This condo is in a convenient location in South Kihei. Many good restaurants right across the street or a short drive away. Snorkel rentals right across the street and it is close to a grocery store. Condo is located between two great swimming/snorkeling beaches in Maui. It is a well stocked condo with a fantastic view. The rooftop BBQ area is wonderful. Good communication with owner.
The only negative experiences we had during our stay were with the Royal Mauian management. Unscheduled construction was being done on property. Hired company to remove/replace concrete ramps. 2 men crew - cutting and jackhammering concrete - Monday - Friday, 8:30 - 3:30. Progress was made in inches, and noise level throughout the condo property and even across the street was extreme. Everybody on the property was on edge. Management made no apology and thought a 2 man crew was fine. Condo owner did offer to move us to another property, but there was construction going on there as well. Also problems with elevators not working - and onsite maintenance varnishing door - we could smell the fumes for several days.

We’ve stayed lots of places in Kihei, but this is our favorite. Unit has a great layout that takes advantage of the lovely view. Rooftop terrace with grills was a nice feature. Close to shopping and restaurants so we could walk to everything. Well-stocked unit.

The condo was amazing. Great location. The owner and property manager were great. Responded within seconds. The beach was amazing. Snorkeling right in front of the condo was excellent. Would definitely recommend and would love to come back and stay here.

The condo was located well within the complex. Beautiful ocean/beach/sunset views. A/C worked well but was rarely needed, due to the nice breeze that blew in during the daytime.
The unit was very clean. The kitchen was well equipped.
We will attempt to book the same unit on our next trip to Maui

This condo was very clean, the beds and furniture were very comfortable. We appreciated the beach amenities that were supplied - chairs, umbrella, some snorkel equipment and beach towels. The kitchen is well stocked. The view was beautiful. The whole condo complex exterior is kept very clean and very well manicured. The pool is very nice, but not real kid friendly - no pool toys allowed or jumping into the pool, etc. The access to the beach is excellent and it is a very nice beach. The roof top was great for a few dinners and nicely kept.

This condo is in a great location - short walk to beaches, restaurants, shaved ice, etc. As a family of 4 (with 2 teenagers) we were all very comfortable and enjoyed our stay. We loved the great view!

This condo was located in a great spot with wonderful ocean views. You can walk straight onto the beach and see some turtles, or enjoy the beach! Just across the street, we were able to rent paddle boards and pick up the best cinnamon rolls ever! The condo fit our family of four comfortably. The kitchen was equipped with anything you need and the host provides beach chairs, towels and an umbrella.

First time to Maui and had a hard time deciding which part of the island to visit. So glad we chose Kihei. This property was so peaceful and relaxing. Very quiet, respectful neighbors/guests, and everything you could need. The host was very communicative, we had no issues whatsoever. The unit is exactly as described/pictured, the beach was perfect, and the provided beach chairs and umbrellas were so useful. We will be returning and hope to stay in this unit again and again.

We are a family of 4 that stayed here in March 2023. I cant say enough about this location and property. Location was excellent. walk to several eateries and ABC store is close by. Condo had several beach related amenities like beach chairs, umbrella and Towels. If you need to add anything there are several shops you can rent more stuff from across the road. Super easy. Lanai is very nice. Open view of the ocean. Saw whales non-stop from the Lanai. Parking is easy and always there were a few spots open. Minivans fit easily. Cleanliness is good. Condo is clean. Being close to the beach one can drag Sand into the condo but if you are careful about washing your feet before coming into the building then it should not be a problem. AC worked well for us. The key is not turning on the fans when using the AC and keep the Lanai door shut. Kitchen has a good number of Pots and pans and a coffee machine. We didnt cook at all in the condo as there are so many places to eat close by. Sunsets are just amazing. All in all an excellent experience and we will be glad to visit again soon. Thank you for sharing this lovely home with us.

Lovely location, right on the ocean between Kamaole Beach Parks 1 and 2, two of my very favorite beaches in Maui. Across the street are numerous shops and restaurants for everything you need. Communication was timely and responsive with the property manager. Kitchen was very well outfitted. Being on the second floor was great for us--easy to come back and forth. It was a little more noisy (from people walking below on the grass/beach) but the convenience made up for it, and we didn't mind the sounds of happy people below. It never disturbed us, and we loved our time on the lanai, watching the whales and enjoying beautiful sunsets.

