studio condo is perfect. Great location, unbelievable scenery on the edge of the surf, amenities everywhere, including beach snorkeling gear, ice chest, chairs, boards. Also binoculars that I got to use to see the whales just offshore. Comfortable bed, nicely furnished, wifi, a large selection of dvd's, kitchen everything. Really couldn't ask for more. Wish I could stay the whole winter. Oh, and a reserved parking space. A lot of thought and care went into making this the wonderful accommodation that it is!

Our 3rd floor room at Kona Magic Sands worked out great.
It was small but nicely appointed with lots of amenities and a great balcony
overlooking both a wild surfing beach and a snorkel beach.
Both the ocean and the road got a little loud at times, but other than that,
my daughter and I loved our stay there. Close to town, but also far enough away.