We stayed on a girls trip. The location and ocean view is fantastic. You can walk to nearby restaurants and shops. There is beautiful beaches on both sides of the condo. We could see whales from our balcony. Turtles were easily viewed from the grassy area in front of the condo.

The condo is just like the pictures but nicer. Everything is provided that you may need from cooking utensils to snorkeling gear. If you want to BBQ or just watch the sunsets the roof top patio is fantastic. The pool was cleaned every day while we were here. We were here at the end of January 2023 and we could watch whales everyday from the lanai.
Also the location is perfect, stores and restaurants within walking distance.

Could not ask for better views and location! Comfortable for 2 couples (one couple had to go with twin beds). Rooftop area was a plus! Owner needs to replace items for the beach. Umbrella and chair were broken. Had everything we needed to make our meals. Would stay again just for the view!!

My husband, adult son and I stayed here for 2 weeks. The unit was very well equipped, clean and spacious. Just steps from the ocean on one side and restaurants. shops, natural grocery store on the other side - the location is amazing.
It is a high density area, so be prepared for some noise (other people talking, kids) from other units and the beach, and also be prepared to keep your own voices low to respect others in common areas.
Be sure to catch the sunset each evening from your private lanai…heavenly.
Our hosts, Keiko & Tomoko, and Gaby (property manager) were wonderful! They are thorough, responsive and kind hosts. Mahalo!

Pictures make the unit look much nicer than the older furnishings that fill it. Ocean breaks on rocks in front of these condos. The beaches are much nicer in Lahina and the rental prices are better. Careful of the harsh currants in the water in front of these units. The balcony view is nice for sunsets.

4th Maui visit but 1st time in Kihei. We looked at many possible condos for our vacation and chose the Royal Mauian. The property was located in the heart of Kihei on the water with the Kam 1 and 2 beaches on either side. Many places to eat and shop within a 5 minute walk. Condo was clean, comfortable, and well appointed.

The condo was perfect for our family of 4.
The views from the condo are beautiful and one can see turtles swimming in the ocean right from the lanai.
Condo was well stocked for our stay (8 nights) and the only things we needed to buy, was our food.
Place was very clean, AC worked great and no bug problems at all.
For any snorkeling gear needs, Auntie Snorkel is literally right across the street.

My family's stay at this condo was the best week of our lives! Tomoko, Keiko and Gabby were all wonderful and very helpful and accommodating throughout the whole process. The condo was perfect for our family of 5 and exactly as advertised. The views from the lanai are absolutely incredible, especially the sunsets. We loved watching the turtles ride the waves. The snorkeling right out in front of the condo was amazing! We swam with turtles and lots of beautiful fish every day. The location of this condo is ideal, no matter where you plan on going on the island. We personally preferred the Kihei area over any other part of the island that we visited. I truly can't say enough about how wonderful our stay at this condo was. We didn't want to leave, and are already planning a trip back. I would absolutely stay here again, and recommend you do too. Condo complex lawn has quick and easy access to a great beach. Kihei was the perfect town for us, yes it is busy with tourists and souvenir shops, but not overrun like Lahaina, and it had a nice and mellow vibe to it. Condo was well stocked with boogie boards, beach towels, umbrellas, and beach chairs. Condo itself was clean, as described, and very comfortably laid out. You won’t be disappointed!

We had a wonderful stay. The condo was in the perfect location. We felt like the beach was right outside our patio door. The sunsets from the deck were fantastic and afternoons were spent on the lawn overlooking the water and sea turtles. There were a few afternoons when the sea turtles were gathering along the rocks (there had to be at least 20-30 out there). We rented snorkel equipment for the week from Auntie Snorkel Rental (fabulous service) and enjoyed snorkeling in the morning (sea turtles were always there). The food recommendations the owners made were spot on. Our favorites were Threes Bar and Grill, The Cinnamon Roll Place (right across the street), Cafe O'Lei (Travis gave us the best service - loved it). We hesitated to eat inside with no deck, but we were happy we tried it. We also loved Hawaiian Moons Natural Foods across the street for Acai bowls and yummy grab and go food (tuna, pasta, chicken salads). Much better than the fried stuff you get at most of the other places. Coconuts was okay, but we felt like the corn tortillas were super soggy. Glad we tried it, but wouldn't go back. We'd rather make the trip a mile or so down the street to some of the other seafood grills next to Threes Bar & Grill. They had an interesting food truck area that was getting ready to open. We'll try this next time. Lava Rock had a nice patio and good bar food with a decent happy hour. By the way, Threes Bar & Grill has a great happy hour menu!
The wind picks up in the afternoons, so make sure you get on the beach in the morning. We tried Redline Rafting for snorkeling the Molokini crater. We had the BEST service and it was a highlight of our trip.

We enjoyed our stay at the Royal Mauian. The location is perfect for going to the beach, snorkeling, watching the sunset and proximity to everything. Overall, I would return.

Very short walk to Kam I or II beaches and many food options. Parking was easy and it was a great home base to explore the island. Condo was as described and clean, probably the most well appointed kitchen we've had at any VRBO location. Sunsets from the lanai were incredible. Would not hesitate to stay again.

This unit has the best sunset view. I would absolutely go back to this unit for so many reasons. We snorkeled many beaches in Maui but the Snorkeling right outside our condo was the best. We saw coral reefs and many fish and turtles. There are restaurants at walking distance. 3 to 4 boogie boards were included as well as a few pairs of fins and Snorkeling masks. They also had a cooler and beach towels. The unit was well equipped. The AC worked well in the living room and second bedroom. Our only complaint is that the AC in the master bedroom did not work well. It gets really hot so after 2 nights we turned off the AC in the master bedroom and opened all windows and sliding glass door. It got cool enough to sleep well but did wish the AC worked at night.

We have never been to Maui before and did a lot of research before deciding on this condo. We were very happy with our choice. It was a wonderful location steps from a beautiful beach. The condo itself was very nice and clean and modern. The central location was convenient and everything was easy to get to. We would definitely rent this condo again and recommend this to anybody who is planning to stay in Kihei.

Really loved our time in Kihei. The condo has a great view and lots of amenities. The access to the beaches were great. Loved the sea turtles swimming out the front yard. Convenient location. Maui is getting very busy now but this condo felt private most of the time. Rooftop is great, wished we could have stayed another week.

This was our first time in Maui and we stayed at the Royal Mauian, unit 207 for a week. It was a short easy drive from the airport and we found parking to be easy and plentiful in the front lot. Upon entering the unit we were greeted by the most incredible view of the ocean and beach from the lanai. This view will never get old for us. We sat on the outdoor patio every morning watching the sunrise as we drank our coffee and every evening while we dined. The Kihei sunset is a well known attraction and we had the front seat to it every evening. The unit was clean and comfortable and the amenities were just as described on the website. We loved the location as it was close to nearby restaurants and stores and also a very short drive to the Pilani highway for our daily excursions. I would definitely stay here again and would recommend this unit to any friends or family looking for a great place to stay in Maui.

Tomoko’s property was better than advertised! The accommodations were perfect with close proximity to various beaches, restaurants and shops. We had breakfast every morning on the lanai that we made in the well-supplied kitchens and also enjoyed beautiful sunsets in the evening. Tomoko also provided snorkeling equipment and other beach necessities, which we used a few times. The overall property is very well kept and quiet. Thank you for allowing us to share your beautiful place!

We really enjoyed our time at this property. Great location right on the beach, beautiful views and easy access to stores and restaurants. There was beach equipment we could use, which was an added bonus. The master bedroom has a perfect view of the beach. Well equipped kitchen, would like more dish towels. Washer and dryer in unit, which we really appreciated. We would stay here again in a heartbeat.

Our family had an amazing week with 3 adults attending a wedding at the 5Palms in Kihei. Lovely condominium right on the beach. We loved watching the turtles right from the lanai and snorkeling was right out front. The Royal Mauian was quiet yet right next door to Kamaole Beach Park I & II. Thank you for labeling the switches and instructions for the appliances. Also your book with great suggestions for nearby shops and restaurants. The ABC store right down the street was the best one we went to.

This property is very well located. 39 minutes from airport seems shorter in reality. Easy to go any where on island. The place is clean and well stocked. The sunsets were amazing and the beach is right here. The stores across the street are great and testy near here are great.
The owner is awesome and the manager is great.
I would recommend this place to anyone and everyone 5 out of 5 ! 👍

I had great communication with the owner until the night we were to check in I guess bc they require a 24hrs response time. I imagined I'd be emailed or texted with the entry info. I wasn't and couldn't contact anyone with the numbers given until the next morning at about 6am. It also was not in the VRBO app, it said my entry wasn't approved yet. I called VRBO, they had no luck either. I guess the owners live in San Francisco and aren't concerned with guest experience? So we had to get a hotel for $419, the cheapest in the Maui area with 2 beds, we had 4 people. The next morning I was given an email with the entry instructions, no sorry about the confusion or concern or phone call. I'm not even sure who that email was from, there was no name? I was told they sent it about a month ago??? Anyway, I never got it so I had no access to the condo and I'm trying to get reimbursed for the first night. Wish me luck. I'm also a homeowner sponsor! I'm ALWAYS, ALWAYS aware when I have a guest checking in to insure they found it, got entry and there's no problems. For $300+ a night you don't have time to be aware of your guests entry? I communicated with the owner(or their associate) 3 times before our trip. No mention of the email entry instructions was made. It really wasted a day of our trip trying to contact them, looking for another place to stay and then packing back up to move to the condo the next day.
Anyway, it was a beautiful location on the best of beaches. Everything was as pictured. Any place in Royal Mauian would be great. Everything was well stocked, the only thing we needed was a pizza cutting wheel and face towels. The master had none so we bought some body scrubbers at the ABC Store. I can only hope I won't get charged for taking the face towels that weren't there. Also we had no internet the entire time, we restarted the boxes several times but not even the name they had listed ever came up our my phones. I didn't contact them since I really didn't think they would care. 😕 It was depressing since they never even returned my phone calls after spending a night in a crappie crowded hotel that costed even more per night than their nice condo.
Also we had tiny, tiny, tiny ants that you could barely see. We had to throw away our bread, donuts and cookies. Keep everything in the fridge or tightly sealed. It's probably a building issue.
Lesson learned, always double check with the owner about entry bc some aren't worried if you get in or not.

We had an amazing week staying at the condo. It was clean, fully stocked with supplies and beach toys and in a perfect location. Easy walk to beaches, restaurants, coffee, ABC stores, and shave ice. The entire process was as seamless as can be and Tomoko provided all the information needed to take advantage of our stay, including a full list of suggested restaurants. We love this condo. Booking it with Tomoko was incredibly easy and when we had questions, she was quick to respond. The location can't be built. Views from the lanai and the bedroom are exceptional. I spent every day with the family heading down to the beach. A short 2 min walk to paradise. Our family throughly enjoyed our stay. The views are amazing. The location is perfect - ocean out back and shopping centers with restaurants out front. The kitchen has quality pots, pans and utensils. The beds are very comfortable. Two large tubs of beach paraphernalia are on the porch and everything is in good shape for beach time. Snorkeling can be done from either beach. Owners are very responsive prior to arrival and worked with us when our party changed from 5 to 4. We would absolutely stay here again.

Loved the beach here. The condo provides all you need to head down to the beach. The beach here was great for sitting in the sun and relaxing. also great for snorkeling. We got to see lots of sea turtles and some cool fish snorkeling. The turtles also came swimming by when we were playing in the ocean.
Lots of great places to eat right across from condo. We had such an amazing week and would definitely rent this condo again.

Our stay at this Kihei condo was amazing. The view was spectacular and we could listen to the ocean sound all night. The condo was clean and perfect for us. It is in walking distance to the health food store and with many options for food. This is a great stay in Kihei and we hope to be back.

Location location location! Fit the needs of a party of four perfectly. We had the twin beds made into a king and it was a nice surprise because it was very comfortable. We highly recommend Cafe Olie across the street. It was our first meal and it was delicious. Aunties snorkel across the street was very helpful, be sure to speak to Hugh. We rented paddleboard‘s from Aunties one morning and had an amazing time. Water sports in the morning is best because it gets windy and choppy in the afternoon. Snorkeling was amazing in front of the complex you can see sea turtles and colorful fish. We stocked up at Costco which is about a 30 minute drive and really only ate out twice which saved a bunch of money. We tried Kimos in Lahaina for a sunset dinner which was also wonderful. If you want to do a snorkeling trip we used Maui Snorkel Charters, it was a four hour Molokini tour, again do the morning tour because the ocean was crystal clear. Captain Brian and Mal were very knowledgeable. Thank you Tomoko and crew for hosting us!!!

Great view. The unit was well stocked. Location in Kihei was excellent. The owner and property manager were very responsive. The ceiling fan in the master bedroom did not work. Two newer beach chairs would be nice. Overall an excellent place to stay.
